DMU, MRES offer residential rebates on energy-efficiency Denison Municipal Utilities and Missouri River Energy Services, through Bright Energy Solutions, are providing cash rebate incentives for homes, including Energy Star® appliances, compact fluorescent lighting, heating and cooling systems, appliance turn-ins, and high-efficiency building envelope (windows, doors, insulation, etc.). Bright Energy Solutions offers a unique portfolio of energy-efficiency cash incentive residential programs to help residents reduce electric energy costs and operate more efficiently. Bright Energy Solutions is a program offered to residential and business customers of participating municipal utilities that are members of Missouri River Energy Services. Cash incentive commercial programs are also available through Bright Energy

Solutions, for items including lighting, motors/pumps, VFD’s, and cooling/chillers. Once the energy efficient equipment is installed, owners will continue to enjoy energy savings well into the future. To take advantage of these incentives, contact Denison Municipal Utilities at 712-263-4154. The following are among the incentives offered by Denison Municipal Utilities, MRES and Bright Energy Solutions: Clothes Washer The offer: When DMU customers purchase a qualified Energy Star clothes washer, they can receive a $50 rebate from DMU. Rebate forms are available at the DMU Service Center, West Seventh Street and Broadway. Energy savings: The U.S. Department of Energy says about 90 percent of the energy used in a conventional top-load washer is for heat-

ing the water. When considering the purchase of a new washing machine, look for the Energy Star and EnergyGuide labels. Energy Star clothes washers clean clothes using 50 percent less energy than standard washers. Decorative light strings The offer: When DMU customers purchase qualified Energy Star decorative light strings, they can receive a rebate of $3.50 per string from DMU. The limit is six strings per customer, with a maximum incentive of $21. Rebate forms are available at the DMU Service Center. Energy savings: Energy Star qualified decorative light strings consume 75 percent less energy than conventional incandescent light strands and can last up to 10 times longer than traditional incandescent strands. In addition, the Energy Star light strings are cool to the touch, so they re-

duce the risk of fire. Room air conditioner The offer: When DMU customers purchase a qualified Energy Star room air conditioner, they can receive a $15 rebate from DMU. Rebate forms are available at the DMU Service Center. Energy savings: A new Energy Star qualified room air conditioner will use at least 10 percent less energy than conventional models. Also, remember to size your room air conditioner to the room you want to cool. According to Energy Star, a room air conditioner that’s too big for the area it is supposed to cool will perform less efficiently and less effectively than a smaller, properly sized unit. Dehumidifier The offer: When DMU customers purchase a qualified Energy Star dehumidifier, they can receive a $10 rebate from DMU. Rebate forms are available at the

DMU Service Center. Energy savings: Energy Star qualified dehumidifiers have more efficient refrigeration coils, compressors and fans than conventional models, so they use less energy to remove moisture from the air. Dishwasher The offer: When DMU customers purchase a qualified Energy Star dishwasher, they can receive a $25 rebate from DMU. Rebate forms are available at the DMU Service Center. Energy savings: Energy Star qualified dishwashers use at least 41 percent less energy than the federal minimum standard for energy consumption. They use less hot water compared to conventional models. Residential heating and cooling The offer: The Bright Energy Solutions Residential Heating and Cooling Program offers cash rebates to customers who purchase

and install qualified, energy-efficient central air conditioning units, air-source heat pumps, and groundsource heat pumps in their homes. Energy savings: Heating and cooling a home uses more energy than any other system in a house. About 46 percent of the utility bill goes toward heating and cooling. What is Energy Star? Energy Star, a joint program of the U.S. Environmental Protection Agency and the U.S. Department of Energy, is designed to help people save money and protect the environmental through energy efficient products and practices. According to the Energy Star Web site, in 2008 Americans, with the help of Energy Star, saved enough energy to avoid greenhouse gas emissions equivalent to those from 29 million cars and saved $19 billion on their utility bills.

Ken Kahl’s farmhouse, which has been in the family for four generations, needed extensive renovations. Above is how the house looked before restorations began. The completed project is pictured on the front cover. Photos submitted.

Old house gets second life by Emma Struve When a member of the fourth generation moved into a farmhouse in rural Buck Grove, it was time to either provide major restoration work to the deteriorating structure, or put a match to it. Ken Kahl explained that in the time since the Kahl family had lived in the home and when he took possession of it, the house was used as a rental property; windows were broken and “hundreds of bats had been living in the attic as long as anyone could remember.” The main part of the house, comprised of the kitchen, a small bedroom and bathroom, was built in 1900. Another bedroom and living room were

A photo of the kitchen before renovation shows an earlier remodel attempt, probably from the 1950s.

