Remodeling can be a home wrecker Remodeling is hazardous to some relationships. More than one in ten couples admit to considering separation or divorce during a home improvement project. For many, the home is the heart of many homeowners' lives. Having it ripped apart for weeks or months can be a real heartbreaker. Tremendous emotional stress can cause a rift that strains even the strongest relationships. While 46 percent of homeowner couples found remodeling with their significant other to be collaborative, an equal percentage found the experience frustrating and 12 percent admitted the job threatened their relationship, according to a new survey from Houzz.com, a Palo Alto-based, online construction zone for designing, planning and sharing a remodeling project. Things could get worse before they get better. More and more homeowners are remodeling to take advantage of growing home values as well as to create a more livable, lovable home. Remodeling is up 5.3 percent from the first
to second quarter this year and up 8.6 percent from a year ago. By this time next year, remodeling is expected to move higher, growing by 11.3 percent, according to the Leading Indicator of Remodeling Activity (LIRA) recently released by the Harvard University Joint Center for Housing Study's Remodeling Futures Program. What miffs remodeling couples? Houzz found that conflicting tastes can be a major point of contention. One third of previously happily married homeowners said they disliked their
significant other's design style and 76 percent weren't afraid to tell their spouse so. Honesty doesn't always work. Forty-two percent of respondents reported being stuck with crap they hated, but weren't allowed to get rid of. One in five went ahead and trashed their love partner's stuff without
telling them. Knickknacks weren't the problem. A disdain for old furniture created the most problems, followed by posters and artwork, mounted antlers, hunting trophies, wood paneling and outdated magazines. When couples are at loggerheads, some (con’t. on page 7)

Homeownership still a good decision even as mortgage rates change By Ed Ferrara RealtyTimes.com
While homeownership numbers may be down, Americans continue to believe that owning a home is still a good decision even as mortgage rates have changed. According to the National Association of Realtors 2013 National Housing Pulse Survey, eight in 10 people believe that purchasing a home is a good choice and 68% believe that now is a good time to make a purchase. Since the last survey in 2011, renters who are contemplating a home purchase rose from 25% to 36% while those who stated they prefer to rent fell from 31% to 25%. More than half of the renters surveyed stated that one of their highest priorities is owning a home, up to 51% from 42%. According to the most recent survey of wholesale and direct lenders performed by FreeRateUpdate.com, current conforming 30 year fixed mortgage rates are as low as 3.875% (APR 4.052%), 15 year fixed mortgage interest rates are as low as 2.750% (APR 3.168%) and 5/1 adjustable mortgage rates are as low as 2.375% (APR 2.628%). Low rates are available to borrowers who have
maintained a history of good credit. Borrowers must also meet the qualification guidelines that are required for approval. Mortgage purchase applications fell 3% for the week ending July 26th, according to the Mortgage Bankers Association’s Weekly Mortgage Applications Survey. However, purchase volume is approximately 5% higher than the same time last year. Refinances have been hit hard by the recent news concerning rising rates. The report also showed that the Refinance Index dropped 4% for the week and has reached the lowest level in more than two years. Total mortgage refinance activity is unchanged at 63%. HARP loan business continues to be healthy and rose to 37% of all refinance applications. There are still many underwater homeowners who are eligible for a HARP refinances which will be available until the end of 2015. Current FHA 30 year fixed mortgage rates are as low as 3.750% (APR 4.000%), FHA 15 year fixed rates are as low as 3.250% (APR 3.514%) and FHA 5/1 adjustable mortgage rates are as low as 2.500% (APR 2.925%).
