Letting Agents

I was in a meeting when someone asked ‘I know you do sales and lettings, but as a Landlord, why should I use a Letting Agent?’ For each individual landlord there a number of different reasons why you should use a Letting Aagent, however the common five reasons include Void Periods, Legal Requirements, Investment Decisions, and the Tenant Finding Services plus reducing the stress of managing your property investment with a fully managed.

Whilst the property does not have a tenant, the property is not earning you any money yet there can be the mortgage and council tax to pay. Therefore, it is essential that loss of earnings or ‘voids’ are minimised. A letting agent will have knowledge of the supply and demand of properties in an area. These influence the potential rent which can be achieved. However, a good agent will have a database of prospective tenants who are actively looking and by using the database can reduce the potential void. Another area related to void reduction focuses on detailed knowledge of the tenant requirements. For example, a relatively low cost improvement in the kitchen and bathroom can enhance the property from a tenant’s perspective. A good agent will provide this advice during the appraisal process.

However, the major reason why Landlords should use an agent for the fully managed service is to oversee the property investment and to reduce stress of managing your property. The fully managed service typically includes inspecting and identify tenancy breaches, identification and resolving maintenance requirements using local qualified contractors for maintenance. To summarise as a Landlord, there are many benefits of using a letting agent. Including reducing voids, ensuring that legal requirements are met, yield advice and peace of mind. Knowledge of the current and proposed legal requirements is vital. For example, knowledge of the gas safety legislation, Co2 and smoke alarms requirements, the Right to Rent legislation and the proposed EPC requirements for 2018 are all areas which a good letting agent should be able to advise you on. Focusing on the investment decisions, as a Landlord the differences between purchasing two properties can affect the potential return or ‘yield’. There are a number of websites to calculate yield including www. martinco.com/tools/yield. A good letting agent should be willing to provide information which should aid your decision making process. Tenant Finding Service is an area which letting agents typically excel at. Agents will be able to provide marketing expertise as well as access to the UK number 1 property website i.e. Rightmove. A good agent will perform reference checks from specialist provider. These will include employment, credit and landlord checks to provide you with as much information as possible to assist on your decision. Complying with deposits legislation and the drawing up of the AST agreement are areas which the agent is able to provide.

New Children’s Classes & Groups: We’re now well into the new academic year and the new term has brought with it a plethora of new classes and groups in our area! Some of my highlights are:

l The Deep – have a new toddler group ‘Little Nippers’ every other Tuesday where 2’s and under can go into the Deep at 9.30am ahead of the main opening and play in the soft play area with extra toys, singing and snacks. l Mess Around East Yorkshire are new messy play sessions for 6 months to 5 years at various venues in our area including St Andrews Church Sutton Park, Hedon and Cottingham. l The Pauline Quirk Academy of Performing Arts run classes for 4-18 years. They launched in Beverley last May and have now just opened a new Hull Academy on Saturday mornings at Wolfreton School Willerby. l Young Harts – this local company have also just started musical theatre classes for 4-11 year olds at Bilton Village Hall, St Columbus Church in Garden Village and Anlaby Village Hall and a have a preschool class starting later this month too.

l Music with Mummy – these lovely music classes for 0 to 4 years have lots of local classes in Hull and surrounding areas, the latest to launch is Holderness with classes in Withernsea and Hedon. l Footy Tots – new football classes for children aged 1 – 4 years on Saturdays at Winifred Holtby, with more classes being added in Brough from the end of this month. l Rugby Tots – new rugby classes for children aged 2-7 years in Hull at YPI and the Freedom Centre and in Beverley at Molescroft Pavilion. l Baby Ballroom - Rhythm & Dreams Dancing Centre on Hessle Road, Hull have started ballroom classes for under 3’s, as well as older classes in various types of dance. Minding The Minster

The Minsters Many Faces Beverley Minster is first and foremost a parish church, we aim to be “A people of worship--Rejoicing in God.” But the building itself serves a wider purpose in town as a venue for a variety of other events and concerts that brings us together as a community. Over the course of the year, the magnificent space of the Minster is home to various special happenings that cannot be classified as liturgical. We have recently featured as a stand in for Westminster Abbey in the television production of Victoria, and have also been the backdrop for the programme Antiques Roadshow. These very high profile events help to showcase the versitility of the building’s unique space. Closer to home, the Minster is the choice of many organisations for their regular concerts and functions. The Yorkshire County Choir performs here several times a year, as does the Early Music Festival, and many schools and fundraising groups. Speech Nights and graduations are also regular functions. Family Fun Days, the Wedding Fair, the Vintage and Retro Fair, the Food and Drink Festival, the Princes Trust Dinner, the Christmas Tree Festival and various art exhibitions all make excellent and creative use of the space.