The last Kahl family to reside in this family farm house raised four children upstairs, which at that time had as many as three bedrooms. Ken Kahl, the present owner, removed the walls creating a loft-like space. Kahl said he saved money on the renovation by doing his own demolition work as shown in the “work-in-progress” picture above.

added a short time later, Kahl speculated, based on lumber used in construction as viewed from the basement crawlspace. He noted that through time the wood used in

houses has gotten bigger – think narrow wood flooring common in older homes compared to sheets of plywood used in modern construction. Kahl tackled the reno-

siding, the roof, most appliances, bathroom fixtures, cabinetry and windows. He chose to hire much of the work done by contractors in order to have the

project completed expediently and expertly. “But I put a lot of work into it myself, picking up, staining, making everything easy for the contractors,” Kahl added. For example, he installed outlets and light fixtures as soon as the electrician had the wiring in place. Also, “I saved a lot of money by doing my own gutting,” he said. During the demolition process, Kahl discovered some hidden treasures and family heirlooms. In the attic he uncovered an art deco style bed, under the stairway were stores of holiday cards and relatives’ school work, “neat things” he said. KAHL . . . Page 6

The stairway in Ken Kahl’s 110-year-old farmhouse was originally accessed from the kitchen and turned twice. During the remodeling process he straightened the stairwell, changed the entrance, and created a clever transition in flooring color: the risers carry the dark colored bamboo flooring, while the treads introduce the light colored bamboo flooring used in the loft. KAHL, from Page 4 Kahl has also worked to maintain and restore some of the original landscaping. During the past summer he discovered trellis roses, iris, peonies and surprise lilies in the yard. “It’s exciting to keep the heritage and legacy going,” Kahl stated. Next on the agenda is to begin restoring a fruit orchard to the east of the house, including an existing apple tree. The home’s original layout was “pretty well preserved” through the renovation process, Kahl noted. The only changes were to the kitchen, bathroom and stairway and primarily made the house safer and able to accommodate modern fixtures. The goal during the project was certainly to retain the character and charm of the house, he insisted. To that end, Kahl said he made a point to save remnants of the layers of wallpaper he removed from the rooms in his home and noted the original location of doors, windows and chimneys, even though they are no longer in use. Though the house’s ap-

When this rural Buck Grove farm house was originally constructed it did not have an indoor bathroom. One was added later in the corner of a bedroom that was smaller than most modern closets. During renovation, current owner Ken Kahl modernized the facilities, completed photo at right (by Emma Struve), enlarged the room, but maintained the farmhouse charm by using simple hickory cabinetry, beadboard wainscoting, and natural slate flooring, installed in a staggered pattern, see above (photo submitted). Windows throughout the house are tall and narrow as they would have been at the time of construction in 1900. pearance may be reminiscent of the early 20th century, Kahl required it to function as a modern, energy efficient structure. Before the drywall was installed, the house was insulated with dry cellulose, which he explained was preferable because of its consistent density, capacity for enveloping wiring and plumbing, high R-value, flame retardancy, and that it is made from recycled material. Kahl explained that the

contractor wrapped the house from the inside of the studs then blew the product into the resulting void between the wrap and the exterior sheeting. An electric, air source heat pump (furnace and air conditioner) was installed with assistance from the Harrison County REC low interest loan program, with which Kahl was very happy, he said. Kahl recalled that when the drywall was being sand-

ed, and the furnace was not running in the middle of last winter, the house lost less than 10 degrees over the course of the day due to the high-quality insulation. In selecting materials, Kahl kept in mind “I wanted to keep things square, simple, but not cheesy. “I was doing this project for the house and the house has a lot longer life than me,” he continued. “So my taste took second position.” The outcome is particu-

larly evident in the home’s flooring. Bamboo is featured throughout the house. Kahl explained that the renewable hardwood is easy to keep clean, durable, affordable, and if it becomes scratched can be refinished. The bamboo is set off in places with commercialgrade slate tile, which is affordable for stone flooring because it is mined instead of manufactured, Kahl said. The natural flooring elements are complemented

with hickory cabinetry, unstained and with a clear finish. Simple, white craftsman style trim and window casings complete the interior look. Kahl selected fiber cement siding with the same lap size as the wood original to the house. The type of siding has been around since the 1940s, he said, and future residents will be able to paint it to suit their tastes. “This house has been around 100 years and the improvements are better than the original construction so I can expect that lifespan again,” he stated. Projects still left to do include adding an “old fashioned porch” to the front of the house, complete with pillars and a deep roof so Kahl can add seating and enjoy views of sunsets and sunrises to either side of the home, as well as remodeling the “mud porch” on the back of the house. Though many of Kahl’s family members live “in the neighborhood” he is the only one that has fixed-up an old house, he remarked. “They didn’t think it was possible,” Kahl recalled, proud of the project that is now virtually complete.

