to the roofing deck. The seams or overlap of the product are then heat welded together forming a monolithic (seamless) roof. This is the new building contractors roof-of-choice with great warranties and

excellent reflectivity. The price ranges from $4 to $12 per foot, depending on roof removal and insulation needed. For steeper roofing surfaces, metal products are a great option. Most of them are

available with a reflective energy-efficient finish and come in many beautiful colors. The standing seam metal roof is a great candidate for solar as fewer penetrations into the roof have to be made to attach the PV or hot-water panels. The price range is $8-10 per foot. Asphalt shingles have also come a long way regarding head distribution and energy efficiency. Most manufactures have a reflective shingle available that is very affordable. Additionally, there are a wide range of warranty options from 20 years to the lifetime of the structure. Pricing for this roofing system ranges from $3.50 to $6.50 per foot. As far as PV or solar power goes, do it! Do make sure, however, that your contractor pays respect to the roof. Look closely at the leak warranty that is offered and ask questions regarding the mounting system that will be used to keep your PV secure and your roof free of leaks. Simple steps to help you find a remodeler BY KAREN NAKAMURA oing your homework will help you have a more successful experience. Use this checklist to help you select a home builder or home remodeler to work on or build your home:

• Contact the Building Industry Association of Hawaii for names of its member builders and remodelers: email info@biahawaii.org, or go to www.biahawaii.org.You can also ask family and friends for recommendations. • Make sure the builder or remodeler has a permanent business location and a good reputation with local banks and suppliers. • Find out how long they have been in the business. It usually takes three to five years to establish a financially sound business.

• Check out the company's rating and if there have been any complaints filed with your local Better Business Bureau (www.bbb.org) or the Department of Commerce and Consumer Affairs (http://cca.hawaii.gov/resources). • Make sure the builder has sufficient workers compensation and general liability insurance. • Ask the builder to provide you with names of previous customers.

• Make sure the builder provides you with a complete and clearly written contract.

• Ask if you can see the builder’s work, both completed and in progress.

• Be cautious of unusually low-priced bids. If the builder is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem.

• Do you feel you can easily communicate with the builder? Remember you will be in close contact with them throughout the construction process and afterward.

• Make sure your progress payments that identify when payment is due upon completion of the specific phase of the work are

spelled out. Make sure you sign a lien disclosure statement with the contract. Make sure the Notice of Completion is filed in the newspaper.This starts the 45 days of the lien period. Make sure you get a Certificate of Occupancy and the permit is closed out.

Finders keepers? Understanding and recognizing hoarding as a psychological condition, plus tips for controlling clutter and letting go

doubt suggests an emotional attachment, and, unless it is a family heirloom, you can release it or even list it on Craigslist under “free.” Nothing moves faster than free stuff. Contain the small stuff. Use baskets with covers and ornamental bowls to hold pens and pencils, mail, loose change, and odds and ends that collect on counters, creating clutter. Get furnishings that do double duty. A chest with storage can serve as both a coffee table and a place to store blankets. An ottoman with a top that opens can serve as a leg prop, a drink table, and a place to hold extra items Most importantly, stop judging yourself. Stop thinking that you are “bad” for not decluttering. Although I often talk about the energetic disadvantages of clutter, some clutter may have advantages, but I will save that for another article. Meanwhile, be present with your family and your life, and don’t waste time beating yourself up. It serves no purpose.

Alice Inoue QUESTION OF THE WEEK: I am curious as to what defines a “hoarder.” When I see TV shows on hoarding, it is extreme and obvious. However, where do you move from having a cluttered house to being a hoarder? Do you have any experience with this?

hank you for asking this question. Interestingly, I do have a lot of firsthand experience in this area because of my upbringing and my feng shui work. My mother was and still is a serious hoarder, but it was only when I started this work that I came to see that hoarding was an undiagnosed mental disorder. In just a few months, the American Psychiatric Association will recognize it as a diagnosable mental disorder.

