Community

MATTERS

Creating a Legacy of Community Care Hunger doesn’t take a summer break. That’s why Mosaic Life Care provides healthy food and fresh produce to Food for Kids, a summer lunch program that feeds hungry children. Food for Kids Director, “Miss Sheila” started this program in 2008 because she saw a real and persistent need in her own community. Low-income areas can often become “food deserts” where fresh, healthy foods aren’t available or affordable. In addition to providing lunches, Miss Sheila teaches table manners, introduces the kids to positive community role models and provides support.

“ We provide 150 lunches a day during the summer

Every child deserves the chance to develop healthy-eating habits, which is why Mosaic Life Care supports community programs that encourage healthy behaviors.

break and sometimes it’s the only meal these kids will eat that day. Because of Mosaic Life Care, the kids get healthy food and fresh produce.” - Sheila, Director, Food for Kids

Exports are a big business in St. Joseph

S

By KEN NEWTON | St. Joseph News-Press

t. Louis’ loss had become St. Joseph’s gain. At least in 1849. A volume that year of The Western Journal, an agricultural and manufacturing publication, documented the declining receipts of the St. Louis port because of migration to California and the “provision trade” shifting to the west. Goods like meat, corn, oats and hay had been taken in greater volume “to St. Joseph, Weston and other points on the Missouri (River), to supply the wants of the thousands of adventurers who are now about to commence their march across the Plains.” To that extent, a sort of export economy had begun. As modes for transporting goods improved and local companies explored potential new markets, trade with other nations blossomed. When Missouri Gov. Jay Nixon wanted to announce a record-shattering year for state exports, $14.1 billion for 2014, he came to St. Joseph last year. “The world wants what Missouri makes, and there is no better example of how Missouri is competing and winning in the new global economy than Boehringer Ingelheim Vetmedica’s continued expansion,” he said while speaking at the local plant. Boehringer stands as just one St. Jo

seph company that operates in the world marketplace. Of course, the company has its headquarters in Germany, where the operation has employees from more than 60 countries in that one location. Sales of its pharmaceutical and other products came in 2014 from the Americas (44 percent), Europe (31 percent), and Asia, Australia and Africa (25 percent), according to the company’s annual report. A Midwestern-based company, Albaugh LLC, with its headquarters in Iowa and a production facility on the Stockyards Expressway in St. Joseph, has affiliates in South and Central America, Canada and Europe and ships its crop-protection products around the globe. And a locally grown business, Gray Manufacturing Co., with St. Joseph roots dating to the 1920s, lists as its international business partners a series of distributors as near as Mexico and Canada and as far afield as India and New Zealand. The list of local companies with high export profiles — Ag Processing Inc., Triumph Foods, Lifeline Foods, Hillshire Brands, among others — puts St. Joseph in a lofty position among communities in Missouri. “It has become, over the last 10 or more years, a continuing area of growth for our local economy,” says Patt Lilly, president and CEO of the St. Joseph Cham-

ber of Commerce. “In fact, St. Joseph is the third largest exporter in Missouri, behind St. Louis and Kansas City.” That statistic derives from a report released in 2014 by the U.S. Department of Commerce. It cited the four-county St. Joseph metropolitan statistical area as exporting almost $868 million in products in 2013, an almost 5 percent jump from the previous year. That growth continued the following year, according to the Missouri Economic Research and Information Center. It noted that the St. Joseph metro area had grown to $932 million in exports in 2014. The largest export markets for all Missouri goods were North American neighbors Canada and Mexico. China, Japan, Germany, Belgium and Korea followed on that list in 2015. Nearly 87,000 American jobs were supported by the goods exported from Missouri. Lilly says it remains important not to take for granted past success. The global marketplace proves ever-changing and always a challenge. “What a lot of people don’t realize is that in spite of our dominance globally, from an ag sector point of view, there is still a lot of competition out there,” he says. “It really is a global economy and with that comes global competition.” Ken Newton can be reached at ken.newton@newspressnow.com. The Krug Park Lagoon underwent a renovation in 2015.

