(BPT) - As the days grow shorter and temperatures drop, it’s time to ensure your home is ready to help keep you warm and comfortable all winter long. From preventing frozen pipes to optimizing heating costs, proactive steps can help safeguard your property and well-being.
“A system tune-up at the beginning of the cold weather season can prevent problems and expensive repairs as the temperatures get more extreme later in the winter,” says Jon Ryan, president of Genz-Ryan Plumbing & Heating based in Minnesota and Honeywell Home HVAC customer. “We’ve been servicing homes for over 70 years - my team has seen it all - and we know that being proactive with system maintenance is one of the best things a homeowner can do to keep their systems running smooth and the home comfortable.”
To prepare your home for the cold, consider these tips:
Just like your car, your furnace needs regular maintenance. Contact a professional HVAC technician to inspect and tune up your system to keep it at peak performance. An inspection can check system performance, air filters, and identify indoor air quality opportunities. Professionals also can check the system for harmful cracks, which could potentially lead to carbon monoxide (CO) seeping into the home.
“Have your heating system serviced every year,” suggests Ryan. “As temperatures drop, the use of fuel-burning heaters increases as people try to stay warm, and winter can bring a higher risk of carbon monoxide poisoning - so be sure your professional tests for cracks in the heating unit.”
Also be sure your utility room and home are properly outfitted with CO alarms.
By learning your home’s heating trends and adjusting temperatures accordingly, smart thermostats can ensure your home stays comfortable and can help you optimize your energy consumption. For example, during winter, smart thermostats like the Honeywell Home T9 Smart Thermostat can automatically lower temperatures when you’re away and increase them as you return, creating a cozy atmosphere without wasting energy through Geofencing technology. Thermostats also offer programmable features that let you effortlessly adjust temperatures based on your schedule.
By lowering your thermostat just 7-10 degrees for eight hours a day, you can potentially cut heating costs by 10% annually, according to the U.S. Department of Energy. Plus, many utilities offer rewards for enrolling in demand response programs that can reduce energy consumption during peak times.
Regularly replacing your air filters is a proven way to help maintain indoor air quality and support a comfortable environment.
Ryan said: “We get a lot of calls about systems not working properly, and in fact the issue was a result of a dirty air filter.”
Clean air filters also help the overall health of your heating system and allow for better air flow, reducing the stress on your home’s HVAC system and promoting energy efficiency. Inspect your filter once a month for signs of dirt or dust buildup.
Drafty windows and doors can significantly increase your heating costs. To prevent heat loss, inspect the areas around your windows and doors for gaps. Use weatherstripping to seal cracks and gaps and consider applying caulk to larger openings. For extra insulation, install thermal curtains or blinds. By blocking cold air from entering your home, you’ll enjoy a warmer and more energy-efficient living space.
“Just a few easy steps can help make sure your family stays cozy and your home is protected from the havoc winter weather can wreak,” said Ryan.
So, as you look to minimize your home’s energy bill this winter, please feel free to ask for professional recommendations from any of the agents in this magazine. And keep in mind to practice patience and be kind. And as always, we wish you and your families safe and healthy days ahead.

Welcome to Villa Elegante, a timeless Tuscan estate ideally located in the prestigious Los Posas Estates in beautiful Camarillo, where a mild year-round climate encourages outdoor living from January through December!
When searching for a home in the most sought after communities of Ventura County, Los Posas Estates was at the top of Ron and Nancy’s wish list due to its pastoral beauty, healthy afternoon sea breezes and golf course frontage. After searching for the perfect home and checking out every new listing in the area when it came on the market, they finally found their dream home at 610 Calle Del Norte. They simply fell in love at first sight with this custom-built home. It has everything they were looking for and more including a wine cellar and elevator! With four bedrooms plus an office (or fifth bedroom) located off the foyer and five full baths all on a single level, the spacious floor plan was perfect for the couple and their two children.
Set on a prime cul-de-sac, Ron and Nancy were first impressed by a circular driveway leading to the spectacular home with its Tuscan exterior, breathtaking large covered porches and gorgeous landscape. Beautiful custom doors open to a grand two-story entrance. Once inside, they could see the quality in the rich finishes, NanaWall glass door system that allows maximum views as well as natural light, soaring ceilings, exquisite granite, high-end appliances and fixtures, hardwood and marble flooring, radiant heated flooring in primary’s bathroom and kitchen in addition to master craftsmanship in the cabinetry throughout the home. The custom-built elevator and oversized garage plus golf cart storage were added bonuses.
