The beauty of an older, more established neighborhood is a site to behold. The large trees keep streets shaded from the hot summer sun. The architecture may be historical, eclectic or seasoned with character. Some homes may be renovated, featuring many of the more modern styles and amenities, while retaining the original home's charm and mature landscaping. In addition, established neighborhoods near the heart of a city tend to hold their property value or appreciate much better than their outlying counterparts. With all the wonderful aspects of an established home, however, there are also some drawbacks: Maintenance Without a full renovation, older homes usually come with a certain level of necessary repair. The electrical wiring may be dated, ungrounded, or made of undesirable material no longer in use. The telephone wiring may not accommodate highspeed data demands. Underground materials used for plumbing may
have eroded, compromising the safety of water, or the structural integrity of the foundation. The foundation itself may not be as thick or rigid as newer structures. After all, the specifications for tension, and cement composition have advanced in the last several decades. Although many older homes have had their roofs repaired or replaced, some have gone decades without any care or maintenance. Air Conditioning units, water heaters, air ducts, and household appliances can all be dated and in need of substantial repair or replacement. Lead Paint - If the home was built prior to 1978, there is a high likelihood the walls contain lead paint. Energy Efficiency - Many older homes do not adhere to the current energy efficiency standards of their newer counterparts. These homes may have single pane windows, minimal or trampled down insulation, leaking ductwork, and inefficient a/c units, water heaters and appliances. On the positive side, many older homes benefit from the shade their larger trees bring to the over-
all structure, thereby decreasing energy costs if other factors are also remedied. Lack of Children This is an aspect that many buyers don't initially consider, but in many established neighborhoods, there are more emptynesters than budding new families. For most parents, having nearby children for their child to play with can be a critical factor in deciding where to live. Some older neighborhoods have turned over enough to provide a good balance of both. Even if there are swing sets and playscapes, those may be for the occasional visits by grandchildren. The best way to find out if there are ample neighborhood playmates is to talk to potential neighbors. Quality of Work for Renovations - If a homebuyer is looking at a fully renovated home, the concern is often times whether the renovation came with any warranties. More often than not, the work done was not provided by a general contractor, but a multitude of independent sub-contractors managed by the previous homeowner. Even if a general contractor was involved, there's
no guarantee he/she is still in business or willing to warranty the work when it passes ownership. Even with all the drawbacks listed above, an older home may still be a perfect fit. In order to protect your precious investment dollars, however, approach the purchase of an older home with eyes wide open. Look for obvious defects. Discoloration of walls can signal internal water damage. Top to bottom vertical cracking of the drywall can signal a cracked or compromised foundation. or, it’s very likely the pipes have eroded. Lights flickering or dimming while testing out appliances may signal a substandard electrical source. The absolute best way to navigate these waters is to get a thorough home inspection by a seasoned and well regarded inspector. The cost of the inspection will be nothing compared to the potential cost of missing a critical defect. Also ask the
homeowner for all city permits and records of any renovations. This can provide assurance that the work was performed by licensed professionals and within the framework of current city codes/restrictions. Having all the information up-front not only helps to assuage concerns, but also cements a solid platform for negotiation when you find the home of your dreams.

You love your home but when it comes time to sell, you have to share the love. In the other words, you have to make your home be seen in the eyes of potential buyers as their home. That can be tricky. But if you do some of the basic things such as clearing clutter, creating light, bright, and open space, adding curb appeal, removing personal items (family photos, trinkets), fresh paint, and clean or new carpet -- you'll be on your way to attracting serious buyers. I've written a lot about staging and creating curb appeal so check out my other columns for more on those topics. In this column, however, we're looking at specific areas that create widespread appeal inside the home. Here are some of the top areas to improve: countertops, flooring, built-in furniture, and old-style attached fixtures such as those big sheet mirrors in the bathroom. However, when making these improvements, there's one important consideration.