Left: Older homes are known for their notoriously small closets. Ken Kahl maximized the closet space in his 1900-vintage farm house by installing modular organizers during renovation. A built-in shelving unit has a two-fold purpose and the window replaced an unused door. Decorating the all-season room All-season rooms can add additional living space to a home and provide areas that marry the outdoors with inside. These rooms serve many purposes depending on the homeowner. Some are a screened-in area used for watching nature while others serve as an artist's gallery. Still other all-season rooms are the family gathering spots. All-season rooms tend to be very bright, airy and filled with many windows that look to the outdoors. Depending on their uses and the homeowners' design styles, there are many ways to decorate all-season rooms for comfort and convenience. The solarium: many homeowners use their all-season room as a greenhouse. Bright sunlight and plenty of plants fill the space. Because this area tends to get a lot of unfiltered sunlight, light fabrics that won't fade from the sun's rays are ideal. This sort of space may be best furnished with wicker or indoor/outdoor furniture because it is essentially a garden brought indoors. Tile flooring or easily cleaned laminate or wood make mopping up spills or cleaning up potting soil a breeze. The library: some choose to turn their all-season room into a relaxing space for quiet contemplation or reading. While gazing outdoors, homeowners can nestle into an overstuffed chair or recline on a comfortable sofa. Curtains can add texture to the room and filter out some of the sunlight. A rocking chair, recliner or other cozy spot for sitting can be enhanced with throw pillows and a table with lamp for ease in reading. The family room: other homeowners turn their all-season room into a family space, preferring to leave the living room as a formal set-up. The comfortable all-season room houses the television, kids' toys and casual furnishings. Decorating this space may involve a microfiber sectional that is easily cleaned when pets or kids leave behind a mess. Durable, low-pile carpeting will be comfortable underfoot and serve as other lounging spots when seating is at a premium. The home office: a bright and quiet spot, the all-season room is the perfect office retreat for those who work from home. Bookshelves can house important periodicals, files and some decorative elements. The focal point of the room can be a large, antique desk that is both stylish and functional. Use accordion blinds or shades to keep the space comfortable and protect computer equipment from direct sunlight. The mudroom: an all-season room can also serve as the transition space between the yard and the main house. Durable flooring, a few benches for removing shoes and some garden accents can brighten the space.

Make entertaining the focal point of kitchen design "No matter where I serve my guests, it seems they like my kitchen best." This saying has adorned wall plaques in many people's kitchens, and for most individuals the sentiment is quite true. The kitchen tends to be the gathering place for the family. When thinking about renovating the kitchen, it pays to have entertaining in mind. It is widely known that improvements to kitchens and bathrooms often reap the greatest return on investment. When making changes to the kitchen, paying attention to the trend of kitchen entertaining can make the room even more valuable should a homeowner choose to sell at a later

point in time. Gearing renovations around kitchen entertaining also can make the space desireable for current homeowners. Following are some renovation decisions to consider that can make the kitchen an ideal gathering spot for family and friends. Space: The best kitchens for entertaining are roomy and feature an open floor plan. For homeowners who have limited space, the first decision may be to expand the kitchen by building an extension on the home or taking down a wall. Many homeowners find that spacious eat-inkitchens are preferable over a small kitchen and formal dining area. So if

a dining room abuts the kitchen, remove the wall to create a large kitchen space. Multiple islands: Instead of one large island, consider two islands. They are less cumbersome, making it easier for guests to easily traverse the kitchen. One island can be set up with a prep sink and wine cooler, while the other can feature a countertopmounted induction stovetop for convenience and safety. A few tall stools around the back of one island can provide seating while prepping, or for simple conversation. Company cleanup: Think about large sinks that can accommodate tall pots and pans, such

orative brick or stone or even a fireplace next to the nook - completes the warm and fuzzy feel of the area. Large table: Homeowners who do a lot of hosting can benefit from a table that seats many. Purchase a large table or one that can be expanded with a drop-in leaf. Hidden appliances: The kitchen should be decorated according to homeowners' preferences. Key appliances such as dishwashers, refrigerators and even ovens can be masked with cabinet facing, so they blend right into the rest of the cabinetry. A larger refrigerator with features for entertaining, such as room for platters or bakery cakes,

is ideal for the host and hostess. A separate beverage drawer eliminates the need to open the refrigerator repeatedly, plus it's at a great height for kids looking for juice boxes. Lighting: Homeowners should consider many different lighting sources. Pendant lights over islands illuminate these work stations. Recessed lighting under cabinets can brighten countertop areas that tend to be dark. A chandelier or bold fixture over the table shows off the amazing meal. Because the kitchen is such a gathering spot, renovations to this room should reflect how much foot traffic and use the kitchen gets.

Pay attention to attic louvers Year after year they sit on the sides or top of your home allowing air into the attic while preventing insects from entering your house. And, for those homeowners lucky enough to have no-maintenance urethane louvers, these important building accessories can be termed "lazy louvers" because once they're installed, you can literally forget about them. Louvers perform the important function of ventilating attic space to control the heat build-up and moisture in a very con-

fined area of a home. They have horizontally angled slats to allow in air, but not rain. And, in functional louvers, heavy screening prevents insects, wasps and even small birds from entering the attic space. While some louvers are still made of wood, the maintenance hassles often discourage homeowners. Peeling paint or fading stain on a wood louver requires yearly trips up the ladder to repair or replace parts of wooden louvers. Termite or insect damage in wood louvers may

CARNARVON Sand & Gravel

Denison Division 811 North 10th St. Denison, IA 712-263-3582

require the total replacement of the louver after only one season. To combat those high maintenance issues, many homeowners are choosing easy-care urethane louvers. Made from tough, weather-proof high-performance materials, urethane louvers are impervious to decay, rot, mildew, insect and termite infestations, and water damage. The "lazy louvers" are basically installed and forgotten by homeowners because they're so long-lasting.

