Since that memorable debut, the venue has hosted some of the finest names in entertainment, delighting audiences and rewarding our investors and fire pit suite owners with exceptional returns. These inaugural performances have set the stage not only for impressive financial outcomes but for unforgettable evenings under the Colorado night sky, framed by the grandeur of Pikes Peak.
As a native Texan (and life-long Cowboys fan), I couldn’t have been more thrilled when I heard of VENU’s partnership with our man on the cover, 3X Super Bowl champion and Pro Football Hall of Fame legend, Troy Aikman. VENU PLANS TO BUILD THEIR BIGGEST VENUE TO DATE in McKinney, Texas: the 20,000-cap, $220 million Sunset Amphitheater.
“At the end of the day, I didn’t set out to build cheap venues,” said JW Roth, founder and CEO of Colorado Springs-based VENU. “I set out to build the best, the most premium venues that will deliver the best fan experience possible.”
Slated to open in 2026, the venue is a joint effort by the city, the McKinney Economic Development Corporation, the McKinney Community Development Corporation and VENU, which aims to construct amphitheaters in markets with a burgeoning population and a dearth of
high-quality entertainment venues.
The open-air venue is slated for construction northeast of U.S. 75 and S.H. 121. It is modeled after VENU’s music center in Colorado Springs, but capacity is more than double. The project will be built on 46 acres and feature at least 250 luxury fire pit suites, reserved seating in the mid and lower bowl, a landscaped grass berm and custom owners club suites. Roth is installing hydro chill technology on the lawn to manage turf temperatures.
“This world-class music venue is a game-changer for our entertainment offerings in McKinney and will be a boon for our economic growth and tourism sector. With a state-of-the-art

venue of this size, we can draw some of the largest musical acts to the city and attract fans from across Texas and the surrounding states,” said George Fuller, mayor of McKinney in a statement. The city is located about 30 miles north of Dallas.
THE FIRST VENUE DEVELOPED BY VENU HOLDING CORPORATION (VENU), FORMERLY KNOWN AS NOTES LIVE, HAS OPENED, WITH FORD AMPHITHEATER in Colorado Springs seeing 24,000 attendees over three sold-out nights featuring hometown favorites OneRepublic Aug. 9-11.
During the celebration, Colorado Springs Mayor Yemi Mobolade presented the Spirit of the Springs award to OneRepublic’s Ryan Tedder and Zach Filkins, who have deep ties to the city. The annual award honors individuals for their achievements and contributions to the community.
Owned by Venu and operated in partnership with AEG Presents, Ford Amphitheater is the first of many multiple venues under development by the company founded by Colorado Springs-based entrepreneur JW Roth. The 8,000-capacity venue had a soft open on Aug. 6 with School of Rock, the Colorado Springs Philharmonic and country artist Phil Vassar. Friday night experienced a few rain showers but not enough to dampen the excitement.
“From the moment we began, we knew we were onto something special, but what we’ve learned and experienced has far exceeded our expectations,” Roth said. “We’ve crafted incredible fan and artist experience that truly hits the mark. We know our disruptive approach might challenge the norm, but the response from artists, bands, promoters and fans has
been unanimous—this is the most exciting way to present a show.” The new kid on the block is making waves, and it’s clear that bookers and promoters now have to consider how this fresh energy is going to change the game. The reality has blown us all away, and we can’t wait to show fans, and the industry, what’s next.”
“The new kid on the block is making waves, and it’s clear that bookers and promoters now have to consider how this fresh energy is going to change the game,” added Roth. “The reality has blown us all away, and we can’t wait to show fans, and the industry, what’s next.”
They’re Taking the Show on the Road to Other Colorado Venues
Live-music options are finally meeting demand — and eroding contracts that prevent artists from playing too close.
“If you’ve been to those communities up and down I-25, you can see that there are a lot of folks living and working and playing there that can support their own shows,” said Fedrizzi, the co-president and COO of AEG Presents Rocky Mountains. “And now we have the extra tools to do that.”
Those tools include new venues such as Sunset Amphitheater, the Springs’ upscale space scheduled to host OneRepublic, Dierks Bentley and other big acts when it opens in August. The 8,000-capacity venue is helping to soak up a growing demand for live music along the Front Range and in
the high country — and loosening Denver’s historic grip on the state’s biggest concerts.
As the largest promoter in the region, and one owned by Colorado billionaire Philip Anschutz, AEG Presents is happy to sell tickets to those people. But fans are increasingly saving gas money by not having to travel far to see their favorite artists. It’s a post-pandemic reality across the state as promoters double-dip in overlapping markets, scheduling artists at venues that are, in some cases, barely an hour away from one another.
“We’re the first real baby market that has become its own market,” said JW Roth, owner of Sunset. He praised
Springs venues such as the Pikes Peak Center and Broadmoor World Arena for setting the stage. “We’re keeping more economic-impact dollars in the city these days.”
Average ticket prices have reached their highest-ever levels and outpaced inflation, last year increasing 23.33% from $106.07 to $130.81, according to industry reports, with service fees in some cases reaching 30% of face value.
And yet, attendance and sales have also hit record levels since the concert industry came back fully in 2022. Last year, promoters saw massive profits thanks to stadium tours from Taylor Swift, Beyoncé and others. Anyone who wants a piece seems poised to get one.

JW ROTH'S FORD AMPHITHEATER IS PART OF A BIGGER VISION to open a nationwide network of luxurious amphitheaters.
“If you want to be successful in business, you have to be a Weeble,” says Pikes Peak region entrepreneur JW Roth, whose dream of a nationwide network of luxurious amphitheaters kicks off Aug. 9 with the opening of Ford Amphitheater.
Weebles, an egg-shaped toy popular in the ‘70s, “wobble but don’t fall down,” as its advertising stated.
The idea of even attending a show at a “luxurious outdoor music venue” would have been a stretch for Roth in his childhood. Roth, now 60, grew up on a small ranch just north of El Paso County; his parents got married in their teens and his dad did “a little bit of everything to make ends meet.”
Rabbits and deer culled from the property helped fill the dinner table. “I was not born with a silver spoon in my mouth,” he says.
BIRTH OF AN AMPHITHEATER
It was a visit to winemaker Peter Mondavi’s property in California’s
Napa Valley, where Mondavi had “kind of a super cool, outdoor amphitheater set up literally in his front yard,” that sparked Roth’s vision of a luxurious amphitheater on property he owned near Gleneagle.
But that vision also resulted from a lifelong passion for music, particularly live music. As a kid, though, “the problem was coming from a family that didn’t have a lot of money, so going to a concert always involved climbing a fence for me; that’s just the way it was.”
“At the end of the day, you have to have that heart about you.”
VENUES OFFER MORE OPTIONS TO SUPERFANS seeking to swap sticky floors for souped-up suites—‘money can buy experience’
Retired podiatrist Nicholas Sol doesn’t want to stand at concerts. The 67-year-old recently spent $250,000 to buy eight seats around a fire pit at the new Ford Amphitheater in his hometown of Colorado Springs, Colo., securing lifetime tickets with a line of sight that can’t be obstructed by other fans. Sweetening the deal: primo parking, VIP restrooms steps away, and in-seat service of Hawaiian shortrib sandwiches, Korean bulgogi tacos and crafted cocktails.
Sol, who also invested in the company behind the venue, is part of an affluent group of concertgoers
seeking luxe live experiences as the event business booms. They are trading hallmarks of concertgoing— such as having to wade through rowdy fans, stand on sticky floors, wait in long bathroom lines and park in packed lots—for ease and exclusivity. Venues and promoters are juicing their offerings for wealthy concertgoers and superfans who have had a seemingly insatiable appetite for unique perks even as some industry observers fear an inflation-driven pullback on spending.
Concert ticket prices have nearly doubled over the past decade, and the trend has accelerated, with the average ticket for the top 100 tours in North America increasing more than 40% over the past five years to $135.88, according to Pollstar. The global live
music market is projected to grow to $35.1 billion this year, including ticket sales and sponsorships, and to $51.7 billion by 2030, according to Goldman Sachs.
“Everybody’s talking about ‘money can buy experience.’ That’s really the trend right now,” said Mathieu Jaton, CEO of the Montreux Jazz Festival on the shores of Lake Geneva in Switzerland.
The Colorado Springs amphitheater where Sol bought a fire pit is one of five being developed nationwide by VENU, a company that plans to go public through a pending merger transaction this year.
A GROUNDBREAKING CEREMONY was staged Friday for a 12,500-seat Sunset Amphitheater that is being constructed in Broken Arrow.
Construction has been in process since June, but VENU Holding Co. arranged for an “official” groundbreaking event at the venue site.
The ceremony featured multiple speakers, including VENU founder, chairman and CEO JW Roth, Lt. Gov. Matt Pinnell, Broken Arrow Mayor Debra Wimpee, Broken Arrow City Manager Michael Spurgeon and Broken Arrow Chamber President and CEO James Bell.
“This isn’t just about breaking ground — it’s about breaking new ground for what entertainment in Broken Arrow can become,” Roth said in a press release. “The Sunset Amphitheater will be a world-class venue where music, culture, and the community can come together to
create unforgettable experiences. We are excited to celebrate this milestone with the people of Broken Arrow.”
The Sunset Amphitheater represents a $93 million investment in the Broken Arrow community and was developed through a public-private partnership with VENU, the city of Broken Arrow, Wagoner County and the state.
Set to open for the 2025 touring season, the amphitheater is expected to attract top national and international acts. “I am thrilled that construction has begun on the Sunset Amphitheater in Broken Arrow,” Pinnell said. “Broken Arrow is one of the fastest growing communities in the state, and as the population grows, so does the demand for world-class venues and events. Tourism is the front door to economic development, and this amphitheater will generate exciting economic growth in the area.”