Functionality is the reatest concern cited by homeowners, according to the latest poll conducted by the National Association of the Remodeling Industry (NARI). "The functionality of a home is very important, especially over the long term, as many homeowners in this economy have opted for remodeling over moving to new homes," says NARI National President Paul Zuch, CR, president of Capital Improvements. So let's explore the areas I mentioned earlier and see how improving these items can lead to greater interest in your home. Countertops are fixtures in homes. So making sure that you select the best material to endure the daily wear and tear is important. If we're talking about the kitchen, for instance, there are many options: granite, tile, recycled glass (for a green option), solid steel, composite stone, butcher block, laminate, and even concrete. Yes, that last one sounds surprising but concrete is being used for countertops and laminate isn't necessarily trying to mimic other materials any-
more. Instead, homeowners are embracing laminate's own unique high-tech look. The popular trend is a mixing of several styles creating a blended custom look for the kitchen. But in the end, functionality will rate highest for potential buyers. All of the countertop materials mentioned above have advantages and disadvantages when it comes to maintenance and usage; make sure you completely research the material before selecting it for your home. Fixtures are an important area to improve. "People know a lot more about design," Laura Kirar from Larua Kirar-TRU Design told the Alexandria Times. These days, quirky, eclectic styles from international trends are becoming more prevalent in the United States. However, push the envelope too far with quirkiness and you just might lose a potential buyer. What's important to know is that buyers are paying attention to fixtures. If you have damaged or worn out faucets or lighting, it's best to replace them before showing your home. Also, replacing
those big, nothing-special sheet mirrors with some framed mirrors can add a unique look without costing very much. While you don't want to have to spend a lot just before you sell your home, remember that these seemingly small items can have a great impact on improving buyers' interest in your home. Flooring is a big interest for buyers. Wood floors are still very popular. Many Realtors say buyers are looking for hardwood floors. That's partly because they endure and don't go out of style. However, if they're damaged it can be a drawback because buyers may focus on how much work it will take and cost to do the repairs. Built-in furniture can improve a home. Built-in bookcases and entertainment centers can save space and help make the room look larger. However, there's a downside. Built-in furniture isn't easily movable. So, potential buyers will have to really find the furniture useful and suitable for their needs. "It's all about personalization— homeowners want to know that their space
can be converted easily into a different space in the future," Zuch said in a press statement by NARI.
And that's what buyers want as well—the ability to make your home theirs when the sale closes.

Do you have the right tools for your “honey-do” list?
(ARA) - It’s summer and there’s no better time to take on home improvement projects and that ever-expanding “honey-do” list. In a few months, those tasks will seem a lot more unpleasant when they can’t be done in the beautiful sunshine. The key to tackling everything from the largest construction project to the smallest touch-up is to have the right equipment. Don’t talk yourself into trying to getting by with makeshift tools - you’ll only end up frustrated, and your project might not get done at all. If you can’t find everything you need in your tool shed (or even in your tool box), you may be worried about the cost of buying a lot of expensive equip-
ment - particularly if you plan to do more than one project. For most people, renting equipment allows them to get jobs done without the extra cost of buying pricey items that they won’t actually use much. To make sure that you’ve got everything you need, start by assessing what tools and gadgets you have. Here are some ideas for what you’ll need for some of the most common summer home improvement projects: • For cleaning your home’s exterior, whether it’s the siding, deck or driveway, a rented power washer gets the job done in a fraction of the time with double the power. • For touching up the paint on your
home, you’ll need sturdy ladders, an array of painting tools and, of course, paint. To give yourself an easy place to set all of your gear, a wheeled scaffolding unit with a platform is a great idea. • For putting in a new fence, you’ll need panels and posts, and, to make the job go faster, a power auger from your local rental store for digging post holes. Just make sure you contact local utilities to find out where it’s safe to dig before you get started. •For clearing unwanted brush, bushes and trees, you’ll need a chainsaw and, potentially, a stump grinder or wood chipper. You can rent all of the necessary equipment.
• For adding a deck, choose the decking material you want, and depending on your selection, you might need to pick out sealants and decorative accents. You’ll also need an air compressor for the building process. Instead of having to shop around for the best price, you can save time and get started right away on your project by going to your local rental store and picking up the tools you need.
