Because of the Kerr Tearm Guaranteed Sale Program, we were able to get our current house sold and stay on track to purchase our new home. The Kerr Team has been very professional to work with. We would highly recommend their Guaranteed Sales Program to anyone considering selling....it works!

Dear Wally and Cindy, Our family desperately needed a bigger house. We had found the home of our dreams but purchasing it would not be possible until we sold our home in Hawthorne Place. Kerr Team Real Estate bought our house at a very fair price and we were able to go ahead and buy our dream home. We could not have done it without them.

Justin & Cindy Boman

Dear Cindy and Wally, lly, Thank you so much for purchasing my homee under your Kerr Team m Guaranteed Sale Program. You treated me fairly, and closed quickly, at a price that was agreeable to me. When I walked away from the closing table, I had not only sold the home, I had met two of the nicest people I’ve had the pleasure of working with. Kerr Team Real Estate will be my first choice in the future and I would highly recommend them.

We needed to sell our home really fast because we were expecting a new bundle of joy. I called Kerr Team Real Estate and asked about their Guaranteed Sale Program. I was convinced the Kerr Team’s Guaranteed Sale Program was very reasonable and fair.

The Kerr Team bought our home so that we could close on our new home without making two moves. They even bent over backwards for us to find a home within our budget and big enough for our family. Their program worked exactly as promised. We would recommend Kerr Teams Real Estate’s Guaranteed Home Sale Program to anyone thinking of selling or buying a home.

Making the most of small kitchens By Phoebe Chongchua RealtyTimes.com

Many people complain about small kitchens but tiny spaces aren't always to

be dreaded. If you're selling your home and your kitchen is, well, compact, know that

you can find ways to achieve big appeal with a little creativity. • Bring in the light. Sometimes small kitchens can be dark, making them feel even smaller. But if you remove the curtains from any windows in your small kitchen, it'll let light in and open up the area. Instead of curtains, you can use small blinds that are recessed inside the frame of the window. These are easy to clean and still provide some privacy even when the blinds are open. • De-Clutter the counter tops and the walls. Most people have a tendency to let kitchen clutter build up on the counter tops and walls. Removing items from the counters, kitchen table, and even off the walls will make the space feel bigger. Yes, I know these items on the counters are useful but when you're selling your home, a little inconvenience may help you receive a higher offer and you'll probably agree, that's worth it! Take the appliances and either store them in the kitchen cabinets or, if there isn't enough room, pack them up. (con’t. on page 6)

Kitchen (con’t. from page 5)

You're moving soon, anyway. Clearing off photos and miscellaneous papers that are stuck on your refrigerator door or kitchen walls will also help make your kitchen look bigger. If you're tight for space, mounted storage units can be added to your kitchen walls to free up limited counter-top space. But again, too many storage units, even the decorative kind, will give people a feeling like the walls are closing in on them. The same goes for hanging pot racks from the ceiling. Be sure to leave some open wall space and to use storage units that aren't completely solid. The open units, if the shelves aren't stuffed, will give a less closed-in feeling. • Opt for lighter and brighter wall color. Going with lighter colors tends to open up a room. Light and bright colors are also very inviting and friendly, making them a perfect choice for the kitchen. You can use a darker accent trim to create some contrast. You can also use decorations including floral arrangements or even some colorful kitchen appliances to add spice

to the kitchen. • Wall-mounted appliances and reduced counter-top depth.

Wall-mounted or under-the-cabinetsmounted appliances can save valuable

kitchen counter-top space. You might even have a way to wallmount your kitchen faucet. In one small home design, the faucet was mounted to the wall, creating a very distinctive look. The counter-top was a standard 24 inches deep but elsewhere the countertop was reduced just slightly down to 21 inches–very subtle and hardly noticeable but it allowed more floor space in a tiny kitchen. Small kitchens don't have to be an eyesore. Some even prefer less space because there's less to clean. If you know the audience you're marketing your home to, you can play up the home's best features–including, perhaps, a small, quaint, and simple kitchen.

Improve your chances of obtaining a home mortgage By Chip Poli RealtyTimes.com

Securing financing to purchase a new home is one of the most important, exciting, and nervewracking financial steps most people will ever take. During the housing boom, mortgage requirements were relaxed to unsustainable levels, and it seemed just about anyone could approach a lender and walk away with financing. But in an effort to recover from a record increase in foreclosures and loan defaults, lenders have become more stringent; loan applicants must now meet more demanding requirements to obtain a mortgage. Does this mean that you won't be able to get the financing you need? In a word, no. Here are a few tips to follow for a smoother path to home ownership. Shore up your credit!