The grand opening showcased the vibrant fire pit suites, stellar performances, and spectacular fireworks. The event featured diverse performances, including the School of Rock, the Colorado Springs Philharmonic, and country star Phil Vassar. The excitement peaked with electrifying sets from MAGIC GIANT and OneRepublic, culminating in captivating fireworks displays each night.

Dallas Cowboys Football Legend Transforms His Passion for Music into Ultra-lux Entertainment Destination in Texas and Oklahoma.
By Lisa Valentine
As an iconic quarterback for the Dallas Cowboys and “Monday Night Football” game analyst, it is undeniable that the world knows Troy Aikman for his love of sports. He left his mark in history as one of football’s greats, winning three Super Bowl titles and bringing stadiums full of people together, during his 12year career on “America’s Team”. While Aikman may be best known for his success in football, the College and Pro Football Hall of Famer’s passions span far beyond the field. In recent years he’s successfully ventured into the beverage industry, creating EIGHT: an innovative, ‘better for you’ beer. Now Aikman is embracing his lifelong passion for music and bringing crowds together to experience music in a reimagined way through his partnership with the Venu Holding Company (VENU)’s new live entertainment amphitheaters.
“I've always been a country music fan…” shares Aikman. “My dad listened to all the classics with Conway Twitty, Merle Haggard, Johnny Cash, Waylon [Jennings], all those and Faron Young and Tom T. Hall. I would ride with him to work from time to time in the summer, so the old classic
country still kind of resonates with me. But when I moved to Oklahoma [from California], when my family did when I was 12, I became a real lover of country music…”
Moving to Oklahoma not only ignited Aikman’s passion for the genre, but it also introduced him to the magic of live music.
“The first concert I went to was Steve Wariner in Tulsa, Oklahoma at the Tulsa City Limits…and I think the second concert I went to was Hank Williams Jr. in Tulsa…” he says, remembering driving up from where he grew up in Henryetta, Oklahoma to see shows before eventually moving to Texas. “The one that I always looked forward to was at the old Texas Stadium—the football stadium where I played [with the Dallas Cowboys]. Every year George Strait would come headline; sometimes Alan Jackson would be with him, sometimes someone else [like] Jimmy Buffet…But it was always great…It’d be an all-day music festival with George Strait finishing it off. So George, he has always been my all-time favorite country singer and I’ve seen him so many times.”
As he got older, the iconic Texas music venue Billy Bob’s further fueled Aikman’s love of concerts “Whenever an artist was coming that I wanted to go see back when I was playing [football], I’d drive over there [and] go in the back,” he explains. “I've met all these artists, so I became close friends with a number of them. I’ve spent a lot of time with Shenandoah back in the day, Tracy Lawrence, Toby Keith became a real good friend. Kenny Chesney, before Kenny became Kenny,” he laughs.
While he may not play any instruments quite yet, for someone not in the music industry, Aikman has an impressive list of songs that he has left his mark on over the years. Back in the ‘90s, shortly after his first Super Bowl win with the Cowboys, Aikman and some of his teammates recorded an album with his track being the song “Oklahoma Nights”.
“Me and some teammates of mine, we were approached about doing an album and releasing it so we thought, ‘Hey, why not?’…Not my finest moment for sure,” he jokes of his recording, “After we did that one, I had a chance to cut a song with Toby [Keith], ‘Two Pairs of Levis and a Pair of Justin Boots’ and then later did a song with Waylon Jennings… I've just been such a big fan of country music, to get an opportunity to do something like that…I can't sing a lick, I’m not a good singer but to be able to have an opportunity to record a song with someone like Waylon or like Toby, it's hard to pass up.”
Earlier this year, Aikman was approached by Texas country artist Wade Bowen to be part of his song “Friday Night” as both the announcer calling a football game in the song’s intro, as well as being featured in the music video. Aikman can also be seen in a music video for legendary country group Shenandoah’s song “Leavin's Been a Long Time Comin’” back in the early ‘90s.
"Because of what JW's doing with the venues and these high-end amphitheaters and my love for music, it just all ties in perfectly together."
Troy Aikman
The many years of attending concerts with his best friend from Oklahoma—who is still his go-to concert buddy to this day—led to Aikman eventually putting on his own musical events, including philanthropic benefit concerts in his garage with big name artists like Jason Aldean and Toby Keith and later his own music festival.
Some of his country music pals have even offered to teach him how to play guitar, but he still has yet to learn an instrument. “I've always wanted to play and I just haven't committed myself and really put in the time. I do not play any instruments and it's one of my big regrets that I just never took the time to learn it,” Troy explains.
“My best friend has been my best friend since I moved to Oklahoma,” he explains. “We were getting ready to have a [high school] reunion [in Henryetta] and I just thought, ‘How cool would it be if we really kind of put on this bigger event and had a music festival to raise some money?’…I've done a lot for my hometown, but I just felt like I could do more and thought we could raise some money that would really help the community.”
He partnered with an events group and brought his

