One of the major features of the renovation included a redesign of the attic into usable space. The open attic concept required a new roof support designed to be capable of holding a typical roof load weight without using vertical beams. The process involved development and methodology to improve the structural integrity of the NeoGeorgian style home without affecting the existing structure, while making the space livable and meeting current building code standards.

Designed on a tight budget, the renovation was completed in the two phases with only one permit and one plan, saving significant dollars.

Creative design and clever purchasing also meant many existing materials and items were retained instead of purchasing new. The upstairs addition placed over the living and kitchen area retained the majority of existing structure. The kitchen was completely transformed including three impressive skylights. Existing materials were incorporated where possible, including blending the old floor with the new.

Tall Timbers – Retired, with no desire to move, it was important for this homeowner to stay on a greenbelt and to capture the outdoors. A professional landscaper, the garden was a

major focus for this retiree. The solution? Moving the kitchen to where the dining area was made way for an open floor plan, and created space for an island, allowing for a visual site-line through to the garden.

Adding beams and glass with a covered patio seamlessly connects the outdoors to the new interior renovation. Materials used include natural fir glulam beam rafters and high energy efficient glass to keep the room temperature comfortable through all seasons. The end result feels like you are eating outdoors year-round.

Originally purchased 18 years ago, the homeowner made the decision to renovate with two goals in mind. One, she wanted to create a pleasant living space for her parents, and two: create a proper upper storey with two bedrooms and bathroom for herself and daughter, with a more esthetic and functional space to cook and entertain. Wanting to preserve the unique heritage and character of their 1911 home, it was also important to modernize the standards and needs of their multi-generational family.

To achieve the client’s goals, Kerr Construction raised the home to accommodate full height ceilings with lots of light, and added a patio for the new in-law suite in the basement. Attention to detail was paramount, including traditional mill work, cabinetry, tile-work and coffered ceiling details throughout the entire renovation.

The coffered ceilings were rebuilt to align with the new support beams. Leaded glass and oversized lantern-style light fixtures were used to keep the feel of the home’s original character. Where possible, the original stained glass windows were removed and rebuilt into new sealed units to save energy while keeping the old-world charm. Original window detail in the upstairs bedroom was removed, but replicated when the addition was added.

Exposed gable beams were also replicated to the originals. To complete the overall finish, the front porch was removed and reinstalled on the new base when the home was raised.
