! e m o c l e W Real estate is at the heart of this publication—after all, it is called North Beach Sun Real Estate—but on occasion we like to explore what in the world people are doing on their property. This issue is all about the birds and the bees. (Get your mind out of the gutter, people! I’m talking about raising chickens and honeybees!) Everyone’s heard the buzz (so many puns to make here) about bees: their population is dwindling and losing them has serious ramifications for our crops. The long and short of it is, we need those little guys to survive. Writer Lindsey Dianna travelled up and down the beach in search of local beekeepers who are doing what they can to help ensure the survival of honeybees and—in turn—the survival of the human race. I’m only half joking when I say that these people (who handle bees, for crying out loud!) are literally saving the world. Lindsey interviewed folks who raise chickens locally, too, and found that many do it out of a desire to be self-sufficient, to eat eggs that are both healthy and local, and to involve their children in a family endeavor. Want to raise chickens or bees yourself on the Outer Banks? Check out her article on page R10 for tips and info from those actually doing it.
Speaking of making a difference, writer Kip Tabb sat down with Doug Brindley of Brindley Beach Vacations & Sales whose been making a name for himself for both his work in real estate (he’s like the Phoenix of the local real estate market!) and for his charitable endeavors. Doug’s company sponsors—and he is personally involved in—a number of local fund-raising events, including the hugely popular Womanless Beauty Pageant which raised $76,000 for local charities this spring. He’s a good reminder that success means more than just having a thriving business. In case you wanted a little real estate eye candy, we also stopped by the lovely and historic Hall Cottage on the Beach Road in Kill Devil Hills. Owner Katherine Hall gave us a tour of her breezy cottage, and made us insanely jealous that we don’t live oceanfront. Northeast breezes, anyone? Take a gander at her seaside retreat on page R16. street. The only constant that comes to mind is the tax assessed value set by the county. Once tax values are set in both Dare and Currituck counties they remain the same for each property until the entire county is assessed again. Both Dare and Currituck County reassessed their properties to be what they thought market value was on January 1, 2013. All properties in both counties still have that value today. A difference in the tax assessment to sales price is probably the best measurement to see if there is appreciation. I compared all the single family residential sales from the first six months of 2013 and 2014 in both Duck and Kill Devil Hills. I chose these towns to get a sampling of a high price range and a lower price range. For the first six months of 2013 the total sales volume of single family residential sales in both these towns equaled 102% of tax assessed value. For the first six months of 2014 that number rose to just less than 116%.
With a little digging this information is available for any Outer Banks neighborhood or town. Ask your Realtor to check and see how your neighborhood is doing compared to the last few years. Are we on our way back to the glory days of appreciation? With some continued mixed signals it is not likely, but a return to the pre-boom years seems more and more likely–and that would be a welcome sight.

After many years of seeing negative signals in the Outer Banks real estate market, there is quite a bit of talk among Realtors about positive signs for today’s sellers. Some indicators this year included higher average sales prices and higher median sales prices. Despite all this good news, I still had doubts. It is possible that people were just buying more expensive houses. If people were purchasing closer to the ocean, then NORTHBEACHSUN
both the average sales price and the median sales price would be higher. Also, it seemed like there were fewer sales for that same period in 2014 and more inventory. It is difficult here to quantify values because we don’t have street after street of similar houses built by the same developer. Also, you can have water front properties worth many times more than properties just a couple hundred yards up the same

TOWN REPORT What’s happening in your town? Here’s a report from all over the Outer Banks. Currituck Official count of the Corolla Wild Horse herd is 101. Legislation pending in the US Congress would allow mares from the Shackleford Banks herd to be brought to Corolla. There is considerable concern about genetic inbreeding within the Corolla herd. The legislation, opposed by US Fish and Wildlife, is stalled in committee. USFW manages the Shackleford Banks herd but feels the Spanish mustangs of Corolla are an invasive species. Commissioner McCord resigned from the board effective June 30 to assume his duties as a magistrate. State law prohibits magistrates from holding office as a commissioner. In his resignation remarks, McCord said, “I wish nothing but good for everybody. I just want to thank everybody.”
Duck Sanderling Resort has been given the green light by the town council to proceed with a planned 24 room expansion. The original plans for the expansion included a nonconforming third floor that would have raised the structure above the town’s 35’ height limit. The new proposal conforms to municipal height restrictions. Passed by the NC Senate and House unanimously, legislation allowing Duck to exercise quick-take condemnation for beach nourishment projects is part of the town’s municipal code. Kitty Hawk, Kill Devil Hills and Nags Head also have quick-take condemnation powers.
Southern Shores Fire Chief Bob Harvey retired in June, and the town council thanked him for his years of service as Fire Chief of Southern Shores Fire Department. Ed Limbacher, who had been the assistant Fire Chief now wears the Chief’s hat. The preliminary Draft Report of the Southern Shores Bike and Pedestrian Plan is available for review. The report, outlining the benefits of a better designed multi-use trail system in the town, is scheduled for a public workshop later this summer or early fall with a final report being issued in the winter.
Kitty Hawk The town budget is coming in at a little under $7 million revenues based on $.32 per $100 valuation. The valuation has increased $.02. The increase of $.02 will be applied to storm damage reduction—beach nourishment and associated outflow projects. R6

