Even factoring in the onetime bounce from the prior overcorrection, median prims have grown I less than 8 lo on a compounded annual basis over the past three years. Median prices, by comparison, grew 10loon a compounded annual basis from 2002 to 2005,without any bounce from a prior decline. On an inflationadjustedbasis,we are80lobeneath the peak set in 2005. Likewise, relative to rents or inmmes, median home pricesare not"unhinged" from long-term averages.The price-torent ratio is similar to the rate in the mid-1990s. It was 85 lo higher in 2005. The price-to-inmme ratio is nowwhere it was in 2001, and itwas about 80lo higher in 2005.

During the housing bubble, we saw both prices and sales grow to historical levels fueled by a rapid expansion in mortgage financing. We are clearly not experiencingrecord salesorrecord mortgage originations now. As aresult,weare notseeingvacancies increase like they did at the end of the bubble. In 2005, vacancies started to risebefore salesand pricesreached their peak as a result of flipping activity and overleveraged speculative investing. On the contrary now,vacancieshave slowly trended back to more normal levels. So, today's higher prices are only to be expmted as theemnomy improves and first-time buyers gradually return to the market. Sales of new homes shrank in March, but that's good in a way Real Estate News Apnf 13, 2015

By: Chrystal Caruthers New-home salesdropped more than 11% in March, the largest month-onmonth decline in overa year,according to a Department of Housing and Urban Developmentreportreleased on Thursday, but sales were stiII 19% above March 2014. That's in stark contrast to Wednesday's report, from the National Association of Realtors®, showing that sales of existing homes grew 8% in March, hitting their highest rate in 18 months. The HUD report, however, frequently shows volatile monthly swings. That's because it uses a small sample size and has a huge margin oferror. The numbers are often used as an indicator to predict household appliance and fumiture sales in the mming months. Still, the slowdown in sales from 548,000in February to 481,000 salesin March alsomeant pricesare dropping.

The mediansalespriceofa new home last month was $277,400,down from $281,800 in February. To Jonathan Smoke, chief emnomist here at realtorcom®, that's gcod news. "It is good to see that the median new-home price was down," he said. "That's three months ofdecline in price and evidence that builders are shiffing toward more affordable product to appeal to entry-level and first-time buyers." About85% ofthe new homes sold in March were in the$200,000 to$299,999 price range, according to the report. Also, 20% went to buyers in the $800,000 to $899,999 range. Nearly two-thirds of new-home buyers chose houses that were still under construction, most likely so they muld select finishes and watch the process. Thanks to the slower sales, inventory is up to 5.8 months "which remains tco tight," said Smoke. A six-month supply of homes is mnsidered healthy.

It's difficult to pin down exactly how many butlers still exist in today's world. The article also made note ofdiminishing interest in the job title of"butler," which has been shined up and pressed into a series of new titles, including "household manager,""estate manager," and even "majordomo." So why don't we all have our own majordomo makingus brunch? Well,economics has everything to do with it. By: Chrystal Caruthers Thespring season isclearly a busy one; Existing-home sales climbed in March to their highest level in 18 months, sendingtheprice ofa home up 9% overa year earlier, according to a report today from the National Association of Realtoi's®. Existing-home sales rose from 4.89 million in February to 5.19 million in March,a 6% increase across themuntty, driving prices higher. In the Midwest, pricesrose nearly 10% from ayear ago.In the South, prices climbed more than 9%; in the West they rose 8%. That may be goodnews forhomeowners,butlessso for buyers. "There' sno question that aff ordability is declining in tandem with prices rising," said Jonathan Smoke, chief emnomist for realtormm®."Thatsaid, we see more than halfof inventory nationally affordable formedian-income households, so there is affordable inventory."

According to the NAR, inventory climbed about 5% to 2 million existing homes available for sale. While that's up 2% from lastyear, it's still just a 4.6-monthsupply ofhouses atthecurrent sales pamA six-month supply is mnsidered a healthy market.