The luxurious primary bedroom suite offers all the amenities of a five-star hotel with a romantic fireplace, French doors leading to the pool area, an exercise room, two closets and a spa-like bathroom with vanity, separate bathtub and shower with multi-shower sprayers.
With such a large home, we asked which spaces the family especially appreciates.
Nancy: “In the remodeled kitchen! It is honestly a chef’s dream come true and I love to cook.” The fabulous gourmet kitchen is equipped with top tier Wolf appliances including six-burner gas cooktop, double ovens, warming drawer and two dishwashers, oversized built-in KitchenAid refrigerator, pot and pan drawers, walk-in pantry and butler’s pantry leading to the formal dining room. The big granitetopped island provides an ample work surface as well as a snack bar, under counter microwave and prep sink. Plenty of counter space and generous storage serve well whether it’s cooking for family meals, hosting holidays or large catered events. Also included is a handy central vacuum system with dustpan feature.
Ron: “In the huge garage where I tinker with my car collection. There’s also extra storage, including a workshop area with finished flooring. We also enjoy the great room.” This flexible space connects to the outdoor lanai and pool area through the NanaWall system glass folding doors creating a seamless indoor/outdoor living concept.
Open to the kitchen is a huge great room that encompasses a family room, media center with electronically controlled drop-down theater screen, fireplace and a fabulous built-in custom wet bar. Casual meals are taken in the family dining area that sits between the family room and kitchen. For larger gatherings friends and family spread out to the fireside living room and formal dining room.
“First, it’s perfect for entertaining. We’ve made so many memorable holiday celebrations here with visiting family. So many things made this property our home,” says Nancy. “The attention to detail and expert craftsmanship makes this a one-of-a-kind home,” adds Ron.
“It worked wonderfully for our visiting family, holiday celebrations and outdoor grill and pool parties,” shares Ron. “And our neighbors are really the best you could hope for.” For accessibility to the lower garage level and wine cellar with wine tasting room, the home has a convenient custom Waupaca Elevator.
“It’s a great home for welcoming both small and large groups,” he continues. Ron belongs to a car club and recalls great times hosting events of sixty or more guests here. In addition to the oversized driveway there is a spacious five-car enclosed garage and a golf cart garage plus parking space for over ten additional vehicles!
Outdoors, an entertainer’s paradise features a PebbleTec heated pool with color options, integral spa and four waterfalls, a covered lounge with fire table, al fresco dining with built-in stainless steel outdoor BBQ/ cooking area complete with grill, fridge, and granite island complete.
Low maintenance landscape enhances the hardscape of custom pavers in the front and stamped concrete in the rear.
Set on the 16th hole, family and friends relax and take in the Fairway views from the rear entertainment area and from the front entry, veranda, patios, etc. one can admire peek-a-boo ocean and island views with city lights each evening. On the 4th of July the view from this home shows fireworks displays from seven different fire works shows -- the harbor, the high schools and the naval base!
Camarillo is a family friendly community with excellent schools, an expansive soccer complex, neighborhood parks and dog parks. There are many community events including outdoor summer live concerts in the park.
Los Robles and Spanish Hills Country Club are in close proximity with private club activities, golf tournaments, swimming, tennis, pickle ball and, of course, golf. Here you’re close to shopping, dining, premier outlets and in close proximity to Camarillo airport where there are executive jets and charter.
Ron and Nancy have lovingly cared for this estate for many years while raising their two children and welcoming three grandchildren here. “Our extended family including our children and grandchildren have enjoyed many large gatherings over the years,” shares Nancy. “This home has the space to accommodate everyone!”

WRITTEN BY ANDREA BERNSTEIN RODARTE
The current owners of this Mediterranean villa struck gold when they found this incredible property through their realtor. Located in the Santa Rosa Valley within the gates of the exclusive equestrian community of Lexington Hills, 13045 Ripple Creek Lane met the couple’s wish list with a generous 5.5 acres, open spaces and stunning panoramic views. The client loves gardening, succulents were her specialty, and having plenty of land to expand her collection was a priority. Privacy and nature surround the property with scenic rolling hills, pastures and orchards. The family took great delight in stepping outside to pick fresh vegetables and fruit from the private orchard!