REAL ESTATE & BUSINESS Kill Devil Hills After a July presentation by Assistant Director of Planning, the commissioners opted to complete the multi-use projects along the Bypass. The projects will take place this year and into 2015/16. Because the Bay Drive project includes street improvements, the decision was made to look for other funding options.

The town’s adopted budget of $13.46 million includes a $.03 increase in the ad valorem rate to $.3509.
Nags Head With one of the most extensive multi-user trail systems on the Outer Banks, Nags Head commissioners are continuing to look for ways to expand the paths. Commissioner Ratzenberger, referencing the new NCDOT funding formula, pointed out that the most effective way to move forward may be to work on a county wide basis. Developer Eddie Goodrich, working with the Nags Head Planning Department, has proposed a new zoning use category, “Residential Group Development” at the July 2 meeting. Goodrich noted the new designation would allow shared access and septic systems, creating more open space around what are now nonconforming lots. He also noted the new designation would benefit nonconforming cottage courts. Although generally in favor of the concept, the commissioners wanted language in the proposed ordinance to be clarified.
Manteo The town of Manteo’s 2014 budget is slightly more than $4 million. The budget is approximately 6% greater than the 2013/14 budget and includes a half cent ad valorem increase to $.36 per $100 of valuation. Following FEMA’s Community Assistance Visit (CAV), Town Planner Erin Burke reported the town is in compliance with the flood program and the town received very good reviews. A better ranking in a CAV review will help with flood insurance costs.
Dare County The county has put into motion legislation to create a mutual aid agreement with the City of Newport News. The purpose of the agreement, is to “. . . provide key public services to each other in the event of an emergency.” Because the municipalities are in different states, specific legislation has to be created to cover the agreement. The County’s budget for fiscal year 2105 is $127 million. The original budget restricted funds the Board of Education could use for maintenance, reallocating most of these funds to county maintenance, proposing the county would take on much of the school’s maintenance. The final proposal replaced some of those funds in the BOE’s budget.
Outer Banks Ranked #1 Family Destination by US News and World Report According to a survey by US News and World Report Travel, the Outer Banks is the best family beach vacation in the United States. Other destinations on the “10 Best List” include Maui, Fort Lauderdale and Myrtle Beach. A particularly telling statistic about just how popular the Outer Banks seems to be the reader survey asking “Belongs on list?” was overwhelmingly positive, far outstripping the responses from any other location on the list.
Roanoke Island Aquarium to Undergo $4.5 Million Facelift Pending final approval as the North Beach Sun goes to press, the Aquarium on Roanoke Island is scheduled for a $4.5 million renovation that will begin in October. According to Roanoke Island Aquarium Director Maylon White, the aquarium opened in 2000 and this is the first major renovation since that time. Plans call for the interior floor plan to be completely revised, creating a new way to meander through the facility. Interactive and video screens will enhance the feeling of adventure as guests wander through the exhibits. Just about the only exhibit that will not be changing is the 285,000-gallon Graveyard of the Atlantic tank. “You don’t mess with success,” White says. “That’s our most popular exhibit.”
Signs Point to Continued Strength in Outer Banks Visitation The early signs, or maybe that’s intermediate signs, look good for Outer Banks visitation. Through May visitation was up 12% for the Outer Banks—a little bit more than that on the Northern Outer Banks. That’s a very preliminary read, but still it is an encouraging figure. This past winter was by any standards harsh, and as difficult as it was here, it was much worse in the Northeast, home to many of the Outer Banks’ off-season visitors. Although firm numbers are not yet available, initial reports indicate June visitation may be off—most likely because schools in the Northeast were in session one to two weeks longer to make up for snow days. July and August appeared to be running at almost 100% occupancy.

Housing Showing Signs of Recovery It can be a little dangerous to predict how revenues will look at the end of the year, but through June it appears as though the Outer Banks housing market is improving. According to real estate sources who spoke with the North Beach Sun, the first quarter of the year was slow—most observers agreeing severe winter storms in the Northeast kept potential buyers at home. However, through June it looks like sales are running a little ahead of the 2013 pace.

