Financial planning for first-time home buyers By Broderick Perkins RealtyTimes.com

When it comes to buying a home, if you put the horse before the cart, you'll get nowhere fast. That means don't go looking for your dream home until you are sure you've got the where-

withal to swing the deal. "Urban-centric" real estate franchise company, United Real Estate says, while a mortgage is the most important financial aspect of a home buy, there are other financial planning details you can't overlook.

These tips and more are also covered in a homeownership or home financing counseling session, available for free from many non-profit community and social groups. Homeownership lessons are not just for those struggling to pay the mortgage, facing foreclosure or otherwise in distress because of the mortgage payment. They can also help you prepare to buy. The U.S. Department of Housing and Urban Developments' (HUD) Office of Housing Counseling is a good start. Meanwhile United Real Estate advises: Conquer your credit A clear understanding

of your credit reports and credit scores is vital. Your credit score is a numerical rendition of your credit report. The higher the score the better your credit and the more likely you'll be approved for a mortgage at the lowest rate. The opposite is true with lower credit scores. Also, with a good credit score you have the option to finance a larger home because of the lower interest rate. A higher score can also get you into a more favorable loan program, say, one with a lower down payment, fewer closing costs or other favorable terms. Obtaining your credit report early in the home buying process gives you time to ferret out errors and take care of black marks before the lender sees the report. At that point, you could get rejected for a loan and have to deal with credit issues anyway. A good loan officer, mortgage broker, or even a real estate agent can advise you on credit issues, including telling you what you can do to improve your credit report in the eyes of the lender. costs Virtually all loans programs will require a minimum down payment amount necessary to secure the loan. Lenders want you to have a stake in the game and not put the risk totally on them. Federal Housing Administration (FHA) loans are available for as little as 3.5 percent down, but lenders typically want as much as 20 percent down for loans that are not insured by the government. Yes, that's $40,000 down on a $200,000 home, indicating buying a home isn't an overnight proposition. In addition to the down payment, you could need closing costs that amount to another 1 percent to 3 percent of the sales price - $2,000 to $6,000 on the $200,000 home. For those who qualify, closing costs and down payment assistance can be available from local, state and community homebuyer assistance programs. Ask your real estate agent and check with your local housing, consumer and community groups. It's also possible to get the seller to pick up some closing costs by contracting an amount subtracted from the seller's proceeds. Unfortunately,

If you are able to get it, consider it a bonus. Do the math on monthly mortgage payment To determine what you can afford to pay for your home each month, consider more that just your principal and interest payment. Together, the principal and interest payment each month is generally the largest chunk of your cost to own a home, but there's also property taxes and homeowner's insurance.

It's wise to set up an impound or escrow account so your lender collects 1/12 of your annual property taxes and insurance each month and later forwards that amount to the tax collector and insurer. Otherwise, every year you'll be stuck with two big lump sum payments for taxes and insurance. Check with your tax collector and insurance agent to get a handle on those costs. Also don't forget the cost of repairs and upkeep for a single-family home and the cost of homeowner association (HOA) dues for condos, townhomes and other homes in an HOA. United suggests keep-

ing aside about 1 percent of the value of the home for annual repairs and upkeep a home might need. That's another about $2,000 for a single family home. HOA dues are set by each HOA and can vary. Stake out a prequalification letter There are two types of letters that put you closer to mortgage money in the bank - a pre-qualification letter and a pre-approval letter. The pre-qualification letter is not as strong as the pre-qualification letter and is primarily based on information you supply to the loan officer or broker.
