JOANNE ROMERO
How to Pamper Your Dishwasher
or many households, October marks the beginning of the holiday season. For us, it’s also the beginning of our busy food season. Halloween treats tow the line for Thanksgiving feasts, Christmas cookies and New Year’s Eve pupus, not to mention the many “chilly” nights we opt to stay in and enjoy some comfort food at home. With the influx of extra dirty dishes, the dishwasher is bound to put in some overtime, so I decided to look into what we can do to help it out. Use these five tips to help a
F
dishwasher that’s not running up to par run more efficiently. Or, use them to ensure that a good one stays that way. 1. Choose gel over powder. Gel dissolves quicker and easier than powder, which results in more soapy time in the cleaning process. Plus, powder has been known to stick around, leaving residue on dishes even after the load has finished. Consumer Reports found the pod/pack/tab variety to have the highest ratings compared to tradi-
tional detergents, but at a cost of about three times more per load. For me, the gel works just fine. 2. Unclog the holes. Examine the areas where water sprays out. Food and gunk can clog the holes, making the dishwasher less efficient. Use a skewer to clear them up. 3. Clean the filter. On the bottom of the dishwasher, sometimes under a cover, lies a filter. Take off the cover, but remember not to force it.You may need to use a butter knife for leverage, but it should come off easily. Clean the filter underneath. Warning: This can be pretty gross. It’s the place where everything goes that doesn’t fit down the drain. I recommend wearing gloves. 4. Keep cleaning. Open the dishwasher and find the steam vent on the door. Again, there may be a cover here. If there is, take it off, but be careful not to force it. Clean it, and don’t forget the gloves. 5. Get out the vinegar. Run an empty
load with a cup of white vinegar tossed on the bottom. This will help clean the dishwasher and remove hard water and calcium deposits from the drain and jets. Do this once a month.
Remember, the point of using a dishwasher is to save time. Keeping it in tip-top shape may require some extra effort, but it will save you in the long run.

Enter a world of high-quality garage doors, home appliances
tep inside the door at 2841 Pukoloa St. and you’ll find two of the most complete showrooms displaying the finest in residential appliances and garage doors in Hawaii. Some might think this is an unusual combination of products to display, but both categories are integral parts of any new or remodeled home. That is why architects, builders, contractors and designers send their clients to visit The Servco Home & Appliance Showroom to select premium residential appliances and garage doors. The Servco Home & Appliance showroom displays the complete appliance lineup from General Electric — including GE, GE Profile, GE Café and GE Monogram — in nine vignettes and one live kitchen. You may recognize the live monogram kitchen as the one used by Manolo Morales of the KHON2 show WakeUp 2day to highlight local chefs. It was also used by chefs from 53 By the Sea, Honolulu’s newest fine dining restaurant, to perfect recipes before their kitchen opened. The showroom also features appliances from Bosch, Thermador and Gaggenau. Check out the amazing Thermador Freedom Induction Cooktop and the only pro range with star burners and a steam/convection oven. You can also try to tell if one of the world’s quietest dishwashers is actually running or not — it’s just that quiet! The live kitchens are a great place to put appliances to the test. See how fast the induction cooktop can boil water or how effective a hood can be. The kitchens are even available to use should you want to test the capabilities of one oven compared to another. The showroom also displays a complete line of undercounter refrigerators and wine reserves from U-Line and wall, chimney and island hoods from Broan and Best. We also show washers and dryers from GE and Bosch, as well as outdoor cooking and barbecue units from GE Monogram and Vintage. Finally, we display sinks and faucets from Franke, KWC, Hansa and Rohl. The Servco Home & Appliance Showroom is not a retail store, so nothing here is sold directly to the public. Rather, Servco product specialists are on hand to help each visitor to the showroom make their appliance selection in a “no-pressure” environment. Clients are then sent back to their dealer, designer or con-