The Birds & The Bees OF THE OUTER BANKS
The Birds
When my daughter and I had the chance to visit with three local backyard chicken raisers, also known as backyard poultry breeders, what surprised me the most was the relationship between the owners and chickens: “I can’t wait to brag about my babies” and “I’m so excited to show off the girls!”
I met 165 chickens, and most of them had names. Many came when called by their owners, and they were surrounded by children and family pets. We saw the admiration for the creatures that provided for our hosts and the pride of successfully undertaking a venture to be more self-sustaining. Tim and Jennifer Gard live with their son Henry on “the family compound” in Manns Harbor, property that has been in the Gard family since before the Civil War. Raising chickens is their latest adventure; they are both chefs at Ocean Boulevard Bistro, and have a passion for quality fresh and local food. Jennifer has worked as an assistant for local veterinarians, and her love for animals is apparent when she serves homemade frozen treats to her “girls”. Watching Henry, beaming with pride and wonder, climb in the coop to gather eggs, it is apparent that the Gards’ endeavor is a success in more than just one way. Emily Midgette Pharr had chickens growing up, and now she is raising 25 hens and three roosters with her family at the Colington Campground, owned and operated by her parents. In the 1950s, her relative Ira Partridge was instrumental in changing the laws in Colington to allow livestock. Our children played hide and seek and ran around the yard with the chickens as Emily shared her experiences with me.

While many of her chickens are there to produce eggs, she jokes that others are “yard decorations”; she has an interesting variety of some very unique looking birds. “It’s fun and silly, raising kids to take care of something not domesticated....It might be messy but having something that can provide for our family is nice.” Some day soon when production is up she looks forward to bartering and being “a little further off the grid than we are now.” Shawn Davenport, of Powell’s Point, now has 130 chickens, two turkeys and some ducks. Her father inspired her love of animals as a girl, and a few years after her son was born, she wanted him to “experience hatching; to teach him responsibility.” They got 20 chickens for eggs, and The Chicken Lady (as she calls herself) was off and running. The community’s response to her endeavor has been overwhelmingly positive. Her drive to educate and share her experiences to help others has led her to create the Facebook page Farm Life. She also gives talks in local classrooms and started a 4H chicken club for kids called Fancy Feathers. Like the others I spoke with, the hardest part for Shawn is losing one of her “girls” to a predator when she isn’t “there to protect them.” The best part, besides watching their personalities unfold, is observing their interactions with children. “When they first get to hold the chicken or find that egg and are in awe of what chickens can do, it’s indescribable,” she says. While she has become a supplier of both eggs and chickens in the community, she doesn’t make a profit. “It just supports my hobby,” Shawn says with a smile.

Known as apitherapy or bee sting therapy, honey, bee pollen and propolis have been used for their antiseptic properties to heal wounds for centuries. Apitherapists have been successful in alleviating chronic and acute pain from the likes of arthritis and fibromyalgia.

