his issue of HomeLife magazine is all about summer fun and cool conversions. Two of the homes featured in this edition were once quite different than they are today, improvements made to increase efficiencies and comfort for downstate families that love their up north retreats. One is a top-of-the-line green home on the Bear River, overhauled without volatile organic compounds and with exceptionally high air quality. This phoenix rose from beneath a crumbling, turn-of-the-century, downtown Petoskey house filled up with coal dust, bat droppings and more than 100 years of history. Second among our featured properties is a large log home along Walloon Lake renovated for the family’s personal tastes and desires. It went from traditional, rustic, cedar log style to a fresh, brighter and lighter house perched amid a breathtak-

S
ommelier Pram Acharya, co-owner of Esperance in Charlevoix, knows all about stocking a wine cellar. He’s among Northern Michigan’s most educated wine experts and offers a wide variety to get the novice wine collector started and keep the expert sipper satisfied. “There are several reasons to build and stock a wine cellar. One of the most compelling reasons from our viewpoint is that a cellar allows one to have immediate access to a library of wines to choose from for occasions as they arise,” Acharya said. The wine room at Esperance is a state-ofthe-art, climate-controlled space that stores the stock at ideal conditions. But not everyone has to have a cellar that’s so fancy. “Cellars can be as simple as stand-alone storage units that are pre-built and store as few as six bottles, or elaborate custom-built cellars that often cost as much as the content,” Acharya said. A good guideline is to keep a cellar that holds the amount of wine one annually consumes, he said. “That allows for a mix of wines for immediate consumption, cellar ageing some, and leaving room for collectables while still having the need to replenish throughout the year. Having to shop for wines regularly allows one to adjust the cellar mix based on desires, changing tastes and shifts in budgets for wine,” Acharya said. Here are some highlights from among the more than 1,000 types of wine offered at Esperance, with varying price ranges, which Acharya recommends for your home wine cellar. I
t’s been a hot and humid summer, one in which beach days come in rapid succession. But if you spend all your time at the beach, what do you eat? Several local experts suggest simple foods that are easy to transport, in easy to transport containers, packed away in an easy to carry picnic tote. The idea is easy, easy, easy. Nothing about the beach should be complicated. “I think wraps are a good thing,” said Matthew Weeber, prepared foods manager at Grain Train Natural Food Market.

The market sells two wraps he says are perfect for taking to any of the region’s many beaches. Weeber recommends the avocado BLT wrap and the beans and greens veggie wrap, both popular menu items at the market. “They are probably best-suited for the beach. If a sandwich falls in the sand, it’s ruined. But with a wrap, conceivably you could just brush it off,” Weeber said, adding they are easier to hold together than sandwiches that can fall apart. Also, those wraps are healthier choices than hitting a drive-through window on the way to the beach. The avocado BLT wrap includes Romaine lettuce, in-season tomatoes, sliced avocado and a couple of strips of thick cut bacon. The beans and greens veggie wrap includes blanched kale, black or pinto beans tossed in a garlic cumin sauce, sweet corn, sweet bell pepper, sliced avocado and a grilled chili wrap. “Stuff doesn’t have to be complicated. It can be simple,” Weeber said. And Kay Piehl knows the perfect containers to pack your food inside. It’s all about Tupperware for her, she said. “It keeps your food fresh and it’s not something you’re going to throw away,” Piehl said. “Re-usable is better.” Piehl is a Tupperware sales representative based in Petoskey. She argues the line of containers with a lifetime warranty are durable and work well to keep both bugs and sand out of food taken to the beach. Plus, it easily stacks, packs and cleans up, she said, laughing. Other food choices that can be packed inside such containers that make ideal beach snacks include small bags of potato chips, as well as local fruit and vegetables, Weeber said. “Sweet cherries and blueberries are both easy to rinse if they get sandy at the beach. They also are in season locally during beach season,” he said. Weeber also suggests coconut water
and lemonade for the kids and canned Michigan microbrews for adults, such as Keweenaw Brewing, Frankenmuth Brewery and Petoskey Brewing products. Michigan craft brews don’t all come in glass bottles, which are discouraged at area beaches, he said. Finally, Carrie Farley at Cutler’s in downtown Petoskey said the store offers perfect picnic totes for the beach. Stylish designs include sand-shedding and waterresistant materials, as well as options such as built-in cups and flatware. All also are easy to pack and carry. HL

