German firms spur Eastowne progress By RAY SCHERER

ast year’s launch of an animal pharmaceutical company’s warehouse is bringing more momentum to the Eastowne Business Park. Boehringer Ingelheim Vetmedica Inc. unveiled its new packaging and distribution center to the public in late August. It was a move that’s been followed by the entry of Schutz Container Systems into the park. Both companies have headquarters in Germany. A shell building proved to be an important key in luring Schutz, said Brad Lau, vice president of economic development for the St. Joseph Chamber of Commerce. “They’ve added on to the shell building,” Mr. Lau said, referring to the packaging firm’s preparations for a manufacturing and distribution center. It’s anticipated Schutz will be in full production sometime this spring, he added. A road in the park was completed in September. “We have that complete loop, which improved the overall facility,” Mr. Lau said. Development officials currently have

a contract on about two acres of land, he said, with hopes to complete the agreement in spring. Business prospects have not been disclosed. An entrance marker and landscape buffer also have been finished over the past six months, with trees planted along Pickett Road. Mr. Lau said it’s clear there would be no space for the city to offer the companies without Eastowne. “You have to develop the land,” said Patt Lilly, the chamber’s president and chief executive officer. “That’s what companies are looking for.” Part of an incentive package calls for Schutz to have 50 employees at its new plant. During 2014, 83 percent of the packaging equipment and supporting personnel were transferred to the warehouse

from Boehringer’s sites on Gene Field Road and in Fort Dodge, Iowa. Remaining equipment and personnel transfers are destined for a mid-year finish, according to Steve Muenks, executive director of the U.S. supply chain. The packaging planning, packaging engineering and final quality assurance release departments were transferred to the facility. The activity supported the requirements of daily operations for Boehringer’s domestic and global packaging and distribution. There are about 100 full-time and temporary employees working at the warehouse, supporting three shifts six days a week. Dr. Albrecht Kissel, Boehringer’s president and CEO, said about 60 percent of the company’s products manufactured in St. Joseph are exported to more than 50 nations from the warehouse. “Combining our labeling, packaging and distribution functions into one centralized location is paramount to our ability to remain competitive and to deliver products efficiently to our customers,” he said. opes for the soon-to-be renovated Spratt Stadium at Missouri Western State University set the pace for community progress. Spratt Stadium, originally built in 1979, was cited as “unsalvageable” when the university’s master planner, Clark-Huesemann, depicted areas of improvement at the campus. While deferred maintenance was an issue throughout the school, Spratt Stadium was deemed much-needed. “I’d say we are a little behind, which is fine, because of a lot of things have happened since we made the announcement (for the upcoming renovations),” said Kurt McGuffin, Missouri Western’s athletic director. “We’ve been meeting every week about the stadium project and will go to bid in March to select a contractor and see the project come open.” Renovations and enhancements to the 35-year-old athletic facility became reality in November 2014 when the university’s Board of Governors approved the issuance of $5.5 million in bonds for a $7.8-million renovation and approved Ellison-Auxier Architects as the project’s architectural firm in December. Enhancements will include a state-of-the-art video board, luxury suites, a new press box and replacing turf for the football field. Western’s soccer and football teams will benefit from the new renovations, but progress will take time. “We are going off the assumption that the building of the stadium will not be done for the football season,” Mr.

McGuffin said. “Our biggest (objective) is to move the field, replace the turf, get the video board going and replace all the seats in the stadium proper.” Missouri Western President Dr. Bob Vartabedian said the high cost proved to be an immediate need after initial findings from the university’s master planner. He added that not only will the changes prove to be safer, the fan experience also will be enhanced. “Besides the many inherent advantages of having overall upgrades of the facility, the playing field will be closer to the spectators,” Dr. Vartabedian said. “Also, the new digital scoreboard should further involve and energize the crowd. Last, the added new suites should provide a nice amenity for the members of the press and patrons using them.” While the stadium will be under construction for the season, the field will be able to be played on for athletic events. Mr. McGuffin said the renovations may prove to be difficult in managing viewing footballs games, but the athletic department hopes the community will understand. “I really feel that the stadium, the seating in the main stadium, the video board, the field and the visitors’ side will all be done,” he said. “We will probably have to use a lot of Porta-Potties and a lot of makeshift press boxes to try to make it through until we are finished.” Donor intent also provided fundraising success toward the renovation cost. Mr. McGuffin said he continues to add resources and amenities to facilities during his tenure and added that fans, players and community members will be able to see dynamic improvements by late fall. Mosaic move plays key role in Downtown revitalization By JENA SAUBER

mid efforts to revitalize Downtown St. Joseph, Mosaic Life Care’s use of the German-American Bank Building has the potential to be a key part in bringing new businesses and patrons to the area. “The investment in Downtown is going to be huge,” said Becky Boerkircher, executive director of the St. Joseph Downtown Partnership. “The number of people coming Downtown is very exciting. Any time you get an opportunity to get that many good-paying jobs is always a great thing for any area.” About 200 employees will move to the historic building from their current business plaza location on the Belt Highway, which the hospital rents. The move is expected to occur in 2017 after the completion of a $20 million renovation project that broke ground in January. “We’ve already seen some impact,” Ms. Boerkircher said. “We’ve already seen some additional property owners change hands of their property, and we are seeing people that are actually investing in property Downtown to rehab it. We’ve seen some new businesses coming Downtown. It’s already starting to have a trickle-down effect.” A strong downtown can help attract new businesses to the city, said Brad Lau, vice president of economic development with the St. Joseph Chamber of Commerce.