Tips for a pain-free paint project Few home improvement projects can be as fun, satisfying and inexpensive as painting. The excitement of choosing a new color scheme and then watching your home transform makes painting a project the whole family can enjoy. By following a few simple tricks and tips, you'll be painting like a professional before you know it. Plan ahead Planning is the first step to a successful paint job. Before you start painting, stop by your local hardware or paint store and pick up all your supplies including paint, paintbrushes, rollers, trays, pails, tape and drop cloths. Look for new products on the market today that are long-overdue updates to traditional painting supplies. These next-generation supplies make painting a lot easier, and the time and materials they save you make them a worthwhile investment. To save even more time, take measurements beforehand and determine exactly how much paint you need to get the job done. If you do this, you will not run out of supplies and end up having to make a trip back to the paint store in the middle of your project. Use the magic formula The condition of the

wall will play a role in how much paint is required to complete your paint job. Smooth, even surfaces generally require less paint than rougher surfaces. Make note of the wall surfaces when taking measurements. Let the paint do the work for you For the best results, do not skimp on the paint. Applying a thicker coat versus one that is stretched thin will save time and help you achieve professionallooking results on the first try. Prevent a mess by expecting one Painting might be a fun home improvement job, but even the veteran painter expects a little bit of a mess. Painters can reduce the stress of a mess by protecting floors with old bed sheets or canvas, and covering woodwork, glass and metal surfaces with painter's tape. Oftentimes, inexpensive, plastic drop cloths seem like an effective way to protect your floor and furniture because you can simply throw them away when you are finished. However, cloth drop cloths tend to be easier to work with because they are more durable than plastic, are rip and puncture resistant, lay flat as you walk across them, and you can

easily fold cloth around wall angles and doors without having to tape them to the ground. Paint in the right order Painting your room from top to bottom will help prevent annoying drips and splatters. For the best results, start by painting your ceilings, then move on to walls. After your walls, paint the woodwork. Save the floor for the very last. Keep rolling along Always begin painting an interior surface by "cutting in" -- paint a two-inch wide strip along the edges with a paintbrush. After you have cut-in, use a roller to fill in your brushed-on outline. While using a roller might seem simple, a few tricks can make it even easier and less messy. Slowly dip the roller into your paint tray, and then roll it back and forth until it is completely and evenly coated with paint. Then, run your roller across a washboard to remove excess paint. Make clean up quick and easy Like most projects, clean up is often the worst part of painting. Consider a paint tray with disposable liners, so when you are finished painting, clean up is as easy as throwing away the liner - then you are instantly ready for your next paint project.

How to prevent homes fires Home fires are serious business. In the United States, someone dies from a home fire roughly every three hours, according to statistics by the National Fire Prevention Association (NFPA). Smoking and heating units are responsible for many fires, as are unattended candles. Largely, home fires are

something that can be prevented. Following are some safety precautions that might prevent a fire in your home. Many fires break out in the kitchen. Always keep an eye on what you are cooking so that food does not ignite or splatters from the stove do not cause fires elsewhere. Keep kitchen

towels or oven mitts away from the stove. Many people do not know that fires can start from lint trapped in dryer vents. While it's important to empty the lint trap after each load, it's equally important to check the actual vent and tubing for trapped lint. This should be done every six months to a year.

Faulty electrical wiring is a leading cause of house fires. Have a professional electrician check the wiring in your house and replace any, if needed, to prevent a fire. Also, do not overload outlets. This is something often done during the holidays when lights and decorations are plugged into extension cords.

Keep drapes and other fabrics away from radiators, baseboard or electric heaters. Do not leave electric heaters on unattended. Regularly clean and maintain fireplace chimneys. Creosote buildup in the chimney can ignite and cause a fire. Do not leave candles burning overnight or when you are out of a room or the house. Candles are a large contributor to home fires. Today they make candles with real wax that have an LED light in the middle to simulate a flame. These can be safer if you're weary about candle use. Keep a fire extinguisher charged and on each floor of the home. Routinely check the battery life of smoke detectors and carbon monoxide alarms. Develop a fire safety plan with your family, highlighting the safest exits and where to meet should a fire break out in the home. Do not store paints, newspapers, rags, or other chemical materials next to a home's furnace or heating system. Never use the kitchen stove as a source of heat. Replace old or faulty appliances promptly.

Watch foods in toaster ovens, which are notorious for igniting greasy foods if not properly cleaned and maintained. Don't sit down or lie down when smoking. Standing up will usually prevent you from falling asleep while smoking. Getting too tired? Put out the cigarette thoroughly in an ash tray or water-damp sink and go to bed. Cleaning out the ash tray? Place the ashes in the sink and dampen them, then scoop them up and place them in the trash can away from the house. Do not pile up lawn clippings near a building. Fermenting lawn clippings can create heat and catch on fire. Barn fires start this way from bales of hay with no electricity; house fires have been started from a pile of lawn clippings. Confine pets when you are away from home to prevent them from chewing on electrical cords. Lock up lighters and matches so children can't gain access to these fire starters. Common sense prevails in all situations. Contact your local fire department for more ideas and tips for a safety evacuation plan.

