Each month, vet Dr. David Robinson from the Kingston Veterinary Group will be giving advice about looking after your pets. In this month’s Pets Page he talks about ticks.
This is the time of year when ticks are most active. They can transmit potentially fatal diseases, such as Lyme disease, to both pets and humans so it is important to remove any found on your pet and to adopt an effective tick prevention programme. These tiny spider-like, egg-shaped creatures are commonly found in grassland, woodland and heath areas. They feed by attaching to your pet and sucking blood. If a tick infected with Lyme disease bites a human, a rash and swelling develops around the bite, making early diagnosis easier. However, pets do not develop any rash. The first signs of Lyme disease in animals is swollen joints, lameness, loss of appetite, lethargy and fever and if left untreated this can lead to more serious conditions such as kidney disease and heart failure. As other diseases can show similar signs to Lyme disease, blood tests are needed to confirm the diagnosis. Once diagnosed, treatment with antibiotics, usually over a long period of time, is required to completely eradicate it. Ticks bury their head in your pet’s
skin so do not attempt to pull them out with tweezers or to burn them off as this can leave the head stuck inside your pet’s skin, causing pain and infection. Twisting them off your pet is the best method of removal and your vet will be able to recommend a special purpose-made hook device to make this easier. Once removed, rub a little antiseptic onto the area. If you have any problems removing a tick, your vet will easily remove it for you. Keeping your pet away from thick undergrowth reduces the risk of a tick attaching itself, and regular grooming will help to keep your pet tick free. When grooming, brush against, as well as with, the direction of hair growth to find any ticks that are close to the skin. Check around and inside the ears, around the eyes and between footpads and toes. There are a number of tick control products available, which include a monthly spot-on treatment, and collars. These are designed to repel or kill ticks before they can transmit disease. Bear in mind that not all products are safe for every type of pet – your vet will be able to advise you on what is best for your pet, taking into account what other animals you may have at home. The Right Starting Line for Your Interior Design Brief Interior designer Alborosie Vannucci explains why every design project needs a tight brief. You know that great ’70s classic by the incomparable Shirley Bassey? The torch song inspired by the age-old question: Where do I begin? Pretty much every time I get asked that question, Shirley’s song runs through my mind. And, during a Q&A session or media interview, that song gets quite a bit of mental airtime. “Where do I begin?” seems to be what most people want to know when they’re thinking about redesigning a room, followed by “Should I start with a particular colour? What is the right floor? Which style is the correct one?” This is putting the cart before the horse. To start, and to succeed, you need to go back a step or two.
with a client: define a brief. It’s such a simple and integral part of the design process, but most people don’t spend enough time on it – or indulge in the kind of drilled down attention to detail that is required at the beginning of a project.
The first thing to think about before considering a project of your own is something every designer or architect does on first meeting
The design brief arises from that conversation between designer and client, but if you’re project-managing a job yourself, this will be a discussion between you and any other stakeholders (your partner and possibly children) and the lead trade (the builder). It should be a free-fl owing discussion about desires and challenges, outcomes and constraints. From this discussion, and with a reasonable amount of insight and intuition, the designer – or you – can elicit enough information to flesh out answers to the following questions: What is the space? What is it used for? Who will be using it? How many people use it and how many at a time? What are the ages

