Century21 in Boyne City is one of the longest standing real estate companies in Northern Michigan with the same brand name in the same location. “Many have come and gone, but by the grace of God we have been able to weather the storm and maintain a consistent high market share,” said Mark Kowalske, founder and broker/owner from 1981 to 1996, at which time he passed the baton to Doug Hoesli. During Hoesli’s ownership from 1996 until 2008, the office reached Gold Medallion status in the Century21 system. In April of 2008, Hoesli sold the business to Ellsworth native, Fred Taylor. Since Taylor took ownership he has made great improvements to the interior by adding a large meeting and conference room, where homes and properties can be viewed on a large screen via the Internet. With Taylor’s presence, the numbers have steadily increased each year. In 2011, our numbers have increased 33 percent, compared to 2010 at the same time. Century21 Vacation Properties’ most recent accomplishment is the Fine Homes & Estates accreditation, which is given to companies who handle a certain number of luxury properties. Kowalske, who has stayed on with Century21 as an associate broker, started working at the location in 1966, when he was 14 and the office was gas station. He said the gas embargo closed the station in the late ‘70s. At the time, an interest in real estate and the vacant service station came together, and Mark and his father, Lyle Kowalske, opened Century21. “I am proud to say that we have introduced a lot of good people to the business who have gone on to do well and contribute back to the community,” Kowalske noted. Mark Stockwell had spent much time on Lake Charlevoix when he noticed something. “Our house was on the main body of the lake, but we always boated on the South Arm because the water was warmer and the water was calmer,” he said. The South Arm, which extends from just north of the Ironton Ferry to East Jordan, is fed by the Jordan River. The Jordan is the largest tributary to Lake Charlevoix, and especially important to the South Arm. So in 2004, he and his family decided to sell that home and purchase a 24-by-26-foot cabin on the South Arm, to see how they liked living on that slender finger lined with trees, residences and breathtaking views. They liked it, a lot, and in 2006 sold the cabin for South Watch, a home right on the narrows. It was ideal for boating, and the Stockwells found a sense of community unparalleled from their previous locations. In the summer, they seldom leave the house because

friends stop by on their way through. “My wife said last year, we had parties at our house eight out of 12 Saturdays,” Mark said with a laugh. But when they do leave, it’s often by plane. Mark, who has been a pilot since 1978, bought his first sea plane in 2004, tiring of the three-hour commute north from the Grand Rapids area. Favorite travels include to Douglas Lake for dinner or Grand Marais for breakfast. Flowing into the South Arm is the Jordan River, part of the Jordan River watershed that covers 128 square miles. The watershed is an area carefully watched and advocated for by Friends of the Jordan River Watershed Inc. The nonprofit organization started in 1990. “There’s an old proverb that says that a river or lake
is the memory of the lands through which it flowed,” said organization founding member and current board president John Richter, a resident of East Jordan for 27 years. “And one of the things that Friends of the Jordan recognized from the beginning is that to manage water resources, you need to be concerned about the lands around it, which is why our name is Friends of the Jordan River Watershed. The watershed is the land area drained by that distinct water body, the Jordan River, and the South Arm is the recipient of that. And that translates into issues like land use, erosion, sedimentation, nonpoint source pollution, point source pollution, a whole host of things.” John said Friends of the Jordan River Watershed had 33 people attend its first meeting, and current membership boasts more than 350, including individuals, families, businesses and organizations. “An amazing amount show care and concern about the Jordan Valley, and the South Arm as well,” he said.

The Great Lakes are Greg Krueger’s home waters for boating. And as president of Jefferson Beach Yacht Sales, he’s had plenty of opportunity for boating elsewhere — but there’s something special about the northwest Lower Peninsula’s waters. “I call it the nucleus of the universe, and I’ve been everywhere on the Great Lakes except for the northern section of Lake Superior,” he noted. It’s a strong sentiment, but one that’s shared by many who find their hulls in the waters of the area. Lake Charlevoix, while not one of the five Greats, offers easy access via the Pine River Channel to Lake Michigan. It’s this proximity that is the first of the twofold reason Greg finds the area so special. “From a cruising standard for a boating lifestyle,

