Getting rid of sink stink

ike the holiday season, my out-oftown guests have come and gone. I enjoyed their company, but now it’s time to get back to “normal.” I started by taking down holiday decorations (sigh) and doing a thorough cleaning of my place. As much as it pained me, I threw away uneaten treats. I scrubbed, dusted, vacuumed and wiped down nearly everything in sight. I could finally relax, or so I thought. Soon, I found myself asking, “What’s that smell?” It turned out that smell was coming from my sink. Spotless as it was on the outside, the inside reeked, and the smell was creeping up the drain and into the kitchen. I found out that the problem could be many things. Luckily for me, the

solution was simple. I didn’t consider that the drain needed cleaning, too. I even had a homemade recipe for drain cleaner. I guess my head

was still stuck in holiday mode. All you need for this type of cleaning is baking soda and vinegar. Pour baking soda into the drain. You can use 1 tablespoon or up to a 1/2 cup, depending on the severity of the problem. My sink was extra stinky, so I used 1/2 cup. Next, pour 1/4 cup to 1 cup of vinegar down the drain, depending on how much baking soda you used. Cover the drain with a stopper. If it’s a double sink, put stoppers in each. Then, let the mixture sit for 15 to 30 minutes. The baking soda and vinegar will react, and the mixture will put force on any blockage inside, which is probably the root of the stench. Finish it off by removing the stoppers and running hot water through the drain. I let my hot water run for about one to two minutes. The stink is gone, but to keep it from

coming back, I’ll have to add drain cleaning to my weekly routine. If this doesn’t work for you, or if the smell comes back too soon, you may have a larger issue. The problem could lie in your P-trap, which is the P-shaped fitting under your sink. It is designed to trap water in order to create a seal, blocking sewer gases from creeping up your sink. Check it to ensure it’s clean and free from debris. Other problems may lie in your vent, overflow drain or even your faucet. In any case, it is always best to consult a professional for serious problems.

If you’re going to spend the money on a large scale renovation and 10 percent of that cost is necessary for repairs to the structure, you’re probably ahead of the game once you figure in the replacement costs of one of these beautiful older homes.” Oftentimes the clients will be living in the home while work is being done, so they are kept abreast of scheduling and the scope of work to be performed at any given time to minimize disruption to their daily lives. “Communication is a high priority,” Gaumont said. “We want homeowners to know what to expect on any given day, so we can address any issues that might arise. The politics of what’s at stake for homeowners change in home values could weaken the economic recovery and perhaps drive the nation’s economy back into recession.

But despite the fact that most Americans want change that will mend the housing market, create jobs and boost the overall economy, policymakers are proposing radical changes that threaten the dream of homeownership for millions of current and future Americans. The policies that are being considered could negatively impact Americans’ ability to buy a first home, keep their current home or enter into the move-up market.

Mandating downpayments The national Qualified Residential Mortgage standard that is being proposed by federal agencies would require a minimum 20 percent downpayment and other stricter qualifications, which would keep homeownership out of reach for most first-time home buyers and middleclass households. According to estimates, it would take 12 years for the typical family to save enough money for a 20 percent downpayment on a median-priced single-family home.

Mortgage interest deduction Eliminating or limiting the mortgage interest deduction would impose a huge tax increase on millions of middle-class home owners and discourage prospective buyers. Changing the deduction would cause after-tax housing costs to increase, and housing demand to decrease. The reduced demand would depress home prices. Such a

Where clients are part of the family BY SARAH PACHECO n the past year CV Construction LLC has built a strong reputation among its clients as a trustworthy company that provides honest, reliable service for a great value. “We always try to give that extra and make sure the client is happy, and by happy, I mean to the extent that we’ve done our job right,” said project manager Victor Yeung, the “V” in CV Construction. Victor, whose background is in sales, met future business partner Chuan “Sam” He (the “C” in the company’s name) six years ago, shortly after returning home to Hawaii after some time spent living in California.Victor began by working part-time with Sam’s former construction business, eventually joining the company full-time in 2009. The Unwell Home Feeling a bit moody these days? Here’s “proof” positive that your surroundings have a profound effect on your well-being

QUESTION OF THE WEEK: I notice that the state of my environment does affect me, but I’m curious as to whether or not there have ever been studies done about this. Is there any “proof” that the environment influences our well-being? I’m more of a skeptic, I guess, and would appreciate any information you can offer.

