Tips to prepare you and your loved ones for an emergency (BPT) - Fires can occur when you least expect it, leaving little time to plan your escape, so the time to prepare for an emergency isn’t when your alarm sounds. According to the National Fire Protection Association (NFPA), only 32% of American households have actually developed and practiced an emergency escape plan. Make time to sit down with your family to plan and practice what you would do in case of a fire or carbon monoxide (CO) emergency. Consider the following tips when helping to prepare yourself and your loved ones:
1. Map it out.
2. Choose a meeting spot. After you have mapped out all of the ways you can exit, pick an outside meeting spot a safe distance away from your home, such as across the street, at a mailbox or in front of the neighbor’s home. Be sure that your family knows that once they are outside, they need to call 911 and stay outside. Additionally, explain it is important that everyone knows never to re-enter the home for any reason and to let a firefighter know if someone is missing.
Assign someone in your family who can assist infants, seniors or pets during a fire. The responsible person should be in good health and be able to provide the assistance needed.
4. Check your smoke alarms. Having working smoke alarms on each level of the home and in every sleeping area is key to having a safe home. Check that you have alarms properly installed throughout your home and remember to test all of the alarms

Time for a quick show of hands...how many homeowners have the faintest idea about what shape their sewer lateral pipes are in? If you didn’t raise your hand, pay attention and read on… I know, sewer laterals aren’t exactly the kind of warm and fuzzy things you look forward to reading about over a cup of coffee on a Saturday morning. It’s a dirty job, but someone’s gotta do it. Might as well be me, since the subject of sewer laterals has been on my mind lately. All that infrastructure underlying our neighborhoods is usually out of sight and out of mind for most of us. We flip a switch, turn on a faucet or flush a toilet and typically, we don’t give much thought to what happens next, as long as the lights come on and we can wash our clothes and the toilets are clean enough for our dogs to drink out of... But times are changing for homeowners living on the urban service line. And some of those changes are going to take people by surprise when they decide to sell their homes. The City and County have enacted new ordinances requiring inspection and certification of sewer lateral lines before individual homes sell. Over the last year, I’ve witnessed more than a few surprises related to lateral lines that have “surfaced” in the 11th hour of escrows: ones that necessitated tens of thousands of dollars of unanticipated expense. My suggestion: anyone considering selling should get a jump on finding out what’s required and what they have to do to meet the guidelines. They aren’t going to go away.