The Minster is also available to host receptions, dances, and parties. It recently saw barn dancing up and down the nave for the Parish Harvest Supper, helped to add atmposphere to a very special birthday celebration, and is hosting a months’ worth of Literature Festivals this month. So for whatever reason you visit the Minster, whether it’s for worship at one of our beautiful services, or to attend one of our other community-orientated events, we look forward to welcoming you into a space which will envelop you with its beauty and will share its history with its hospitality. Firework Top Ten Safety Code for Adults Young people should watch and enjoy fireworks at a safe distance and follow the safety rules for using sparklers. Only adults should deal with firework displays and the lighting of fireworks. They should also take care of the safe disposal of fireworks once they have been used. 1. Plan your firework display to make it safe and enjoyable. 2. Keep fireworks in a closed box and use them one at a time. 3. Read and follow the instructions on each firework using a torch if necessary. 4. Light the firework at arm’s length with a taper and stand well back. 5. Keep naked flames, including cigarettes, away from fireworks. 6. Never return to a firework once it has been lit. 7. Don’t put fireworks in pockets or throw them. 8. Direct any rocket fireworks well away from people

and spectators. 9. Never use paraffin or petrol on a bonfire. 10 Make sure that the fire is out and surroundings are made safe before leaving.

Over the past five years over 350 pre-school children, some only a year old, were treated in hospital for fireworks injuries.

Many years ago we started with a cruise week and cruise lines offered special deals just for the week. Well now this has grown to a cruise month! Tales from the Treasure House; a harvest for the Wolds For those of us who may be uneducated in farming traditions, our only knowledge that the harvest season approaches might be the sight of more tractors on the roads, or the experience of following behind a convoy of combine harvesters. But almost everyone will have some recollection of the traditional Harvest Festival, which takes place at this time of year. It is held once a year in many church parishes across the country, and the Yorkshire Wolds are no exception. The parish church is decorated with fruit and vegetables along with the traditional corn and bread, with the offerings later being distributed to hospitals or local charities; back in the old days these were the ‘food banks’ of the times.

At the East Riding Archives, a snapshot of historic documents from various collections helps to give an idea of what Harvest Festival was like. Items dating

from 1863 all the way up to 1999 include school photographs, committee minutes, and thank-you letters for donations, which all help to build a picture of this tradition in East Yorkshire over time, and it’s a tradition that is arguably less celebrated these days. Archivist Sam Bartle said: “Today the food banks play a fantastic role all year-round in giving food to those in need. Before the food banks, the harvest festival was society’s means of providing charitable food donations, so it fulfilled a practical function as well as being a spiritual celebration.” Early harvest festivals were called ‘Lammas’, meaning ‘Loaf Mass’ and deriving from the Anglo-Saxon ‘Hlafmaesse’. After dying out as a custom it was revived again 1843 by Reverend Robert Hawker of Morwenstow, Cornwall. The parish church at Nafferton claims to have been the first to reintroduce it to the East Riding, during the incumbency of Reverend James Davidson between 1854 and 1906. Last year 1 in 5 parents returned gifts before Christmas to find cheaper alternatives Some 20% of parents are returning gifts before Christmas Day after locating the same item for a more competitive price elsewhere. The process of giving and receiving doesn’t always go according to plan, especially when trying to keep up with your budget. One in five cautious parents are likely to return gifts they have bought even before Christmas has arrived because they found a cheaper alternative elsewhere, according to new research. In 2015 some 20 per cent of UK parents returned gifts they had purchased before the festive day according to a survey of 2,000 parents. One in ten parents said they would take out loans to get their children presents and one in three customers return at least one gift a year after Christmas, rising to 40 per cent of millennials and falling to 20 per cent of over-55’s. Parents seem willing to spend more than usual

to get their child the most wanted item on their wish list, and retailers should ensure their products are priced competitively to avoid returns. The Turner’s Trust