Parks department makes headway despite staff departures

By DAVE HON | St. Joseph News-Press

he St. Joseph Parks, Recreation & Civic Facilities Department can’t do everything at once, but, this year, crews made major headway on several projects. Jeff Atkins, assistant parks director, says the city’s biggest accomplishment in regard to parks was the renovation of the Krug Park Lagoon. The department replaced the fountain and redesigned the lagoon’s intakes. The city hasn’t seen the full of the department’s plans for the lagoon. Atkins says plans are to get all of the fountains running again. The city also is exploring a partnership agreement with the Missouri Department of Conservation for fish stocking and water management. The agreement would allow residents to fish in the pond with some restrictions. “The ducks and geese will show up on their own,” Atkins says. “We’re looking forward to many, many years of a nice pond again.”

The city is renovating ball fields 1, 2, 4 and 5 at Hyde Park. Atkins says the renovations are aiming to attract regional and even national baseball tournaments. The renovations at Hyde Park include new lights, a drainage pipe for a ditch between fields 2 and 5, renovations for the concession building, and new dugouts and fences. The city has allocated $1.5 million of Community Improvement Project funds for the renovations. “Of course, it would be nicer facilities for our local teams to play in,” Atkins says. The renovations will bring the number of national-quality fields to 10 in St. Joseph. The city attracts several national softball tournaments. The Friends of the Park Board also is taking donations for new bleachers and foul netting. The parks department also has applied for grants for these items. Despite this progress, Atkins says the department had some challenges due to several staff departures, including the retirement of former Parks Director Bill McKinney. Atkins says it lost a

collective 100 to 150 years of experience in a 10-month period. “We got through that year without any major hiccups, and we’re very proud we were able to fill these positions with internal personnel,” Atkins says. Atkins also adds that there’s a lot the department wants to accomplish in the future, but, like any other entity, there are limitations. He says they’re always striving to improve, though. “Whatever you can imagine the parks department does, we do more,” Atkins says. “It’s hard to imagine everything we do. And we’re proud to do it.” He encourages residents to take advantage of the city’s amenities. “Our Parkway System is just a jewel, and we as residents sometimes take it for granted,” Atkins says. “We’ve just gotten so used to it here in town. It’s like people who live in New York City and they get used to the Statue of Liberty.” Dave Hon can be reached at david.hon@newspressnow.com. Follow him on Twitter: @SJNPHon. The governing body is the City Council, which is comprised of eight council members and the mayor. Each council member operates on a nonpartisan basis for a four-year term. In 1989, the city charter was amended by a vote of the people to divide the city into five districts. Each district

elects a council representative. Three council members serve as representatives at-large. As chief policymakers for the city of St. Joseph, the council considers resolutions and ordinances and makes appointments to advisory boards from the citizenry. The council also hires and commissions the city manager and the city clerk. The city manager is the chief administrative officer for the city. In this role, he is directly responsible

for the daily operation and administration of the organization. The city manager hires department directors and employees to assist the directors in their individual areas. The annual budget for the fiscal year ending June 30, 2016, totals approximately $140.2 million, including $114.7 million for basic ongoing city services and $25.5 million for major, one-time capital improvement projects. The largest expenditures go to public works, parks and recreation and the general fund, which includes public safety. Forty-nine percent of all fiscal year 2015-2016 operating revenues are expected to come from collected sales tax, property taxes and utility franchise taxes.

Education key to healthy community

A

By JENA SAUBER | St. Joseph News-Press s the 2012 Community Health Needs Assessment threeyear cycle came to a close in 2015, Mosaic Life Care looks to continue programs to address top community health issues, including childhood and adult obesity. The newest Community Health Needs Assessment programs will launch later this spring. Mosaic’s efforts in community health include the Fourth Grade Challenge program, K-JO 105.5 Pound Plunge, community gardens and support for Second Harvest Community Food Bank’s Backpack Buddies program and the Food for Kids summer meal program. The assessment identifies the top three health concerns of the community through a survey and is required by the Internal Revenue Service for nonprofit hospitals. “Some of these are continuing programs that we are working on,” says Pat Dillon of Mosaic Life Care. “We have the Fourth Grade Challenge in all the schools. That’s very popular in all the schools, very productive. We have a chance to get in there and not only educate them on fitness, but on how to eat right. We talk about smoking and the effect it has on the body.”