Renovate homes in a lead-safe way Homes built prior to 1978 may include lead-containing constrution materials, such as paint. Homeowners thinking about home improvement renovations may want to consider taking extra safety precautions to prevent lead contamination. Consumption of lead can result in many health problems, affecting the nervous system and kidneys and possibly interfering with fertility and reproduction. High doses of lead can cause mental retardation, behavior problems, brain damage, and even death. Older homes may contain a good deal of lead. Lead used to be added to paint to make the product last longer and flow easier. Water pipes used to be made from lead, as was the solder used to connect the pipes. Lead may even be in the soil surrounding the home. Because of the dangers lead presents, many homeowners are interested in retrofitting their homes to remove traces of old lead, or at least prevent future contamination. Homeowners who are just doing minor renovations may actually stir up lead and introduce it into the environment. That is why caution must be taken with older homes. Whether one is hiring a contractor for renovations or doing the work him- or herself, a lead-safe manner should be followed. Cover entryways, venting, ductwork, flooring and other items in the room with an impermeable covering to prevent the release of lead dust outside of the work area. Use wet-scraping and wet-sanding methods to minimize the amount of dust generated that could contain lead. Make sure tools, personnel and other equipment are cleaned before exiting the room so that dust is not spread. Use containers to securely store waste and debris so it can safely be removed from the house. Follow applicable laws for the proper disposal of leadcontaining materials.

Use HEPA-equipped vacuums to remove dust in a final clean-up of the work area. Wash down areas with water and an all-purpose cleaner so that settled dust is removed. Be sure all workers are wearing appropriate safety equipment, such as ventilators, masks, gloves and eyewear for protection. Hire a lead professional to do testing in the home to make sure lead is not present. Consumers can buy a doit-yourself kit to test for lead-based paints in their homes. However, there may be false test results. Therefore, hiring a professional tester is the best option. The Environmental Protection Agency requires that firms performing renovation in pre-1978 buildings use certified renovators for lead-safe work. Individuals can become certified renovators by taking an eight-hour training course from an EPA-approved training provider. What you should know about lead-based paint Lead-based paint is particularly dangerous because older paint can chip and deteriorate, causing lead dust in the home. Children may eat lead paint chips, and residents may inhale the dust. Actions should be taken to protect homeowners from lead-based paints in older homes. Painted items, such as doors, can be replaced. If a lot of debris will be generated, consult a professional. Covering up lead-based paint is a short-term solution. Sealants or gypsum wallboard can cover the paint. However, the old paint may continue to chip. Painting over the old paint may temporarily lock in the lead, but once the new paint deteriorates, lead dust may be released. Removal is the best option. Professionals experienced in lead paint removal can do it safely. Homeowners should not try to remove a large area of lead-based paint on their own.

Simple ways to make a home safer Homeowners are often on the lookout for ways to improve their homes. Many times those improvements concern aesthetic appeal, such as a new coat of paint, or more practical appeal, such as new furniture. However, one of the best and most effective ways to improve a home is to make it safer. While it might not be as exciting as choosing a new color scheme or getting a new couch, making a home safer is certainly a practical improvement that can pay dividends for everyone. Homeowners looking to make their homes safer can do so throughout the house, with a few minor adjustments here and there. The basement Basements have grown increasingly popular over the years. Thanks to advancements in home theater technology, many homeowners have turned their basements into their own private movie theaters. For parents, the basement might have morphed into a child's playroom, while those who work from home might have turned their basements into their very own home offices. Whatever function a basement is serving, chances are it can be safer than it is. One of the more common safety concerns with basements is lighting. When attempting to improve a basement's safety, homeowners should make sure the staircase leading down to the basement has adequate lighting to avoid trips and falls. Consider installing a shelf at the top of the staircase to store a flashlight, batteries and light bulbs. This way, should the power go out or the basement bulbs die out, no one will risk injury walking down a poorly lit staircase. The bedroom A common misconception is that families spend more time in the kitchen than any other room in the house. However, when considering time spent asleep, the bedroom reigns supreme. But just because residents might

be asleep the majority of the time they're in the bedroom doesn't mean a bedroom cannot present a safety threat. When furnishing a bedroom, be sure to have adequate lighting on each side of the bed. This helps reduce the risk of injury should someone wake up in the middle of the night to visit the restroom or get a glass of water. It's also best to be sure a telephone is within reach of the bed. Should an injury occur or an ailment present itself while a person is lying in bed and they cannot move, it's important to have a telephone within reach so a call for help can be made. Another easy and often overlooked way to make the bedroom more safe is to leave the door unlocked when going to sleep. In case of a fire or another medical emergency, it's important that other residents or emergency response professionals like first aide personnel or firefighters and police can easily access the bedroom.