First time home buyers continue to use FHA loans because of the many benefits, including the low down payment of 3.5% with a credit score as low as 620. Becoming very popular is the FHA 203k loan which is for homes that need repairs or rehabilitation. One of the drawbacks to FHA mortgages is the higher FHA closing costs (APR) which is due to the upfront mortgage insurance premium and other FHA fees. However, borrowers often use seller concessions up to 6% for this purpose. The FHA streamline refinance is offered as an quick and easy way to move to a better mortgage without the need of any documentation or an appraisal as long as there is no cash taken out. Some borrowers, those who have loans that were endorsed prior to June 1, 2009, can use the streamline to refinance and will receive reduced upfront and annual mortgage insurance fees. This offer is available until the end of 2013. Jumbo 30 year fixed mortgage rates are as low as 4.000% (APR 4.209%), jumbo 15 year fixed rates are as low as 3.125% (APR 3.501%) and jumbo 5/1
adjustable mortgage rates are as low as 2.750% (APR 2.908%). Borrowers must have excellent credit and strong qualifications in order to receive low jumbo rates. Qualifying includes proof of substantial assets that are needed for the larger down payment and months of reserves that are necessary for approval of the loan. Jumbo loans have been an incredible bargain for home buyers since jumbo rates have not be much higher than conventional loan rates. Lenders tend to be very competitive when it comes to jumbo rates and flexibility with guidelines. MBS prices (mortgage backed securities) continue to be volatile which has caused a slight increase in mortgage rates over the past month. Mortgage rates move in the opposite direction of MBS prices. Last week, the GDP for the second quarter was reported at 1.7%, according to the Bureau of Economic Analysis. The Bureau of Labor Statistics reported that the economy added 162,000 jobs during the month of July. In addition, the unemployment rate dropped to 7.4%.

Saltwater is the fastest growing trend in swimming pools (BPT) - Pools are great fun for kids and adults and when it is hot in the summer time or you’re on vacation, there is no better way to cool off. Most pools do require a lot of work to keep clean however and there is always that chlorine smell and the burning sensation that affects the eyes and skin. For many people it is the memory of the chlorine that is inescapably associated with all pools. But for kids today this memory is quickly becoming a non-event thanks to the increasing popularity of saltwater pools. Saltwater pools work by converting salt to chlorine using an electrolytic converter. This produces the same type of bacteriakilling chlorine found in a traditional pool, but in a radically different fashion. Since the salt generator is adding chlorine to the water at a constant rate, it is capable of displacing the bad smell and burning irritation we normally associate with chlorine and maintaining the right amount at all times.
As the water exits the converter and enters the pool, the sanitizing chlorine eventually reverts back to salt, and the process repeats itself, conserving salt and keeping sanitizer levels balanced. However new salt does need to be added occa-
sionally as salt levels can drop due to splash-out, rain and filter back-washing. Pool owners still should test weekly for pH and chlorine and monthly for other water balance factors. Saltwater pools require far less maintenance than
traditional pools and are much less expensive to maintain as pool salt is far cheaper than traditional chlorine. This is a big reason why so many hotels and water parks in the United State have already made the switch. Plus when it comes to initial
construction and installation, the additional cost of an electrolytic converter is very small and easily made up in maintenance savings. Even converting an existing chlorine pool to saltwater can be paid off quickly. Saltwater pools are certainly not new. The technology started in Australia in the 1960s and today over 80 percent of all pools there use this system. In the United States, saltwater pools first began to see use in the 1980s and today have grown exponentially in popularity. According to data published in Pool & Spa News, today there are more than 1.4 million saltwater pools in operation nationwide and an estimated 75 percent of all new in-ground pools are salt water, compared with only 15 percent in 2002. Some may be concerned about the effect of salt on pool equipment, construction materials, decks and surrounding structures. However the actual amount of salt used is very low, less than .01 as salty as sea water. You may be able to taste the
salt in the pool, but much less so than you can taste and feel the chlorine in a standard pool. When pools are properly constructed and normal maintenance is followed, salt water has no effect on pool finishes, equipment and decks. Since the Evergreen Commons senior center in Holland, Mich., converted its 65,000-gallon pool to salt water, members have been pleased with the results. “The minute you walk into the pool area you notice a big difference,” says Jodi Owczarski, the center’s community relations director. “There is no longer that chemical smell. People also tell us that the water is much softer. In the old pool, people said they sometimes had to wash twice to get all those chemicals off, but in this pool, they only have to wash once.