I

n 2005, I went to the feng shui world symposium where close to 100 of the world’s leading experts gave presentations on their areas of expertise.The majority of presenters discussed various aspects of feng shui application. However, what I found most interesting were those who introduced disciplines complementary to feng shui. I loved the scientific information about dangerous EMF’s (electromagnetic frequencies from electrical items) and Baubiologie (the analysis of a building’s “health” and how unseen toxins adversely affect the occupants), but the lectures on environmental psychology interested me most because, like you, I craved “proof ” beyond what I already knew that the environment affects us.

What is environmental psychology? Environmental psychology is a direct study of the relationship between the environment and its inhabitants. Hundreds of peer-reviewed studies have been documented since the mid-’80s, showing multiple correlations and confirmations of the principles I speak about in feng shui. These studies show conclusively that a home’s most important value is its fundamental role in the physical and psychological wellbeing of its inhabitants. The studies also showed that without a comforting home, people aren’t prepared to optimally meet the challenges of everyday life.

Comfort is key In my consultations, I often tell clients to choose furniture for their home that is aes-

thetically pleasing, reflects their taste and feels good. Recent research supports this. If the seating in the home makes people feel warm and comfortable, their social experiences while in that space will be warm. The influence of your surroundings on your mood is significant because mood determines how we think, and our thoughts and how we convey them to others define us as human beings. A positive mood tends to broaden our thinking, and broader thinking has broader repercussions, especially in shared family spaces. For example, if we are in a positive mood, we tend to get along better with others, make

better decisions, and are better problem solvers, more creative and mentally efficient, more flexible and understanding of others, and more generous and socially responsible. Environmental stress In a feng shui consultation, my goal is to create a stress-free environment so that the client can be more productive. One study showed how environmentally induced stress eats up the mental processing power at our disposal. When stressed by things in our home, we tend to focus on trying to figure out what’s happening in the world around us and how to manage it. For example, an image in the home, such as Edvard Munch’s painting, “The Scream” (a scary image of a person with both hands on her face, mouth agape), can trigger unconscious insecurities and fear, creating unnecessary stress. An image of a jungle may seem innocent enough, but, because so many survival-compromising things can happen there, such images are considered a no-no because of what they can trigger subconsciously.

Identifying environmental stress in your home What is stressful for one person may not be for another, and some of the stimuli that either stress or soothe are highly individual and can vary even among members of the same family. In the previous example I gave, if the Munch image was purchased by your loving spouse during an especially happy time of your life and you loved Munch’s work, the effect may be positive. On the other hand, if your husband purchased the painting as a gift to cover up an affair that you found out about, its effect might be negative. Research can show us typical stress reducers, but it’s important to be conscious of items in the environment as they relate to guests. If you know your guests intimately, you may know that an item that pleases you may make someone else feel uncomfor table. You can temporarily remove the item. If in doubt, place the more “personal” things in the private areas, keeping public areas for more universally positive images.

Environmental psychology supports feng shui When I found out that studies were done on the impact the environment has on its inhabitants and that those studies supported feng shui, I found the confirmation I was looking for. It also helped me understand on another level why it was important to be more conscious of what I have in my home. I hope it does the same for you!