tractor with a list of items they want, along with any specifications they may need. Homeowners have known for years that remodeling a kitchen or bathroom can recoup as much or more than the cost of the job. However, recent studies in Honolulu have shown that replacing old, worn garage doors can actually recoup the homeowner 120-180 percent of the job cost depending on the quality and features of the garage door. This is because of the property’s enhanced curb appeal with a new, attractive garage door. There is no better place to select a garage door than at the Servco Raynor Overhead Door showroom. This showroom shares the space with the appliance showroom, and there you’ll find the most complete garage door showroom in the state. It displays two large, fully functioning, eight-foot-wide garage doors — the ultra stylish Raynor StyleView and the classic Raynor Affina. There are also another 10 single-car garage doors visible. The Raynor StyleView offers architectural flexibility, maximum visibility and extreme durability in a maintenance-free aluminum door. The various models feature a series of
unprecedented designs, architectural glass options and 187 ArmorBrite color finishes. From modern styles to classic facades, StyleView is the choice for achieving a contemporary look or enhancing the design of an older home. The Affina is the flagship of the Raynor Innovations Series and is available in three standard and 12 optional door designs. The two-inch-think door sections are constructed of hot-dipped galvanized steel and coated with a baked-on, fade-resistant finish. The Affina doors feature an energy-saving polyurethane core and include EnduraCote hardware and track for long life.
Among the other doors is the Raynor ArborShore, which utilizes vertical grain, fully matured Western Red Cedar in a uniform, wood-tone consistency. You’ll also see doors from CHI and Amarr, and Servco Raynor displays new, high-tech operators from Raynor, Linear and Synoris. The Servco Raynor Overhead Door team will visit your home at no obligation, measure your space and finalize your order before we schedule the installation of your new door. Whether you are building a new home or remodeling, be sure to visit the two Servco showrooms at 2841 Pukoloa St. OCTOBER 14, 2012 • 3

ATLAS CONSTRUCTION INC. OCTOBER 14 • 2012 7
Learn what to expect from firsthand accounts R
eferences are impor tant when selecting a contractor for your home building project. During the process of choosing your contractor, meeting and talking to families that have been through the process of building will give you a good indication of what to expect for your own home project. It is ideal to have a non-biased report from someone whose shoes you will be wearing soon. There are a few different ways to receive this information. A majority of companies follow the traditional way of making it available to you. Atlas Construction has found unique ways to give you the information that you need to make an informed decision. There are different ways to get a reference for a potential contractor. The most common one would be a letter that a per-
ATLAS CONSTRUCTION INC. contact // 951-9500 address // 1513 Young St. #202 web // Atlasconstruction808.com
son composes at the end of a project, giving you a general idea of how the contractor performed. Oftentimes these letters tend to be very general with no details. The progress of Internet websites and streaming video capabilities allow Atlas Construction to have video testimonies on its website, which you may view to hear firsthand accounts from families whom the company has done work for. Another less-common way of receiving a reference is by actually speaking with a previous client. Usually this is done over
the phone, which gives you the opportunity to ask specific questions that you have about the contractor and his or her work. Atlas Construction gives you this opportunity by allowing you to select from a complete list of past clients whom the contractor has done work for — with more than 100 families to choose from. Still, another unique way Atlas Construction helps you learn about contractors is by introducing you to families who have gone through the building process.
Atlas Construction offers you a way to meet families and individuals, and speak with them directly. Each month at a contractor’s open house, the families are available to greet you at their newly built homes and share their experiences with you. This allows you to hear firsthand what happens during a construction project and what you may expect on your own home project. This unique way of allowing potential families to access reference information on the company becomes a useful tool in choosing a contractor.

TOWN & COUNTRY BUILDERS LLC OCTOBER 14 • 2012 11
A company that builds with the ‘golden rule’ in mind W hen discussing the “golden rule” in home construction, we are not talking about the gold color of a contractor’s tape measure. We are discussing fairness and ethics. Everybody wants to be treated fairly, right? We located a residential general contracting construction company in Honolulu that operates by this principle and rule of treating others the same way that they would like to be treated when conducting business. Town & Country Builders LLC is a licensed general contracting design build firm that has been serving Oahu residents for the past 32 years. The company specializes in new and custom homes, remodels, second-story additions, designer kitchens, bathrooms, Americans with Disability Act (ADA) modifications/improvements as well as multi generational homes, and offers full construction services including planning and permitting. In order to break through the clouds of confusion and mayhem preceding and during any new construction or remodeling process, there must be clarity from the beginning, and an understanding between parties must be reached and agreed upon before any project proceeds. Each project should begin with a clear and concise proposal from the building contractor that defines the scope of work. What is a proposal? It is a written document that explains what the contractor will complete for a fixed dollar amount. Here are some examples of poorly written proposals that, if agreed upon among the constituents (homeowner and contractor), may lead to disagreements and/or possible court action because the scope of work was not explained properly. For example: 1) Construct a concrete pad at the rear of the house. What more needs to be said about this description? Let’s begin with the location — left, right or middle of the home? What is the size , thickness of the concrete and PSI (pounds per square inch) of the concrete? What will the concrete finish look like? Will it be decorative with a salt finish, broom finish or smooth?

