Letter from the President As we reflect on the first half of 2017, we see North Hills continuing to transform, and the outlook is as robust as ever. This year brought exciting changes throughout the urban footprint of North Hills in all three districts with the addition of new merchants, residents, events and workers. The addition of new buildings brings about a skyline at North Hills which is changing shape. The energy and vibrancy of North Hills is constantly thriving with activity as people of all ages and stages of life come to eat, shop, work, live and play. In 2017, there have been many notable updates, with more announcements ahead. • The 18-story Bank of America Tower reached 97% leased capacity, with almost 300,000 square-feet of additional office space next door to the 100% fully occupied 17-story CAPTRUST Tower which is comprised of 300,000 square feet. • The Dartmouth, North Hills’ newest urban-style apartment community, is nearing full lease up. • Midtown Plaza, a 330,000 square foot 12-story office building, reached 94% leased capacity when anchor tenants Allscripts and Suntrust moved in. • The addition of art to Midtown Plaza – the flying paper airplanes installation as well as the addition of outdoor fitness areas. • The opening of The Cardinal at North Hills (Continuing Care Retirement Community) bringing a wonderful mix of generations to North Hills. • Marriott’s new and exciting upscale brand, AC Hotel, opened and includes 135 hotel rooms along with one of the most popular venues in town, Level 7.

• Retail merchants Lilly Pulitzer, Kendra Scott, Copper Penny, and Marta’s recently opened while Kilwin’s, Happy and Hale, Arrow, Midtown Yoga, Southern Tide and Cycle Bar will open soon. • Over 2,500 additional parking spaces were added to North Hills in 2016 and 2017. Last year, the Urban Land Institute completed a case study on North Hills highlighting it as a model for pedestrian friendly, walkable mixed-use urban places in the U.S. The case study noted the transformation of the area “into a $1 billion, 94-acre urban destination for one of the country’s fastest-growing metropolitan areas”. It further noted North Hills’ finely balanced mix use surrounding parks, plazas, and walkable streets where visitors will find lifestyle and convenience retail, dining, and entertainment amongst office space, residences, and hotel guest rooms carefully arranged both vertically and horizontally. It was further noted that North Hills is steadily evolving to “a 24-hour, high-rise urban district”. With the recent rezoning approval by the City of Raleigh, North Hills will expand soon as over 30 additional acres will be developed resulting in more residents and workers along with outdoor parks, greenways, community fitness areas, and art. North Hills is urban planning that’s focused on anticipating instead of reacting. Positioning itself to accommodate the needs of today – and adapt to those of tomorrow. Whether it’s called the heart of Midtown Raleigh, the City Within a City, or Raleigh’s second CBD – North Hills is a community authentically embraced by its neighbors, residents, workers, and guests as the place to be.

• North Hills’ first high-rise residential project, Park Central, will fully open later in the year with almost 300 new residents living throughout the 16-story tower along Midtown Park.

The Park District at North Hills will grow by an additional 33 acres.

Kane Realty Corporation acquired an additional 33 acres along St. Albans Drive immediately east of Church at North Hills Street. On April 18, 2017, the City Council unanimously approved to amend the original 50-acre North Hill East Masterplan, to include this additional 33 acres. The acquisition and amended zoning allows for additional mixed use development similar to what has been built to date.

The vision for the future development focuses on community building with parks, Greenway trails, outdoor fitness offerings and public art exhibitions within the context of an urban environment.

Attractions Art Temporary Vacant Space Art Initiative

3,000 Knots In celebration of the 2017 Midtown Music Fest, this site-specific temporary installation by local artist Mary Carter Taub, temporarily transformed Midtown Park into a whimsical, colorful, festival-inspired space.

North Hills commissions local artists in an effort to both highlight local talent, and bring life to temporary vacant spaces. While materials, colors and spaces differ completely, the first three art installations exude energy and creativity.

Together with KIND Snacks, this mobile art installation encourages the spread of kind words. Take a ribbon and share a vowed act of kindness!

The Typewriter Project Together with The Poetry Society of New York, North Hills introduced the community of Raleigh to an interactive public art initiative exploring the subconscious of the city. The Typewriter Project is a site-specific literary installation which invites passersby to join in a citywide linguistic exchange that exists in both the analog and digital realms. In the form of a wooden booth outfitted with a vintage Smith-Corona typewriter, this installation opened to the public each day during the month of April and welcomed contributors of all ages!

Mural Initiative Comprised of three distinct districts, North Hills sought to commission three distinct murals, one mural in each district. With the goal of commissioning one local muralist, one international muralist, and one community-comprised mural team, North Hills called artists and the outcome could not be more beautiful!