The eight-week Fourth Grade Challenge, now in its ninth year, helps educate fourth-grade students in the St. Joseph School District and several surrounding areas about healthy eating and exercise habits. The program encourages students to get one hour of physical activity a day, limit themselves to two or fewer hours of screen time a day, get three servings of calcium-rich foods, drink four servings of water and eat five servings of fruits and vegetables a day. “It’s definitely proving effective. We see an increase of as much as 50, 60, 70 percent of being able to identify healthy habits in the fourth grade,” says Tracey Clark with Mosaic. “Studies show that the fourth grade is when children are starting to make their independent decisions for themselves. ... we are hoping that sticks through life.” Mosaic and the St. Joseph School District also have partnered to develop almost a dozen community gardens throughout St. Joseph and Amazonia, Missouri. The plots are free and open to the public to care for and harvest from. The gardens, which include tomatoes, spinach, corn, squash and more, are supported by a grant from the Academy of Nutrition and Dietetics Foundation. “The great thing about that is the kids are actually able to take fresh-

grown vegetables home. They are learning how to do it,” Dillon says. “We also offer cooking classes on what to do with those vegetables.” Helping promote community health also can reduce overall medical costs by decreasing emergency room visits and other medical services, Dillon says. It also can provide educational tools for healthier living, ultimately improving the overall quality of life in a city, he says. “A lot of folks may hear that they need to lose weight, but I for one grew up in a time where I didn’t learn how to shop healthy,” Dillon says. “I never really thought about that. It’s teaching people how to shop healthy and on a budget ... and then how to prepare that food healthy.” When the new Community Health Needs Assessment rolls out this spring, it will address the top concerns and how to target them in the next three years, as well as continue existing programs, Dillon says. “A lot of these that we’ve started will continue,” he says. “Then we will start focusing in on what are these new results. ... we will be looking at new and better ways to help people.” Jena Sauber can be reached at jena.sauber@newspressnow.com. While there isn’t a cure for spring allergies, there are many treatments our office can prescribe or provide. Construction workers build at Daily’s Premium Meats. The 100,000-square-foot structure is located on Stockyards Expressway and is on track to open in May.

Daily’s plant expected to spur business

By RAY SCHERER | St. Joseph News-Press

he new Daily’s Premium Meats plant on the South Side should translate into a growth spurt for other commerce that will build onto St. Joseph’s economy. Construction continues to progress on the new 100,000-square-foot plant, which will be situated across from Triumph Foods on the Stockyards Expressway. The building shell, roofing and concrete is almost complete. Contractors anticipate handing building over to Daily’s by late May, in time for operations to make wood-smoked bacon starting in early June. To local economic developers, the new meat-processing facility will stimulate more activity in the adjacent commercial and business area. “Daily’s will do the same as any business that creates new jobs through either a new or expanded facility in the South End,” says Brad Lau, vice president of economic development for the St. Joseph Economic Development Partnership. “Basically, the new activity provides the opportunity for the business establishments such as the gas stations, convenience stores, etc., to capture increased business when those employees go out for lunch or run in for a cup of coffee before work,” Lau adds. “Keep in mind the project is expected to cre

ate 212 new jobs over several years.” He says Daily’s also will contribute to local and regional companies that can provide services and products to them. Those firms will reap benefits from Daily’s presence that will purchase goods and services well into the future. “Industrial heating, cooling, refrigeration, electrical, plumbing, all have the opportunity to service Daily’s,” Lau says. Moreover, service companies such as industrial cleaners will have the chance for increased business. “Food equipment service companies or companies that supply parts such as belts and hoses that go on the equipment, can benefit,” says Lau, who adds it’s also likely that Daily’s will have a lawn service company. “Through facility modifications and updates, local contractors will have an opportunity to compete for construction work,” he says. “Daily’s will need boxes for shipping, plastic for packaging, (and) at times they will need additional cold storage .... There will be new and increased trucking for service providers.” Daily’s leadership also has faith in the South End’s potential. “We appreciate the support of the St. Joseph community and the welcome we have received,” says Kelly Hattan, the company’s president. “One of our owners, Triumph Foods, has found great success on the South Side since it began operations 10 years ago, and we expect the same for Daily’s. Success

