The agents are identifying the target buyer for a foreclosed property. Then they address the necessary repairs which often include fixes such as paint, some remodeling, refinish-
ing damaged floors, repairing leaky roofs, and replacing old and broken windows. Banks are hoping that the repairs will make the properties more appealing to regular buyers instead of just investors and professional rehabbers. As banks invest a little more “makeover” money into the foreclosed properties, there may be an overall boost in the real estate market due to
greater demand and increased sales prices of these homes. The foreclosure market is also gaining more attention from financial giant, Bank of America. Its decided to no longer offer reverse mortgages. The Wall Street Journal reported that Bank of America ranked No. 2 in reverse mortgages for 2010. Too many consumers are confused about credit scores. Most did not know who makes credit scores available, what is a strong score, nor the financial cost of a poor score. The Consumer Federation of America (CFA) and VantageScore Solutions say on 22 credit score questions administered by Opinion Research Corp. to over 1,000 consumers late last month, on average, consumers answered only 60 percent correctly. "The good news is that a large majority of

Follow these simple steps and you could be sitting in your new dream home before you know it! First, work with a real estate agent that you trust. You need to have faith in their abilities and experience. If you are constantly second guessing their advice, this will only add stress, not reduce it. You want to work with an agent that answers your phone calls and emails, and stays in touch the whole step of the way. Homebuying is about decisions. There are large ones, like which home is right for you. And there are small ones, such as which home inspector to hire. The way to keep stress low is to make informed decisions and then let it go. Let it go? Don't beat yourself up over what could have been or what you should have done. Hindsight is always 20/20. There is no "perfect" house or deal. There will be things that don't go as planned. Now is the time to focus on the good
things about the move and the deal. Don't get bogged down in the negatives. Buy a house that you love and that makes good financial sense. Along that same line, remember the phrase, "too many cooks in the kitchen." Yes, there are family members that have great advice to share. However, asking too many people for their opinions can distract your mind from your own wishes and wants. Be careful to keep the advice in moderation. This is your decision, after all. of the card's credit limit, and avoiding opening several credit card accounts at the same time (69 percent correct). • Many non-financial services -- such as cell phone companies (60 percent correct) and landlords (64 percent correct) -- use credit scores to determine whether to offer a service and/or at what price. • A large majority of consumers correctly understand the following about scores: Missed payments (93
percent correct), high credit card balances (88 percent correct), and many applications for new accounts at one time (81 percent) are factors used to calculate credit scores. It's a lot more difficult to raise your score than it is to lower it. Making a couple credit card or mortgage payments late may take a year of on-time payments to restore one's old scores. • Mortgage lenders (86 percent correct) and credit card issuers (85 percent correct) use these scores to determine whether to extend credit and/or at what price.
The study also comes with some advise. • Even if you have high credit scores, especially if you have lower ones, it is essential to comparison shop for credit. Major lenders use somewhat different criteria in their own credit scores, and even when they use the same score, they may assign different risks to it. For example, using the same score for an individual, one lender may place that person in a higher-risk subprime category while another lender may assign that person to a lower-risk (and lower cost) prime category.
• The value of credit repair companies is questionable. They often over-promise, charge high prices, and perform services, such as correcting credit report inaccuracies, that consumers could do themselves by just contacting the lender and the credit bureaus. • You are entitled to one free credit report a year from each of the credit reporting bureaus -- Experian, Equifax, and TransUnion -- from the only federally-sanctioned web site for free reports AnnualCreditReport.com. Taking early steps can help prevent garden ‘Veggin’ out’ is so in: pests throughout the growing season Tips for starting your own veggie garden (ARA) - Foraging damage by deer, rabbits, voles and other garden pests is most noticeable in early spring, particularly as new plant shoots break through the cold earth and reach for the warmth of the sun. Now is the time to prepare your garden against these hungry herbivores. When they’ve found a food source, they will return to it, time and time again. Once animals are attracted to an area and begin feeding, it is more difficult to discourage them from returning. Deer, in particular, are creatures of habit. Their noses will lead them to return to areas where food is tasty, abundant and safe to forage. Deer have good memories and they learn from each other. When one deer is continually turned away from an area, other deer will be reluctant to enter that area as well. Deer and other pesky garden visitors use their noses to alert them to nearby danger. Disrupt their sense of security and you’ve achieved the primary factor for turning them away. Research, conducted by the USDA Animal Wildlife Research Center in Olympia, Wash., has proven that odor-based repellents are more effective than other
repellent systems, where the animal needs to taste treated plants before being repelled. Studies investigating trends in efficacy of deer repellents indicate that, of the 20 products tested, repellents with active ingredients that emitted sulfurous odors, i.e., bloodmeal or egg solids, generally provided the best results. Gardeners eager to get those results in their garden have some good options, even if they are concerned about keeping their plots and beds organic. If you encounter clay or sandy soil, add peat moss and bone meal so that these soils can also be productive gardening bases. • Size up your space - When plotting out the size of your garden, you’ll want to be sure it’s big enough to yield a good harvest to make your efforts worthwhile. Delaying home projects could cost more in the long run (ARA) - Been to the grocery store lately? Filled up your vehicle with gas in the last week? It’s not your imagination - many of the items you use most often are getting more expensive. And near the top of the list of price increases are the building materials that go into remodeling projects and new home construction. The Bureau of Labor Statistics estimates the new home that cost $85,000 to build in 2003 would cost somewhere in the neighborhood of $113,000 to build now, due to residential construction costs jumping 33 percent since 2003. “We’ve certainly seen it in our industry,” says Kent Blanchard, TAMKO Building Products vice president of roofing manufacturing. “These increased costs trickle down to the consumer as all of the raw material increases make the end-product more costly to manufacture. I’m sure to the consumer it’s seemed more like a flood lately.” Prices for nearly all the major building supplies have risen in the last several years, from concrete and asphalt to drywall and insulation. Increasing demand from developing nations like China and Brazil makes

You can find many variations on these basic tools and numerous other options on the market such as trimmers, edgers, aerators and tillers, but the key is to have a few essentials on-hand and ready for use. Care tips: Most garden and lawn tools have metal parts containing iron and, therefore, attract rust. Oxygen present in the air and water combines with iron to create reddish-looking patches on metal, known as rust. Left unchecked, rust can eventually destroy a tool - but it is easily prevented. Simply keep tools clean and dry. After each use, tools like shovels and hoes need a quick cleaning with a stiff wire brush and rag to remove moisture and debris. Oiling or waxing the blades on garden and lawn tools is a great way to prevent future rust while keeping tools in tip-top shape. If a tool is already rusted, simply apply a small amount of mineral oil and scrub with steel wool, or consider a commercial rust
remover if necessary. Lawnmowers need are each season. A properly cared for and maintained mower will last for several years. To ensure the best possible performance, treat your mower to a tune-up, oil change and blade sharpening each spring. Spreaders also need annual maintenance to ensure peak performance. After each use, empty the leftover contents back into the bag. Finally, place the spreader on the grass and hose it down. Any metal parts may also benefit from a spray of oil to prevent rust. Proper tool storage is very important. Remember to keep tools clean and dry. Never leave tools outside, exposed to the elements. If possible, hang shovels, spades, hoes, rakes and hand tools from hooks on the wall, making tools easier to find when needed. Some attention at the start of the season really pays off in the end, and extends the life of your favorite garden and lawn tools. So this year, take a few minutes to care for these items and reap the benefits for many years to com.
