NORTH SHORE REAL ESTATE UPDATE FEBRUARY 2016 In West Vancouver, there were 141 sales in the month of February. The sales to new listings ratio was 58% which represents a seller’s market. For February 2016 the sales to total active listings percentage was 40%, an increase from 25% in February 2015. Sales for February 2016 were up by 28 units compared to February 2015. The West Vancouver listing inventory has increased by 48 homes compared to January 2016 and decreased by 116 homes compared to February 2015. The average price year-to-date (YTD) is up 40% compared to February 2015 and is up by $84,954 compared to January 2016. The West Vancouver median price increased by $310,000 from January 2016 to February 2016 ($3,000,000 to $3,310,000). In North Vancouver, there were 159 sales in the month of February. The sales to new listings ratio was 67% which represents a sellers’ market. For February 2016 the sales to total active listings percentage was 83%, an increase from 48% in February 2015. Sales for February 2016 were up by 35 units compared to February 2015. The North Vancouver listing inventory has increased by 60 homes compared to January 2016 and decreased by 68 homes compared to February 2015. The average price year-to-date (YTD) is up 27% compared to February 2015 and is down by $6,816 compared to January 2016. WHAT HAPPENED IN THE VANCOUVER HOUSING MARKETING IN 2015?
West Vancouver’s Detached Home sales finished with 1,077 in 2015. These are the third best sales next to 1,201 in 1989 and 1,166 sales in 2011. High-end home sales over $5 million hit 121 last year, the previous high being just 57 sales! On the low end, which in West Vancouver is under $1 million, there were just 18 sales, quite a contrast to 2000, when sales under $1 million totalled 569. West Vancouver Waterfront Homes continued to be our best buy, with 19 homes selling in 2015. An average year shows 23 sales for waterfront properties, with the high peak at 36 sales in 2000. Apartments in West Vancouver totalled the highest of all time at 315 sales. North Vancouver had 1,474 house sales in 2015 - the 4th highest year, with 1989 sales leading at 2,176. Vancouver West achieved 2,031 sales in 2015 – the 5th best of all time with 1989 leading at 2,764. Richmond had the 3rd best sales year with 2,375 sales in 2015. 1989 still leads with 2,720 sales.
WHAT TO EXPECT FOR 2016
West Vancouver began with 261 houses listed in early January, lower than the 350 homes listed in January 2015. North Vancouver showed a record low of 75 homes compared to the 153 homes listed in January last year. Vancouver West was down to 338 listings compared to 510 in 2015 and Richmond dropped to 262 listings from 497 listing the year before. This means that the market can’t change until the inventory is built up. Lot prices have soared! A lot value home with view, in the British Properties, priced at $5 million in 2015 and I sold it for $7 million this past January. I also sold 2 view lots in Upper Dundarave for $4 million that were just $3 million a year ago – both were just lot value with tear down homes. Your choice of REALTOR® is crucial. Homeowners do not realize the value of a realtor and they leave their biggest financial investment in the hands of an agent who will simply list their property and hope another realtor sells it. West Vancouver is unique in that we have 3 major groups buying homes. These 3 cultures vary drastically and it is imperative to the sale and value of your home to acquire a REALTOR® who understands this. February finished as the best February of all time. It eclipsed the previous best of 139 sales back in 1989. January and February finished with 246 sales compared to 184 in 2015. North Vancouver had 251 sales in the first two months compared with 224 sales last year. Vancouver West achieved 380 sales compared to 308 last year. As for inventory, West Van stands at 353 listings compared to 488 in March last year. North Van is at 186 listings compared to 250 listings this time last year and Van West had 813 listings in March 2015 and presently has 548 listings. The West Van condo market hit record sales of 315 last year – the best of all time! Waterfront condos increased $1 million from 2015 and we have had 46 condo sales in the first two months of this year, compared to 44 sales last year.