builds on success, and we look forward to contributing to the growth and economic development that’s happening here on the South (End) of St. Joseph.” The plant will begin operations through a “ramp-up” period that is expected to finish by the end of the year. The plant will have the capacity to produce at least 60 million pounds of smoked raw bacon annually. Triumph will supply the pork bellies; Triumph and Seaboard Foods jointly own Daily’s. The initial operations will feature curing and smoking pork bellies to produce whole smoked bacon slabs, which will be shipped to the Daily’s plant in Salt Lake City, Utah. That facility will slice the smoked whole slabs for distribution in the Northwest. An ensuing period of production at the plant will focus on adding slicing capabilities to the St. Joseph plant. This raw bacon will be sold to new and existing customers east of the Rockies. A final ramp-up period will concentrate on retail bacon production. Daily’s sells retail packaged 1.5-pound stack premium, thick-sliced center-cut bacon. The St. Joseph plant will provide an opportunity for growth in the retail segment. Plans call for hiring 70 to 80 production workers starting in May or June. A total of 130 employees should be working at the plant by December. Their Amish heritage stands out in their trustworthy quality and craftsmanship. Generational Buildings is proud to bring you the Concrete Pier System. The Concrete Pier System eliminates the ongoing concerns and unsafe conditions of posts rotting in the ground. Concrete piers being on grade allows prefabricated walls to be installed on the ground. Builders enjoy CPS because they can install trusses on end walls with door head-

ers pre-installed. This all saves time and labor, which saves money for the owner and creates a neat and clean look on the inside. Working with a family-owned-andoperated business still operating with traditional family values means their handshake is a commitment to excellence. Call or stop by Generational Buildings when you’re looking for professional, friendly advice and great service for your next building project.

For more than 40 years, I&M Machine & Fabrication Corp. has been a company committed to growing, thanks to the owner, Thomas Leinen, our entrepreneur, who has always said: “If you’re not growing you’re dying!” The community can continue to see his motto in action by driving Downtown on Fourth Street, south of Civic Arena, to 301 S. Fourth St., where our new warehouse is in the process of being completed. Even during the dead of winter, dedicated vendors like Shouse Concrete and Skyline Builders have been at work pouring concrete and building our new 140-foot-by-200-foot steel building. Growing this business at such

a fast pace also is requiring the expansion of employment to the second and third shifts, with the goal to run at full capacity as the first shift currently does. What all this progress means for the community is that at I&M you or maybe a family member/friend can work for a “one-stop shop.”

I & M Machine & Fabrication Corp www.imfab.com Address: 401 S. 3rd St., St. Joseph, MO 64501 Phone: (816) 233-6841 Fax: (816) 232-8255 Email: immachine@imfab.com For more than 40 years, I&M Machine & Fabrication Corporation has been a company committed to growing, thanks to the owner, Thomas Leinen, our entrepreneur, who has always said: “If you’re not growing you’re dying!”… The community can continue to see his motto in action by driving downtown on 4th street, south of the Civic Arena, to 301 South 4th Street, where our new warehouse is in process of being completed. Even during the dead of winter-dedicated vendors, like Shouse Concrete and Skyline Builders, have been at work pouring concrete and building our new 140’ x 200’ steel building. Growing this business at such a fast pace is also requiring the expansion of employment to the 2nd & 3rd shifts with goal to run at full capacity as 1st shift currently does. What all this progress means for the community is that at I&M you or maybe a family member/friend can work for a “One Stop Shop” and help us build Custom Metal Fabricated, Precision Machined & Industrial Metal Finished products or help with administration in any one of our “Quoteto-Cash” operations such as; Estimating, Programming, Office Admin. or Production Supervising of our many departments; CNC-Sheet laser, tube laser, waterjet, plasma or oxy-acetylene cutting; the saw, shear, form, roll, punch, stamp, milling & turning departments or you can work in our weld, assemble & large fabrication facilities. Be part of the Finishing Team taking the product through our wheelabrator, blast & paint booth or through the large batch line & automated

powder coat lines for a high quality industrial finish to be applied to the product of our customers and used in all types of fields from aerial lifts, agriculture, automotive, cranes, forklifts, medical, mining, packaging, railroad, utility vehicles, and much more… Or maybe there is a potential new customer in the community reading this article today needing our complete service/make-to-order of their products including delivery to their facility. If so, they would be glad to know in addition to the growth of our facilities and workforce we also expanded the shipping department capabilities by adding three semi-trailer trucks for moving more product to our customers location whether that’s here in town or the four state area of (IA, KS, MO & NE).