vision to life, creating a one-day music festival “Highway to Henryetta Presented by AT&T” in 2022. The festival held in Henryetta featured an impressive lineup of artists including Blake Shelton, Pat Green, Wade Bowen, Josh Abbott, and Stoney LaRue among others, raising a sizable amount for athletic and educational initiatives in the town.
As if recording songs and music videos with country artists wasn’t remarkable enough, Aikman has also been invited to take part in some of their career highlights, including playing a role in Morgan Wallen’s show at AT&T Stadium this past summer. Throughout the tour, Wallen has been known to include some top-notch celebrities and athletes in his walk from backstage to the stadium stage to start the show, which is played on screens in the stadiums to get the crowd hyped. For the concert at Arlington’s AT&T Stadium, it was only natural to tap Aikman for this ritual in the home of the Dallas Cowboys. “Morgan, I had not met [yet], but my girls are huge fans of his,” he says of country superstar, who was one of his bucket list artists to see live.
that he immersed himself into VENU’s disruptive and reimagined approach to entertainment, claiming his spot as a shareholder of VENU and a proud fire pit suite owner.
He’s thrilled to be a founding partner of the Aikman Club, an exclusive members-only space located at VENU’s amphitheaters in Texas and Oklahoma.
“I try not to do things that I think aren't good fits, but I don't know that I've been a part of something that fits better than this,” he shares. Aikman was introduced to VENU Founder, Chairman, and Chief Executive Officer JW Roth by his former Dallas Cowboy’s teammate Chad Hennings, who is a board member of VENU.
“They're going to enjoy great hospitality,” shares Aikman of club members. “The amenities are going to be first class. I just think the overall experience of those that get involved in this, they're going to really appreciate it and enjoy it."
“Because of what JW's doing with the venues and these high-end amphitheaters and my love for music, in addition with the beer that we have going, it just all ties in perfectly together, so I'm pretty excited about it,” says Aikman. “I think it's going to be a total gamechanger…”
Being such an avid music enthusiast, it is no surprise
Aikman’s partnership with VENU is an obvious pairing not only because of his love of music, but it’s also his synergy with VENU’s leadership team and the alignment with their
mission that propelled them to work together.
“I just really hit it off with JW, really enjoyed him right from the beginning,” he says. “Probably as big of reason why is hearing his vision for VENU in these amphitheaters and what it will do for these communities…With his background in the food industry and the way he’s been able to build his businesses, I just felt like this guy is really talented, has a lot of connections, doing things the right was. Quality is important to him and being a part of it is exciting.”
For Aikman, he’s seen the best of the best when it comes to sports stadiums and is now looking forward to seeing music venues embracing the top-level consumer experience. From their state-of-the-art sound technology and thoughtfully designed architecture to the premium concessions and unique fire pit experiences, VENU has created amphitheaters with the concertgoer’s experience at the forefront of every decision.

“…[W]e all see these new stadiums whether they’re football stadiums or other types of sporting stadiums that they're just state-of-the-art,” he explains. And to now kind of translate that into a music venue and have some of the same luxuries that a lot of these fans are accustomed to seeing at these stadiums, I think is awesome. I can't wait to see it and the whole experience…I think people are finally kind of putting the consumer first in making that just a really great experience for the consumer and that's what JW is now doing with amphitheaters.”
With his excitement for the new amphitheaters that VENU is continuing to open across the country, he was inspired to be involved in a fundamental way as a founding
“They're going to enjoy great hospitality,” shares Aikman of club members. “The amenities are going to be first class. I just think the overall experience of those that get involved in this, they're going to really appreciate it and enjoy it. I mean, if you love music and you like to do it in the comfort of your own space, I think this is going to be right up your alley…I think it's going to be unlike anything else that they've experienced.”
In addition to being a founding partner of the Aikman Club, Aikman is a proud fire pit suite owner, and owner of EIGHT Brewing, the new “powered by” naming rights partner of all Oklahoma and Texas amphitheaters.
Aikman, who actually worked as a distributorship in college, launched his own beer in Texas in 2021 and expanded its market to Oklahoma earlier this year. It I currently available in both cans and as of this summer long neck bottles and he has plans to expand into more states in 2026. Through the new partnership, Troy’s beer EIGHT is available to be enjoyed during shows at the VENU properties in Texas and Oklahoma.
“I thought the brands that were on the market were tired,” Aikman explains of his decision to launch his own beer. “I thought it was time for something new. I thought it was time to be a little bit disruptive in the space. [I] felt that it kind of coincided with the time in my life where I was leaning in more to ‘better for you’ [options] as most of America was with the pandemic and everything that was happening with COVID. So, I just wanted to make a beer that was a ‘better for you’ product and that's what we did. It took two years to come up with the recipe. We say it's ‘light beer made right’, which makes sense since we are the only widely available beer that doesn't add syrups or sugar, sweeteners, rice, [or] corn. And yet we have all the measurables 90 calories and 2.6 carbs, so I'm really proud of how it tastes. I'm proud of what it represents and excited about the future.”
For Aikman, he sees his EIGHT beer as more than just a refreshing drink, but rather a way to bring people together: be it at a bonfire, football game, backyard barbecue, or at concert.
“I think beer is a unifier,” he explains. “People are able to come together and have conversation and the social aspect of it. And that's what these amphitheaters do. I mean, we're in such a polarized world right now and everybody kind of sees things differently or they only want to see things their way. Where I think, whether it's sports—which I do each Monday night on ‘Monday Night Football’—or coming together to watch music, it's something that unifies people behind a common good and music certainly does that.”
Troy Aikman's influence is evident throughout VENU's upcoming Sunset Amphitheaters, from his beer being served to his exclusive Aikman Club membership. Known for creating legendary football moments, Aikman is now partnering with VENU to redefine how fans engage with live entertainment.

AS THE WORLD OF REAL ESTATE INVESTMENT continues to evolve, more sophisticated vehicles like Delaware Statutory Trusts (DSTs) are providing investors with innovative ways to diversify their portfolios. For those looking to capitalize on the growing luxury entertainment venue market, particularly with companies like VENU Hospitality Company, a DST presents an ideal structure to reap the benefits of fractional ownership, passive income, and tax deferrals.
What is a DST?
A DST is a legal entity established under Delaware law that allows multiple investors to own fractional interests in large, income-generating properties. Investors in a DST purchase shares of ownership in the trust, and in turn, the trust owns the property. This structure provides a passive, hands-off approach for investors who want exposure to real estate without the responsibilities of direct property management.
Why Invest in VENU Hospitality Company through a DST?
VENU, known for its development of high-end luxury entertainment venues, offers a unique opportunity for real estate investors. These venues cater to upscale clientele, hosting events such as concerts, galas, and exclusive gatherings. The luxury entertainment sector is booming as more individuals seek premium experiences and investing in this market can be highly lucrative.

DSTs enable investors to own a portion of large, luxury properties that would otherwise be difficult to access. VENU Hospitality Company’s venues are multi-million-dollar
developments with state-of-the-art facilities, prime locations, and the potential for long-term income generation. With a DST, investors can pool their capital to collectively own a share in these premium properties without needing to invest massive sums up front.
A key advantage of investing in a DST is the passive nature of the investment. These venues are operated and managed by professional teams, meaning the day-to-day operations and maintenance are taken care of by the trustee or property manager. Investors receive a portion of the rental income generated from the venue, creating a steady stream of passive income without the headaches of active management.
One of the most attractive features of DSTs is their eligibility for 1031 exchanges, which allow investors to defer capital gains taxes when reinvesting proceeds from the sale of another investment property. If you’re selling a real estate asset and want to avoid a hefty tax bill, reinvesting in a DST that owns VENU. Live properties can be an excellent way to defer taxes while still enjoying exposure to premium real estate. By deferring taxes, investors can preserve more capital for future growth.
This is an all-cash transaction with no debt involved. Recently, the DST market has seen many opportunities facing income declines due to rising insurance costs. However, the VENU Hospitality Company DST is operated under a triple net lease, which ensures that the DST landowner doesn’t have to worry about their income declining from increased expenses. This is a significant advantage in the DST space.
Unlike most DST sponsors, who are privately held and may not provide regular or accurate reporting on the health of the investment, VENU offers enhanced visibility and accountability to its investors.
According to Technavio’s May 2024 Snapshot “Live Music Market Size 2024-2028”, the live music market size is projected to grow by USD 35.56 billion between 2024 and 2028, further underscoring the strength and potential of the sector.
The live music industry reached new heights in 2023, with demand continuing to rise. As our digital world enables artists to build global followings, fans are increasingly seeking in-person experiences. Simultaneously, the industry is expanding its variety of concerts, attracting new audiences, and developing more venues to support the growing pipeline of shows.
For investors looking to enter the luxury entertainment venue market, particularly with a prominent builder like VENU.Live, a Delaware Statutory Trust (DST) provides an excellent investment vehicle. Through fractional ownership, passive income, tax deferrals via 1031 exchanges, and portfolio diversification, a DST offers significant advantages to those seeking exposure to highend real estate. By partnering with VENU.Live, investors can align themselves with a rapidly growing sector while enjoying the benefits of a sophisticated and flexible investment structure.