The bathroom Many injuries occur in the bathroom every year. Fortunately, many of those injuries are entirely preventable with a few easy modifications. For homes with elderly residents, install grab bars to make getting in and out of the shower easier. It's also possible to install a grab bar near the toilet if need be. Just be sure to attach the bar to something like a wall or cabinet that can support a person's body weight. Routinely check any grab bars for strength and stability. When furnishing the bathroom, look for non-skid bath mats and floor coverings. Such non-skid mats often have plastic bottoms and won't move when stepped on regardless of how wet the floor might be. It also helps to install a light switch just inside the bathroom door if there isn't one there already. This makes it easy to turn the light on in the middle of the night.

Small projects can add up to big appeal Most homeowners watch every penny but that doesn’t mean every renovation plan has to be cast aside. Smaller projects can revitalize a room without a big investment. Homeowners who don't have much to spend still don't want to compromise quality with smaller improvements. Therefore, they're often thinking of big appeal, albeit on a smaller scale. To get started, homeowners should look at the rooms they use the most and begin there. What's the point of starting in a guest room or renovating the basement if it's rarely used? Put available funds to work on the rooms that get seen. For example, the kitchen is a popular room in many homes. If budget doesn't allow for a rehaul of appliances or cabinetry, think about less expensive ways to modify the space. A new faucet can give the room a different look, as can replacing cabinet hardware and hinges. Revitalize the ap-

pearance of the room with new flooring, such as laminate that mimics the look of stone, wood or other natural surfaces. Change the accessories in a china hutch or hang some different artwork for an instant change. Bathroom makeovers are often high on the list of improvements. But

many improvements can be budget-busters. Think about improvements that change what is disliked. Maybe outdated wallpaper can be removed and replaced with paint. Clean up the grout around a bathtub by redoing it to freshen the room. Go with a new color scheme achieved by replacing the

stalling a closet organizing system, which can hang clothes within reach for children. Older children may appreciate a room that reflects their maturity. Now is the time to change princess prints for bolder graphics or dump trucks for sophistication. All it often takes is a little paint and some new bed linens to achieve the look. For a dramatic change in a home with hardwood floors being hidden by carpeting, take the weekend to pull up the carpeting and reveal the floors beneath. Sandy and resealing is often all it takes to bring out the beauty of the wood. And that will instantly provide value while increasing aesthetic appeal. Another simple and very inexpensive way to renovate a home is to reduce. By removing clutter and items that are simply collecting dust, homeowners can breathe new life into spaces. Rearranging furniture is also another option.

Use the right tools for autumn to-do lists Ask any homeowner and he or she is bound to have a to-do list of little chores around the house that need to get done. These tasks are made much easier with the right tools. Depending on individual skill level, many homeowners already have basic tools on hand, such as hammers and screwdrivers. Others may have a more extensive collection of tools available for projects, such as saws, sanders and electric drills. For homeowners who don't have certain tools, there may be no need to purchase new ones for specific projects. Many tools can be rented, such as floor sanders, carpet cleaners, saws and others. Find out if items can be borrowed from friends or family members -- and whether they might want to help with certain tasks. Before any project is started, homeowners should take inventory of

what they have and what they will need to complete a project. Taking shortcuts can lead to frustration and more money spent fixing mistakes. Make a list and have all of the gear available and ready for use. Following are some common projects and the tools that will be needed. Gutter cleaning: cooler weather means leaves and debris will collect in gutters and downspouts. A sturdy ladder, gloves, garden hose, small shovel, and bucket will be needed to clear out the debris. Be sure the ladder is placed so that it is on level ground. Cleaning siding: a rented power washer can make quick work of cleaning grimy siding and hard-to-reach windows. Landscape clean-up: now may be the time to pull out whithered plants and put away lawn furniture. Many homeowners like to prune shrubs and trees before the cold

weather sets in. A hedge trimmer can quickly shape shrubbery. An auger can help dig up dead annuals and clean out planting beds. Rent a wood chipper to make mulch out of felled tree branches. Painting: when cooler

weather arrives, homeowners tend to look inside for projects. Painting is a popular way to spruce up rooms with little financial investment. Rollers, brushes, paint trays, masking tape, edgers, and drop cloths will be needed for the task.

Flooring: perhaps installing a new floor is on the to-do list. Many laminate and vinyl products make it easy for homeowners to do the work themselves. A more extensive project, such as installation of tile or hardwood, can be done by a

contractor. Flooring needs may require a power saw or razor for cutting the flooring -- depending on the material. Other tools include adhesive, spacers, measuring tape, knee pads, eye protection, and clean-up materials.

Improve your water pressure For those who have turned on a faucet to find a trickle or bathed under something more like a drip sprinkler than a shower, water pressure might be the culprit. Inadequate water pressure can be a nuisance. Remedying it could take a quick fix or a major overhaul. A house may have low water pressure for any number of reasons. Diagnosing the problem is the key to fixing it. Here are some causes to consider. Rural areas that rely on well water may have less pounds of water pressure than in suburban or city areas. Water softeners or filters in homes can reduce water pressure. Multi-level homes could experience a drop in water pressure in upstairs bathrooms. That's because, for every 2.31 feet of vertical climb in a water line, a homeowner will lose a pound of water pressure. Water that originates in the basement

and must travel upstairs could decrease by 12 pounds of pressure by the time it arrives at a third-floor bathroom. Clogged pipes or fixtures can reduce water pressure. Pipes that are also too small in diameter to meet the house water needs could also be to blame. Water restrictors in showerheads and other fixtures can reduce water flow in an effort to conserve the natural resource. Homeowners can insert a gauge at the main water supply of the house to determine the pressure of the water at the source. This will help determine if the problem lies outside of the home or inside. Some water pressure issues have easy fixes. Simply cleaning the screen on faucets or showerheads can remove debris and improve water flow. Purchasing fixtures that do not additionally restrict water flow can also alleviate the problem.