These make-to-order products have been shipped to all 50-states as well as to other countries, this has been made possible by producing high-quality products that comply with the international quality standards of ISO 9001:2008, competitive prices & the expertise and dedication of our I&M Team; that is committed to TEAMWORK the IMFAB way!

Nestlé Purina Petcare www.purina.com Address: 4502 Packers Ave. St. Joseph, MO 64504 Business hours: 24-hour operation Year established: 1985 Number of employees: 270 Nestlé Purina Petcare is one of the leading manufacturers of pet food in the world. The building that Nestlé Purina Petcare calls home in St. Joseph originally was built in the 1880s as a frozen meat plant and terminal warehouse. During the course of the next 100 years, the building had several

owners, including the Carnation Co. Nestlé purchased the facility in 1982. In 1985, wet cat food production was underway with the launch of the Fancy Feast brand. Today, the Packers Avenue plant remains one of only two plants in the United States that produce Fancy Feast. Nestlé Purina Petcare is headquartered in Vevey, Switzerland, and provides about 254 jobs for residents of St. Joseph and the surrounding communities. There have been two major expansions at the facility in the past few years. These expansions brought the Beneful Prepared Meals line of dog food exclusively to the facility to be produced in St. Joseph.

The high standards of quality and conciseness can be noticed from the sign out on the road to the business. Jonathan Denlinger, the managing partner, appreciates the fact that people notice what may seem to be little things, but doing things to the best of their ability is a big deal to

them. Prairie Metal Sales’ custom manufacturing capabilities include standing seam roofing, flush soffit, seamless 7-inch box gutter, seamless residential steel siding and all types of standard or the most custom of trims. “Custom” sometimes gets very interesting when it involves different types of metals besides just steel. One of our most interesting projects this past year was manufacturing the trim and curved copper sheets for the cupolas on top of the gazebos at the entrance of the zoo.

2016 Profiles of Progress

The real estate market in St. Joseph is looking up.

Local market looks to build on banner year

T

By CLINTON THOMAS | St. Joseph News-Press he local real estate market looks to build on a banner year in St. Joseph. The past year saw a big jump in sales, whether you measure by units sold or dollar volume. Total dollar volume for the year was $183.7 million, according to statistics provided by the St. Joseph Regional Association of Realtors. A look at other recent year-end totals shows how quickly the real estate market has grown. The market generated $136.2 million in sales in 2012, followed by a jump to $152.2 million in 2013 and $152.4 million in 2014 before jumping more than $30 million in 2015. Total units sold increased as well, up from 1,302 in 2014 to 1,483 in 2015. JoAnn Cobb, president of the St. Joseph Regional Association of Realtors Board of Directors and JoAnn Cobb Realtors, credits increased confidence from buyers for the strong year. “I think people are more confident in their jobs,” Cobb says. “They were waiting to see if their jobs were secure and the government holding interest rates down has helped everyone.” Sellers have taken notice in the market finally shaking loose the last signs

of the economic recession that hit nearly a decade ago. New listings jumped to 2,667 in 2015 after hovering around 2,500 each of the previous three years. “It’s a very good time for a seller and for a buyer to purchase a home right now,” Cobb says. “I feel like buyers need to take advantage of this opportunity while it presents itself because home prices are going up.” Lisa Rock, a Realtor with RE/MAX Professionals of St. Joseph, specializes in marketing historic properties. She says an increase in her sales could provide a sign of broader market strength. “Historic properties are really selling again,” Rock says. “That is an indicator because the historic stuff is a little bit more of a luxury property to own instead of a need-to-own property.” The Museum Hill Neighborhood provides an example of increased interest in St. Joseph’s older housing stock. Rock says she has had plenty of potential buyers inquire about the area, only to find out the properties are no longer available. She says other buyers should learn from that example and act quickly when they find a home they like. “If it feels right in your gut, you should jump on it, because there’s another person right behind you,” she says. The increased buyer confidence has not gone unnoticed by the Federal Reserve.

