LOCAL GREENERY inspired by nature element of water and wood, the building blocks surrounded with lush landscaping that combines modern and traditional garden themes. every residence blocks are planned north & south facing for better green and sustainable living. CELEBRATING THE LANDSCAPE the design challenges are to address the triangular plot shape and huge contour difference while maximising the number of unit and minimising the needs of cutting the land.

DEVELOPMENT DATA Site Area 5143.50 m2 Plot Ratio 2.95 : 1 Proposed GFA 15,205.00 m2 Building Height Control Refer to CIP Envelope Control Massing No. of Bed 656 Beds STRENGTHS • The site is bound by two main roads, City Road and Darlington Road • City Road is of a civic nature. It is fronted by a heritage fence, large scaled fig trees and the local heritage listed University owned Institute building • To the north and directly opposite City Road is the 7 storey Moore Theological College which has been recently redeveloped as a new teaching facility on a similarly shaped block
LOCATION PLAN - GATEWAY SITE The CIP (Campus Improvement Program) envisages the Regiment Site to be a “Gateway” to the University Campus from the west coupled with the recently completed redevelopment of the Moore Theological College, the two triangular sites together forming a mirrored ‘gate’. The junction of City Road and Darlington Road creates the opportunity for a significant gateway corner. The architectural design response has sensitively addressed the surrounding context of built forms with minimum impact to the natural amenity and heritage context

CONCEPT
The Original Scheme massing Exploration stepped back from City Road.
HISTORICAL CONTEXT The design concept recognises history and the ridge line position the site occupies within the historical context of the natural and built environment by incorporating design elements that respond to that context
The Original intention was to capitalise city views by stepping back to the ridge line and opening up the building
MASSING STRATEGY The massing strategy for the built form takes advantage of the natural ridge line and City Views. The stepping back of the form in plan respects the setbacks of existing neighbouring buildings facing City Road Along Darlington Road the final design adopted steps back along the central portion of the massing to reflect the Terrace house setbacks and to preserve solar amenity to adjoining properties