in a matter of two and half hours or three hours at most, depending on the speed of the boat, you can go to Traverse City, Frankfort, Northport, Suttons Bay, Elk Rapids, Boyne City, Charlevoix, Leland, Beaver Island, Bay Harbor, Harbor Springs, Mackinac Island, Mackinaw City, St. Ignace, Cheboygan,” he noted. When extending the trip time by a couple hours, within reach are the famed North Channel and Georgian Bay. The second of the fold is that Lake Charlevoix is sheltered from what can be whipping winds on Lake Michigan. “If the big water is nasty on a windy day, there’s plenty of places to boat on Lake Charlevoix,” Greg noted. There’s also plenty of places to take a dip, tie up
for lunch or pause to enjoy a glass of wine and the sunset. “The sunsets on Lake Charlevoix are the best in the world because of the topography of the lands. All the points going down the lake — you never see a bad sunset,” Greg said. There’s also rarely a sunrise not worthy of attention for those along the west shores. Soaking in the morning light with a cup of coffee from Adirondak chairs on the dock is a favorite pastime for Julie Kolehmainen and Henry Zielinksi. The pair bought a cottage shortly after getting married in 1997, and then sold it for a vacation home a couple years later. But in 2003, while working as engineers for Ford Motor Company, a friend mentioned their brother was selling the Subway in Boyne City, and wondered if it was something they would be interested in buying. “We laughed all the way home, I think, talking about it. But then we kept talking about it, and seeing if it could work,” Julie recalled. The appeal was great — not only was living up north a lifelong dream, but the 55-mile commute one way to work at Ford was wearing on them. Plus, there was a draw for their son to enter a school system with smaller class sizes, through which he would go on to flourish. Julie moved first, helming the business for a year to make sure it would work for them. “I had been telling Henry what a wonderful lifestyle it was ... being in a small town, not having to drive an hour and a half every day,” she said. And so it was decided — the house downstate was sold, and Henry moved in Halloween 2005 to a community that had seemingly been awaiting his arrival. He recalled going to the hardware store and being greeted with a “You must be Henry! Julie was saying you were moving up.” “Everybody knows everything. It’s got a sweetness to it,” Henry noted. Julie noted that the lake is always a part of their life, whether at home or at work. “We’ve got this every day now. I love being CONTINUED

able to peek out the door (at Subway) and look at the lake,” she said. While at home, their dog is on “shore patrol,” chasing after the numerous fish that populate Lake Charlevoix. Many summer evenings are capped by taking a cooler and appetizers onto the boat for a quiet cruise with friends or just the two of them. The couple are looking to move a ways down the Lake Charlevoix shoreline to a smaller home with a permanent dock — a longtime dream they hope to come true. Century21 has been helping them through the process, offering feedback and suggestions to reach their goals. An eye for detail caught the eye of Julie and Henry, who said everything from photography needs to curb appeal has been addressed. And for Ray and Toni Arthur, what stands out in their mind is how in the loop they have been throughout the selling process. A phone call made is always returned, and the team approach used by Century21 has meant they have a team standing behind them. Ray had been living in the area, but it was only after attending a party in 1980 on Walloon Lake, which included a boat ride, that he knew the lake was the spot for him. “The lake was beautiful. The color of the water, it has that aqua to it. It’s clear,” he said. He spent his time looking for a piece of land, and in the late 1980s bought 10 acres on the western shore. Not long after, he purchased another 10.

Until recently, Ray lived in what is now the guest house on the property. He developed the land by hand, not wanting to haul in large equipment to his spot in the hardwoods. In 2005, he and Toni began to build the house they call home, which was finished in 2006. Ray said Walloon is ideal for families, as the waters are warm enough for swimming by mid-July and boats rarely are larger than 20 feet, which makes for a quieter setting. The different arms and geography of the lake means there’s hardly a day when a smooth spot can’t be found. The space takes full advantage of what the lake has to offer — views of turquoise waters, being surrounded by pines and hardwoods, and plenty of decks for tying off or shoving off in kayaks and canoes. And on top of it all, the seclusion of the lake is only a short drive from shopping and dining destinations. “It’s a central location that puts you right before four of the most beautiful cities in Northern Michigan — Petoskey, Harbor Springs, Boyne City and Charlevoix,” Ray said.

Paul spent much of his childhood around the business, hanging around the lifts and helping to unload the trucks after school. He spent five years in the service before coming back to Boyne and the family business 25 years ago. And there’s no place but Boyne City he’d consider for the company. “So much of it has to do with the people, the seasonal people and the residents, that small-town feel,” Paul reflected. “ ... The people my dad waited on, I’m seeing their children coming to do business. The characteristics we saw and liked in the parents we see in the children.” He said even with the ups and downs of recent years, Boyne has weathered the economic storm well. “Only the strong survive, and there’s still a lot of people hanging on,” he noted. “The community seems to rally together and get each other through this.”

Across Lake Street from Veterans Park is an unassuming building that’s the future home of a years-long vision — the Boyne Country Community Center. The organization just earned its 501(c)3 status. It started about three years ago, when the late Jerry Matelski dreamed of transforming the former Carter’s store to a center where kids could gather. Jim White has been involved with the community center for the past year, and said while some of the original details have been changed, the idea remains the same — to create a comfortable space where area residents can gather and share each other’s company. The community has been a crucial part of the process, donating time, supplies and funds for the building’s purchase and needed renovations. The building was formerly the Mason Lodge, and went up for sale for $100,000. The organization dropped the asking price to $50,000 when they discovered the community center board was interested. Jim said a bank loan was taken on Jan. 25 and paid back six weeks later on March 15. The quick turnaround came in part because of an announcement at the chamber’s annual meeting about the center — shortly after revealing the building, hands and bids were flying through the air to donate a total of $27,000. This tipped the balance to just over the $50,000 needed to repay the loan. “The town has a real track record of supporting efforts