The Fed has kept interest rates below 1 percent since 2008 in an effort to make mortgages cheap and prod buyers into action. Rate hikes in late 2015 and early 2016 have been minimal but could indicate that the days of cheap mortgages are nearing an end. “People watch that, and when the Fed starts doing that, it means they see the trend rising in the market as well,” Rock says. Buyers who have remained reluctant have financing options available to help them enter the market. Programs like the new HomeReady loans from Fannie Mae provide options for low- to moderate-income borrowers, with added eligibility for financing homes in designated low-income, minority and disaster-impacted communities. Other options are available through agencies such as the Missouri Housing Development Commission or U.S. Department of Agriculture. “I really can’t say that the lenders should loosen their qualifications, because that’s what set us back in the first place,” Cobb says. “But if people want to enter the market, lenders have the tools to help them.” Clinton Thomas can be reached at clinton.thomas@newspressnow.com. 2016 Profiles of Progress

Missouri Star Quilt Co. is becoming the star of Hamilton, Missouri.

60 March 2016 | PROFILES OF PROGRESS

Marshall White | St. Joseph News- Press

Hamilton, Missouri, moving forward, continues to grow

T

By MARSHALL WHITE | St. Joseph News-Press ourism continues to grow with some 50,000 people annually visiting a nationally recognized business on Hamilton, Missouri’s, main street. Started about eight years ago, Missouri Star Quilt Co., 114 N. Davis St., is now the town’s, and Caldwell County’s, largest business, says Rick Daily, the company’s chief administrative officer. The company has restored numerous buildings and opened a total of 11 stores. It now employs some 230-plus people. “And we’re still growing,” Daily says. “Many of our employees are from Caldwell County.” “Hamilton is growing since the 2010 census, and that’s unusual for small towns in this part of the state,” Interim City Manager Allen Gentry says. And having a growing interest in the community has created one problem. “It’s unbelievable, some days one can’t find a place to park, which is a nice problem to have,” Gentry says. Star Quilt opened Man’s Land, on the

west side of the street, as a place for male visitors tagging along with their sewing wives. It’s a small but comfortable place filled with overstuffed chairs, magazines, televisions, a card table and a pool table. It’s a rest stop along the way for the men, Daily says. Another rest stop on the east side of the street, which opened in the fall of 2014, is Blue Sage, a restaurant serving contemporary American cuisine. “It’s about coming in and enjoying good food,” executive chef and owner Chad Rigby says. The luncheon menu includes homemade potato chips, and the food presentation is eye-catching. An impeccable service staff works to make each customer happy, and the restaurant seems to be succeeding as a community focal point for many visitors. Rigby says he doesn’t want the place to become stale so he regularly changes the menu. Drinks, soup or salad, a lunch entree and dessert can run about $45 per person. Community leaders have the task of using increasing tax dollars to improve Hamilton. The city has a .08725

sales tax. “We’re working on infrastructure,” Mayor Winford Gilliam says. The first of April, contractors will begin work on new water lines. “Our overall goal is to replace all the old water lines,” Gentry says. Streets also need to be repaved. “We’re waiting until the water lines are done so we don’t have to tear up a repaired street to replace a water line,” Gentry says. The goal is to dedicate some of the sales tax money for street improvements, the mayor says. And spin-off growth includes a new Mexican restaurant near the U.S. 36 Highway interchange. Esry’s has acquired a block of buildings on the east side, which is being improved for more shops. Next on the city’s list of potential businesses is a motel built near the U.S. 36 and Missouri Highway 13 interchange. “It’s something we really need,” Gilliam says. A couple of the most unique truss designs they have built and delivered were a set of 80-foot trusses that were one piece. Another order was a set of trusses 16 feet tall. Building them was one thing, but delivering was an experience all its own. The company has delivered trusses all over Missouri, Iowa, Kansas and Arkansas. If you have a need for a standard set of trusses or ones that need help going from imagination to reality, Jamesport Truss Co. LLC is who you need to call.
