Job seekers may think they have explored every possible option after attending job seminars or visiting career counselors, but the landscape industry is an often-overlooked field that’s full of diverse opportunities from entry level to management positions. According to the National Association of Landscape Professionals (NALP), the landscape industry needs to fill 300,000 positions this year, and now is peak hiring season. If you want to spend more time outdoors, there are a variety of positions in the field that include designing, creating, installing and maintaining healthy, outdoor spaces for commercial and residential clients. Entry-level positions include lawn care technicians, irrigation installers and service technicians. Each role allows you to be outside, helping the environment, by caring for plants, trees and grasses. If you don’t have a green thumb but want to be outdoors, landscape teams also need professionals to install hardscapes and operate machinery.
Science and Math
Continuing the discussion about Days on Market (or DOMs) and how they have become THE de facto way of determining “fair market value.” Especially in the brave new paradigm of real estate that has emerged over the last five years, where most people assume every new listing will sell quickly for lots more money. Fair market value is often described as what a willing buyer pays for a house offered on the open market. Although in reality, the fair market value of any house is subject to lots of loose interpretation depending on who is doing the interpreting. Realtors make educated guesses about fair market value when they create CMAs (Comparative Market Analyses) for prospective Sellers. Those CMAs predict what a house might sell for once it goes on the market. Appraisers pronounce fair market value after the fact, when they are hired to justify the price a willing buyer and seller have already agreed upon. Appraisals ensure banks aren’t making overly-risky loans. These days, people log on to Zillow to get an instant fair market “Zestimate” for any home on the planet. Of course, Zillow has no real skin in the game and values derived through algorithms often have little to do with the actual value homes have. It’s most accurate to say that every sale represents its own best comp and the only real and true demonstration of a home’s fair market value. That was never more true than it is now. Let me explain...in a seller’s market with very little inventory, where information for any new listing gets downloaded the second it hits the MLS, prospective buyers know about it instantly. The vast majority of them will see it in the first week. Here’s the typical buyer’s mindset and why DOMs are so important: if a place has only been on the market for three days, their natural assumption is that they can’t get it for any less than full price. They’ll probably have to pay more. If the same house is on the market for three weeks, their perspective changes. They reason that if it hasn’t gone into escrow by then, it must not be worth the asking price. Otherwise it would have sold! The assumption becomes: it will sell for less. If it has been on the market for three months, then it is worth A LOT LESS than whatever the list price is. The market, which is comprised of all the buyers and all the sellers at any given time, has rendered its honest judgment about that home’s fair market value.