Dining room dynamics I have clients who eat in front of the TV and others who entertain around 12-seater tables. The way you configure your space is up to you but consider the following: Number of guests Is your dining room for your family or big Sunday lunches? Table size and seating will follow.
of each user? What needs to be included in the space? What functionality is required? What are the maintenance and safety needs? What works in the space now and what needs to change? What are the must-haves and must-nots? What mood do you want to create, or how do you want to feel in the space? And finally, What is the budget? There may be more questions but this is a good checklist to start with. The mood you’re after will dictate colour and material selection, and will stem from whether you want to feel warm and cosy or fresh and bright or homely or pristine – or whatever you want to feel when you and your guests enter and interact with the space. There is a good reason to consider these questions and do all of this work upfront: it will give you a clear idea of the likely outcome. Simply, if you don’t know where you’re headed you may find yourself in a place that’s very different to the one you had in mind. Or you may wind up totally lost. Your mantra should be: Start with the end in mind. By knowing what you want, you can then toss out anything that doesn’t work in with your ideal outcome, based on your initial brief. Then you can edit and tailor and seek out all the things that suit your circumstances, family, lifestyle and desires. With these parameters in place it’s easy to create a clear picture of what the room needs to do, what it should feel like and what needs to be acquired to bring your space together. This set of boundaries will give you the freedom to search far and wide for the things that will help you achieve the look you want. After that comes the sourcing stage – which means there’s shopping to be done! But that’s probably another article in itself.
The mood Formal or more relaxed? The style and lines of furniture, materials and the colour palette will drive the mood. If in doubt, refer to your brief to be sure you’re on track. Existing furniture Pieces with history often make for the most interesting results. For example, the owners of this Beverley home (above) wanted to retain their 1930s timber table. I took everything else out of the room then looked at the on-brief items I’d found to see what might work with the table. This filter made it easier to devise a new look, with the table as the star. Table shape Use a to-scale fl oor plan (electronically or on graph paper) to test what size and shape works best. Circular tables take up a lot of room but they’re great for conversation. Rectangular tables suit most layouts, though the longer they are, the harder conversation becomes. Square tables add interest, but if too large the centre becomes unreachable. Chairs A big room allows for grander statements but for small areas, or a more contemporary look, avoid high-backed chairs – they eat space and look more at home in a traditional interior. If you have children, choose durable or wipe-clean fabrics. Lighting A pendant light or chandelier will anchor a dining table in place. Add a dimmer to control light levels and ambience. Wall sconces, secondary lighting sources and candlelight create mood and drama. Spotlight artworks. Acoustics Wallcoverings and rugs soften the look of a room and help with acoustic dampening too. Wall coverings such as silk, grasscloth, woven fibres and even upholstered panels can quell the din so guests can speak softly and hear more easily.

Homeowners still trapped in negative equity with house prices below 2007 levels l Despite soaring house prices in the South l East of England, many homeowners still l trapped in negative equity l 53% of towns and cities in Britain are still l below 2007 values l Out of 75 major towns and cities, 17 of 20 l most affected are in the North It may seem impossible to believe given the headlines about house prices soaring in some parts of the country, but hundreds of thousands of homeowners are still trapped in negative equity, new research has revealed. It claimed that the average price of a home in 53 per cent of towns and cities in Britain is still below 2007 values. That has left some people who bought near the top of the market in those areas in negative equity - with mortgages larger than their home’s value. The findings by estate agent HouseSimple.com suggested that while London prices have climbed an eye-watering 56 per cent since 2007, it is not the same picture across large swathes of the country - particularly the North of England. The research looked at 75 major towns and cities in England and Wales, and found that 17 of the 20 most affected are in the North of England. The North West was the worst hit with 40 per cent of the top 20 negative equity towns and cities in the region.
Hull was the 8th worst in the survey with: Average House Price in 2007 at £87,848 Average House Price in Feb 2016 at £70,914 Giving a Percentage Difference of: -19.3% The worst affected towns are Blackpool and Middlesbrough, where house prices are still almost 30 per cent lower than before the credit crisis struck. House prices have recovered much better in the South, particularly in London where values are almost £200,000 up on average compared to 2007 levels. Almost 1.5 million property transactions were completed in 2007 when property prices reached peak levels, just before the height of the credit crisis in 2008. Sale and Stockport in the North West have bucked the trend, rising 25 per cent and 22 per cent since 2007. They are the only towns outside the South of England in the top 20 towns and cities where house prices have more than recovered to pre-recession levels. David Hollingworth, of mortgage brokers London & Country, said: ‘It’s easy to assume that negative equity is no longer an issue given the improved activity levels, since the credit crisis caused the housing market to stall. ‘Much will depend on the timing of the purchase but some homeowners who bought at the peak may still find that recovery hasn’t been sufficient to erase the cloud of negative equity.