rap group Wu-Tang Clan; other prominent members include RZA and JZA, which are the names of the two beehives on their property. O.D. Bee is informative and entertaining! Next, I visited with Fountain Odom on his back porch in Manteo, where we talked about life and bees as he smoked his corn cob pipe. Fountain, a former state senator, has had a passion for beekeeping since he began in the early 1970s. “Once I got started, I was intoxicated,” says Fountain. “Bees are at the top of the list of the most interesting things our Creator provided this spinning globe, for all they have done for mankind.” His daughter in Chapel Hill has kept bees, and his brother in Charlotte looks after his 18 hives of bees these days—but Fountain still likes harvesting the honey himself. Fountain is a board member of the NC State Beekeeper’s Association. He got involved locally when he learned of a proposed ordinance to ban beekeeping in Manteo (originating when a neighbor allergic to bees filed a complaint), and helped Denise Deacon start the Outer Banks Beekeepers Guild. He talks passionately about the Outer Banks being akin to a California wine valley in its ability to produce unique and quality honey, without the presence of mega-farms and neonicotinoids. “We have the potential to have the best honey in the world,” says Fountain. Fountain is a member of the American Apitherapy Society, proponents of the use of beehive products such as honey, bee pollen, propolis and bee venom as alternative healthcare in treating acute and chronic pain. Fountain, a cancer survivor, had severe arthritis in his knee, and can personally testify to the curative power of bees.
The Bees
I had the pleasure of bringing my third grade son along to visit three Outer Banks beekeepers (otherwise known as apiaries or apiasts) that are doing their part to keep honeybees alive and well. We first visited Candace Owens and her two children at their home in Grandy where they’ve raised both bees and chickens. Candace explained that for her, raising bees felt like a natural progression from raising chickens. “They’re more work than raising a cat, but less than a dog,” says Candace. She read every book in the library and researched online for a year before taking the plunge. She ordered her “starter kits” of bees from Winston-Salem, trying to keep it as local as possible, receiving two boxes; one holding the queen and two to three “attendants”, the other with a thousand bees. They showed us their protective beekeeping suits, and also the smoker they use to calm the hive when going in to do a “check-up” once every two
weeks, making sure they are healthy and producing well. The Owens family uses every conceivable byproduct of their honeybees, including the wax, honey, bee pollen and honey comb (it whitens teeth!). They have an arrangement with the farmers next door to protect their bees from pesticides; their neighbors let them know before they spray their crops so they can lock up their bees. For Candace, the hardest part of this undertaking (besides “nerves in the beginning”) is worrying about keeping them happy and thriving. The best part? The kids say “honey!” right away, but she says it’s rewarding putting in work and seeing what you get back from it. Her thriving blueberry bushes are a testament to what their bees are contributing to plant life on their own property. O.D. Bee is the Owens’ Facebook page that documents their learning venture with bees and shares their knowledge with others. We’re All Gonna Die!!! “If the bee disappeared off the face of the earth, man would only have four years left to live.” This popular quote is commonly attributed to Albert Einstein, but it’s somewhat of an urban legend. It started popping up about 40 years after Einstein’s death in a speech given at a political protest held by European beekeepers. Currently, the most imminent threat is to one third of the world’s crops that require pollination like berries, watermelons and cucumbers.
Denise Deacon, President and co-founder the Outer Banks Beekeepers Guild, has been keeping bees with her husband John since the spring of 2012. They currently maintain three hives at their home in Kitty Hawk, which in their peak season hold about 80,000 per hive. Denise started with a beekeeping course at the Agricultural Center in Currituck, and was having a hard time finding other beekeepers. In her first year, she lost both of her hives to the parasitic Varroa mite. “It just breaks your heart,” says Denise. Determined to learn more and share knowledge, she began networking. When she met up with Fountain, (“a group effort”, they both say), the Outer Banks Beekeeper’s Guild was born, now with 26 paid members. Recently, an unlikely ally for local beekeepers attended their monthly meeting— Carl Walker, head of Dare County Mosquito Control. Mosquito Control agreed to not spray in areas they know contain beehives and beekeepers could post reflective signs alerting the truck drivers. Walker does have a secret motive; he wants to be a beekeeper when he retires. Denise’s favorite part of keeping bees is watching them work. “It’s mesmerizing,” she says. “I start to feel lazy, like they’re the ones doing all of the work!” She is proud of the fact that there are no chemicals in or near the hive, and like the Owens family she uses every byproduct of the hive to create natural products from lip balm to candles to deodorant. O.B. Hive is her label, and the website is in development.

Highly evolved socially, honeybees have their own version of GPS, and they communicate vital info to one another by means of a little show they put on called The Waggle Dance. Upon their return to the hive, they angle themselves at a degree that tells the other worker bees the exact location of the flower source they have come from.
Mother Nature intended to give hens the winter months off from giving birth nearly every single day of their first few years of life (yikes!). For those interested in harvesting eggs year round, artificial lights are employed mimicking the cycle of the sun during more productive months.