Here are a few of the many guidelines that point toward diagnosis as a true hoarder:

• Your possessions start spreading themselves out. Many of us have at least a drawer or two or even a closet or a room with an unorganized mess, or “clutter.” Be concerned when the unorganized mess starts taking over more than one room or even the entire home. • You just can’t seem to throw things away. Hoarders have a tendency to experience extreme anxiety when faced with throwing away things that friends and family would consider garbage. • “Things” in the home have taken over. One of the surefire clues is when the living area is unavailable for human habitation, having been taken over by “things” and only a narrow path of “free” space is available for walking through the room. • You dread having people see your home. The idea of others seeing your home causes anxiety and embarrassment, or, when others do visit, you make excuses as to why you have all these “things” cluttering your space. • You can’t imagine letting go of any of it. Even when you find your possessions unmanageable, you feel anxious when others offer to

help you to clean up. • You just can’t pass up a bargain. When you find a bargain or hear of a free giveaway, it hurts to pass it up. You buy or accept it thinking that you will have it if you ever need it. • You feel that people don’t understand you and your things. Even though reasonable people would consider your things trash, you have an extreme emotional attachment to them and consider them valuable. • You move stuff around without throwing anything away. Whenever you need to find something or sort through your stuff, instead of throwing things like old newspapers away, you just move them from pile to pile. • You can no longer function in your home. At the extreme, the sink is full of dishes and clutter has made it impossible to use your appliances and engage in daily functions like cooking and bathing.

Not Quite a Hoarder? If you recognize that you are nowhere near being a hoarder, but just need some clutter-controlling tips, the following should help. Decluttering does not involve magic, but the magic happens afterwards, as you see how taking control of your clutter leads to solutions and clarity in other areas of your life. Don’t try to do it all at once! It took time for your clutter to accumulate, so allow time to get your home back to a “happy” place. Start with a drawer, shelf, or corner of a room. A few small successes will help inspire you to continue. Spread your things out. Taking everything out of a drawer or closet and spreading it out will enable you to see what you have and to let go of more and organize more efficiently. If in doubt, throw it out. Seriously, when in doubt, either throw it out or give it away. Your

ou may have seen Russell Hata, CEO of Y. Hata, on the cover of last week’s MidWeek and read about how the company is celebrating its 100th year. Russell shared with me that one of the main reasons Y. Hata is not only still around, but also one of Hawaii’s leading food service companies, is because of its employees. He took me on a tour of the company’s 100,000-square-foot facility in Kalihi last summer and asked if I would take on the task of remodeling 14 spaces. In the next few weeks I’ll be sharing with you a few of these restyled spaces, including the most exciting part of the project, his gift to the employees. The company had never had an employee lounge, so they had to make one. They brought on-site two shipping containers from Aloha Containers that we combined to create a 30 by 16 foot space. Generally, these are used as makeshift offices at contracting sites and are not meant for stylish, >> After inviting decor. This was about to change. Finally, on the opposite end, we added a sitting area with mushroom-colored leather sofas, a reclaimed-wood coffee table, floating shelves and a plasma TV, the space grounded by a red Moroccan-inspired dhurrie rug. There was no doubt in my mind that guys would love the lounge. I added this superstylish area to be sure that women would feel comfortable as well. So how can you apply some of these principles to your employee setting or family room? Consider who you’re designing for. If it’s for both sexes, go for colors, styles and elements that will appeal to both. Be creative. Include touches of fun, but do it in

a stylish way with colors that you love or that reflect your brand. The most rewarding thing as a designer is to see people comfortable and happy in a space. I walked into the finished lounge one day and saw guys talking story at the table, playing dar ts and foosball, and women lounging on the sofas. That’s when I knew we’d done our job. Solar energy continues to be the smart way to go A dministrative changes by the Hawaii Department of Taxation regarding the application of the state’s Renewable Energy Tax Credit will likely impact the solar industry. New limitations of the tax credit could chill photovoltaic (PV) sales after a torrid 4th quarter in 2012 as consumers sought to beat the Dec. 31 deadline. The most visible change is the cap of $5,000 in tax credits per qualified PV system, per taxpayer, per year. In addition, a qualified “system” is defined as having a capacity of up to 5 kW. The credit itself can exceed this cap when the system size exceeds 5 kW. The tax department contemplated these revisions to the tax code to restrict and/or reduce the credits in an effort to combat the state’s budgetary shortfall on tax revenues. However, it did not consider the revenue stream created by a robust solar industry — general excise taxes paid by employers and employees, allied trades and businesses (electricians, plumbers, roofers, carpenters, etc.) and “normal” income taxes. These hastily crafted changes are temporary in nature as the Hawaii State Legislature is considering a number of bills during the current session that will permanently define the tax credit issue. Politicians will be considering input and testimony from the solar industry as well as economists and other financial experts. The state did have legitimate concerns about the manipulation of tax credits by certain unscrupulous PV contractors who sold high-priced systems on the basis that excessive tax credits could be claimed. If the department did not audit the taxpayer, he could conceivably “get away with it.” However, most of the solar companies ran their businesses “clean” and did not resort to such “shady” tactics. Some buyers think that they can wait for prices to drop, pointing to the steep declines in electronics and computers. The same cannot be said of solar, as material and labor costs continue to rise. Consumers contemplating PV systems in 2013 and beyond would be wise to consider this: Even without tax incentives, photovoltaic electrical systems are still attractive from a financial perspective. A $30,000 system (20 panels