‘These figures again underline the multi-speed nature of house prices in the UK and just how significant the regional variation can be. That said, negative equity only becomes a major problem if the property needs to be sold. As long as the mortgage remains affordable the owner can stay put and hold out until a combination of rising prices and erosion of the mortgage takes them out of any potential negative equity. ‘With mortgage rates extremely low at the moment, taking the opportunity to overpay could help to cut the mortgage balance more quickly which can only improve their options in the future.’

Repairing Cracked / Damaged Plaster on Internal Walls Should you discover cracks or patches of loose plaster on the internal walls of your home, you will have to repair the walls before painting or wallpapering. First, make sure you’ve got all the tools you need to complete the job. Small cracks can be repaired using an appropriate flexible filler, then sanded to a smooth finish. Larger patches of damaged or loose plaster will require replastering to obtain a suitable surface for decorating or painting over. Achieving a good finish when plastering a large area, such as a complete wall or ceiling relies on the plasterer having a good technique and a great deal of practice. Fortunately, patch plastering can be carried out by a competent DIYer. There are various plasters available for the job (see different types of plaster). You could use Browning or Bonding plaster with a topcoat of multi-finish for the repair, or as I prefer to use, one coat plaster which is available from the larger DIY stores in various sized bags from around 2.5 kg to 12.5 kgs, so you don’t have to purchase a 25 kg bag of plaster, of which 3/4 will end up at the local tip as its ‘shelf life’ is not very long. One coat plaster also has the advantage of drying to a white finish. Safety tip: Mix the plaster, preferably outdoors wearing a face mask to avoid breathing in the dust. To carry out the repair, start by placing a dust sheet or old towel to protect the floor. Remove any bits of loose plaster and brush away any dust using a soft hand brush or old paintbrush. The wall you are going to plaster over will be dry so splash or flick a little water on it to wet it down (you don’t have to drown it!). This is done to stop the

brickwork from absorbing the water from your new plaster too quickly. Wait a couple of minutes for the water to soak into the wall. The plaster can now be applied to the wall. If the patch has a depth of around 12mm (1/2”), you should be able to plaster it in one go, if it is deeper, you may have to make two applications, otherwise the weight of the wet plaster will drag itself away from the wall. If you have to apply the plaster in two applications, when the first has dried out and has become firm to the touch, scratch the surface with (for example) a large kitchen fork (a plasterer would use a scarifier to do this). This helps the second application of plaster ‘key’ to the first. Apply the plaster using your plastering trowel until it is level with the surrounding plaster. Remove any excess plaster around the patch with the edge of the trowel. Allow the plaster to dry out a little (until it is reasonably firm to the touch), flick a little water onto the new plaster and clean your trowel with water leaving it wet. Smooth over the new plaster with the trowel whist continuing to flick water on it. Doing this will produce a much smoother plaster finish, this is sometimes referred to by plasterers as ‘bringing the cream to the top’, a phrase which will become self explanatory when you do this. Let the plaster dry out thoroughly and any excess plaster can be smoothed flat using a sanding block (a short piece of 3” x 2” 75mm x 50mm timber with sandpaper around it will do). Before you paint over the new plaster apply an undercoat, or if you are wallpapering, apply one or two coats of wallpaper adhesive to prime and seal it.