A Phone Call From Spain Scammers Target Our Community’s Seniors By Kip Tabb
The phone call to Dot Baum of Kitty Hawk was frightening. An official sounding woman told her she was calling from the American Embassy in Spain. “Michael, your grandson, is in trouble,” said the woman. It made no sense—Dot had just seen Michael, a senior in high school, one week earlier. But the woman seemed to know a lot about the boy. When she asked the caller why Michael was in trouble, she was told he had been driving with a friend, the friend had broken some of Spain’s traffic laws, and the Spanish were taking a very hard line on what the boys had done. If Dot could send some money, the Embassy Official was sure they could get him out of jail quickly and then out of the country. Still wondering how this could be real, Dot asked to speak to her grandson. “It sounded just like him,” Dot recalls, and he knew details about Michael’s life that added to the feeling that it really was her grandson she was talking to. Still not quite convinced, she asked one more question. “What is your Grandpa Pete’s real name?” “He hesitated,” Dot says. Then came the response: “Peter Baum?” It was the wrong answer. Dot told the woman she would see what she could do and got off the phone. The scam has a name, according to Sgt. Brad Eilert of the Southern Shores Police Department. “It’s the Green Dot Scam,” he says. “Green Dot cards are cash transaction cards. They’re used the same as cash. The victim is told to load the card with cash.”
Dot notified authorities, but typical of this type of investigation, it went nowhere. “Everything we get on these leads back to nothing,” Eilert says. Most of the information that can be traced takes investigators, according to sources we contacted, to foreign countries—often to Eastern European nations with limited cooperation with U.S. authorities. “Someone will call the potential victim and tell them they’ve won a sweepstakes or a family member is in jail,” Eilert explains. Dot’s observation that the callers seemed to have a surprising amount of personal information is consistent with the pattern of the scam. “They do a lot of research on the victims,” Eilert says. “There’s so much (information) on the internet and social media.” The target is told to purchase a Green Dot card and put the cash on it. “The range is between $2000 to $5000. The maximum on a Green Dot card is $5000,” Eilert says. After loading the card with cash, the victim will be instructed to read the number off the back. With that number the cash on the card is gone in seconds. Because there is no bank account associated with the card, there is no way to trace where the cash has gone.

“They usually target older people, and the caller will be very persistent,” Sgt. Eilert, says an experience confirmed by Dot Baum. “Two weeks later I was sitting in my home talking to (his mother) and Michael,” she says. “And that same woman called. I told her Michael was sitting right across from me. Then I told her the hottest places in hell are for people who scam older people.”
This is the first in a series of articles by the North Beach Sun on scams that are popping up on the Outer Banks. As we began talking to law enforcement officials, we found there are a surprising number of swindles showing up on the Outer Banks. As a community-oriented paper, we feel it is our responsibility to report on this type of activity and let our readers know what is happening. R12

Up Close with Doug Brindley of Brindley Beach Vacations and Sales
Photo by K.Wilkins Photography / Story by Kip Tabb There are a number of ways to describe success, and somehow Doug Brindley, President of Brindley Beach Vacations and Sales, has managed to capture quite a number of them. Success? By any standards, he’s a successful business man. Respect of his peers? He has been inducted into the National Association of Realtor’s Hall of Fame and is a member of the organization’s President’s Circle. Contented family man? “With my wonderful wife Joan and my wonderful daughter Reagan, this is where I’ve always wanted to be,” Doug says. “It’s a great place to have a family.”
“I sold B&B on the Beach in an IPO. Stood on the floor and rang the opening bell,” Doug said. “That was pretty neat. A bucket list thing.” Although he remained involved with B&B, there were problems. “I worked for that company for four years.” Doug says. “But they were not operating properly on the Outer Banks, and I told the CEO that. He didn’t like that so a week later they found a way to tell me to leave. So I was out of it for three years (on a noncompete clause) and I came back as Brindley Beach. And then I came back a few years later and bought that same company at pennies on the dollar. As I explained to them, they were failing.”
It has been an interesting journey—a road that seems to have taken some unexpected twists and turns along the way.
The key to the Outer Banks market, according to Doug, is to recognize that this area is a family vacation destination with businesses that are run by families.
His path to success started, according to Doug, in college. “I was on a swimming scholarship at East Carolina University,” he says. “I got a scholarship in long-distance swimming. My event was the 500, 1000 and the mile. I don’t think anyone else wanted to do it, so I got the scholarship.”
“The Outer Banks vacation business is a mom and pop business,” he says. “They want to call over and say I want to talk to Brindley, or I want to tell Brindley everything was wonderful. They’re not going to call over and say, ‘Could you send a memo and tell the CEO I have a problem?’”
“ If it’s worth doing, it’s worth over doing.
He credits that experience with getting him ready for what the world had to offer. “My athletics in college was 80% of my education,” he says. “It teaches you so many things. It teaches you how to get along; it teaches you how to win and how to lose.” And it taught him one additional lesson that has always stuck with him. “If it’s worth doing, it’s worth over doing,” Doug adds.
He graduated with a degree in accounting, got his CPA and went to work in Richmond. “I worked in public accounting in Richmond,” he recalls. “I don’t know if I didn’t like accounting work or it didn’t like me, but I moved here in ’84 and have been here ever since.” He started working with his father in real estate development, but quickly came to a realization about what he truly enjoyed. “I was in that only a few months when I realized I liked to sell.” He formed a partnership, started a company that eventually became B&B on the Beach, one of the most successful sales and property management companies on the Outer Banks during the 1990s—so successful that it went public and became a member of the New York Stock Exchange. That personal touch is at the heart of the company’s success—and Brindley Beach is expanding. With over 500 homes in their property management portfolio, they are one of the largest companies on the Outer Banks. Yet they are continuing to grow. Last spring the company acquired the John Dean Agency in Kill Devil Hills, and the company has added homes in the Carova area. “There’s no such thing in business as sitting still. You’re either green and growing or ripe and rotting,” Doug says. There are bumps in the road. Sales for the company this past year were difficult. “This is so frustrating because we had a fabulous year in sales (in 2013). And then we had this past winter. It’s kind of hard to drive to the beach to look at a house when you can’t get out of your driveway,” Doug says. Nonetheless, he is where he wants to be—with success in business, the respect of his peers, and contentment as a family man. “I’ve been at this 30 years and I don’t have any idea what else I would do,” he says.

