Affordable Housing Condition
Current Housing Market in Beijing In Beijing, affordable housing is hard to come by within the 5th ring road, and the existing ones – such as underground apartments – are either too dark or too small (less than 10m2 on average). We also looked up Airbnb, which yielded a considerable amount of expensive room rentals around the 751 site; the cheap ones often are youth hostels in which people are forced to share a room that was originally meant for one. Yet, people live there over an extended period because it’s close to the city center; they can even hold two jobs because of it. If Beijing is hoping to attract more young graduates and workers, it is essential to tackle these demands.

Shared Living in 751 751 is an art district retrofitted from an old factory site. In terms of the feasibility of shared living, the site offers many possibilities of reuse and repurposed space. Amongst the existing buildings, many remain unoccupied, dilapidated, or closed to outside visitors. As we inspected a series of buildings, most of these structures are in fact intact and well-maintained; all it would take is a bit of reorganization and design to get these places up and running. The chosen sites shown here display a variety of choices which offers opportunities for housing. From a police office (A) to an old TV studio (B) and student housing (C), the idea of densifying and improving existing structure resonated with the spirit of 751 - an old industrial site repurposed for modern use.

The concept of guiding the design proposal is based on a belief that there exists a wide range of sharing. The reason why many hostels in China has a bad reputation is that they cram people into a room beyond its capacity. The chart here highlights the sharing system and the acceptable range of sharing according to users, typology of units as well as the program. After a careful analysis of the 751 district and it’s environment, our concept aims to repurpose the chosen sites for housing three main groups: backpackers, interns, and workers.

Sharing is a touchy subject when it comes to residential design. How can we share one of the most private domains of our lives, whether it is relaxing, sleeping, or even bathing? How can we share not just within our own group, but with people of other age and occupation?

The Master plan shows the implementation of the shared concept in 751. Most sites are away from the main road aside from the hostel along the central axis. These sites will provide the experiment ground for shared living with a varied degree of accessibility, structural conditions, and form.

Intern Housing Proposal Situated in the southwest of 751, the intern housing is surrounded by old railroad tracks that go to the old factory. Within the area, there is a variety of existing urban fabric serving offices and start-ups. Knowing this area will be revitalized in the future, the building will not only need to serve today’s tenants’ needs but also urban functions of the future. The building used to be a TV production studio. Because it needed to have controlled lighting and acoustics, the exterior walls are sealed off from the outside. However, it also has a 6m tall 24mx24m loft, ample space for reoccupation, along with some furnished interiors. Therefore, it made sense to retain the existing structure and re-vamp the envelope.

Compact Periphery, Open Center Scheme The design concept was to take the existing industrial structure and fully convert it into a customized dwelling. Peripheral offices were redesigned as a mezzanine bedroom with sleeping space for two. Storage space is minimized by integrating with stairs and walls. Personal workspace and a bay window were also added to the facade for a balance between work and leisure. All existing concrete structure was kept, clad over with wood to signify new insertion. The central corridor was redesigned as a public workspace, whereas the double height TV studio on the ground floor was converted into a work lounge cafe with a view towards 751’s factories.

The initial concept is re-using existing structures that are strategically located on the site for the purpose of a hostel. As a solution to the program, the number of floors is increased with outdoor balconies serving multiple functions for users. The entire facade is wrapped in thin undulating metal fins, providing shade and gives a sense of privacy. The outcome depicts the whole building as a metallic piece of sculpture sitting at the point entrance into the 751 art district.
