A Strong Company Kris Weaver’s real estate career began in 1997 in Virginia. Our Te a m Mo d el Our Team Model We offer an entire team of professionals who work together for you — as opposed to one agent haphazardly doing all the tasks necessary to sell your home. Buyers Agent - A live agent who is very familiar with your property will answer and respond to all inquiries on your property between 9am and 9pm immediately. Every inbound property inquiry is followed up with and tracked in our proprietary database ensuring nothing is missed and every opportunity is utilized to show and sell your home. Transaction Coordinator - Our administrative staff assists your agent with keeping you informed of all events as they relate to the sales contract of your home. A transaction coordinator guarantees that you are always in the know and that crucial contract deadlines and details are never missed. They not only ensure for a smooth closing and settlement, but also that you are legally protected. Marketing - Our team boasts the largest marketing department of any real estate team or company in our area. Our marketing team takes command of all of the available tools used to sell homes creating more buyer traffic for your home resulting in a faster sale at a higher price. Photography/Video - With the largest in-house professional real estate photography and video team in our marketplace, we market homes like no other. IIndividual n d i vAgent i d (Outdated) ual Agent The single agent, under the traditional real estate brokerage firm, does everything on their own. Buyers Agent – The single agent has to answer all of the calls and e-mails for your property along with five other properties that they have listed. 80% of messages go unanswered by single agents and most phone calls to single agents are not answered. Many voicemails are never returned. Furthermore, the National Association of Realtors study on lead responsiveness shows that a real estate agent’s typical response time to an online property inquiry is 48 hours! Transaction Coordinator – The single agent uses their “spare time” to follow up on inspections and also to keep in contact with all parties. Because of this, details frequently slip through the cracks causing not only frustration to the client, but also possibly the loss of a sale due to a missed contractual deadline. Marketing – A typical brokerage only expends a minimal amount of effort and money to sell your home. Even the large ones do strikingly little. Most marketing for your property is created and paid for by the single agent – not the brokerage company. Shockingly, most agents spend less than $100/month marketing your home for sale. With that budget, they lack a comprehensive approach of all marketing disciplines including digital, print, online and mass marketing. Photography/Video – Most single agents use cell phone photography or their personal camera to publicize your home. 99% of local agents also do not use video which is the top selling tool to move unique homes. Of the 1% that do use video, it is not cinematic – it is static, and it fails to evoke the same level of emotion. Client Care – The reality of working with a single agent is that they call you on their time frame in between appointments, buyer showings, closings, vacations and life. There is no system. This leaves you with only their remaining gaps of time and frequently they are not prepared for a call that makes for the best use of your time.