VENU is at the forefront of transforming the concert experience with its state-of-theart amphitheaters, meticulously designed to combine exceptional aesthetics, cutting-edge acoustics, and innovative technology. In this exclusive feature, we invite you behind the scenes to meet the visionary architects, sound engineers, and designers who have come together to craft these world-class venues.
The Ford Amphitheater, the flagship venue in VENU's portfolio, made its grand debut in partnerships with AEG Presents this summer with an unforgettable, sold-out three-day performance by OneRepublic. Ryan Knutson, President of Brown Note Productions, sat down with VENU Magazine for a deeper dive into the meticulous planning and intricate design that brings this immersive, state-ofthe-art venue to life.
JW Roth, Chairman and CEO of VENU, emphasizes, "From day one, my vision was to craft an experience at the Ford Amphitheater, and at all future venues we build, that delivers an unforgettable experience resonating deeply with our concertgoers. Through Ryan and his team’s expertise and keen attention to detail, they have ensured that we built a venue where every performance leaves a lasting impression."

live experiences while paving the way for future Sunset Amphitheaters across the nation. With current developments underway in Oklahoma and Texas.
“Our collective goal is to create an experience that is enjoyable and comfortable, where the technology seamlessly enhances the event without drawing attention to itself. When patrons can immerse themselves fully in the artistry and the moment, free from distractions, we know we've succeeded. The best technology is the kind that goes unnoticed, allowing the focus to remain where it belongs—on the performance and the day itself,” says Ryan Knutson, President of Brown Note Productions, a trusted partner through VENU's collaboration with AEG.
At VENU, the commitment to delivering a quality experience was paramount, necessitating a team of exceptional professionals dedicated to curating an unparalleled environment. "To achieve a world-class atmosphere, we recognized that every element—from lighting and sound to visuals— must be meticulously crafted and harmoniously integrated. This comprehensive approach ensures our venue operates at its utmost potential, providing guests with an unforgettable experience,” notes JW Roth, Founder and CEO of VENU.
The vision for the Ford Amphitheater was to develop a versatile platform capable of adapting

to diverse technological requirements. Ryan emphasizes that from day one, the primary objective was to establish a technological highway that seamlessly integrates various technologies, allowing the amphitheater to evolve and expand alongside future advancements.
A key objective was to implement satellite speakers throughout the venue, ensuring exceptional sound quality in rear seating, grassy areas, and concourses. Areas often overlooked by other concert venues. This thoughtful approach guarantees an immersive auditory experience for every guest, regardless of their location within the amphitheater. By utilizing a network-based system, audio, video, and lighting are seamlessly integrated through an intuitive touch-screen panel. “In a venue of this scale, the amount of cabling required can be overwhelming. A network-based system simplifies the process immensely, modernizing the space and providing the flexibility to adapt as technology advances,” Ryan explains.
Furthermore, ROBE Lighting was incorporated for off-site control, with each fixture equipped with a camera to ensure precision for the technical team. This upgrade surpasses even larger concert venues, delivering an unparalleled quality of experience, precise control, and innovative creative options. The streamlined design not only enhances lighting effectiveness but also minimizes visual distractions, eliminating the bulky, outdated spotlights that can obstruct sightlines.
VENU chose ROBE Lighting to illuminate the venue due to its reputation for exceptional quality and innovative lighting solutions tailored for professional applications. Their high-quality optics guarantee superior beam control, brightness, and exceptional color mixing capabilities. “Their products are widely used in high-end entertainment venues, concerts, and broadcast productions for their reliability, performance, and ability to create
stunning visual effects,” says Ryan.
In today’s world of high-profile events, large screens flanking the stage have become synonymous with immersive experiences. Powered by IMAG— short for image magnification—these displays ensure that every audience member enjoys an unobstructed, up-close view of the action. IMAG technology elevates the viewing experience by projecting crisp, magnified visuals, allowing even those seated farthest from the stage to feel intimately connected to the performance. As Ryan articulates, “These screens weave the narrative of the performance, ensuring that every seat in the house offers an immersive experience that transports you into the heart of the show, allowing you to feel as if you are sharing the stage with the artist.”
Ensuring impeccable sound coverage was paramount, especially as each touring act arrives with its custom line array system. Partnering with D&B Audiotechnik, a leader in acoustic innovation, Brown Note Productions conducted an in-depth sound study to optimize both in-venue clarity and minimize the impact on surrounding areas. This meticulous planning and execution by Brown Note Productions guarantee the highest quality audio experience for every guest while preserving the surrounding environment.
VENU’s dedication to creating a luxurious concert experience goes beyond aesthetics; it encompasses a commitment to cutting-edge technology and craftsmanship. As the Ford Amphitheater opens its doors to the world, it stands as a beacon of what’s possible in live entertainment. With each performance, guests are invited to embark on a sensory journey that transcends the ordinary, ensuring that every moment spent within its walls is not just attended but truly experienced. As VENU continues to redefine the concert landscape, patrons can anticipate an unparalleled fusion of artistry, innovation, and opulence in every visit.
Currently under construction, the Sunset at Broken Arrow Amphitheater will be a state-of-the-art outdoor music venue located inside the Broken Arrow Events Park. It will provide the Tulsa market's most luxurious and hospitality-focused music with a luxury, covered open-air seating and stage for A-list artists and Grammy awardwinning national touring acts.
The venue will accommodate 12,500 concertgoers and features more than 200 luxury fire pit suites, stadium style seating, general admission options, and the exclusive Aikman Club, which is designed for 175 members highlighting a partnership with Troy Aikman.

