Flooring Ceramic and porcelain tile is often the choice for the modern homeowner who can customize tile with any design they want. Smart technologies Technological enhancements have entered virtually all aspects of life, and the bathroom is no exception. This is more than just streaming music to water-resistant speakers. For those with the funds, smart toilets open and close by sensor and are self cleaning. I know I’ve been barraging you with info about things like sewer laterals lately - heavy on the business end of owning a home and light on the actual warm and fuzzy of “home” itself, but I promise I’ll return to my regular musings about the market soon... One thing I’m constantly struck by is the sheer amount of detail the average homeowner has to keep track of in order to be a “responsible homeowner.” The influx of new rules and regs that impact homeownership, especially at the start of each new year, is staggering - even for me. And as housing pressures increase, owning a home is going to get even more complicated over time. Bottom line: if you are fortunate enough to own a home, you should be proactive when it comes to your largest asset. Towards that end, I’m holding a series of informational talks on timely topics, designed to accelerate the learning curve for locals. Our first session this past week covered the sewer lateral ordinances enacted by the City and County in 2019. The ones that caught some people by surprise last year and cost them a lot of money. If you missed it and have questions, call me. I’ll be happy to walk you through it. Our next session is on February 5th and will focus on the sweeping new ADU legislation that just went into effect on January 1st. The new state-mandated ADU rules will supersede many of our local planning, building and zoning regs in Santa Cruz and make it easier, faster and less expensive to build both an ADU and a “junior” ADU unit. There’s also an amnesty component that could help legalize hundreds of “non-conforming” units already in Santa Cruz. This is a potential game changer for anyone who has ever thought about building an ADU.
