Autumn is here, so don’t fall behind on your seasonal home repairs checklist. It pays to know which renovations to tackle now, which repairs can wait until next season, and what preventative measures can help you avoid large-scale, costly repairs. One of the first steps that homeowners need to take is to winterize in autumn, before the cold weather really hits. “While staying warm is top of mind for many homeowners this upcoming winter, it is important to note that in order to stay warm and dry, homes must first be functioning properly,” says Bill Jacques, American Society of Home Inspectors (ASHI) president. “A home inspection in the fall can help homeowners prioritize maintenance projects as the seasons change and weather becomes more severe.” ASHI recommends fall as the ideal time to begin home inspector consultations and any necessary home repairs. Maintenance costs are generally lower when homeowners proactively prepare their home for winter weather instead of waiting to fix issues that arise, such as burst pipes and damaged roofs.


Homeowners may want to consult with a professional home inspector or another local professional on winterizing projects, such as: y Cleaning gutters and downspouts When ice damming occurs, water cannot drain from gutters and can sometimes seep into the home and damage ceilings and walls. Further, when you have a buildup of autumn leaves in your gutters; it can put stress on them. Add in some winter snow later on top, and you have a recipe for gutters buckling under the weight, and falling down, causing damage to your roof and exterior. y Roof, siding and shutter repairs Heavy rains and high winds can call for window protection from shutters and the necessity of a sturdy exterior and roof for protection. Damaged shingles can become even more damaged during the winter months, and cause water to leak in under them. ASHI recommends inspecting your roof, siding and shutters at least once a year. y Caulking cracks to stop cold drafts According to the U.S. Department of Energy, drafts can waste 5 to 30 percent of your energy use. Worn-out weather stripping around doors and windows allows cold air to seep into the home, which increases heating costs. You should also place a draft guard under any doors that lead to the exterior. This will help keep cold air out throughout the fall and winter. y Inspecting chimneys Adding a cap or screen to the top of a chimney will prevent birds from nesting or animals from entering. ASHI also recommends inspecting the damper for proper operation and checking mortar between bricks. If you have a gas fireplace, the fall is a good time to make sure the pilot light and gas lines are functioning properly. y Checking batteries in carbon monoxide and smoke detectors Many fires or cases of carbon monoxide poisoning occur during the cooler months due to an increase in furnace and other heat source usage. If you have gas appliances, you need a CO detector for increased safety. y Change your furnace filters It is important to replace or clean furnace filters once a month during the heating season. Dirty filters restrict airflow and increase energy demand. Pick a date and mark in on your calendar each month as a reminder. You can also consider switching to a permanent filter, which while more costly, reduces waste, hassle and removes more debris. “The time to get serious about necessary home repairs is before the temperature starts dropping,” says Jacques. “Once winter weather begins and your home has problems, you will be wasting money each month, so think about getting your home professionally inspected in the fall so you can keep the home in good condition and reduce problems from lack of maintenance. Home inspectors can help identify problems so you can keep your home in good condition.”

A

fter making an offer on a home, you'll enter a contract, part of which should always include getting a home inspection from a licensed professional. It is recommended that any homebuyer make an offer to purchase contingent upon a home inspection that allows you to withdraw your offer if there are any major issues discovered during an inspection. More than likely, the home inspector will find problems that need to be fixed before closing. Major foundation issues and significant water damage are at the top of the list of signs to walk away from. On the other hand, there are some home defects found during an inspection that don't have to be dealbreakers. Many of them can be fixed, and they can be used to negotiate with the seller for a lower price point or additional help with the closing costs.

LEAD-BASED PAINT Lead-based paint was banned in 1978, but it's still possible that you could purchase a home that contains it if it was built before the ban. The sellers should disclose this, but the home inspector may find it, as well. It doesn't have to be a deal-breaker: you can hire a contractor who is certified to remove lead-based paint, and the home will be completely safe.

CONCRETE FLOOR CRACKS Cracks in a concrete basement floor may seem like a structural problem, but this is natural and not indicative of significant damage. Small cracks occur in concrete because it's a porous substance. These cracks can be fixed at a relatively low cost and shouldn't be a reason for you to back out of a contract. Cracks in concrete walls, however, should give pause for concern.

MOLD Mold is something that no one ever wants to see in a home you put an offer on, but a little bit of mold by the shower doesn't mean you need to back out of your offer— at least not immediately. If mold is found during the home inspection, have a qualified mold inspector look at it to determine if it is a deal breaker. When problems arise during home inspections, it doesn't always mean you have to back out of your contract. Home inspectors will often find problems outside of their scope of expertise, so always get a second opinion from a specialist before making a final decision. In many instances, these problems are opportunities to negotiate with the seller. You can request that the seller do the repairs or ask for money to put towards repairs. Either way, hiring a licensed home inspector will put your mind at ease and help you make your final decision on a home.
