Go Wales-spotting from Greystones SeaGreen, Greystones, Co Wicklow

The selling agents for SeaGreen, a new scheme of three-bed, four-bed and five-bed homes being built in Greystones, don't just promise prospective buyers views of the Irish Sea - on a clear day, they claim you'll see Wales from the bedroom windows. SeaGreen is located on an elevated site on the seaside town's Chapel Road. Wood Group Homes has just started construction on the houses and expects prices to start at under â‚Ź400,000 when they are launched in the spring. Sherry FitzGerald New Homes has already begun compiling a database of interested buyers and is mulling a series of "pre-launch events" before Christmas. Like many south-side locations, Greystones has not had a large residential development built there in years. While SeaGreen will consist of 180 houses, Wood Group says the scheme will be a low-density one, with an average of 7.5 homes for every acre. They will be laid out in cul de-sacs, with plenty of green space and larger-than-average gardens. The homes will be built with traditional solid masonry concrete block and brick, with vaulted trussed roofs to enable would-be buyers convert the attic and triple-glazed timber windows. The facades will have either full-brick or half-brick elevations, with granite sills, coins and detail with render finish. Each property's path and drive will be made of cobble-lock natural stone, with side gates leading to a private rear garden and paved patio. Inside, there will be a fully-fitted kitchen incorporating solid hand-painted timber doors, granite or stone worktops, and all appliances included as standard.


All of the main bedrooms will feature luxury wardrobes with classic painted doors. In the C and E type houses at SeaGreen, the living rooms' fireplaces will have a gas fire, while the D type will have an Optiflame electric flame-effect fireplace. There will be low-energy recessed lighting throughout each house. Buyers will have a choice of colours for the internal walls, as well as a tiling allowance for the walls and floors in the entrance porch, kitchen and bathrooms. The developer expects the properties to have an A2 or A3 BER rating. Gas-fired and solar-enhanced heating systems will ensure a supply of eco-friendly solar energy and instant heat and hot water on demand from an A-rated condensing gas boiler. SeaGreen adjoins two newly-completed primary schools and the much-anticipated new TempleCarrig secondary school in Blacklion, Greystones.