IT’S NO SURPRISE THAT INVESTING IN FIRE PIT SUITES WAS A JOINT PRODUCTION FOR TERRY FISHER AND RICK FENIMORE . Since meeting in college, they’ve been a team—and have together built a business whose footprint now spans most of North America.
“In 1977, Terry and I began graduate school at Oral Roberts University. We started playing a lot of tennis and just kind of hit it off and became really, really good friends. We needed to make some extra money, so we had this railroad tie landscaping business, built walls meant to keep dirt back, avoid erosion,” Fenimore recalls. “And then we flipped a house, did a rental house. Those ventures kind of put us on track to say, you know, at some point, we’d love to be able to do business together.”
One thing led to another until, in 1985, they saw—based on working in supply chain logistics—an opportunity. This led to their founding Trinity Chemical Industries/TCIX Rail. Over the past 40 years, they have acquired a large fleet
of rail tanker cars that move everything from petroleum products to orange juice.
“In the simplest form, it’s a railroad equipment leasing business. You own some assets, lease them out to everybody that’s moving liquids,” Fisher says, summing up their business. “If it’s liquid and it moves in rail cars, maybe we have a hand in it.”
All this transpired in greater Tulsa, Oklahoma, home of Oral Roberts University. And after its grand opening next year, Tulsa’s suburb of Broken Arrow will also be home to VENU's new 12,500-seat Sunset Amphitheater. It will become a cultural hub for a region that Fenimore (originally from West Virginia) and Fisher (a native) have long made home. They’re happy to have gotten in on the ground floor.
“It would be a fantastic evening, I think, to just sit there and take it all in and think that you were part of maybe
facilitating and bringing it here,” Fisher envisions when asked to imagine opening night. “Being one of the early adopters, so to speak. I just think it’s going to be a great addition to the Oklahoma community.”
The business partners went all in, each purchasing a four-seat fire pit suite for their respective families and an eight-seater for their business. They envision mixing and matching entertaining clients, building family memories, and adding a flexible investment vehicle to their portfolios.
explains Fenimore.
So much of Fenimore and Fisher’s lives circle back to their college years together. Both mention definitive concert experiences that made them more open to investing in a music venue— The Eagles and Jackson Browne for Fisher, Kansas and Bonnie Raitt for Fenimore.
“Being one of the early adopters, so to speak. I just think it’s going to be a great addition to the Oklahoma community. ”
Terry Fisher
“We see it as a really good investment. It’s a legacy type of investment that’s also fun right now. So, you’re unable to enjoy the fruit of your labor in the same way that a lot of people are enjoying major venues like football stadiums and stuff built with that same type of triple-net-lease concept,”
“You know, the music when you go through your college years kind of sticks with you,” as Fisher says.
Even their investment path with VENU ties back to college.
“Well, that’s a funny story. I’ve known Gary Tedder for well over 40 years. We attended Oral Roberts
University together. After my partner Terry introduced me to my future wife, we were looking for wedding rings and Gary just so happened to be selling wedding rings at the time,” Fenimore says, referencing VENU Senior VP of Business Development and Investor Relations. “During our wedding, Gary sang as well. And [years later] when he mentioned that he was getting into this VENU deal, he introduced us to JW Roth.”
Like Fisher, Fenimore envisions opening night at the new Sunset Amphitheater as one to remember, the start of something new built on years of work.
“Before the concert gets going, we’ll probably hear the cicadas, you know, singing in unison like they always do. I kind of got a feel for what it’s going to be like at the grand opening in Colorado Springs. You know, the whole feel of the outdoors and the enormity of that environment and just the sound, the sun setting,” Fenimore muses. “It’s going to be a real pleasant experience. The way they’ve designed this—with the food service, four- or five-star restaurants with the chop house and the seafood restaurant—I mean, that is really going to be something.”