long the northern shoreline of Walloon Lake sits a perfectly placed log home with a stunning, lake-facing garden and a newly renovated interior that exudes a summery brightness not common in that construction style. It’s all thanks to the good taste of the homeowners — Bill and Denise Bull, of Rochester, and their teen daughter, Rachel — and designers from The Cottage Company of Harbor Springs and Cottage Company Interiors. Workers last year completely overhauled the traditional Northern Michigan cedar home originally built by Town & Country, of Boyne Falls. The result is a light, open and airy log home with a cottage-style influence and a hypnotic view of the turquoise waters of Walloon Lake. “We bought it in 2011 and renovated it in the first year,” Denise said. “We never moved
walls — though we took one down in our bathroom — and everything is new.” The Bull family bought the house from Pat Leavy, of Kidd & Leavy Real Estate, and named it the Bull Pen. It’s their Up North retreat home in both summer and winter, and the whole idea came from Rachel, 17. “A lot of her friends and their families summer here,” Denise said. Workers wrapped up two springs ago and the family moved in during May 2012.
Main and master spaces The lower level is all new, save for the white pine walls which are whitewashed. The engineered floor is crafted from maple wood and stained a medium-cherry color, and abundant natural light pours into the main living space, accentuated by the large, elevated, angular picture windows. A light-colored area rug is offset by the bold,
red couch and game table. Another highlight is the deeper, darker beams along the ceiling that run upward toward the roof’s peak. The beautiful great room is well-anchored by a large, split fieldstone fireplace with a quick and easy gas burner set to a timer. Next to it is a perfectly placed wet bar for entertaining. Through the captain’s quarters door is the master suite, where a natural fiber bed by Vanguard Furniture invit.es, plus the dual-sided fireplace connected to the living room welcomes with real fieldstone from Emmet, Brick & Block, of Petoskey. There’s an ideal view of the lake without even having to climb out of bed, which is adorned on either side with antique, hand-blown lamps on bed stands. The master bathroom provides a large vanity area for Denise and a smaller one for Bill, a stand-up shower tiled with Tuscan Travertine tiles, also from Emmet, Brick & Block. but workers put it back together and it became the favorite space of project manager Jill Nuding, of Cottage Company Interiors. “What it was to what it was converted to is amazing,” she said, adding how she loved creating a specialty tile with an image of a bull
then worked it into the bathtub’s backsplash. “I just love personal touches,” Nuding said.
Flashes of color An attractive kitchen designed by Liz Firebaugh, of Signature Kitchens in Petoskey, includes red highlights, clean, white cupboards and a lovely granite countertop with red flecks and streaks within the natural stone.
“I really like the red in it,” Denise said. “I just wanted to pop some red color.” A hexagonal breakfast nook is embellished from below by a gorgeous nautical compass built into the maple floor. The compass even points in the accurate directions, Denise said, laughing. Additionally, the walls are dressed with paintings and other artwork, pieces created by both local and downstate artists. “If you have a nice home, artwork along with furniture is what makes a house a home,” Bill said. Upstairs is a hallway with an overlook to the great room below, including a railing fashioned with natural, wooden sticks. The hallway connects the two guest bedrooms and guest bathroom with Rachel’s suite, which features a bedroom and a sitting room, with a bathroom just a couple of steps down the hall. The teenager chose bright, flashy colors

from all across the color wheel. It gives the space somewhat of a Bohemian feel, but also is fresh, bright and comfortable. Bright, almost neon blue and green furniture is found in Rachel’s sitting room, while her bedroom is splashed with pinks and reds. There’s even some drapery hung above her bed with interior lighting that creates a softer glow for nighttime. “I just wanted to do a bunch of really bright colors,” Rachel said, smiling about her choices.