About40% ofthe homes sold in M archwere on the market forlessthan a month, acmrding to NAR All-cash saleswere down, acmrding to the report,w hile the shareoffirsttime buyers was up slightly. Condo sales showed the biggest improvement, with an

11% increase in sales, while single-family home sales rose 5.5%. The Midwest led the nation with a 10% monthly sales increase. Monthly sales rose just under 4% in the South and 6% in theWest. Smoke expects sales activity to mntinue rising, because in most parts of the country it's still cheaper to buy a house than it is to rent an apartment. With mortgage interest rates still hovering around 4%, affordability is not a factor; however, the market is expecting interest rates to rise this summer."When that happens, itwill be a double-whammy," saidSmoke as home pricesand interest rate hikes will mmbine to make homes lessaff ordable. So how did we get from a property littered with signs to the modem-day open house? AccordingForbes,economists expect the home price slowdown to aontinue forthe restoftheyear.Stan Humphries, Zillow's chiefeconomist told Forbes;"The slowerpace ofhome value appreciation we'vebeen seeing forthe pastfew months isfurther proofofa market in transition, getting healthier as it returns to growth driven by fundamentals like more jobs, higher incomes and improving household formation." Tapering Home Prices Good Sign for Market

One ofthe reasons forthe aooldown is that there are fewer investors in the market. As explained by real estate reporter Jonthan Hom of UTSanDiego. aom, the aounty's housing market topped out in 2012 when investors began to run out of properties to fix and flip. Add to that a decrease in foreclosures in 2014, and home pricesonce again are being determined by more traditional factors like employment,wages, supply,demand and interestrates,none ofwhich areconducive to double-digit annual appreciation. So have we oftciafly le0 the reaovery period into a more slow and steady growth? By: Lee Nelson Single moms can sometimes have it rough trying to raise their children by themselves and pay the bills. Buying a house on top ofall of that seems almost unachievable. But there are loans available and lots ofassistance to make the dream ofhomeownership in reach for single mothers. "Thereare programs out there to getmore people in homes who don'thave a lot ofsavings. Homeownership is the ultimate goal of many of these loans and programs," saysMark Gundersen, senior loan officer at Shelter Mortgage Company in Saint Charles, Ill."It can be tough to support a family on one inaome. But ifa single mom has decent credit, they could qualif y fora mortgage." Single Moms have Harder '11me Qualifying after Housing Bust In 2018, the National Association of Realtors Profile of Home Buyers and Sell-

ers survey showed that the overall market shareofsingle buyersdeclined from 82 percent in 2010 to 25 percent in both 2012 and 2018. "Single home buyers have been suppressedforthe pastthreeyears by restrictive mortgage lending standards, which favordual-inaome householdswho are more likely to have higher credit saores," says Lawrence Yun, NAR chiefeconomist, inan NAR press release about thesurvey. The statistics do show that single moms have a harder battle to get a loan. But, there is hope. A good place to start is to talkwith a local housing authority. They can tell you what specific homeownershipprograms, grants and loans are available for your situation in your city or state. Gundersen says that Illinois rolled out a new program in April called Welaome Home Illinois that is perfect for single mothers. More than 819 million of home loanshave been given out so farin the program. Those who qualify can get 87,500 in

down paymentassistance plus a belowmarket interest rate. It is run through the Illinois Housing DevelopmentAuthority. Participants must have a 840 credit score, be a first-time homebuyer and be able to putdown 1percent ofthe purchase price or 81,000, whichever is greater. "There are income and purchase price limitations depending on which aountyyou are going tobuy the house in," he says."But no one is getting near the purchase price limitations —which is 8878,481 in Cook County IChicago areal." The maximum gross income of 890,980fora household ofone or two pcaple is also tough to go over if it is a oneinaome family,headds.The87,500 isa forgivable loan, meaning that ifyou move or refinance in less than 5 yearsfrom your closing,you have to pay that money back on a proratcd basis. Therearesimilarhomeownership programs in existence in many states, aounties and municipalities to help stimulate the housing industry again.

Single Mother Down Payment Assistance Programs Some ofexamples ofassistance programs include: • Baltimore City's FirstTime Homebuyer Program isa85,000 five-year forgivable loan to first-time homebuyers to assist with down payment and settlement expenses. • Maine Housing's First Home Program provides low fixed rate mortgages with little or no down payment. All First Home mortgages also aome with payment protection for unemployment. • Pinellas County, Flao First-time Homebuyer program helps with down payment and closing aosts assistance with a 810,000 at 0 percent interest loan that is deferred until you sell, refinance or payoff the home.