Hall Cottage A Historical Kill Devil Hills Home
The Beach Road is peppered with homes I adore. They’re the ones brimming with salty character—breezy open windows, wooden paneling, hammocked wrap-around porches and dormers that look out to the sea. I imagine they must be inhabited by carefree, barefoot ocean-lovers who pinch themselves every day for living THISCLOSE to the ocean. The Hall Cottage just north of Avalon Pier in Kill Devil Hills is one of those places. From the outside it looks big—not in the hulking mcmansion sort of way—but in a sprawling, airy way. It’s the sort of place that has sand-worn floors and seashells on the porch, the kind of place where you’d want to hang up your beach towel and take a nap. Owner Katherine Hall thought the same thing when she bought it in 1994. “I didn’t tell my parents at first,” she laughs. “Friends told me I was crazy to buy an oceanfront house—that I’d lose it to the ocean.” But she bought it anyway. “I believe that you should make the most of every day. You don’t know what tomorrow holds.” The side porch with its northeast breeze sealed the deal for Katherine. “As soon as I walked around the corner and saw the side porch, I knew I had to have it,” she says.

The history of the house pre-Katherine is a little murky. Initially Katherine thought the house had been built in 1921, but the Town of Kill Devil Hills did a check and found records dating to 1935. The cottage has only had three owners in its nearly 80 years, first the Birdsong family, then Mildred Babb and lastly Katherine. Up until 1994 when Katherine made it her permanent residence, the house was used as a second home. Katherine’s uncovered the history of the cottage a little at a time, finding unique features and adding a few of her own. She discovered that the fireplace in the main room was likely made with granite leftover from the Wright Brothers Monument. There’s still an old claw foot tub on the second floor and a wood burning stove in the master bedroom. And the layout of the home was meant for pre-air conditioning times; both the kitchen and the maid’s quarters are located on the northeast side of the house to catch the cool breeze. One day while remodeling the attic into a third floor master bedroom and bathroom, she found an old board with the initials of two people and a heart. She contacted the former owners, and sure enough, those initials had been carved by two young lovebirds who are now happily married grandparents. “I just teared up!” Katherine recalls. Katherine added a new wing to the house that included another den area, garage and porch. Her husband Larry Bray is a woodworker, and he’s made custom cabinetry and etched glass in various rooms throughout the home. The front door has several decorative panels of beach glass, all found by Katherine on the beach in front of the cottage. And the tall, protective dune in front of Hall Cottage has been a labor of love for Katherine; each year she collects old Christmas trees and refortifies the barrier between her home and the Atlantic. In 2010, the Town of Kill Devil Hills named Hall Cottage a Historic Landmark, which Katherine likes because it gives her a break on taxes. She’s made her own history at the cottage, too; at 52, she married her husband on the beach in front of it. Although she still treasures Hall Cottage, today Katherine and Larry live in Carlysle on the Sound, and she rents the cottage weekly through VRBO.

deck nails Customers that have OBX homes that are ten years or older tell me the first thing they do when they arrive in the spring is to pound down the nails that have worked their way up out of the deck boards over the winter. “Grab a beer and start hammering,” they say. A good tip here is to pull those nails instead, and drive screws back in their place. Stainless steel is the best way to go, but a galvanized screw will do the trick. Replacing even a few each time you visit, you will have eventually solved that toe-stubbing, heel cutting issue, and you can just have the beer when you roll into town.