While the front of the Bull Pen is a striking example of a traditional log home, the backyard is the real show. “Your feet go from amazing hardwood floors to those beautiful blue paving stones leading all the way out to the boat,” Nuding said. Landscaping work done by Drost Landscape Design & Construction, of Petoskey, is a prime example of the high-quality work done by that company. It involves the attractive Idaho cowboy coffee stone patio and paving stones that cut across the lawn to the waterfront, along with traditional, rustic cedar furniture set around a classic, freestanding fireplace. And don’t forget the waterfall and fieldstone-lined stream added into the mix. Everything is wellplaced and intended to create a Northern Michigan paradise along the lakeshore. “They wanted outdoor entertaining,” said Brent Ward, the landscaping project manager. “The waterfall comes directly out of the wall and goes into a meandering stream we made out of it. It’s nice to have that pleasing sound of the waterfall and the feel of being out in nature.”

And that space isn’t just for outdoor cooking, either. “We eat outside a lot, too,” Denise said, nodding at the stained, cedar table on the stone patio. Down some steps, gathering around the fireplace — really more of a classic, Droststyle fire cave — is comfortable, even on chilly nights. The wide hearth kicks plenty of heat out for those relaxing in the patio furniture. There’s even a personalized bull imprinted on a huge stone at the center of the fireplace. “At first we were going to do a little fire pit,” Bill said, laughing. A large lawn often is home to a ping pong table and other games, while a dock jutting into Walloon Lake is home to a speed boat, a pontoon boat and multiple chaise lounge chairs for sun-tanning. In the end, Rachel said she — like her parents — is pleased with how the house turned out. After all, the Bull family did all this once
she said an Up North summer retreat is what she really wanted. “I like it a lot here. A lot of my friends are up here in the summer, too,” Rachel said. The Bull family skis, too, so the log home also serves as a wintertime base for their Up North, snowbound fun. They created their perfect space, no matter the season, and they intend to use it plenty.

But contractor John Plichta saw the possibilities in the old structure and then transformed the historic home into a stylish, green-certified, up north get-away for downstate couple Mike and Rose Fitzgerald. “Our aim was to take something from the turn of the century that is typical for Petoskey and bring it up to today’s style and standards,” said Plichta, owner of J.R. Construction Building & Design, of Petoskey. And today’s style and standard it is, but with a heavy influence from the past. “We had been looking for an older home in Petoskey for some time. When we walked in this place, we felt home. The whole vibe is so pleasant,” Mike Fitzgerald said. The new floor is crafted with Northern Michigan white oak and a tung oil finish. A 500-pound cast iron radiator found in the house is refurbished and again in use. Corian countertops are crafted with recycled plastic. Old upstairs windows now enclose living room cupboards. It’s a hip blending of the old and the new. And it earned an emerald rating — the best possible — with the Nation-
al Green Building Standard. “We did like the re-use aspect of the green building,” Fitzgerald said.
Putting it back together The historic home had a rather typical Petoskey existence. First built in 1895 with seven small rooms, an addition was added in 1916. The basement functioned as a coal chute and lead pipes delivered water to the home. Finally, the den area was added onto the front of the house in 1945, around when an upstairs apartment was created for the sister of the homeowner. When that sister died, the door to the upstairs apartment was locked and not re-opened until Plichta did it. “It was like a time capsule — the plaster and the wallpaper,” Plichta said. The idea was to put the structure back together as a single-family home, while also making it healthy and beautiful. Did Plichta and his crew have their work cut out for them. Inside the walls they found old newspapers, coal dust and bat guano. One porch sank 8 inches into the ground, while another porch sank by 6 inches. The foundation crumbled from beneath the structure — floor beams bowing up to 4 inches — and significant wood rot required replacement. HOMelife 23

But not all was lost. “The bones in the house were impeccable. The carpentry was done by a master carpenter,” Plichta said. So the foundation was re-built, new plumbing installed, new electrical and energy-recovering ventilator air systems put into place. The old coal storage cellar was sealed off and lead pipes removed. Solar panels on the roof were designed to generate domestic hot water and reduce the total annual water heating bill to $8. Energy efficient appliances were chosen, along with LED and compact fluorescent lighting. They even encased an original stained glass window in the den with energy-efficient glass to maintain both the historical element and the integrity of the green project. Every choice was made with efficiency and the original house footprint in mind, Plichta said. “We didn’t add one square inch to this building. We used the same footprint and made the space,” he said.