Midtown Park

North Hills Dog Park North Hills’ newest amenity is now open for fourlegged guests — the North Hills Dog Park. The fenced-in dog park is 9,500 square feet and located on St. Albans Drive across from The Dartmouth and Park & Market North Hills Apartments. Complete with waste stations and water bowls, the dog park is open for public use.

The Overlook Located between CAPTRUST and Bank of America Towers, The Overlook opened in March 2016. Designed by renowned artist Thomas Sayre, The Overlook is a sculptural gateway that connects North Hills’ Main and Park Districts with a grand stair, meticulous landscaping, and multiple levels for gathering.

Bookended by Tex-Mex restaurant, Chuy’s, the 1.25 acre Midtown Park has become the backdrop for many events in just two short years: family and kids activities, concerts, walks/races, and community programs. The Midtown Raleigh community has fully discovered and embraced this common green space, coupled with the interactive water fountains that surround the performance stage, making the space versatile and inviting for guests of all ages. North Hills was thrilled to host the Carroll Middle School 8th Grade Awards Assembly on the last day of school, June 9th. Midtown Park served as the backdrop, while 8th graders were celebrated for their wonderful achievements throughout the school year. Sustainability

Recycling Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants participate in grease collections, which can then be recycled into biodiesel fuel, as well as food waste diversion and compost programs.

Zipcar The carbon footprint continues to be reduced with the addition of Zipcar, a self-service, on-demand carsharing program. The two vehicles are located in the Park District near the HYATT house Hotel.

Walkability

Twelve (12) charging stations are available in North Hills: (7) level-2 charging stations in the Park District’s Midtown Green Apartments, Bank of America Tower and Midtown Plaza; and (4) level-2 charging stations and (1) DC Fast Charger (charges in 30 minutes) in the Main District.

Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

Energy Usage

Transit & Circulation Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation and energy management systems.

Our fleet of electric shuttles transports guests throughout North Hills for shopping, dining, and special events. Two bus lines and a vanpool serve the community with stops in North Hills.

LEED Certification

Solar The sustainable commitment is backed with formal accreditations with LEED Gold at CAPTRUST Tower and LEED certified at the Bank of America Tower and Midtown Plaza in the Park District at North Hills, which was converted from a brownfield.

Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

Composting at North Hills Benefits of Composting

Food FWD

Restaurants receive a discount on their trash rate from Waste Industries for participating in the composting program.

Food FWD was founded in 2014 by Noah and Sarah Marsh to make food waste diversion easy and economical for the Triangle food industry. Noah got the idea in 2013 while working as a kitchen manager trying to figure out ways to reduce food costs. Now, Food FWD diverts over 500 tons of food waste a year. Food FWD is also Green-Plus certified (balancing profitability with our impact on the planet and the people in the communities we operate) and in the process of being Living Wage Certified.

60 percent of consumers say they are likely to make a restaurant choice based on its eco-friendly practices (NRA). Farmers can grow more food naturally, using less fertilizer, less water, and fewer chemical herbicides and pesticides. Restaurants help improve local farms and landscapes because all the compost is used within 50 miles of the Triangle. Restaurants reduce greenhouse gas emissions because carbon is sequestered during the composting process.

Our Mission – To build community and create memorable experiences at North Hills in Midtown Raleigh. Midtown Beach Music Series • North Hills Commons Now in its 10th season, the Thursday evening Midtown Beach Music Series at North Hills is an established and beloved event. It is popular with event goers from across North Carolina hosting over 125,000 guests throughout the season. The series offers the best of Beach Music on warm summer nights and features Shag dancing, a time-honored tradition in the South.

Midtown Bluegrass Series • Midtown Park Presented by PNC, the Midtown Bluegrass Series appeals to old and young alike, featuring the best of bluegrass with popular string band music. With its’ unique combination of gospel, country, and blues, that iconic “high lonesome sound” has deep rooted ties to the Appalachian region of the Tarheel state. Concert guests are invited to relax on the grassy lawn of Midtown Park and enjoy family and friends on Spring and Fall Sunday afternoons.

Kickin’ It Country • Midtown Park Presented by Sir Walter Chevrolet, the 3rd Annual Kickin’ It Country event held on June 3, 2017 included live music from Brooke Hatala, Casi Joy, and the Blake Kearney Band, a North Carolina Pork Council Whole Hog Series sanctioned cook-off, kids activities, local breweries, specialty cocktails and vendors from around the area. Proceeds from the event benefited the Adventurers for Special Needs and Make-A-Wish Eastern North Carolina.

