Loose Dentures? Missing Teeth?

Are you done dealing with loose dentures or struggling with missing teeth? Imagine walking into a dental office and leaving the same day with a full set of beautiful, natural-looking teeth. At Michiana Dental Implants, we make this possible with our innovative full-mouth dental implant solutions.

Say Goodbye to Dentures, Hello to a Permanent Smile

For many, dentures can be an uncomfortable and inconvenient solution to missing teeth. They often slip, cause irritation, and require messy adhesives to stay in place. Not to mention, they need to be removed for cleaning and can limit your food choices. But there’s a better alternative—full-mouth dental implants.

Unlike dentures, full-mouth implants are permanently fixed in place, giving you the confidence to eat, speak, and smile without worry. Using advanced Hybridge implant solutions provides a stable and effective solution that looks and feels just like natural teeth.

Mud Flies During Recent Mississippi Build the

Amish girls can shingle. Despite an almost complete lack of experience in roofing, Geneva, Lilly, Mary Lynne, Sadie Ruth and Rachel take to it like a mouse to a cheese shop and display a remarkable insight into the nuances.

Three van loads of us Amish youth are in Mississippi here in late December. We are based at Larry and Maxine Miller’s dormitory, and he has lined up jobs for us to help poverty-stricken local residents. One group of us has been assigned to Doby Jones’ place, where we are painting and reroofing his house and building a new smoke house for him.

Doby is 70-something and illiterate, but is a jolly, high-spirited fellow nonetheless.

This is Tuesday. Yesterday we tore off the old shingles and put tar paper on the house roof, as well as getting walls up for the smoke house.

Today we are shingling. Geneva and I shingle most of the east side while Jerre and Lilly whip the west half. Mary Lynne is cutting starter shingles on the roof. Some of the other girls have commenced painting while a few of the fellows replace some trim and put new soffit on the house. Levi is in charge here and he keeps the smoke house going by getting the rafters up.

So we’re busy. But we are not busy enough to keep some of the girls out of trouble.

Two lasses from Pennsylvania, Mary Lynne and Lilly, have an especially difficult time keeping their noses clean – literally. They get into a mud fight with Levi. And there is plenty of mud around. Though today is sunny and mild, the past three days have been rainy.

Amish girls can fling mud. Though I certainly cheer Levi on, I stay clear of the fight. I’m just not that fond of getting covered in mud.

Round and round the house they go, the two gals trying to outmaneuver Levi. I keep working sporadically while I enjoy being a spectator to the mud battle.

Suddenly events take a drastic turn for the worse. The girls turn on me with handfuls of mud. I was innocent as Snow White and was at work when these ruthless fighters attacked me. I have witnesses who will attest to this.

Deeply grieved, I remove my tool belt and join forces with Levi. Sometimes one must make sacrifices in order to preserve peace. It is with a sad, aching heart that I sprint around to flank the ladies and arm myself with Mississippi mud. Levi and I do our best to administer justice with a humble-servant heart.

When the fighting is replaced by an easy peace, all four of us have dirty, mud-splattered clothes and skin. And unfortunately, as so often happens in war, there is a collateral damage. The freshly painted bright blue house had a big, unsightly brown glob of mud stuck to it.

Our plans for tonight have been canceled due to a flu bug in the nursing home we had planned to visit. A few van loads elect to go inspect the storm damage and clean-up efforts in Louisville. I am one of the faction that stays at the dorm and plays games.

All play-fighting aside, these times at the dormitory in the evening are precious. Everyone can gather in the large common room and sing, play games, discuss the jobs and enjoy each other’s company. This mish-mash of a group from three different communities is feeling more and more like family. The bonds are tightening. May the God of love be praised.

WILL THE PRESIDENTIAL ELECTION AFFECT MORTGAGE RATES?

The American dream of homeownership is often closely tied to mortgage rates. For many, the cost of borrowing to buy a house plays a major role in deciding when to make that big move. Homeownership can be one of the most significant choices in our lives, affecting our financial future like few other decisions. It’s no surprise that keeping an eye on current mortgage rates and the outlook for the future is a priority for many.

Now, to the question: will this year’s Presidential election impact mortgage interest rates? The short answer is ‘probably not.’ When we look at historical data and past election cycles, we see that interest rates have rarely changed significantly because of elections.

The Federal Home Loan Mortgage Corporation (Freddie Mac) began tracking interest rate changes around election times in 1971. Since then, there have been 13 elections, and the most that rates have changed around election time was 0.58% in 1980. This was likely due more to the high inflation rates of the late 70s and early 80s than to the election itself. Just for perspective, the interest rate in 1981 was a whopping 16.63%! Let’s hope we never see those numbers again.

We don’t expect mortgage rates to change much because of this year’s Presidential election. And it’s worth noting that the President doesn’t set interest rates. Economic conditions, labor reports, inflation, and the Federal Reserve’s (Fed) outlook for the near future all play a role in determining mortgage interest rates. (The Fed is hinting at a rate cut this month, though).

CURRENT MARKET CONDITION

We’re seeing that many of the homeowners who bought in the last 2-3 years when rates were incredibly low are now hesitant to sell because of higher interest rates. (Congratulations to everyone who locked in a 30-year note at 2.5-4%!) This hesitancy to sell has reduced the inventory of homes available to the buyer pool, giving a pricing advantage to the sellers with homes on the market. Even though the market seems challenging, like we always say: the best time to buy is when something’s for sale…

If you’re thinking of selling before winter, we recommend starting the process today. For perspective, the typical auction timeline begins 45 days before the auction and ends 45 days after, which would put you around the December 1st mark.

Have questions? We’d love to answer! Anything from mortgage application fears to wondering what home improvements or repairs you should do before selling, we’ve got you covered.

As the sun relentlessly beats down on your home throughout the day, heat can quickly build up in your attic from trapped hot attic air and inadequate ventilation. solar attic fans offer the ideal solution by using the same energy from the sun to continuously ventilate trapped hot air and cool your attic. The result is a more comfortable home that requires less energy to cool.