If there is one thing you can do to increase your chance of obtaining a mortgage loan, it is to take careful stock of your credit situation and address any issues that are lowering your credit score. The first thing to do is to order a copy of your credit record from all three major credit reporting agencies: TransUnion, Equifax, and Experian. Look over this information carefully to make sure that all three agencies are aligned in their rating of your credit. If you see any errors, dispute them with the company in question. If your credit is too low to obtain an attractive interest rate on a mortgage (680 or higher is considered good; 720 will put your in very good position to secure financing), take a few months to increase it. One way to do this is to take out a credit card,

use it to make regular purchases, and pay off the balance monthly. Reduce your debt. By paying down your debt, you will not only show a lender that you are a good risk for making regular payments, you will end up with fewer outstanding payments or accounts to factor into your debt-to-income ratio. Simply put, the fewer static payments you have on your financial record, the better. While it might not be feasible for you to pay off your car or student loans quickly, you should be sure that credit card and store balances are low or nonexistent. Don't splurge. If you can put off making any large purchases until after your home sale has closed, do so. This isn't the time to run out and buy a luxury car or take a lavish vacation. The rule of the day is to be conservative with

your spending - meaning more cash in hand for that down payment and reserve cash in the bank to fall back on once you need to start making your monthly mortgage payments. Save. Save more. And then save more. The amount of money you have in the bank is going to be important when you need to prove to a lender that you can offer up a healthy down payment. While 20% down is the conventional rule of thumb, there are mortgages available that require less cash up front. Your loan officer

can point you in the right direction to take advantage of any low- or nocost down payment programs for which you might qualify. But wherever possible, add to your savings – more money in the bank can only help you qualify for a loan. Stability is key. Maintaining steady employment or income is an absolute must when you apply for a mortgage. This isn't the time to try a new career path on a lark or risk taking a new position without a lot of job security. Lenders are going to want to see that you

have a proven, stable source of income, that you make regular payments on your rent or existing mortgage, and that you seem like a good risk for financing. Obtaining a mortgage loan may seem like a challenge, but with a little diligence, a little financial restraint, and the aid of an experienced loan officer, you'll have all the tools you need to secure the financing you need. If you can prove your commitment to the cause, you'll be on the path to home ownership in no time.

Home remodeling for the long haul: Making your space work for you (BPT) - As more people choose to stay in their current homes longer, Americans are diving into large remodel projects. Forty percent of homeowners plan to remodel or build an addition to their existing home within the next two years, with kitchen and bathroom projects remaining the most popular remodeling jobs, according to the 2013 Houzz and Home Survey. Home remodeling for the long term can be challenging, as newer designs may clash with the existing style of the home. The key to a successful remodel is to choose elements that will create a cohesive design throughout, yet remain fashionable and functional well into the future. “Whether it’s upgrading their existing home or renovating a newly purchased one to fit their longterm needs, homeowners are settling in and want quality products that will look great, provide design flexibility and perform well over time,” says Andy Wells, vice pres-

ident of product design, MasterBrand Cabinets, Inc. Here are a few tips to help make your remodel work for the long haul: Keep your space flexible with neutral color choices As homeowners stay in one place longer, they are passing on bright, bold colors, especially in the kitchen and instead choosing neutral colors and clean styles that work well with a variety of design elements. Many new earthy, neutral color palettes provide visual warmth while seamlessly blending with the rest of a house. Moreover, neutral hues can increase dramatic impact when carried throughout the kitchen in various textures, such as flooring, a backsplash or cabinets. Decora Cabinets recently partnered with SherwinWilliams to create a custom color-matching program for cabinets, which offers more than 2,000 shades of color to choose from, including a wide range of

neutrals that can be easily adapted to specific design tastes. Give your kitchen a warm, cozy feel with Decora’s Down to Earth series of soft browns or create a trendy, elegant feel with the Quiet Sophistication line of blacks and greys in your cabinetry. Complement existing design elements

with transitional styles Modern cabinets can clash with traditional elements in other rooms, especially when remodeling older homes. Choose cabinets with design elements that easily transition across differing styles and bridge the gap between your desire