With our strong OBX wind gusts and harsh sun, fixing the screens can be a yearly chore, and the frames on screened porches are usually nailed into place, making repair or replacement a major project. I tend to steer away from them all together. Flying insects are really a minimum on a third story deck, and with our constant wind, you might just skip the screens. For those homes that do need to keep out the critters, some types of screens are stronger than others, and your local hardware store can help you choose the right one for your application. A roll up screen is another option. With simple Velcro attachments, they’re easy to “roll up” at season’s end. Most systems can be installed in a weekend with minimal tools. Here’s a tip: If your only option is to replace your screen frames year after year, do yourself a favor and don’t nail them back in place. Instead, install them in a manner for easy removal, such as turn-latch or hook and eye hardware.
Deck Sealing Sealing your wood deck against harsh UV rays is always a good project. This project is easier than one might think. With product such as Thompson’s Water Seal placed in a two-gallon pump sprayer, even a large deck can be sealed in under an hour. I recommend this bi-yearly, and this project alone could get you another five to ten years of use out of your deck before it needs to be replaced. There are also easy paint-on products that seem to hold up well and seal in those nasty splinters. Any home improvement store will have these products on the shelf.
outdoor shower Here’s a good one—the dreaded outdoor showerhead froze up again! Out comes the monkey wrench, but once applied to the offending showerhead, it usually breaks apart from rust. Well, the tip here is simple: replace these parts with PEX plastic fittings and add a hose bibb or spigot to the bottom of the showerhead supply line. This will not only double as a foot wash, but with a simple turn of the handle at the end of the season any water in the pipes will drain completely out preventing the freeze up from happening again.

The Right Time So, here is where the contractor speech comes in. For those projects you can’t do yourself, you know, the ones big enough for a carpenter or electrician? DO NOT wait until March to get them done! Here’s the deal. Not even “most” construction companies are swamped in the spring; ALL of them are. If I had a nickel for every time I’ve heard other tradesmen say, “Where were these people in January?” I could retire. For those of you who own non-rental properties, summer is when the work slows down and you will find some contractors available. A good rule of thumb is to get that work done between July and September. And here’s another little secret, talk to your contractor/carpenter in March about what you need done, and ask him if he can give you a better deal if you wait until summer. Chances are he will.

REFLECTIONS ON RETIREMENT
I’ve always hated to exercise, and I have the body to prove it.
Upon retirement, I assumed life would be more relaxed—free of treadmills, of Richard Simmons videos, devoid of sweaty limbs and wheezing lungs. Yeah, right. Of course I know better. People my age (I refuse to say elderly!) need to stay active. So I decided if I wanted to see my grandson graduate from high school, if I wanted to be a great grandmother someday, if I just wanted simply to celebrate another Christmas, I’d better get moving beyond my Monday night shag dancing and occasional Tuesday night line dancing. My friend Elizabeth (whose trim shape speaks volumes regarding more frequent exercise) offered a solution: jazz class; and I love it! Nervous at first (what did I know about “jazz hands”?), I lost my jitters amidst the welcoming smiles and easy laughter as we gathered before class. The musical warm up, with simple movements designed for body tune-up, soon led to another slightly more complicated and invigorating routine, again set to music. And it was the music that grabbed me, whispering, “This, Ms. Frumpy McChubster, is where you belong.” If you grew up in the sixties, how can you not want to dance when you hear “I’m So Excited” by the Pointer Sisters? We’re even tempted to sing along sometimes. Recently, dancing to “Honey, Honey,” my new friend Carnel out sang Abba! I wanted to join in, except the minute I try to sing, my feet get distracted and forget everything. Several special qualities emerge when you step over the threshold of our jazz classroom. Laughter prevails. Very few of us, other than Gloria, our sweet and tireless instructor, catch on to the steps immediately. Nobody cares. As Carol #1 (there are two in our group) says, “When Gloria asks us to do a new, complicated step, we just say, ‘okay’ and crack up at the results.” For example, one of our new moves involves what I can only describe as a thrusting of hips as we’re sashaying sideways; it belies all coordination on my part. When Gloria demonstrates, it’s fluid and sexy. When I try to copy, it’s bizarre and hilarious; and, of course, large mirrors at the front capture it all. Thus, the giggles. We giggle at our mistakes; we giggle at the giggles. I suspect that may be good exercise, too.

JAZZ
Along with the exercise and light heartedness, other individual needs are met. Carol #2 knows that for her, dance is a form of self-expression. She says, “The class is about performing a piece of art. Dancing is a passion of mine, and this class fills my soul.” How rich an experience is that!
Carol #1 lost her home in a terrible house fire over a year ago. She recalls the class showing what she calls “oneness of spirit” when they called, emailed, and sent a generous gift card. Although she was reluctant to join the class initially, she says now, “I will always be grateful to be a part of such a kind, wonderful group.” And this is all a reflection of that talented lady who supplies not only the foot tapping, sing-along music, but the patient encouragement and fabulously fun routines—just challenging enough to push us a bit without leaving us in a dancer’s dust. Even with over twentyfive years of experience teaching dance, Gloria enjoys our crazy crew. She says we’ve given her the very best a teacher could ask for—“willingness to learn, laughter, joy in dancing together, and most of all, treasured friends.” I love this class, love it, love it. Truthfully, I haven’t lost a pound. I’ve actually gained— but not weight; I’ve gained wonderful new friends. How can you spend an hour a week with a group of women, chatting and laughing as you learn something new together and not become friends?