The insurer then pays a premium to Flood Re, the level of which is determined by the property’s Council Tax band. The system is easy for residents to use because it is no different than paying a normal insurance policy; they don’t deal with directly with Flood Re, the insurance company does this on their behalf. Homes which fall into Council Tax bands A to I can be covered by Flood Re, however there are some exceptions. These include homes built since 2009 (to discourage building on flood plains), buy-to-let homes not lived in by owner and commercial premises. How to add space and value to your home Whether you need more space but can’t afford to move, or want to sell your house on, it makes sense to make the most of what you’ve got. Ivan Plows of Bluecotes Property shares his big six tips for getting more from your property. 1. Extensions “A well-planned extension nearly always adds value,” says Ivan. “But look at house prices in your local area to gauge how much value another bedroom will add to your property - be careful not to overdevelop.” 2. Conservatory If you need more space another option is a conservatory. They can be a quick, cheap way to boost your home’s appeal, and generally you don’t need planning permission to build. 3. Planning permission
If you are worried about paying for planning permission typically around £300 - and not getting approval, do a little bit of research before you submit your plan. “Look at the other properties on your street, this will give you an idea of the type of projects that are likely to get planning permission as precedents may have been set by your neighbours’ developments,” says Ivan. 4. Internal changes Before you fork out for an extension, consider whether you can increase the space and potential of your property by changing the internal layout instead. Removing or moving internal walls can make a big difference at a much smaller cost than an extension – just don’t start swinging the sledgehammer until you’ve checked whether your target is a load-bearing wall. 5. Side extensions Side extensions may not add much floor space but they are a lot cheaper and can make a big difference to how you use your space. 6. Gardens Don’t destroy your garden. “Building an extension at the expense of your garden can actually reduce the value of your home,” warns Ivan. “Outside space is always desirable for future buyers - it’s important to get the balance right.”

Celebrations ... 2016 and 2017 year’s of big events and celebrations. Last month our own HRH the Queen enjoyed her 90th Birthday bringing the population together as crowds lined the streets of Winsor followed by the lighting of beacons around the country. I was in the town of Sherringham close to Sandringham in Norfolk and the community was buzzing as it got ready for their Royal themed event. Our Royal events at Marion Owen Travel are taking us north of the border this year to Dumfries House plus Edinburgh’s Holyrood Palace, Edinburgh Castle and the Royal Yacht Britannia, the latter which featured with such affection in film footage of our Queen over the years. Shakespeare's death was also 400 years ago and to mark this milestone there are many special events taking place making a visit to Stratford a little more special this year. Why not visit for a day or two it would make a great city break. July see’s the celebration of Amy Johnson, it is the 75th Anniversary and will be marked with our own local festival here in Hull. “A Moth for Amy”, there will be no excuse for not joining in, don’t miss following the trail of the moths around the city. Thursford’s Christmas Spectacular celebrates it’s 40th Anniversary this year! Always a sell out every year we are now selling our tours for 2017! This fabulous show is such a great way to start your festive season. WW1 continues to be a focus and there are many special exhibitions running through until 2018, we are planning another special tour in 2017 no doubt making one of our last stops at the Hull memorial at Oppy Wood. 2017 see’s Martin Luther’s 500th anniversary of the Reformation. A visit to this part of Germany is always historically interesting with added exhibitions this will be even more so next year. We have a tour in September 2017. Bastille day in Paris is an annual event on 14th July that is always worth a visit any year. As is the re-enactment of the Battle of Nantwich in Cheshire each January, this is becoming popular with our visitors to Warner’s historical Alvaston Hall. Many of our clients like to go that little bit further afield, or visit somewhere on their wish list for a special occasion. Whether a birthday, anniversary and often in the memory of someone special, having a holiday rather than a gift to remember the occasion. Thinking of getting married but not keen on the cost? Step into your own archaeological adventure this summer with the Festival of Archaeology This year’s Festival of Archaeology takes place between 16th and 31st July. This annual celebration of all things archaeological offers more than 1,000 events nationwide, giving everyone a way to discover, experience, explore, and enjoy the past. As Phil Harding, renowned TV archaeologist, says “The Festival gives archaeologists the chance to open their doors and invite people in”. Coordinated by the Council for British Archaeology (CBA), the UK’s archaeology charity, the Festival is made up of events hosted and run by museums, heritage sites, local societies, community groups, national heritage bodies, national parks and volunteers right across the UK. The resulting event is a two week celebration of everything archaeological. “As the CBA’s President, I am keen to encourage everyone to get out and about with their families during the Festival of Archaeology. The Importance of Preparing and Knowing Your Soil Whether you sow your seeds directly in the ground or sow crops under cover first and then plant them out, preparing your soil in advance is crucial. Start by identifying your soil type and pH so you can decide whether you need to make any changes; some crops cope better than others in certain conditions. The best time to dig over your plot is between mid-fall and mid-spring—break up compacted soil, remove any weeds, and work in plenty of organic matter, such as well-rotted garden compost, to improve yields. Understanding soil types The type of soil you have plays an important role in how well your crops grow. Most plants have preferred conditions— such as warm, light, welldrained, or cool and moisture retentive. The soil you have also affects how you manage it for the best results and how easy it is to work with. The first step is to identify the soil type you have and to check it in different parts of the garden. Sand, silt, and chalk soils Soils that contain a high proportion of sand drain very freely and lose nutrients quickly, although they warm up rapidly in spring. They are light and easy to dig but need regular watering and feeding throughout the year. Soils rich in silt and chalk particles also drain freely but retain nutrients better, which makes them better suited to growing crops. All three types can be made more moisture- and nutrientretentive by regularly digging in well-rotted organic matter such as garden compost, manure, leaf mold, or bark chips. This organic matter will act like a sponge to help absorb moisture and fertilizers you apply, while at the same time allowing the soil structure to remain airy and open. Clay soils Clay soils have the opposite qualities to sandy types; they are moisture retentive fertile, but slow to warm in spring and are heavy to dig. They are also very sticky when wet, often becoming waterlogged, and are prone to baking solid during summer dry spells. Moderate clay soils are good for growing most crops, especially if improved by digging in well-rotted organic matter. If the soil contains a lot of clay and drains very poorly, try growing your crops in raised beds. Loam soils This type of soil contains an even mix of sand, silt, and clay, and is a real God send for growers. It is ideal for most fruit and vegetable crops and needs very little improvement. Acid and alkaline soils Even if your soil is fertile, the crops growing may not be able to absorb all the nutrients they need, which leads to