How to add spice to your kitchen or most, remodeling a kitchen includes a complete change of cabinets and countertop, maybe even appliances. If your cabinets are still in good condition but you want to improve your kitchen in some way, replacing your old countertop with one made of granite is a great choice. It is a good investment and will definitely change the atmosphere. Granite has high tolerance to cold and heat. You can safely place hot metal pans from your oven directly on the granite top without the need for a hot pad. Although, you will have to be wary of placing hot glass or ceramic dishes on it as they may crack if the countertop is too cold. This happens due to the difference in temperature and it is called thermal shock. As for cold items, you do not need to worry about condensation that may make your granite countertop have a dark spot if not properly sealed. Any condensation that may happen in the stone will fade away in an hour. Granite countertops may be used as a cutting board too. Because the hardness of granite is greater than steel, you do not need to worry about kitchen knives scratching your granite surface. Although, it is not recommended to always cut on your granite countertop as it will actually make your knife dull overtime. Another way to add to your kitchen or other rooms is to create a standalone island with cabinets as the base. It will be a great place to sit, eat, work, study or hang out. The elderly can regain independence with walk-through tub conversions A

ll too often members of the Hawaii community either directly experience or hear of an elderly loved one tripping over a bathtub, causing serious injury, or worse. To prevent such happenings, Island Bath Works offers walk-through bathtub conversions, an innovative process in which the existing bathtub is modified by removing a portion of the side creating a seamless entrance allowing for safe and easy access.

The need for bathtub conversions Available on all the islands, Island Bath Works’ bathtub conversion is a popular option for those with limited mobility. “Many homeowners commit to doing a walk-through bathtub conversion only after having an accident,” said Eric Thompson, CEO and president of Island Bath Works. “Our goal is to help people take the necessary preventative measures before it’s too late.” With the middle-aged and elderly population in Hawaii increasing, as well as the number of households with multigenerational families living under one roof, there exists a need for bathrooms that can safely accommodate everybody, said Thompson.

Bathtub conversions do not have to be expensive or complex Oftentimes, the high cost of labor and supplies is the reason why many choose to hold off on bathtub conversions. require major reconstruction or demolition. Labor time is minimal as most conversions can be completed in one day and homeowners can start using the shower the following day. “Most people think renovating any part of the bathroom is a weighty and complex job that requires not being able to use your

bathroom for weeks,” said Thompson. “Since we are converting your existing bathtub and not replacing it altogether, the entire process is quick and burden-free.” Homeowners can place the entryway on any part of the bathtub in any desired size up to three feet. Additionally, the conversion process is advantageously versatile

as it can also be done on any type of bathtub ranging from cast iron to fiberglass to steel materials. “Most homes in Hawaii were built with high-quality cast iron bathtubs, so for those homes it makes no sense to replace the bathtub completely,” said Thompson. In addition to the bathtub conversion, customers can also choose to refinish their bathtub. Unlike bathtub replacement, which would involve removing and replacing all components as well as redoing the plumbing configuration, refinishing resurfaces the existing fixtures to achieve a shiny and clean appearance. “We offer the American standard white or almond for bathtubs,” said Thompson. “For walls, homeowners can choose from a variety of granite-like stone finishes, which give the bathroom a very nice appearance.” Island Bath Works ensures the durability of all its products by guaranteeing a lifetime warranty on all labor and materials as well as a five-year warranty on any refinishing.
