5 Kay Court After rebuilding their home via the Build it Back program, one of the clients reached out for help with another house in the same neighborhood. The building is part of a small marina operated by the owner. The house was already elevated above the flood line, so it didn’t receive as much damage from Hurricane Sandy. Even so, the building was abandoned for many years, and the owner wants to demolish the entire building, only leaving the foundation in place for a new structure. The new house, when completed, will serve as a family retreat for the entire family. An open deck in the courtyard facing the marina, and another roof deck looking onto the water are important parts of the program. The entry level will have an open floor plan for the family to gather, with modest bedrooms on the second floor.

Congress St Office A successful business expansion led to the company relocating from the Financial District to the trendy Seaport District. Initially only a layout study, the project evolved into a full interior design project. The space was a blank canvas, the only existing finish was the exposed floor from when it was first built. The idea was to create an open office space where people can freely exchange ideas. There are no assigned workstations. Only a few private offices were programmed for the management team, while other private spaces were open for everyone to use. The concept was to think of the office space as a library, where everyone could work anywhere they wanted at any given time.

Fonthill Castle Built in 1852, the Fonthill Castle is part of the Academy of Mount Saint Vincent campus in the Bronx. It is composed of six octagonal towers at various scale. The project is to be executed in three phases: rehabilitation, campus planning, and interior design. To document the building accurately, 3D scans were collected into a point cloud model, which were later converted into a Revit file.

Atlantic Terrace Penthouse F
Atlantic Terrace is located in Green Point across from the Barcalys Center. The owner purchased the adjacent unit to his penthouse apartment in preparation for his growing family and business. Both units are on two levels. To connect the two units, openings were created and a walkway was added on the upper level connecting the units above. There are two internal stairs, the stair near the larger kitchen was eliminated while the other stair was redesigned to be more open for guests. The unit with a smaller kitchen was modified to become a wine bar for parties.

128 E 28th Street 128 is an eight story building in a mixed zoning lot. The massing utilizes the lot’s full zoning potential with a two story penthouse above and terraces in the rear yard. The interior layout was designed to provide the greatest number of comfortable units to accommodate the need for housing in the neighborhood.

Snap Development Previously a residential developer in Borough Park, the client is exploring other possibilities with a newly acquired lot in the neighborhood. The project was initiated as a series of zoning studies to explore building use vs market needs. The final design is an 18 story mixed-use building of commercial and community facilities. One of the early design challenges was to develop an efficient core to better serve the upper levels with smaller floor plates. The core layout also had to be coordinated with the parking levels since vehicular circulation combined with structural requirements presented another set of constraints to the layout. As part of the design study to expedite construction, an energy efficient prefabricated facade system was developed with a local manufacturer in New Jersey. The panels were sized to minimize transportation effort and construction equipment.