A few months ago at the Silver Arts Competition, twelve of us in pink satin jackets and black leggings jazzed our way through “You’re the One that I Want” from Grease, snapping our fingers with, thank goodness, no hip thrusting. When our group came in third (out of three!), disappointment reigned for a few moments, but joy displaced it quickly—a delicious satisfaction from having worked together, bonding into a group who knew they’d done a great job even if the judges didn’t see it that way. And so, of course, we giggled some more.

On that very first day in jazz class, as we cooled down to Leonard Cohen’s “Hallelujah” (one of my absolute favorites), I knew I’d now found another way to exercise…and even more—like asking for a dish of vanilla ice cream and having it served with dripping hot fudge, a linen napkin and Perrier in a crystal goblet besides. Oh, so much more. So, let’s see—Shag Club on Mondays, Line Dancing on Tuesdays, and Jazz Class on Thursdays...now if I could find a dance to do the other days of the week, maybe I’d get in shape. Yeah, right.

Window

Each edition I am charged to write this decorating column—“Fab under $50”—and it has never occurred to me that I am describing accessorizing on the cheap. Yes, my ideas are inexpensive but there is a difference between inexpensive and “cheap”. “Cheap” brings me back to my college dorm days. Ah, the feel of 150-thread count extra-long collegesourced twin sheets against my skin. Hopping out of bed, I feel the pill of a $29 K-mart rug under my toes as I pad across to a pressed fiberboard dresser put together with dowel plugs and glue to pull out my clothing. After a long day of classes, I would curl up on my roommate’s futon, snuggling with a woven blanket from Cracker Barrel and eating cereal from a plastic bowl with a spoon. Before bed, I would switch on my clip-on fan, turn off the push-button desk light, and pull down the woven hippie tapestry that served as a window curtain. All standard dorm fair you may say, all cheap, but it was the tapestry that really got me. Sure, they sold outside the bookstore for a mere $30 the first week of school but truly, what did you DO with them except hang them up across your cinderblock walls to hide the fact that you were in essence living in a glorified prison cell? The other alternative was to use it to cover the bent metal window shades that predated the Jell-O salad served in the dining hall. Was the tapestry really the best window covering our ingenious minds could come up with?

Years later, moving into my first grown-up unfurnished home, I was presented with the challenge of addressing window coverings. Marching straight down to the hardware store, I browsed until I found a rolling blind that was tasteful yet had personality and affordability. Until I counted my windows…all 28 of them. I then calculated that I could afford 5.7 blinds. Time to break out the tapestries! In an effort to spare you a home full of tie-dyed draped window coverings to hide your patchouli incense, Birkenstocks and stash of Ramen Noodles (never ate them, never will!), here are a few examples that I have used in my home to save the neighbors a full show of the nightly McDanel family pajama parade. Inexpensive, fabulous and under $50, they allow you to gain more than nine months of wear and tear out of them before you pitch them into a large (cheap!) trash can come the end of the semester/season.

Old Windows
One of my favorite finds was an old pull down style map of the United States that was used in Kitty Hawk Elementary School. I went to a yard sale for a local charity and stumbled across it. It was the perfect yellows and blues to match my house, but I had no idea where to put it. As with most things, I brought it home and pondered locations until I noticed that a large downstairs window needed a shade. After screwing it into a base and suspending it from the ceiling, it provides a whimsical touch while blocking out the light.
I’ve written on the multitude of uses for old windows before but recently hung one up as a window covering. My husband made inserts for each of the panes, inserted black and white family pictures in each of them, and affixed a large chalkboard in the center frame. It’s now hanging suspended in front of the window to block the neighbor’s yard. Another idea is to use either textured paint or tissue paper and adhesive to create a stained glass look or translucent gold foil to gently filter light while creating privacy.
Duvet Double Take Typically when you purchase a duvet set for your bed, it comes with the duvet cover itself and two pillow shams. Using a careful hand and scissors or a rolling blade, slice the duvet in half lengthwise. With a simple stitch down the side and across the top, you have created lined curtains to hang in your bedroom that have matching shams to boot! Sets can be purchased for cheap at discount stores or in the clearance section of décor stores. R24