In the summer of 1985, Gary embarked on a journey that would change his life forever. Leaving behind the quiet familiarity of Watertown, South Dakota, and the values learned on his family’s dairy farm, he set out with a modest $1,000 loan and a deep passion for the Dallas Cowboys. What lay ahead was uncertain, but the drive and work ethic forged in those early years would become the foundation for everything that followed.
The project first caught their attention after a recommendation from a close friend, Randy Maddin, and from the moment they connected with Julia Maguire, the venue’s representative, it became clear that this was no ordinary development. “It was a place designed for those who appreciate the finer things—where every detail speaks to an elevated experience. My wife and junior high sweetheart, Sue, and I wasted no time in securing a 10-seat fire pit, recognizing the unique potential of this venture,” he continues.
cherished memories we eagerly anticipate creating at The Sunset at McKinney,” says Sue.
Gary describes how their passion for intimate, high-quality experiences shaped their involvement in The Sunset Amphitheater at McKinney: “It’s not just about sports. Whether it’s concerts, plays, or other high-end events, Sue and I have cultivated a lifestyle centered around more meaningful, intimate experiences. Large stadium concerts often fall flat when it comes to acoustics and atmosphere— two things The Sunset Amphitheater at McKinney promises to deliver in spades.
“Little did Sue and I know that this bold move to Dallas would pave the way for opportunities we could never have imagined, including becoming part of an exclusive project that redefines entertainment: The Sunset Amphitheater at McKinney”
Gary Reichling
“The concept struck a chord with me because it’s rooted in a time when stadiums were much more than mere structures—they were a gathering place,” says Gary. “I still remember the awkward conversions of old baseball stadiums into football fields, with fans sitting what felt like miles away from the action.” Over the years, sports have evolved, transforming games into grand spectacles. The Reichlings have experienced this first-hand at AT&T Stadium, where they hold 20 Cowboys season tickets. “Attending these games isn’t just about watching; it’s about immersing ourselves in an experience where camaraderie and luxury come together seamlessly—an experience and the
JW Roth, the visionary behind VENU, designed this venue with acoustics and audience connection at its core. It’s more than just a venue; it’s setting a new standard for live music.”
Gary explains the clarity of their decision from an investment perspective: "From an investment standpoint, the choice was obvious. We've been involved in similar opportunities, from PSLs to fractional ownerships, but The Sunset Amphitheater at McKinney offers unparalleled value. Not only does it provide a strong return on investment, but it also comes with the added benefit of tax savings, reducing our liabilities by nearly 40%. Plus, holding a 75-year lease on our fire pit adds a layer of security, knowing its value will likely appreciate over time—and it's a one-time investment for us, so no more checks will need to be written."
“This investment goes beyond mere financial returns. As we spoke more with Julia, our enthusiasm grew, and I soon found myself inquiring about a more significant stake in the company,” Gary explains. “VENU’s public offering allowed us
the chance to become proud shareholders, and with Dakota Holdings, LLC’s deep ties to the region, we’re eager to explore further synergies. Our companies— Staley Steel, Sunnyvale Millwork, and Fort Worth Miscellaneous Fabrication—are poised to contribute to this monumental project, providing local craftsmanship and dedication to expand our local workforce and opportunities.”
Gary also highlights the venue’s broader impact on McKinney’s growth, driven by the vision of Mayor George Fuller: “It’s a beacon for local business owners like our friends Rick and Robbin Wells, who own Rick’s Chophouse and Harvest. Increased foot traffic from events at The Sunset Amphitheater will benefit the entire community, from fine dining to luxury bus transportation services like Vonlane (vonlane.com), another venture we’re proud to support.”
“But for Sue and me, this project represents even more—it’s a platform for giving back,” he adds.
“Inspired by my late mother’s unwavering dedication to special needs individuals, we’ve continued her work through our support of Hugs Café (hugscafe.org) and Sue’s passion project volunteering at Treasured Vessels Foundation (treasuredvessels.org). The venue will provide new opportunities for these organizations to thrive, ensuring that this community flourishes in ways both seen and unseen.”
The Sunset Amphitheater at McKinney isn’t just a new chapter for Gary and Sue—it’s a masterpiece in the making. For the Reichlings, like so many other investors and fans, this venue represents more than an investment; it’s a source of lasting friendships, unforgettable experiences, and a profound impact on their lives and the community. As they look ahead, they’re excited for the connections and opportunities that will shape not only their own future but also the lives of those around them.
Private aviation is no longer just a status symbol for the ultrawealthy; it's rapidly evolving as a more accessible, efficient, and luxurious way to travel for many business owners, highnet-worth individuals, and even frequent leisure travelers. Texas, Colorado, and Oklahoma, with their vast landscapes and thriving business sectors, are at the heart of this transformation. Explore the latest innovations in private air travel, the rise of fractional ownership models, and top destinations easily accessible via private jets and chartered flights.
By Ashlyn Taylor
Flying Private has always had the allure of prestige and traveling in style with ease. However, it has transformed over the years and is becoming more accessible to a wider audience of business owners and high-net-worth individuals seeking flexible solutions.
The private aircraft industry is souring and has seen astounding growth in the US. Troy Welch, a pilot and lawyer with over 50 years of experience in the industry, shared that after COVID-19, the sector had a higher demand paired with a cost increase. He went on to say that the demand has come off some but is still higher than pre-Covid. The influx of private jet flights is fueled by the evolving needs of business travel, a desire to get away from commercial airlines, and the allure of luxurious travel experiences. According to Forbes, with an estimated 29,979 business aircraft
jets worldwide, the US dominates private jet ownership, accounting for 70% of private air travel. Indeed, private air travel was estimated at $27.54 billion in 2019 and is expected to reach $36.94 billion by 2028. Flying private has become more than an exclusive experience, it is an integral part of the current economy.
With the recent surge of demand surrounding private flying, it is no surprise that the trends for supply have followed suit. Over the last decade, many new players have entered the aviation game, adding an influx of supplies and a variety of new jets to the market. Record-breaking demand and growth are also driven by increased wealth and post-pandemic trends for people who want to trade dealing with commercial airports for a better travel experience. “It’s an expensive way to travel, but really there’s just nothing like it,” pilot Troy Welch shared. “You can
just drive your vehicle straight onto the tarmac and immediately board, and then return after your trip to a valet and cleaned car.” He also shared the upsides of the personal connections and bond that private passengers develop with their pilot and crew, and how it is a much more enjoyable and relational method of flying.
With the reintroduction of private air travel as a highly demanded method of travel, new innovations and advancements are making their way into the market. According to Yahoo Finance, the global aviation industry is now navigating toward the future amid evolving traveler preferences, new
Private aviation caters to all types of individuals and groups, from high-profile celebrities and families to businesses and corporations. Around 70% of private jet flights are for business purposes, with the remaining 30% catering to leisure travelers. This mix reflects the growing need for flexible and timeefficient travel options for executives and business teams, alongside increasing demand from high-networth individuals seeking exclusive experiences for personal travel. High-net-worth individuals seek convenient, private, and of course luxurious travel. Businessmen and corporations choose to invest in private aviation for uses ranging from efficient executive travel to business meetings or deals among other business needs. Flying privately for business also offers substantial financial and tax benefits, with their jets as qualifying business property for bonus depreciation. Rates for bonus depreciation sit at around 60% this year, with market trends showing a decrease over the next few years. In addition to purchasing an aircraft, other options for involvement in private aviation include fractional ownership and flight charters.
technological developments, and emerging business models. Topics of discussion amongst global air representatives include artificial intelligence and product innovation for the next generation of private air travel. Nova Jet aviation group shared that “Artificial intelligence (AI) and automation are revolutionizing various facets of contemporary existence, including private aviation. From flight scheduling and navigation to upkeep and passenger amenities, AI-driven technologies streamline operations, enhance safety, and elevate the overall passenger journey.” Technology innovations provide better aviation insights to help airports and fliers across the globe.
The largest and most established fractional ownership provider, NetJets offers a range of programs, including jet cards and fractional ownership. They provide access to a large fleet, with various aircraft options and guaranteed availability.
Known for its personalized service and premium fleet, Flexjet provides fractional ownership, jet cards, and lease programs. They emphasize luxury and offer enhanced services for frequent business travelers.
VistaJet offers a unique program that focuses on global travel, providing guaranteed access to its fleet with a simple pay-per-hour structure. It has become popular for international business and leisure travelers.
Sentient is one of the most well-known jet card providers, offering flexible, ondemand private jet travel through its card program. It allows travelers to buy hours in advance and provides access to a large network of aircraft.
Specializing in fractional ownership, PlaneSense offers flexible flight solutions on a fleet primarily composed of Pilatus PC-12 turboprops and PC-24 jets, focusing on North American travel.
The choice between owning a jet and chartering one depends on factors such as frequency of use, budget, and personal preferences. Forbes cites a JetNet IQ survey stating “Globally, around 80% of the 500 operators surveyed by JetNet IQ expect increased utilization in fractional and charter operations seen over the past 12-to-18 months will continue.” Troy Welch shared the different choices and packages available for private aviation. For potential buyers looking to fly private yet don’t want or need full-time ownership, fractional and charter solutions would be the perfect fit. Fractional ownership offers access to a jet at a lower cost and commitment; however, Welch points out that there are more rules and regulations when it comes to charter flights. Newer options like fractional ownership open doors for private plane flights to be more accessible, affordable, and suited to a wider audience. For specific trips, fractional ownership travelers choose private charter flights for customized experiences and convenience. Individuals who only fly a few times a year, mainly for leisure, can charter specific choice flights rather than taking on the burden of full ownership.
Owning a private aircraft means you work hard but can play harder. Tap into exclusive travel destinations to experience top-notch vacations and leisure worldwide. Troy Welch reports that the most sought-after tropical location now is Turks and Caicos, known for its pristine beaches and luxury resorts, so start planning your summer getaway now. When it comes to Texans, flying up to ski country is a frequent must. The popular ski towns of Aspen, Vail, and Telluride offer a much-needed hiatus from Texas weather, and private aviation lets customers enjoy powdery mountains and après ski in just a few short hours.
The time-constrained businessman enters a world with more opportunity and improved efficiency when he steps onto his plane. The luxury and ease of private air travel for business is unparalleled, offering efficient and uninterrupted travel.
Don’t believe me when I say this aircraft pays for itself? Well then, ponder the testimonials of highly successful businessmen who attribute airplane ownership to the increased flow and success of business deals. Be anywhere in a short time, and experience convenience and time management like never before. Uninhibited travel that allows you to make it home by dinner at the end of the day is at your fingertips. Troy Welch shared that he sold a new buyer due to the client’s sentiment that what he was short on wasn’t money, but time. Investing in a private aircraft is the closest you can get to giving yourself more time.
Moving forward, the private aviation industry is set to soar to new heights both in demand across the market of ownership and technological innovation. The future of private aviation is undeniably bright, with innovations and trends making it more accessible and appealing than ever before. From the rise of fractional ownership models to the flexibility of chartering flights, there are various ways to experience the benefits of private jet travel without a full-time commitment.
The influx of new players and aircraft in the market is meeting the record-breaking demand, driven by post-pandemic trends and an appetite for a superior travel experience away from bustling public airports. Owning a private jet offers unparalleled convenience, luxury, and efficiency— whether for business or leisure. As the private aviation industry continues to evolve with technological advancements and increased demand, now is the perfect time to consider the benefits of entering the private jet market. Whether you are a business owner looking for efficient travel solutions or seeking luxurious vacation getaways, private aviation could be your gateway to enhanced freedom, convenience, and luxury travel.