Solid rustic wood doors are a decorative throwback to Spanish-style doors with each featuring a ‘speakeasy’ that provides quirky yet charming style to this home. It’s a fun and functional door that family and friends will love. The double door entry opens to a sprawling interior spanning 3,925 square feet. The two-story foyer with hardwood floors and an elegant wrought iron chandelier leads to a formal living room with impressive stone fireplace mantle/surround and another chandelier to define a card/game table area making it the perfect setting for entertaining and hosting holidays.
“The view was the most important feature. The open spaces and the views from every room as well as outdoor spaces for my gardens and views,” she states while he enjoys having “room for my hobbies, outdoor spaces and majestic views.”
The villa boasts five bedrooms and four bathrooms, ample room for the couple, their two children, plus overnight guests, and, continuing the theme, each room offers amazing panoramic vistas.
A spiral stairway leads to the second level where both husband and wife love the wonderful primary suite and bathroom. The romantic retreat comes complete with a gas
fireplace and spa-type en suite with separate vanities, hammered copper basins, a big jetted tub, separate shower, private water closet and large custom walk-in closet.
In addition to family bedrooms and bathrooms, the upper level also has an open bonus space finished with handsome paneling and built-ins. This flex space can serve as a home office, library, homework area or gamer’s den. A utility room with washer and dryer, loads of convenient storage, sink and plentiful counter space to fold laundry is also located on the second floor.
The couple and their children tend to gather in the family room, kitchen and, of course, outdoors. Home chefs will appreciate the kitchen, the natural heart of this home. Equipped with custom rustic-style cabinetry, a Thermador 6-burner stove with double ovens plus a warming drawer, microwave oven and temperaturecontrolled wine cabinet. In addition, there is a large island with an extra thick granite top, built-in chopping block and copper prep sink. Tumbled stone backsplashes are highlighted by a mosaic mural behind the range and pot filler faucet. The kitchen comfortably accommodates multiple cooks and helpers as well as caterers. The spacious bay window family dining area serves for casual meals with views of the outdoor oasis. Saltillo tile flooring flows from the kitchen to a spacious family room with doors leading outside to an al fresco dining area with a covered built-in bar and BBQ area that overlook the spectacular grounds. The indoor-outdoor flow promotes a seamless transition to the beautiful surroundings of nature.
The stunning villa is set on 5.5 acres of breathtaking rolling hills, orchards and gardens with a BBQ, built-in outdoor bar, dining areas, fire pit, reverse infinity pool, and room for lots of outdoor sports and entertaining. Exercise and refresh in the home’s reverse infinity pool and spa with Baja shelf. In addition, there is room for tennis, pickle ball, golf, horses, stables and a barn or two if one so desires.
This is a dream for those wanting to get their hands in the soil! The owner upgraded the landscaping and added numerous custom pathways throughout the property.
Day or night, the couple and their children have enjoyed the charming pergola to read, nap, sip that first cup of morning coffee or after school lemonade, or simply relax and take in the incredible scene nature has presented. The inviting fire pit, babbling stream and meditation pond are ideal for both quiet reflection and unforgettable social gatherings. One can comfortably dine al fresco or lounge on the patio or under the stars.
The family has found this floor plan works well for hosting the holidays as well as memorable birthdays and anniversary celebrations, Super Bowl parties, TV binging and marathon game nights in the
family room. With such a spacious home, there is always room for everyone on their guest list! Because they enjoy a lot of entertaining in the home, the couple especially appreciates the large family room and huge dining room that easily seats twelve.
Ample parking is available for family and guests in the three-car garage and additional circular driveway with room for more cars.
Lexington Hills as well as Santa Rosa Valley are familyfriendly communities with miles of hiking, biking and horseback riding trails. There are many things to do in this small, rural community for outdoor recreation, cultural activities, and quality schools. Close by are several shopping areas, restaurants, entertainment, fitness studios, gyms, and parks offering organized activities, swimming lessons, picnic areas and playgrounds.