fashionable and fun, cool and calming. Carpenters used Brazilian walnut for the attractive front porch framed by classic, white columns, which leads inside the historic home. An inviting color covers the walls, a shade called sea salt, said interior designer Amy Darooge, of Villa Décor, of East Grand Rapids. She also happens to be Plichta’s daughter.
The kitchen and dining room are done in a clean white, keeping the look fresh and subtle. Amish-made cupboards from Petoskey’s Wolverine Cabinet Co. are the highlight in the kitchen and much of the furniture is either custom-made pieces or hand-selected antiques. In fact, 60 percent of the furniture is re-used, Darooge said.

“I have a lot of connections with antique dealers. They were looking for me and I was looking for them,” she said. An antique wet bar became the bathroom vanity, all interior solid-wood doors came from other construction jobs and a family member made the coffee table from old pallets. New furniture was made with linen and hemp — allnatural products — while the dining table is crafted with reclaimed teak. “I feel it has an earthy feel because of the colors and materials,” Darooge said. Subway tile stylishly encompasses the guest and master showers and the upstairs master bedroom is done with bright white, making use of the natural light that pours in the efficiency windows that also look down on the river. The total cost to renovate the house came to $290,000, Plichta said, for an average of $110 per square foot. And that includes the property purchase price, he said. “We wanted to teach what can be done. Here’s what it was and here’s what you can do,” Plichta said. He even offered green building workshops out of the house before it sold to the Fitzgeralds. “It was the whole deal. They thought through everything,” Mike Fitzgerald said, adding he and his wife are especially taken with the excellent air quality inside the home.

When to seal granite countertops
T
he first question should be, do I need to seal my granite? Some granite benefits from a sealing process, while other granite never needs to be sealed. The granite industry most often errs on the side of caution when it comes to sealing. After all, there is a lot at stake. Most fabricators seal every granite top during the fabrication process. Additionally, it is commonly recommended that the granite be resealed every 6-12 months. Oftentimes, however, this is not necessary. The sole determining factor of when, or even if, you need to seal your granite top depends entirely upon how porous the granite is. Some granite is non-porous, period. Granite can be rendered more porous by removing the polish — called honing — or by texturing the stone, which is grinding away the softer minerals and creating a rough surface. Generally, your granite fabricator will receive a slab from the manufacturer that has been pre-treated with resin, known as resin filling. The resin fill will decrease the porosity of the granite. Resin fill is applied when the slab itself is manufactured, during the polishing phase. Resin fill was originally used to turn less desirable granite into more desirable granite by filling fissures and pits. Soon, a secondary benefit also was realized because the resin made the granite less porous. Similar to how a quality penetrating sealer works, resin fills and seals the pores of the

granite. Resin, however, is more permanent than even the best sealers. Nearly all granite is resin filled. Yet even with this process, some granite is naturally so porous that additional sealing is necessary. Once sealer is applied to granite, it is virtually impossible to know whether that granite truly required sealing in the first place. But, performing a slab-by-slab analysis to make an initial determination whether or not to seal would be a laborious process, more costly than the treatment itself. This is why most
fabricators seal every granite top during fabrication. For those of you who are curious how a fabricator could determine if the granite required sealing, I will explain the process. Using an unsealed sample from the slab, you sprinkle some water droplets onto the stone, watching for darkening which indicates absorption. After 10 minutes if there is no absorption, there is a good chance the granite does not need to be sealed. Next, pour a quarter-sized spot of cooking oil onto the sample and let it set for three days. Then wash it off with soapy water and let the stone dry. If a spot appears where the oil was, the granite will need sealing. Many of the new, penetrating sealers can last a lifetime. Washing your countertops with a microfiber towel using only warm soapy water will help prolong the life of your sealer. To determine whether or not you need to reseal your granite, perform this simple assessment every few months: place a very wet towel on the countertop next to the sink for 15 minutes, then remove it and dry the granite with a paper towel. If you can see an outline or darkening where the wet towel was, it is time to reseal your granite. This process covers granite and quartzite only. Marble, travertine and limestone are much more porous and require slightly different consideration for sealing.