Individuals who live in rural areas or at the end of city water systems may want to consider the addition of a water pressure tank that will provide extra water supply in high-demand situations. While it won't improve water pressure, it will alleviate water volume problems when in need. A booster pump installed on a system will actually increase water pressure by several pounds. Homeowners may have to contend with fluctuating water pressure, but it may be a small price to pay for extra water pressure. Some homes have various valves installed in the plumbing system so that a leak or problem can be isolated and turned off. However, the wrong types of valves can impede water pressure. It can be well worth the expense to have a professional plumber to investigate home water pressure issues and recommend solutions. It may be simpler than one thinks.

Make autumn leaf clean-up quicker The autumn foliage can be beautiful to admire. However, once the trees are past their peak and begin to drop their leaves, autumn can mean lots of yard work for homeowners. A mature tree can have more than 200,000 leaves, most of which will fall to the ground when the cooler weather arrives. Multiply that amount by the number of trees on the property and one can see what a task removing leaves can be. Depending on the size of a person's property, leaf removal can be an all-day project. However, when done right, one ensures the lawn underneath the leaves continues to thrive and will be in a better position to ride out the winter. For most, a human-powered rake is the best tool for removing leaves. While blowers might seem quicker, they can simply disperse the leaves instead of congregate them for easier disposal. What's more, blowers can be noisy and distribute fuel emissions into the air. It is important to rake deep enough to disturb the thatch or dried up grass and other debris that can form in the lawn. This helps prevent the lawn from suffocation or discoloration. Leaves can be gathered and packed into biodegradeable bags and brought to the local recycling center. They also can be broken down and used in compost. Leaves on their own do not make ideal organic material, so it's best if they're mixed into a compost pile to generate that "black gold" plants love. If a property does not have many fallen leaves, a lawnmower can be used to break them up into food for the lawn. However, large quantities of leaves should be raked and removed.

Tips for a successful garage sale: HOW LONG SHOULD A SALE RUN?

THE PRICE IS RIGHT

GATHERING MERCHANDISE

THE DAY BEFORE YOUR SALE

Usually two days gives enough time for professionals and amateurs and browsers. The best day to begin is Friday and run through Saturday. At the end of each day, reconsider pricing and make adjustments where needed.

Always mark prices on everything. Suggested price for good quality used clothing is one eighth the original cost. Check with store catalogues to get an idea of original prices. Clothing older than 10 years may be though of as “campy” and could be worth more to the right buyers. Usually upholstered furniture costs less than all wood.

Go through your home... attic, basement, garage...and jot down items as you go. Small items can be displayed in baskets and buckets. Consider clothing, furniture, appliances...anything you no longer want or need. Ask friends if they’d like to run a joint sale and try color coding price tags to keep inventories separate.

Go to the bank and get small bills and change. Borrow an adding machine if you don’t own one, to help keep sales straight. Always have someone watching merchandise. Keep money box, tags and materials together. Provide a full length mirror if possible for people to try on clothing. Create aisle like rows if possible for easy accessibility.

How to avoid do-it-yourself project injuries Many homeowners are getting hands-on experience with home improvement projects. Although do-it-yourself

projects can save money in theory, they also may result in a trip to the hospital if safety precautions aren't followed.

John and Jane Do-ItYourselfer have easy access to home-improvement supplies and tools. He or she also may be in-

spired by any of the myriad shows on television instructing individuals to give renovations a try. However, many home-

owners are not schooled in proper safety procedures or do not know how to use tools correctly. This is a recipe for injury. Common injuries include: Falls from ladders or scaffolding Hand and finger injuries - including amputation from power saws and grinder/sanders Nail gun injuries; since 1991, these injuries have increased by 200 percent Eye injuries and breathing difficulties Homeowners should consider the risks of improvements before beginning. They should also take precautions to do improvements in the safest manner possible. Always read the manufacturers' safety information and usage guidelines for any tools before they are put to use. Turn off electrical current to rooms and outlets prior to doing any electrical repairs.

Wear proper safety equipment, including goggles, dust masks or respirators, boots, and gloves. Store chemicals in a locked cabinet or on a high shelf out of reach of children and pets. Be cautious of power cords. Always unplug tools and turn off the switches when the item is not in use. Do not climb past the top rung of ladders. Do not use furniture or stacked items as a ladder. Jobs such as electrical work, roof work, gas projects, or major plumbing issues are better left to a skilled contractor. Make sure drill bits and saw blades are sharp. Dull tools can result in injuries. Keep fire extinguishers and a good first aid kit readily available at all times. No cost savings are worth risking a disability. If a project is beyond an individual's scope of ability, hire a professional instead.