Q. Tell us about your career journey. What experiences led you to this role?
I was born and raised in Boston, MA, and earned a BA in Economics from Wake Forest University. After graduation, I spent five years in investment banking with Loomis Sayles and Banc of America Securities, working in fixed income and equity analysis. From there, I transitioned into a more entrepreneurial role, moving to Austin, TX, to join Front Gate Tickets—then a startup—taking on a top financial position. Over time, the company became the industry leader in festival ticketing, servicing marquee events like ACL and Lollapalooza.
Later, I expanded my career by joining Direct Events Inc. as a promoter and real estate developer, building and operating venues in the Austin area. For the last 15 years, I’ve been with Live Nation, most recently as Head of House of Blues Entertainment. In this role, I set the pace and strategy for 20 venues, 17 restaurants, and 7 high-end cocktail lounges. Managing 4,000 employees and producing 3,000 events annually gave me the hands-on leadership and operational expertise that prepared me for this exciting opportunity with VENU.
Q. Which personal or professional achievements are you most proud of?
Several moments stand out:
• Front Gate Tickets: Being part of the company's rise to become a dominant player in festival ticketing was incredibly rewarding.
• Post-COVID Rebuilding: At House of Blues, we faced the challenge of reimagining our business after the pandemic. With a new team, limited resources, and evolving guest needs, we built a winning culture and financial strategy.
• 10X EBITDA Growth: Despite the challenges of managing a mature 30-year-old business, we achieved remarkable profitability and growth, securing 10X EBITDA for the House of Blues division.
Q. How has your career prepared you to lead VENU?
I bring a unique blend of experience—part live music, part finance, part ticketing, part food & beverage, and part real estate development. My focus has always been on three key pillars: profitability, sustained growth, and exceptional
guest experiences. I believe these skills align perfectly with VENU’s growth strategy, and I’m excited to leverage my background to drive its next phase of expansion.
Q. What attracted you to VENU, and what potential do you see in the business?
The fan-founded model was a major draw for me. Giving fans the chance to become vested partners in an industry that creates unforgettable experiences is a revolutionary idea. Collaboration between fans, venues, and artists fosters innovation, leading to best-in-class spaces and extraordinary concert experiences. I see VENU as a unique platform to build a thriving business that prioritizes community engagement, creative thinking, and unforgettable entertainment.
Q. What trends do you see shaping the live entertainment industry over the next five years?
There’s a clear trend toward premium experiences. Guests are no longer satisfied with just attending events—they want elevated experiences. High-end food and beverage offerings, exclusive spirits, and curated pre- and post-show lounges are in high demand. Even premium concert tickets are often more affordable than attending professional sports games or visiting a theme park, giving this segment significant room for growth.
Another exciting trend is the rise of ancillary businesses tied to the concert model, such as loyalty programs and lifestyle memberships. These offerings will play a key role in VENU’s growth strategy, adding value beyond the event itself.
Q. What excites you most about leading VENU, and what are your priorities for the first year?
Being part of a groundbreaking venue model is incredibly exciting. After 25 years in the concert business, I now have the opportunity to design and build venues from the ground up, incorporating both current trends and future monetization strategies.
In the first year, our focus will be ambitious expansion. We aim to secure deals for venues in underserved markets while simultaneously building a leadership team and operational structure aligned with our long-term growth objectives. Staying ahead of the business curve will be critical to our success.
Q. Are there new trends or technologies you’re excited to explore?
Content remains king, and we’re committed to bringing the best talent and programming to our venues. We’re also exploring how technology can enhance the entertainment experience, from augmented reality (AR) and AI-generated content to new forms of immersive programming. Some
of these innovations will elevate the concert experience, while others might evolve into entirely new entertainment models. We have some exciting ideas in the pipeline.
Q. What is your approach to driving sustainable growth and maximizing shareholder value?
• Enhance Digital Engagement: Use data analytics to personalize fan experiences and optimize digital marketing strategies.
• Diversify Revenue Streams: Introduce lifestyle memberships, loyalty programs, and exclusive partnerships to unlock new income sources.
• Sustainability Initiatives: Implement eco-friendly practices at events and venues to attract conscious consumers and reduce costs.
• Leverage Data Analytics: Build a robust analytics suite to guide strategic decision-making.
• Explore Emerging Technologies: Integrate AR, VR, and AI for immersive guest experiences and operational efficiency.
• Develop Talent Pipelines: Support emerging artists to ensure a steady flow of fresh talent and continuous fan engagement.
What KPIs will you focus on to measure success?
1. Show Count and Ticket Sales: These are fundamental to our growth strategy.
2. Ancillary Revenue Per Fan: Maximizing F&B spend, parking revenue, merchandise sales, and premium upgrades is crucial.
3. Cost Efficiency and Margin Growth: Continuous improvement in operational efficiency will be a key focus.
4. Guest service evolution and improvement: Create new and exciting ways to advance and surprise and delight the guest experience while monitoring and continually striving to improve our CSAT (Customer Satisfaction Score) and NPS (Net Promoter Score) metrics.
Q. What message would you like to share with current and future investors?
The music business is a dynamic and rewarding space, and the demand for live entertainment has only strengthened post-COVID. This resilience signals a bright future, full of opportunities for progressive thinking and change. Our team brings unmatched passion, experience, and vision to the table, and we are committed to delivering exceptional returns.
VENU is poised to redefine the concert experience, and we invite investors to join us on this exciting journey.

Individuals with long-term buy-and-hold stock investments in their 401(k)s, IRAs, ROTHs, and brokerage accounts, have enjoyed tremendous growth over the previous decade-and-a-half. The Standard and Poors 500 index, a barometer for the broad stock market, has risen a meteoric 60% over the past two years alone, and is up an astonishing 14% per year, since 2009. Ponder that for just a moment. A $200,000 investment in a S&P 500 index fund, left unmanaged and untouched, would be worth around $1.4 million today.
While it would be totally irrational to assume the exceptionally high double-digit returns will continue ad infinitum, as the famous English economist, and father of macroeconomics economics, John Maynard Keynes once opined; “The markets can remain irrational longer than you can remain solvent."
True! But it is also true that stocks will eventually have to underperform substantially for an extended period, to regress back to its mean return of 10%. Remember, the raging bull market that began in December 1987 and lasted until the dot-com crash in March of 2000? It was 147 months long, and the S&P 500 gained 582%, only to usher-in the so-called lost decade. From the year 2000 through 2009 stocks lost around 1% compounded annually and endured two horrific 50% market crashes.
With that historical perspective in mind, now may be an excellent time to consider repositioning some excess stock market winnings and reinvesting into alternative asset classes. Financial advisor and retirement planning educator, Michael Kitces, MSFS, MTAX, CFP, CLU, ChFC, RHU, REBC, CASL, looked at
market performance dating back to the late 1800s and concluded, stocks typically move in 15-year secular bull and bear market cycles. He went on to discover that on a 15-year basis, low-valuation environments produced an average, real (after inflation) return of 10.4%, while high-valuation environments averaged only 1.9%. Today, the Shiller Cyclically Adjusted Price to Earnings Ratio (CAPE) is around 35, double its historical average valuation.
Owning alternative assets, especially those which produce significantly higher cash flow than stock dividends, helps to address portfolio volatility, and the effects of reverse dollar cost averaging or D.C.A. Dollar Cost Averaging is the process of investing a set amount at regular intervals, like 401(k) contributions. This type of periodic investing takes advantage of market volatility by purchasing more shares as prices decline. That happens around 40% of the time. Reverse dollar cost averaging is when investors withdraw set amounts at regular intervals, like taking a monthly paycheck from a retirement account. This requires having to sell more shares at the lower average share prices. Having to sell more declining shares to produce the same income creates perhaps, the greatest of all risks that pre-and-post retirees face. The sequence of returns.
During the accumulation phase, investors are making retirement contributions, and growing their portfolios. Eventually, they will want to turn their accumulated wealth into income. That is when they enter the critical decumulation phase. Here, a bad sequence of investment returns, or reverse dollar cost averaging, can deal a potentially fatal blow to a retiree-investor’s income and legacy, especially if it happens early in retirement.
Research suggests, one of the best ways to manage volatility and capitalize the range of returnsdo that is to have an ample amount of liquidity, and non-correlated, income-producing assets in addition to stocks and bonds.
When the time comes to begin taking distributions, investors may drain the less volatile accounts first, while stocks, with its dividends reinvested, are left to potentially grow long-term.
This time-segmented approach to retirement income planning, avoids the negative impact of reverse dollar cost averaging. Having access to cash equivalents and income producing investments can help buy the time necessary to for equities to survive bear markets, and potentially thrive over time. It is one of the best ways to manage the dreaded sequence of returns risk.
Stocks have been on an extraordinary run, but history tells us it is not likely to last forever. Obviously, no one can predict the future, or prevent against black swan events. However, educated, and aware investors, can take steps right now to potentially mitigate sequence of returns risk by repositioning some of their excess stock market gains, and exploring other investments which can be tapped for income during the critical first 10 to 15-years of retirement. These might include; low leveraged, cash flowing real estate, private debt, lifetime income annuities, and other alternative investments that do not move in lock-step with the market. This planning should be done in collaboration with experienced and properly licensed, fiduciary professional advisors, keeping in mind each investor’s goals, objectives, and tax considerations.