Midtown Music Fest • Midtown Park Intended to be a celebration of the return of outdoor music season, the 3rd Annual Midtown Music Fest was bigger and better than ever! Staying true to a traditional music festival format, the event incorporated music, fashion, and art on a beautiful spring day. This year, MMF offered guests a diverse musical line-up featuring eight local and national acts performing from two stages. In addition to popular food trucks, craft beer, and specialty cocktails, the event included a colorful, interactive art installation by Mary Carter Taub. The all new vendor village included a make your own flower crown station, a flash tattoo station, and an array of other popular fashion vendors from the area.

Midtown Farmers’ Market • North Hills Commons Back for its 10th season, located in the ever popular North Hills Commons, the Midtown Farmers’ Market continues to be a community favorite. We take great pride in the fact that our “producers only” market provides local residents the opportunity to support North Carolina Farmers. The market takes place every Saturday, from April through October, from 8am to 12pm - a 30 week season. Market guests enjoy a vast selection of local, organic produce and meats, homemade bread goods, and handmade crafts. There is also weekly programming that includes live music, health and wellness classes, kids activities, and “green” events. 36

Wellness Wednesdays | Midtown Park Presented by UNC Rex Healthcare, the Wellness Wednesdays Series consists of 24 weeks of Fun, Free Fitness opportunities. This event series encourage participants to “Get Your Fit On” and promotes whole-body wellness through offering a wide variety of fitness concepts and healthy food or drink options. This one hour class events takes place in evenings on the grass lawn in Midtown Park.

Sunday FUNday | Midtown Park Midtown Park welcomed this season’s largest lawn party-- a day complete with lifesize chess and jenga, croquet, cornhole, oases of shade, a rosé garden, champagne bar, live music and many fun and festive photo opps!

North Hills Kids | North Hills Commons & Midtown Park Presented by Wells Orthodontics, North Hills Kids is a seasonal series of fun-filled events that provides an opportunity for children to come together to learn, exercise, and socialize in an outdoor environment. Young guests and their parents enjoy our Open Play area, located in the North Hills Commons, from the beginning of May through June. The Commons green is filled with tumbling mats, soft foam equipment and then surrounded by colorful fencing. Children are also invited to attend special, weekly programs designed to highlight local children’s attractions, activity classes, and kid-friendly performances held in Midtown Park.

Friday Night Tribute Series | Midtown Park Friday Night Tributes is a feel good music series highlighting music we all know and love. The series appeals to young and old alike, paying homage to throwback music genres starting in the 60’s to current day favorites. The block party style set up, located in Midtown Park, is an ideal place for friends, family, and co-workers to gather in celebration of the weekend to come. Live music will fill the air from 7PM-9PM on eight consecutive Fridays. Join us for the fifth season of this hit music series at North Hills!

Since its redevelopment in 2004, North Hills has been the heartbeat of Midtown Raleigh.

Midtown Raleigh Alliance Membership for the Midtown Raleigh Alliance has grown steadily and our Board of Directors welcomed new representatives from North State Bank, Bank of America, Raleigh Magazine and SunTrust to its leadership ranks. In May, Alliance business leaders initiated discussions with experts on providing transit benefits for employees to keep our area competitive when recruiting talent. Panelists included GoTriangle executives and representatives from the American Tobacco Campus and the RTP Foundation. MRA’s commitment to bringing better transit options to Midtown continues to drive these and like conversations as we prepare for enhanced mobility in our region. The Midtown Raleigh Alliance has continued its mission to advocate for Midtown’s needs and plan for its continued success. The MRA has provided members with new programs and member benefits including special area hotel member room rates, magazine subscription to Raleigh Magazine and the development of a Midtown Arts to Team. The Midtown Raleigh Alliance has also joined other business and elected leaders in the RaleighTogether transit support program which seeks to bring artistic expression to a number of new and existing transit facilities.


Midtown CERT Midtown CERT was approved and established in 2015 by the Department of Homeland Security and Federal Emergency Management Association, and listed in the national database. Midtown CERT is one of only two CERT program in the City of Raleigh, one of 13 within the Triangle and 68 in the State of North Carolina.

In 2006, Kane Public Safety became the first CERT program in a mixed-use development. KRC Risk Manager Herb Ubbens, Public Safety Captain Robert Way, Public Safety Major Jason Hunt and Chief Robert Batista became CERT program trainers in June 2015 and led the way in creating Midtown CERT. Currently all ground crew members for Midtown Property Services and Kane Realty Corp. have been trained and are active members of the Midtown CERT team. CERT Basic training classes will take place in the Spring, Summer and Fall of 2017.

CERT (Community Emergency Response Team) is a FEMA and DHS program that prepares citizens and community members for disasters and hazards that may impact their area and trains them in basic disaster response skills: • Fire Safety • Light Search and Rescue • Team Organization • Disaster Medical Operations