Energy savings that won’t expire Procrastinators, beware. The federal energy tax credit that allows homeowners to qualify for up to $1,500 in tax credit savings when replacing old windows expires on December 31, 2010. However, the day-today savings you get from replacing older windows will last for years to come.

“Adding energy-efficient replacement windows to a home immediately helps lower everyday energy bills and increases a home's longterm value and comfort,” said Tom Kraeutler, host of the national home improvement radio show, The Money Pit. “There simply is no bet-

ter time to take advantage of the government's incentives to replace your worn-out windows.” When to replace windows A former professional contractor, Kraeutler offers weekly advice to homeowners nationwide on home improvement

projects. Deciding when to replace windows is a key topic covered on his show. “Products in the home have a distinct lifespan,” said Kraeutler. “After 10 years, windows should be monitored yearly to ensure their performance is holding up.

“When a window stops operating correctly, then it's time to invest in new windows. Vinyl windows and doors specified with a LoE glass package are a viable 'green' option offering several distinct advantages. They include exceptional thermal performance, durable recyclable vinyl, low mainte-

nance, and aesthetic appeal -- all adding comfort, beauty and energy efficiency to a home.” For a free replacement window guidebook from The Money Pit, download http://www.myhomemym o n e y p i t . c o m / y o u rguide-to-replacing-thewindows-in-yourhouse.php.

How to choose the right wood flooring for your decor Wood is one of the most beautiful floorings you can choose for your home. No other flooring offers the warmth, beauty and value of wood. There are not only countless colors available but there are also many different species as well, each with their unique characteristics. This is why choosing the right wood floor to meet your specific taste and decor needs can be a challenge. Following are a few key factors to consider when choosing wood flooring. First, determine the finished look you want to achieve for your decor. For a modern or contemporary look, consider wood species that have a cleaner look with less texture and grain such as maple, birch or cherry, said a top industry professional. If you prefer a more rustic look, then white ash or oak would be best. Another factor to consider is the type of furniture you select for the rooms. If it's wood furniture, it's important to ensure it doesn't clash with your new wood floor. You can match the wood furniture to the floor or can opt for a contrast. Dark mahogany, oak or cherry furniture, for example, will show up much better on a light colored wood floor than it would on a dark wood floor. You must also consider the different sizes of width and lengths of wood flooring available. Keep in mind smaller widths and shorter lengths will give off a busier look since there will be more variation, while wider widths and longer lengths tend to open up the look of a room. Then there's the finish. Solid hardwood floors come either unfinished or prefinished. Prefinished wood flooring is a popular choice today because homeowners avoid the labor, dust and fumes that come with finishing a floor. Trends to watch North American hardwoods like red oak, maple and walnut are traditional favorites, but more exotic woods are gaining popularity today. Another popular trend is toward engineered wood flooring, a veneer of hardwood in the species of your choice glued on top of three to seven thin sheets of wood. Solid wood will expand or contract with heat and moisture, whereas engineered wood flooring, because it's made of crossbanded layers of wood, offers more dimensional stability. It's ideal for kitchens and basements where moisture is a factor.

Preventing ice dam damage The cold weather brings with it many potential dangers to a home. Ice dams are one such situation that could prove a formidable foe to homeowners. Under normal circumstances, gutters and downspouts are in place on a home to ensure water runoff from the roof makes its way down and away from the house. However, during the winter months, snow accumulation on the roof may melt over surfaces of the roof that are warmed by the attic, drip down to the end of the roof and refreeze in areas where there is less surface warmth. Eventually a block of ice may form over the gutter or at the edge of it, preventing further roof runoff from properly draining. All it takes is a little trickle of melted snow to pool up and leak back under the roofing shingles and into the home. Preventing ice dams takes some work and financial investment on the

part of the homeowner. It also starts with a quality roof. A quality roofer will ensure that homes in snowy areas have the following

components: an ice and water barrier installed on all roof edges and over all valleys, proper flashing, rolled asphalt underlayment over the entire roof,

and quality roofing shingles with the right overlap. Homeowners must also provide adequate attic ventilation and insulation to cut down on ice dam

problems. After all, it is the warm air from the attic that melts the snow on the roof. A cooler attic temperature might lead to less melted snow and, as a re-

sult, less water seepage as well. Investigate the R-value of insulation products before use and install the one that will meet the needs in the home and geographic area. Check where other sources of warm air could be entering the attic, such as from ventilation fans or recessed lighting fixtures. Weather stripping attic stairs and fixtures may be a solution. Ensuring that cool air can flow through the attic is another way to reduce the temperature in this space. Ventilation systems can be installed to properly air out an attic. In most homes, a louvered window or gable vent in the attic is not adequate to provide proper air flow. Consult with a professional about upgrading the attic ventilation system. By taking a few measures to improve insulation, roofing and ventilation, homeowners can greatly reduce the liklihood of water damage from ice dam formation.
