I usually write about the things you should do when you want to sell or buy a home. Sometimes there are suggestions mixed in about what not to do and that's the foundation of this week's column. It's pretty easy to get caught up in looking forward to where you're going to relocate next when your home sells. However, let's not put the cart before the horse—

Most of the time sellers—need or want to sell their current home in order to make that transition into the new one. With that in mind, let's take a look at some of the mistakes sellers make when they put their home on the market. Not Using Experts. This tip really applies not only to selling a home but also to financial investing, building a business, or anything else that requires expertise. Of course, you can sell your

own home and some people do; but many times the headaches that go along with it far outweigh the benefits. Frequently, I hear stories from homeowners who attempt to do this, but months later that those same sellers are trying to locate a qualified real estate expert. Buyers will come into your home looking to find out what's wrong hoping to thereby negotiate the price down. They'll be skeptical— checking all around the house to make sure that they're not going to buy the home and end up having to deal with burdens of many flaws later. They won't have the memories of the kids taking their first steps in the living room or the big celebration you had for grandma. Buyers will possibly think about the parties and how their lives can fit into this house if you've removed the items that make it look and feel too much like your home. When you get emotionally unattached you're allowing yourself to see the home you're listing for sale the way a potential buyer might. Holding Your Own Open House. This one really goes hand-in-hand with the first "don't do" tip. Some sellers like to be around when their home is on the market. However, I suspect you have better things to do than sit at home while potential buyers explore your house. Making fish and other smelly foods.

Saturday, June 26, 2010 Okay, so I'm not saying that you can't cook what you want in your home. The issue is actually not just about food but also things like pet odors and incense or anything else that might have an offensive odor to a potential buyer. I've written about people who use fragrances to create a particular smell when they're showing their home (there are companies that specialize in this). But one reader wrote to tell me that he didn't think that was a good idea…he preferred to not be able to smell anything (or as close to no odor as possible). That can be hard to achieve.

Generally, a pleasant odor is appreciated but there are different types of people and "pleasant" is relative to the individual. So, basically some of the mistakes that you can make are to fry up some fish, let the pets do the wrong thing in the house and then not deodorize, and leave the pets loose to "welcome" the guests in

their own ways. For certain, most people won't appreciate those smells. As for using other fragrances, my personal opinion is that if the smell is subtle and not overwhelming, it probably won't cause any issues with buyers unless they happen to have a particular allergy. However, if there's a repugnant smell,

After weeks of searching for your next home, you now have it narrowed down to two great options. One offers a shorter commute, but the other offers more square footage for your growing family. How can you make the best choice? There are several strategies you can employ in your decision making process. Above all, be confident in your decision making abilities. "The fear of making serious decisions is a new kind of fear, called decidophobia," proclaimed by Walter Kaufmann at Princeton University in 1973. Worry and procrastination do nothing to aid the process, so buyers, be confident that you will make a sound choice. Pro/Con list: In this case, you are deciding between two houses as your prospective home. For each house, divide a sheet of paper into two columns: pro and con. Be realistic about what the positive and negative factors would be for each purchase. Considerations could include: price, location, schools, repairs, square

footage, floorplans, street noise, neighborhood value, comparables, and gut intuition. Brainstorm scenarios: Chances are, whatever house you decided upon will be your residence for many years to come. Try and think ahead to situations that may arise in the future, and how each residence would affect those situations. Do you have aging parents that could move in? If so, then which house provides the best floorplan for this? Planning on having children? Check out ratings on local schools. Do the math: Business executives might call this the "cost/benefit analysis." Buying a home is a huge financial decision, and while personal preferences (e.g. location, schools, square footage) all come into play in homebuying, many purchases are based on what makes the best financial sense. Discuss numbers and neighborhood comparables with your real estate agent. One home may be a smaller dollar amount, but the other may be a better deal in the long run. Some neighborhoods are up and coming,

while others have come and gone. Are either homes overpriced or underpriced for their neighborhoods? Do either homes need repairs or updates? Priorities list: Yes, you know you want the pool, landscaping, granite counters, close proximity to work, extra bath, and the list goes on. But when push comes to shove, and it might, what items are your priority, really? For some, driving a longer commute is worth having a larger house or a cheaper price. For other buyers, the exact opposite can be true. Change perspectives: Sometimes you simply must step out of your own shoes to see a situation clearly. There are many different ways to approach this decision. You can look at it from an emotional point of view (which home do you love), an intuitive view (what does your gut tell you), and even a devil's advocate view (what if). Experts consider this the "Six Thinking Hats," introduced by Edward de Bono in a book of the same title, where you put on six different

hats during a decision making process. Try and see the buying process from the perspective of your spouse, your children, friends, and even your worst enemy. Finally, be realistic in your own abilities. While the final decision rests on your capable shoulders, you should rely on the professionals that are by your side. This includes your agent, lender, attorney, and even your family. And while you are the final say, remember that you have a team to help give you information to fuel that sound decision.

Designing with natural light: Good for your health and your wallet (ARA) - Nowhere does the green movement and uplifting design meet and marry better than in the concept of “daylighting” bringing natural light into a space to both brighten it and reduce dependence on electric lighting. Decorating and designing with natural light is not only energy efficient, but psychologically beneficial as well. A number of studies have linked ample exposure to daylight to multiple emotional and physical health benefits,

including improved learning in students, reduced Seasonal Affective Disorder (SAD) in adults, and improved cognitive and motor skills in older people. Care, patience and a little bit of knowledge can make the difference between a lush healthy lawn and an arid brown

eyesore. But proper lawn care is more complicated than setting out a sprinkler every once in a while. You can water or fertilize a lawn too little or too much, and even the time of day matters. Overwatering is the

most common lawn care mistake home owners make, according to Oklahoma State University, Cooperative Extension Service, Fact Sheet HLA6420 Lawn Management in Oklahoma available at http://osufacts.okstate.e

du. It can damage or even kill a lawn. Too much water leads to a shallow root system; it makes a lawn more vulnerable to weeds, insects, and diseases; and it reduces tolerance to drought and other envi-

being watered and taking note of how much water is in the can after 15 minutes. • Calculate precipitation amount by leaving a can in the yard for a week and seeing how much rainwater collects

in it. • Actively growing turfgrass requires about one inch of water a week; water your lawn for as many minutes a week that are needed so that precipitation plus watering totals one inch. • Water your lawn in the early morning to reduce evaporation and

so plants dry by midmorning. Letting the leaves stay wet for too long can lead to disease. • Don’t mow your lawn too short. Keep it about three inches tall to reduce stress and pest problems. • Wait until fall to fertilize, about two weeks after the last time you

mow. If you fertilize in the spring, you will get fast-growing leaves, but weak roots, which will make the plants more susceptible to diseases and insects. Heeding these few guidelines will go a long way to helping you maintain and enjoy your lawn, even through the hot, dry summer.
