The goal is to keep your own roof over your head. Preparation is key, according to the National Association of Realtors. From NAR, here's how to get ready to be

Internal Revenue Code changes have averaged one--per--day over the past eight years ---- with 500 revisions in 2008 alone. Who's counting? Nina Olson, the National Taxpayer Advocate, announced the statistics in her annual report to Congress. An independent organization within the IRS, the Taxpayer Advocate Service helps
taxpayers resolve complaints with the agency when problems cannot be resolved through normal channels. Will Advocate Olson's reports convince our lawmakers to draw back from their drawing board? Not during these troubled times. Expect them to enact even more alterations to an already confusing code in the immediate future. How do individuals who need to focus on tax planning all year
long keep on top of all those major and minor modifications? Most decide to become clients of tax professionals -- advice -- givers adept at assuaging affluent angst and able to avoid pitfalls adroitly while capitalizing on opportunities to diminish, delay or deep--six amounts that otherwise would swell IRS coffers. And that kind of advice does not come cheap. In locales like my neck of the woods near New
York City, such clients should expect to pay hourly fees of several hundred dollars and up for guidance. Help is available from lawyers, CPAs, financial planners, or Enrolled Agents -- persons licensed to practice before the IRS, who are neither attorneys nor CPAs, but who are former IRS employees or have passed rigorous tax examinations administered by the IRS.

This resource is available to an ever-increasing number of individuals who belong to affinity groups or work for companies that offer such advice. Individuals eligible for assistance can call centers staffed primarily by financial planners who
offer advice only -untainted by compensation linked to commissions on product sales. But what is available for people in need of instant advice who are without access to call--in centers? Thanks to technology, there are person-to-person Internet advice sites that let them talk to experts on topics like taxes and investing. It is important to note, however, that these sites do not vouch for the accuracy of their experts' advice. A major purveyor of telephone counseling and hand--holding is Keen -- a company that describes itself as "Your Personal Advisor," offer-
ing live, immediate advice for everyday life. In the interests of full disclosure, I was among the first dispensers of tax advice recruited by Keen, when it debuted in 2000. Keen's specialists cover a broad range of financial topics -- anything from tax -- efficient maneuvers that callers can implement themselves, to new theories to test out on real -world advisers, to portfolio diversification strategies. Keen allows callers to check out advisors' backgrounds and their ratings by previous customers. Another confidence booster is that
Keen makes the call to both parties -- ensuring that its online oracles are clueless about callers' names, phone numbers and other personal information, unless the callers choose to divulge such details. What does a service like this cost, and how does one pay? As with most Internet sites, Keen accepts credit cards and bills per-minute, but frequently discounts fees for first-timers. There is no minimum fee commitment and callers decide when to conclude the conversations, so they are in control at all times. The result is helpful advice
at far less than the cost of in--person sessions. That noted, Keen is not ideal in all situations. the metal, screws or spline (the black, thin material that holds the screen material in the metal track) adds De la Hoz, but before you start the cleaning, spray down all vegetation with a protective coating of water. You can hit higher spots (up to about 15 feet) with this inexpensive “extension hose.” Purchase a 3/4-inch-diameter, schedule 40 PVC pipe, which can be cut to 7 to 10
feet in length. At one end, glue in a female adapter fitting. This piece will accept an in-line on/off valve that at the other end will attach to the male end of the hose. At the top of the PVC pipe, glue a male adapter. This site will connect to an ice-cream coneshaped, brass, high-pressure nozzle. “When complete, you will be able to deliver a controlled flow of water to clean off the screens and aluminum

(MCT) Q: I’m ready to give up on all these energy-saving ideas I read about. Seems no matter what I do, my bills keep going up. We try to do the right things but when I compare our energy bills to those from last year, I see that our daily energy use has gone up rather than down. I notice it even more now that I’m working from home a few days a week and think of my home as my office space, so I’m monitoring expenses much more closely. What could we be doing wrong? A: I think you’d be surprised at how many emails I get from readers having this same problem. Obviously, if energy rates have increased this year, you’ll notice higher costs even if you’re not using more energy than you did a year ago. But when your bills clearly show energy consumption is up, it means you should be able to control this problem. You sent a lot of data with your monthly bills for the past two years as well as some general information on your family’s lifestyle, and I think I know what has happened. My first thought was that there may be a problem with the home’s furnace, air conditioner or
ductwork, problems that can significantly increase your energy use. Having a technician come out and check out the systems will let you know quickly if this is the cause of your high energy use. However, what I find in most cases like yours is a harder problem to diagnose — changes in your lifestyle are often the reason for increasing your energy use. You’re doing more office work at home this year than you did in the past. That means more office equipment and electronics, more use of air conditioning and heating, more use of lights. You’re probably cooking lunch at home instead of going out for it. Maybe you keep a radio or TV on for some background noise. Last year, the house would have been empty all day and you wouldn’t have been using all the energy needed now while you work at home. As time goes along, families go through many lifestyle changes that can affect energy usage. They buy new products like big-screen TVs or electric coffeemakers and juicers that use energy. Their little kids grow up and start taking long showers and leave their cell phone chargers plugged in all the time and find standing in front of an open refrigerator while they survey the food inside

can be one of life’s great thrills. This is why I tell prospective homebuyers that they can’t tell how much energy they’ll use in a new house by looking at the bills the current occupants pay. It’s easy to see the home’s appliances, the condition of its roof, the quality of its windows and other features, but it’s a lot more difficult to compare how your family would use energy there with how the current family does. The people living there now might work all day and leave the house empty, go away weekends, and hate to use air conditioning even in the hottest weather. You might have a couple of kids so there’s someone home all the time, rarely take vacations, have some pets that need to be let out the front door several times a day, and keep the air conditioner running all the time. Obviously, your energy use will be very different from theirs. My suggestion, then, is to make sure the bigticket heating and cool-
ing equipment is working efficiently, and have the ducts inspected so you know there aren’t any leaks or tears where air is being wasted. Then look at your family’s energy use patterns and try to find ways to save — maybe put in compact fluorescent lights in fixtures used most often, or unplug electronic equipment when it’s not being used. Think about ways you and your fami-

(MCT) Hey, Tiger, there’s a new Blonde in town, and she’s a real looker. I’m neither joking nor talking about girls, but I am referring to two of the hottest ferns in the gardening world. The Tiger fern has been climbing steadily in popularity, but the competition just got a lot tougher thanks to the Blonde. If you are a fern lover, then you will delight in having both. The Tiger fern is a Boston-type fern with gold to chartreuse variegation that has a pattern similar to

5 ideas for an elegant and eco-friendly bath (ARA) - There are many ways to “go green” nowadays; it can often be difficult to decide which sustainable elements to incorporate into your own home. 2. Spruce up the vanity Looking to create a new focal point in your bath? Do so by updating your vanity. Fight the urge to run out and purchase a brand new cupboard or cabinets; reusing existing furniture can be the best and kindest choice for the environment. Try repurposing an old chest you already own or find one at a garage sale, antique store or flea market. Use the secondhand piece as is to achieve a vintage look and feel. Or, customize the piece to suit your color scheme and style with a fresh coat of paint or stain — but be sure to use one with low or no volatile organic compounds for healthy, indoor air quality.