Don and Ed's Successful Investment Journey with the Ford Amphitheater Experience
On the day I spoke with Don and Ed, they were eagerly preparing to attend a concert at the Ford Amphitheater in Colorado Springs, CO, where they proudly hold investment stakes. Anticipation filled the air as they looked forward to seeing rock legends Foreigner and Loverboy perform in the comfort of their side-by-side luxury fire pit suites. Don, attended ten of the twentyone concerts this past touring season, expressed his excitement about catching performances from some of his all-time favorites, like the Beach Boys and Robert Plant, in an amphitheater he and his brother have invested in—a truly surreal experience.
Don and Ed's entrepreneurial journey began with a partnership that lasted sixteen years, culminating in the establishment of one of Chicago's largest independent grocery stores, reminiscent of a Sprouts in size, before they sold the business. Years
later, they reunited in Colorado Springs to open a vibrant Mexican restaurant, Pablanos, which is now known as Guadalajara Family Mexican Restaurant. Their passion for real estate led them to a new and profitable venture flipping houses, which ultimately piqued their interest in the Ford Amphitheater's luxury fire pit suite investments.
Originally hailing from Illinois, Don and Ed found their path to the Ford Amphitheater investment through their local men's group, BNO (Boys Night Out). As Don explains, “What we talk about in the circle stays in the circle.” After hearing about a suite purchase from a friend during a relaxing evening over drinks and cigars, their curiosity was piqued. They were among the initial investors before construction even began, recognizing the potential of the project as a unique opportunity to enhance their portfolio while indulging their love for live music. This was a great decision due to the record 22-week sell out from announcing the opportunity. “Once we heard about the venue we met with Gary Tedder, Senior VP of Business Development and Investor Relations for VENU and went over the numbers, we then went back and talked and decided to invest in the purchase of two side by side fire pit suites numbers 47 and 48,” says Don.
Now, having seen their investment pay off beyond expectations, the brothers are thrilled not only by the exceptional quality of the amphitheater but also by the tangible returns it’s generating. With its state-of-the-art sound and lighting, the stunning sunset views over Pikes Peak, and an immersive experience unlike anything they’ve encountered, the venue has far exceeded their initial hopes. “At first, we weren’t sure how often we’d attend, but now that it’s open, we’re taking in as many shows as possible and only selling any of the 16 seats we
don’t use ourselves,” they say. The amphitheater has proven to be both a financial win and a personal passion. “We’re already excited for next season and can’t wait to see what the lineup has in store.”
Their investment encompasses both financial and emotional dimensions. While assessing the potential returns, they also valued the joy of sharing memorable experiences with friends and family. “With the tickets we sold this year we are delighted with our return on investment, even after a short opening season,” say Don and Ed Klein.
As for the broader impact of the Ford Amphitheater on the region, Don and Ed are already witnessing positive change. “The local restaurants are bustling during concerts, and job opportunities are burgeoning, along with a wealth of top-tier entertainment options in this rapidly developing area of Colorado Springs. We love this community and are thrilled to see such a high-quality venue right in our backyard,” they affirm.
Through their journey from entrepreneurship to investing in a cultural landmark, Don and Ed exemplify how passion and strategic vision can harmonize to create not just financial growth but a richer community experience. Their investment in the Ford Amphitheater is not just about profit; it’s about enhancing the cultural fabric of Colorado Springs and embracing the joys of live music.

AI, apps, and wearables empower us to live more vibrantly and luxuriously than ever, slowing aging while enjoying youthful freedom
TECH IS ALL ABOUT CONNECTION —linking our inner and outer worlds, mind, body, and beyond.
Billions are invested in and spent on longevityextending and health-enhancing gadgets that empower mindful aging.
Mindfulness is an awareness connecting our thoughts, emotions, and health. With smart tech enlisted to address aging, we can live with better balance, fighting off the ravages of time. This longevity tech allows us to augment the old saying: Living well, and long, is the best revenge.
AI: Primary Enabler of Mindful Living GENERATIVE AI —such as ChatGPT, Grok, Claude, and Gemini—transforms how we engage with health. Instead of search results, AI chatbots instantly engage in audio conversations serving well-being and mindfulness. But now they do much more.
For those 45 and older, the latest editions of AI are wellness companions, offering personalized advice while remembering past interactions with us. Victor Dzau, President of the National Academy of Medicine,
points out that digital technologies will help us “age in place” without being shunted off to clinics and old-age homes.
AI, neurologists say, slows "hardening of the categories"—an aspect of cognitive decline where thinking is confined to ever-narrowing neural pathways. AI-powered apps and devices can stimulate new neuron activity and create synaptic connections.
The saying, “We are what we eat,” holds more meaning today as AI helps define what we eat—and who we are. AI-driven nutrition apps like Lifesum and MyFitnessPal analyze dietary habits, break down their nutritional and caloric values, providing personalized recommendations.
On the other hand, there are apps for every sporting and fitness pursuit, effectively putting a personal trainer onto your smartphone.
These tools guide users on what to eat, when, and how much, ensuring balanced nutrition for the body and mind. Andrew Scott, Professor at London Business School, emphasizes that AIpowered preventative health helps individuals in their 40s and 50s stay healthier longer.
Wearables
“Even if people aren’t participating in a clinical trial, they have data about their health right on their wrist, and it can alert them to potential issues,” Dr. Jamie Robertson, Director of Innovation in Surgical Education at Brigham and Women’s Hospital explains. They help you communicate with your doctor.
“Technology can power a fountain of youth, teaching us how to go with the flow and rejuvenate ourselves.”
Longevity tech is not buried in a phone or laptop. You may not wear your heart on your sleeve, but the latest devices let you monitor its beat from all over your body and clothing.
Smartwatches like Apple Watch, Garmin, and FitBit don’t just keep time. They monitor health in real-time. They track heart rate, sleep, and oxygen levels, allowing you to adjust your routines and stay mindful of your well-being. The topof-the-line can be on your wrist for under $1000. You can get basic functions for a third of that. Ditch the Rolex. Or hey, wear both.
Advanced sensors and AI allow real-time tracking, helping you monitor and control your health. Some smartwatches add ECG monitoring, fall detection, and blood-sugar tracking. They include notifications, reminders, alarms – everything you need to connect mind and body, inside and out.
The newest and coolest kid on the wearable block is Meta’s new Orion glasses. Weighing under 100 grams, these glasses offer realtime text magnification. It displays overlays for fitness, reminders, and translations.
But for those of us post-40 they also do away with the need for reading glasses we’re always losing, adjusting type size and image zoom to our needs.
Of course, it won’t stop you from asking: where did I put my darn Orion…?”
Brainwave Bands: Feedback for Mindful Awareness
Our brain is constantly producing alpha, beta, and gamma waves. These are always emanating. We just had no way to decipher them or respond to them. Till now.
These lightweight headbands— hide ‘em under your hat—provide measurable and practical insights into relaxation and focus.
They offer breath management techniques and stress reduction exercises.
For affluent consumers, longevity tech today is an overflowing fountain, a geyser for geezers. Tech, apps, and wearable can slow or even reverse aging, reaffirming the Rolling Stones’ assurance that time is on our side.
These tools don’t replace our natural abilities. They strengthen what is innate. While over-reliance on tech is a valid concern, these smart gadgets serve us like personal trainers, helping us keep our bodies and minds fit and flowing.
Like any exercise or diet, we still need to do the work. It just feels more like play.
By investing in ourselves with longevity tech, we expand the breadth and fullness of our minds. By stimulating new neural pathways, we experience vitality and feel energized, staying in tune. We can, literally, buy precious quality time.
After an amazing inaugural year at the Ford Amphitheater, we anticipate an even better year ahead. As the venue expands, and the Owner's Club is set to open touring season 2025, this is your opportunity for lifetime ownership as a member.