deficiencies. A common cause for this is soil acidity, or pH, which can restrict the availability of certain nutrients to the plants growing there. While it is possible to alter soil pH to suit the crops you’d like to grow, it is a difficult and endless task that is rarely worth the hard work involved. Instead, check the pH of your soil, and grow those crops that grow best in the conditions you have. Brassicas, for example, crop better in alkaline soil, while blueberries must have acidic conditions. Alternatively, if you want to grow crops that don’t suit your soil pH, plant them into raised beds or containers filled with suitable soil or compost. How to test your soil Soil testing kits are commonly available and are a quick, easy way to find out the pH of your soil (from very acidic (1) to very alkaline (14), with 7 being neutral). Simply shake up a sample of your soil with the testing solution, and then judge the colour against the kit’s pH chart. Perform the test in several places around your garden because the pH may vary greatly, even within one site. An easy way to check your soil type is to roll some between your fingers. Clay soils can be easily molded into balls due to their clinging, sticky texture. Sandy soils are far more crumbly and will not hold together. Loamy soils feel silky and mold quite well. Your soil is likely to be a mixture of all three types, but performing this test will help you to tell which is dominant. Soil cultivation A final consideration is whether to dig the soil over extensively or not. There are two schools of thought, known as the “dig” and “no-dig” approaches. The argument for digging is that it breaks up compacted soil, removes pernicious weeds, incorporates soil improvers, and encourages the deep rooting of crops. A winter dig also exposes pests to predators and cold conditions and helps to break up heavy clods of earth. Most garden soils will benefit from an initial dig. However, there is also an argument for fewer cultivations after the initial dig. This encourages natural fertility to rise and soil structure to stabilise. Weed seeds aren’t repeatedly brought to the surface, and worms and other beneficial fauna are undisturbed. Mulches are simply laid on the surface for worms to draw down into the soil. Ultimately, a combined approach is often best. It may be necessary to dig if compacted areas of soil form or if perennial weeds begin to encroach.