A Call for Cohesiveness When decorating, color, texture and style are the keys to creating flow between rooms

ast week, I gave you some tips on how to remodel or fluff up your space in 2013 using easy tips of three. This week I’m going to continue with the Discovery Bay unit I remodeled for a client from Canada. I believe that when designing or decorating a space, you should try to keep it cohesive. Colors, textures, styles. Whatever room you’re in, you should feel that each room is part of the same space.The exceptions are powder rooms and kids’ rooms. (Kids love those princess-pink and dinosaur themes!) So here are some tips on how to keep it cohesive but still interesting. Cohesiveness is especially important when dealing with a smaller space. Having too many different colors and textures can chop up your rooms and make your overall space seem even smaller. Flow and transition are key. Remember last week, the flooring material I chose was dark? I used the same flooring throughout the unit, including the bed-

room and bathroom, since this luxury vinyl does very well in damp spaces. And because there was no break in the floors, it made the space feel more open. Use of pattern also enhanced cohesiveness. In the bedroom, I chose a very bold geometric pattern for the headboard, JUSTIN DOTSON PHOTO CREDIT

which I placed high enough that I didn’t need art on the wall. I put a coordinating geometric pattern on the pillow and left the rest of the bedding in neutral bronzes and creams. Now, do you notice the geometric pattern in the shower curtain in the nearby bathroom? And in the view from the bedroom to the lanai? There’s also a bold geometric pattern on the wall plaque. You may not notice at first why the spaces work well together, but because they’re in such close proximity, keeping the repetition in pattern helps create a flow from one space to the next. The added interest comes from the fact that no pattern is used twice. Another way to create cohesiveness is with color. Remember last week, the accent color in the living room and kitchen was orange? Does that mean I need to carry orange through the entire apartment? Absolutely not. But I wanted colors that would carry an island feel and tie in with the orange and my dominant neutral colors. In the bedroom, I chose a warm green for the accent wall behind the headboard. In the photo it looks bronze, but it’s really

a warm sage green that is picked up in the orchid on the bed tray. It’s also picked up in the accent pillows on the lanai furniture. And missing from the photos is wall art that’s also green. So green tied the bedroom to the lanai, all anchored by a continuation of neutral colors. Did I have to keep going with the green? No! As with the orange, keep some things the same in transitioning from room to room, but change at least one thing. In the bathroom I switched the accent color to purple. For those who are regular readers, do you remember my tip from last week about elements? Another important element is materials, so glass, wood and ceramics are present in every room. To keep it cohesive, mentally walk through your space and think what can you incorporate from one room to another to make it flow. But don’t get stuck there — incorporate new elements to keep it interesting. Good luck and go with the flow!

New home requires creative solutions Experienced design-build professionals meet the challenges of constructing a multigenerational house in Kalihi hen Homeworks Construction project coordinator Sarah Van De Vanter first met with her clients to plan their new multigenerational home, they presented her with a photo from a magazine they had been saving for eight years. Homeworks had designed and built their “inspiration house,” which incorporated features the family knew they would want in their own home when they were ready to build. “The family ... a middle age couple and older parents ... had very specific wants and needs, some requiring very creative solutions on our part,” Van De Vanter said. “They owned homes on two lots, back to back, with access on two different streets. The new home would occupy the site of a 60 year old home on a 5,000 square foot lot, which we demolished. “The outdoor covered lanai was to be placed at the back of the new home facing the gardens with the garage and main entryway in the front. The main living area opens to the lanai and gardens, so even for a small home on a small lot in an urban neighborhood, there’s a sense of indoor-

outdoor ambiance. Since parking is scarce in this Kalihi neighborhood, we created as much on-premises parking as possible. At the same time, we had to maximize interior space and design for two generations, one utilizing a wheelchair.” Homeworks was able to incorporate two master suites in the approximately 1,700 square foot space, one with a

wheelchair accessible shower and grab bars. Alcoves for large items such as a TV, had to be created to facilitate easy access throughout the home. The open floor plan includes a main living/dining/kitchen area with space to accommodate a large, movable dining table. “Although we needed to stay within a tight budget, we managed to provide a

number of upscale finishes such as quality, solid hardwood cabinets. A special request from the patriarch of the family was a window in his master suite overlooking the garden and a beautiful, fruit bearing avocado tree he had planted years ago.” Van De Vanter noted that she and the entire design build team will be available in the Homeworks Construction booth at the BIA Home Building & Remodeling Show at Blaisdell Center Jan. 25, 26, and 27 to review prospective projects with attendees and discuss their “wish lists” both for renovations and new custom homes.
