Answer: Unless there is a widespread installation or material defect, I highly recommend against replacing it. Properly installed and maintained cedar siding has a 50-75 year life. study), there is no free lunch. Shorting reserves today will require making up the shortfall later, usually by special assessment. Special assessments are always unfair to some because they are being required to pay for something that should have been paid for by owners that sold and are long gone. The other mistake frequently made with reserves is failing to fund each component fully. An example of full funding is a $10,000 component with a 10 year useful life should have $1000 per year reserved to be fully funded. Reserving less than $1000 a year will cre-
ate a shortfall which must be made up later. But since reserves often include money for long life components like roofing, there is an illusion that there is more money than needed to pay for things in the short term. Boards that fall into the trap convince themselves that reducing reserves by a third, or a half, or two thirds is just as good as full funding. Huh? New math? In fairness to all members, current and future, and to eliminate special assessments which are unfair to those that have to pay them, full funding of reserves is the only reasonable approach. Annual updates are critical to keeping a reserve study accurate. The cost of an
annual no site inspection update is usually nominal. A site inspection update is highly recommended at least every three years to verify the condition and useful lives of the components. You should stay out of manipulating the reserve study yourselves. It has obviously been a self-serving exercise so far that is bound to result in a significant short fall. You paid for an objective and professional reserve study and you should follow the recommendations. Question: We have a president who solicits co-owner involvement when the board is discussing business at a board meeting. Should co-owners be allowed to participate in board discussion as
if they were a board member? Should a board meeting be conducted like a town hall meeting where everyone can speak? It is my contention that a board meeting is for the board to conduct its business without co-owner input. Answer: Your interpretation is correct. Board meetings are designed for the directors to discuss and make decisions about HOA business. There are occasions when co-owner input is appropriate but not as a general rule. A member forum should be held prior to the start of the board meeting to allow input and questions. But once the board meeting is called to order, guests are there to listen, not participate.

Green living plus green savings: an efficient equation for today’s homeowners (ARA) - Across the nation, both building professionals and consumers are embracing the idea of sustainable building practices. Figuring out feeders The type of feeder you use is important. To attract the greatest number of species, you’ll need to provide different types of feeders and feed choices. Hopper and platform designs are always popular, but whatever feeders you use during winter should have a few features in common: • A wide cover over feeding ports, perches and dispensing trays will help prevent feed from being buried by snowfall. The cover should extend several inches over the feeder edge to ensure protection from all but the worst storms. • Place feeders in sheltered locations out of severe winds. Placing feeders close to the house, or using window feeders, both offers the birds more shelter and gets them closer for great viewing. You can also place feeders near protective cover like hedges. • Bigger is better for winter feeding. Large capacity feeders mean you’ll have to brave winter weather less frequently to refill them. Keep ‘em clean Birds appreciate cleanliness when it
comes to their feeders. Because natural food sources are scarce in winter, your feeders will attract hungry birds. It’s important to clean them regularly to keep them free of mold, mildew and other unhealthy conditions that could foster disease. Backyard with benefits Here’s some steps to make your backyard even more beneficial to birds: • Consider adding a heated bird bath. Birds have difficulty finding fresh water in the winter. • Leave bird houses and nesting boxes in place through winter to act as shelter for roosting birds. • Choose birdfriendly landscaping that includes sheltering evergreen plants, and plants that provide fruit for a natural winter food source. Give birds a boost with food high in fat, nutrition and energy With insects and fruit harder to find naturally during winter months, most birds will thrive on seeds. Suet, solid fat rendered from beef, venison or vegetables, is also good for birds, and provides much needed concentrated energy. Serving suet used to be a messy affair, but bird feed producers like Cole’s

In addition to sealing your home’s cracks, gaps and window openings, there are many other projects to consider for winterizing your home. Pickering offers some additional tips to prepare your home for the cold weather and beyond. • Add insulation to your attic to reduce heat loss and drafts. • Install glass doors on fireplaces to reduce drafts and make sure your damper is working properly. • Clean vents, air ducts and replace filters to promote air flow and ease the strain on your heating and cooling system.
• Clean out gutters, and if needed, have professional gutter protection installed to reduce the possibilities of ice damming. If melting ice is unable to drain due to debris buildup, it could seep into the walls and ceilings of your home.
