It is exciting to purchase your first home or any real estate for that matter. Making an offer on a property is the result of research and planning including planning the financial aspects of the transaction. For most people, real estate is their biggest purchase by far. It is important to understand all aspects of the financial side of the transaction.

These include the purchaser price, the down-payment, the mortgage amount, Canada Mortgage and Housing Corporation (CMHC) fees, title insurance premiums, real estate commission, lawyer fees and other costs to close the transaction.

But what happens if you don’t close the transaction?

Purchasers need to be aware that they will forfeit their deposit if they sign an agreement of purchase and sale and then do no close or complete the transaction. A purchaser may also be liable for further damages on a failed transaction.

Purchasers must ensure they have the financial ability to close the transaction. Don’t sign an agreement of purchase and sale unless you have the money to close. Don’t waive financing conditions until you have approval in writing that you will obtain a mortgage.