The more you garden now, the sharper your mind will stay: Daily diggers can slash their dementia risk by 36 percent. Mood Plant lovers are typically glass half-full types. All that optimism translates to lower levels of the stress hormone cortisol—which, in turn, means less anxiety, a cheerier disposition, and a higher sense of self-worth. Bring on those zinnias! Fitness Hunkering down in the soil—or carting around pots—burns a crapton more calories than you might think: 30 minutes of gardening torches around 170 of the little suckers—as many as 30 minutes of shooting hoops would! It’s a workout that also engages your bis, tris, and shoulders, netting you some ripped guns. Heart Plants don’t just cause cortisol to fall. After a short seven minutes around greenery, your blood pressure dips. Couple that with the above fitness boosting benefits, and say hello to a (much) healthier ticker. People who garden for around two hours a week reduce their heart attack chances by 27 percent. Relationships Being near plants is like fertilizer for your rapport with others. Research show that gardeners can be more compassionate toward family, friends, and strangers
(even up-in-your-business neighbours), and they’re better able to build lasting social bonds. Allergies It’s no secret that dirt is…dirty. And teeming with bacteria, which is a surprisingly good thing when it comes to your body’s defenses against allergens. When absorbed into your skin or inhaled by your lungs, “healthy” soil bacteria may help reinforce your immune system’s anti-inflammatory capabilities, aiding you in fighting allergy symptoms like sneezing, an itchy throat and wheezing.

With the use of Frames, cloches, hot beds, polytunnels, greenhouse, outdoor beds and shady North facing borders in Summer, it is possible to have lettuce cropping 12 months of the year. Suitable varieties have to be chosen for the appropriate time of year. Various types of luttuce are available, these are, roundheaded (butterhead) cos, semi cos, crisphead (iceberg type) and loose leaf. The soil requirements are modest. A lettuce is 95% water and therefore needs a lot of it, as well as some warm weather. But not much else. How much water will depend on the soil type. More watering is required for sandy soils than on clay. Unfussy about pH, between 6.0 and 7.5 will grow lettuce OK. It is Nitrogen that keeps lettuce growing fast and healthy and therefore sweet and free of bitterness. A small amount of phosphates and potash is required. A high nitrogen NPK 3.1.1 base fertilizer should be raked in at sowing time. Liquid feed with a low strength high nitrogen liquid feed regularly. Direct sowing in situ and then thinning out is preferable to raising plants in nursery beds and then planting out. Although lettuces do transplant with no difficulty, the check can induce premature

bolting, especially when transplanted in Summer. The spacing is dependant on the variety, but in general 25cm x 25cm is about right. Sow little and often. Lettuce does not hold for long, and will blow after a few days of reaching maturity. A short row sown every week will keep a succession of lettuce cropping throughout the year. When a crop is finished, the ground can be lightly forked and raked and sown again with lettuce. Crop rotation isn’t critical. Few pests and diseases trouble lettuce. Slugs are the biggest nuisense. Use slug pellets or one of the organic methods, such as a glass of beer sunk into the ground.
Outdoor Tomatoes A bit of a gamble here in Yorkshire - especially as our seasons are changing, with slightly earlier springs, and autumns becoming milder, wetter, and often frost-free. Traditional outdoor tomatoes were bred for a short growing season. They went outside after the last frost, grew for about 12 weeks, and then first September frost killed them. The season is now longer - but the warmer autumn means the tomato plants get blight (probably in August). It is worth selecting bush varieties developed for short, northern seasons - The Kitchen Garden suggested Imur Prior Beta, Sasha Altai, Siberia, Santiem, Budai torpe, Sub Arctic Maxi, Gem State. Or grow dwarf varieties in pots - they tend to mature earlier. How to * Sow seed March to May - 2 inches apart in trays.

* Pot them into 3.5 inch pots, and then 9 or 10 inch pots (for pot grown tomatoes), or into 5 inch pots if the plants are going into your beds. * Harden them off gently, and plant outdoors when the flowere of the first truss are opening, and soon after the last frost date - probably in early June. * Water them before planting out. * Best to plant them through slits in a black plastic sheet* Water regularly - the soil must be kept moist throughout the season. * Bush varieties, as above, will not need supports, trimming or stopping - easy! * Harvest the fruit when they are ripe and fully coloured and before the disease season starts. At the end, you can pick all the green tomatoes, place them in a tray in a drawer with a couple of ripe apples to ripen them (or make Love-Apple Pie!).