“Whenever we have a new company that looks at St. Joseph from the standpoint of bringing a new facility to St. Joseph, they always want to tour the Downtown because most companies see the downtown as kind of the core of the community,” he said. “They want to ensure that a community is investing in itself in a location that they want to invest millions of dollars in a new facility.” Sherry Trout, owner of Keeping Good Company, decided to relocate the home decor and gift store Downtown from the Belt Highway earlier this year. “She had a lot of people talk to her about Downtown being revitalized and thought that maybe there would be a great opportunity for her to get in here, in the beginning of the revitalization,” said employee Julie Arnold. They are optimistic about the future of the area, Ms. Arnold said. “We are bringing in new products and we are very hopeful that this will be a draw,” she said. “We are hoping that Downtown becomes a destination place, that people come Downtown just for the businesses that are here.” Encouraged by investments already made, both Ms. Boerkircher and Mr. Lau anticipate there will be more changes in the next six months. The Downtown area provides an atmosphere that can’t be replicated, Mr. Lau said. “Your downtown is where you have your unique amenities,” he said. “Anyone can build a Zona Rosa or the The Shoppes at North Village facilities that can try to replace a downtown, but there is no way you can replicate the synergies, the architecture and so forth that you have in your downtown.” One of the challenges specific to St. Joseph’s Downtown is its size, Mr. Lau said. Even compared to larger cities, St. Joseph’s Downtown is extensive, he said. “Ours is a huge Downtown with huge buildings going back to the gold rush days where we had all the wholesale dry goods companies in the Downtown,” he said. “We have a number of changes that have been made, but because our Downtown is so large, they aren’t always side by side.” Despite challenges, there have been many changes in the last 20 years, Mr. Lau said, when Felix Street Square was a gravel parking lot that “tumbleweeds would roll through.” He is optimistic about the area’s future. “I think you are going to continue to see growth and progress,” he said. “... With the Mosaic announcement, I think you’ll see more of a focus of businesses potentially looking at the Downtown as a viable office location again. Research center to boost life sciences in region By JESSICA SHUMAKER

lans remain on track for the addition of a 10,000-square-foot research facility to Hillyard Technical Center. Dennis Merritt, director of Hillyard Technical Center, said the planned Advanced Science Research Center has secured the necessary funding from the St. Joseph School District Foundation and partners like Boehringer Ingelheim Vetmedica Inc. The center is a collaborative effort between the foundation, St. Joseph School District and Hillyard. The center also is expected to strengthen ties to Boehringer and the Kit Bond Science and Technology Incubator. Tentative plans are to present more detailed plans for the research center to the district this fall, get working on it by next spring and have the project completed around fall 2016. “We’re quite a ways out still,” Mr. Merritt said. “Right now we’re honing in on what actually the classes are going to need for equipment and space.” In addition to private funds and the foundation, Hillyard has found support from both the city of St. Joseph and Buchanan County commissioners. Last year, the City Council and county com-

missioners each committed $50,000 for the center. The total cost of the center was estimated to be $1.4 million. St. Joseph Mayor Bill Falkner said the city wanted to play a role in the center to help meet local work force needs. “You have businesses here that are looking for this skill set and so we’re trying to provide the citizens here with a way to get a pinpoint education on certain items to where they would be valuable to an employer,” he said. “It’s trying to hook the employees up with the employer and try to give them the skill set they need to accomplish it,” he said. He added that work force development is key to attracting new employers to the area, too. “The more we can educate our work force, the better it is for our employers looking to relocate here because they want to know these things,” he said. “Work force development and work force attraction are two major issues that we have to keep on.” Mr. Falkner said the partnerships shown are representative of the local community. “That’s what makes this community special, because it’s not so much ‘me,’ it’s ‘we,’” he said. “We’ve got a common goal and we work toward that.” He added that sense of community has been rewarding. “Any time you get a group together, special things happen,” he said. “Because it’s for the common good of the community ... we have a real car-

ing community here and that’s what makes it fun.” Mr. Merritt said the partnerships are nothing new for the center. “We’re really used to that here at Hillyard because we have advisory committee meetings, we meet twice a year with industry professionals,” he said. He noted they receive guidance on what to teach from professionals in different industries represented at Hillyard. Mr. Merritt said the facility will be used for agricultural science. Plans are in the works to use it as the location for high school science activities, too, serving all three city high schools in one location. Discussions are in the works to open it up to nearby rural schools as well. He said the aim of the center is to connect students with future jobs. “I think it will give our students the opportunities to plan for their future and to get an up close look at what they actually do in the industry,” he said. “They’re probably not going to let a lot of kids into those facilities, but if we can duplicate some of that here, they can see it.” He added another hope is to get students plugged into areas that engage them. “It’s all about getting them focused and finding the fit where they can succeed (and find) what makes all the gears in their heads turn,” he said. This machine by Trumpf features a TruDisk solid-state laser and has cutting speeds up to 3-times faster. I&M due to past need, purchased a tube laser cutting system to help with production lead times. This tube laser is able to cut precision holes in round, square and rectangular tubes, angle or channel up to 8” with only a beam of light! There were a lot of tubular steel parts required on the Benton Fence Project and the LT8 BLM Tube Laser Cutting System was able to accommodate the need. All the components were then sent to Hillyard Technical Center where welding students received hands on training. They took those sub-components and welded them together to make the Benton fence. The completed fence panels were brought back to I&M to be powder coated black. The fence now surrounds Benton High School’s football stadium.