Matthew Turner was a well to do printer who lived in Beverley. He died in1856 and his grave in in Coronation Gardens in Beverley. He guarded jealously some of the town’s privileges and often criticised the Town Council when he considered they did not spend the taxpayer’s money correctly. He left several investments and decreed the income from one of these investments should be used to reward ladies in domestic service. They had to be of good character, ‘live-in” at their place of employment, which had to be within eight miles of the Guildhall, Beverley and have worked for the same family for ten years or more. In the past 150 years many changes have taken place, residential domestic servants are almost non-existent and those who are employed are usually part-time. In 1939 the number of applicants for the award, the majority of whom were residential was about 100. By 2011 those qualifying for an award had reduced to 11 and non were residential. But the charity Turner began still makes annual awards, although with the Charity Commissions agreement the criterion for the awards has changed. October Gardener Clear leaves The simplest method of clearing leaves off the lawn is to run over them with a lawn mower. The cutting action of the mower blades will help to shred the leaves and make them quicker to rot down. Collect leaves this way once a week - any longer and the grass will start to grow long and get harder to cut. For clearing patios, paths and other surfaces, a leaf blower is a better bet. Either blow the leaves onto the lawn for the mower to pick up or blast them on to a tarpaulin and drag them to the compost heap. Autumn leaves are great for adding to the compost heap, or for rotting down in black plastic bags on their own to make a finer type of compost called leaf mold. Plant up spring pots If you haven’t already planted some containers with spring colour, there’s still time to plant now using bedding plants such as violas and wallflowers, plus spring-flowering bulbs. Be sure to use a Best Buy compost for containers. Keep your pots in a sheltered spot, such as under a porch, to encourage blooms through the winter and to avoid plants rotting off in the winter wet. Cyclamen and ornamental cabbage are particularly vulnerable to

rotting in damp conditions. You won’t get masses of blooms during colder weather, but any milder spells should see a good show. Bring tender plants under protection If you’ve got tender plants, such as canna, now’s the time to bring them indoors before they get killed by the frost. Choose a light, frost-free place such as a greenhouse or coldframe. Then keep them on the dry side during the winter, so they don’t put on much growth. To reduce the threat of disease, check the plants on a regular basis and cut off any dead leaves and flowers before they have the chance to rot. The plants can then be brought back into growth in spring by gradually increasing the amount of water they receive. Turn the compost heap As the garden is tidied in preparation for winter, lots of material is generated for composting. To encourage it to rot down quickly, turn the contents regularly to stir it up and allow in lots of air. In the colder weather, the rate of

Trees, shrubs and climbers

Plant Trees (including fruit trees), hedges, shrubs and climbers, ensure they are well watered and check regularly to see they do not become loose. Firm in well, but beware over firming as this will drive out air from the soil and can be even more damaging than loose planting. Stake new plants if necessary to hold them firm against autumn winds. Move conifers, evergreens and deciduous hedges Move conifers, evergreens and hedges, digging in lots of organic matter around them. Water regularly, feed them in springtime with an organic fertiliser and if you live in an exposed or windy spot, stake them and protect with a windbreak of plastic mesh or something similar for the first year. Planting and moving any plant is far less traumatic for it whilst the soil is still warm. Dig as large a root ball as you can and wrap in hessian to move it with minimum disturbance. Ensure the new hole is large enough for the roots not to be squashed and the same depth as before. Remove the hessian gently, firm in the soil well with your feet as you fill the hole and water generously. Prune tall shrubs Prune tall shrubs such as lavatera and buddleja by about half to protect them against wind rock. Trim conifers again if necessary,

making sure you do not cut into the old wood. Roses Remove any diseased, spindly, old and unproductive stems and remember to burn any diseased material. Tie new shoots onto some form of support to prevent their thrashing about in autumn winds. Lavender Trim back lavender bushes if you haven’t already done so.

I’ve been wondering why there are so many slugs in my garden. Every evening when I step outside there are at least six slugs on the patio and I have to hop over them to avoid squashing them! It’s like having a little slug family! My cats don’t have the same fears as I do – but they are obviously trying to protect my marigold pots which are looking decidedly worse for wear, I can tell you! Anyway, it appears that last year’s wet summer, followed by one of the warmest winters we’ve had on record, has created a generation of sleepless slugs. The weather wasn’t cold enough for them to hibernate, hence this apparent slug “explosion.” I keep thinking about the slug student in Monsters University. You know, the one who gets off the bus to slither to class at the beginning of term and when he finally gets there the caretaker tells him the school year is over! I know they’re not a gardener’s best friend but I think they’re pretty cool!

City of Culture just around the corner Now that the programme for the first three months of 2017 has been announced, I’m getting really excited. It’s just fantastic that Hull is being talked about all over the UK and the rest of the world as a must-see destination. The one million visitors it expects to attract will be great for businesses, theatres, music venues and galleries and once all the work in the city centre has been completed, businesses will hopefully be able to take advantage of the benefits and recoup any losses they have suffered. It’s been hard for them and hard for us to navigate our way around. I can’t wait for the huge fireworks display on January 1st. I’m still sad that Hull New Theatre won’t be ready until September but there’s a great programme at Hull Truck. About 15 years ago I remember saying that give it 10 years and Hull will be the next Leeds or Sheffield. Well, that time is now – so let’s give it all the support we can and welcome the influx of visitors, who, when they see how great Hull is, will surely come back again and again!