The ‘No-nos’ of Feng Shui If you’re the type of person who responds better to the “don’ts” than the “dos” of good housekeeping, follow these four simple tips and bring energy back into your abode
• Blocked, dark or scary entrances. Keep the entrance to your home clear and clean. Your architectural front door is where energy enters. If people have to duck under tree branches or step over garden equipment, your entrance is working against you. The entrance is the “mouth” of your home. Like your physical mouth, keep it clean and tidy. In the same way that you would not want to cozy up to someone who has poor oral hygiene, the energy does not want to come near a dirty or unkempt entrance. An entrancing entrance is an invitation to good energy.

QUESTION OF THE WEEK: Every week when I read your column, I always think, “I need to do what you suggest,” but I never seem to get around to it. Somehow I think it would be more motivational if you told me about things that I shouldn’t do or shouldn’t have in my environment. Are there definite feng shui “no-nos” (besides clutter) that I should be aware of?
completely understand. Even though I generally like to make change from a more positive vantage point, I will shift my focus for those who want to approach change from the “do not” perspective. Sometimes the “dos” fail to fully address the “don’ts,” so this is an opportunity to clarify the energy blockages that may not have been addressed by the “dos.” First of all, I’d like to preface my feng shui don’ts with a few important words. If you encounter a “don’t” in your environment that you cannot accommodate or do not feel right about, you are not doomed, your feng shui is not bad, and your life is not messed up. Although many things can negatively impact the good vibes in a home, not one is strong enough to doom your life. Feng shui supports your life by minimizing the energetic negatives and maximizing the positives. And, for the record, I have never seen a home (including mine) with perfect feng shui. Here are my top four Feng Shui “nonos:”
I
• Dead plants, dirty silk plants, “cobwebby” potpourri or old disintegrating leis. Anything representing “life force” is either physically alive or looks alive, or is alive in your hear t in the form of a memory. To support you energetically, your plants need to thrive and be healthy. When your plants are dead or dying, they are losing their energy and emanate the energetic message that you too are los-
In conclusion, there’s something you can do in your home today that turns a “nono” into a “yes-yes!” energy flow, especially when you are sleeping. Symbolically, sleeping on a bed pushed against a wall creates limiting energy that detracts from your ability to make choices and leaves no room for romance to enter or blossom in your life. Positioning the bed so that it is free and clear of the wall, allows the energy of empowerment into your life. If you lack the space to move the bed far enough away from the wall, move it out as much as you can. ing your energy. Silk plants can be excellent substitutes for live plants, however, letting them gather dust brings in “dead” energy and lowers the vibe. Potpourri is great when fresh and aromatic, but when it loses its aroma and starts to form cobwebs, it is time to discard it. Dried leis that have special meaning and evoke happy memories outweigh the energetic negative of being “dead,” unless they no longer evoke those happy memories or you no longer need a visual reminder of those happy times. • Beds positioned tightly against a wall. A bed pushed into a corner cuts off natural
• Broken or dysfunctional things. Fix appliances, household items and plumbing, electrical and structural systems as soon as they need repair. Treat anything broken in your home with the same respect that you would a family member. A broken or dysfunctional item is akin to a sick family member, so tend to it immediately. When your home is “unhealthy,” notice how it affects you. Plumbing represents your financial health, while the electrical wiring in your home represents your mental health, and structural issues represent your physical body issues, especially bones, skin and teeth. Keep your home flowing with healthy energy so that it supports your family members’ health.

More is not always better!

t times, less can be better, especially when it comes to undesirable commitments, obligations and unfulfilling work. Today, make “subtraction” a focus in your home. Subtract something from your bulletin board, memorabilia display, visible shelves, magazine piles, make-up drawer or obligatory social calendar, and delete old texts and junk emails. By doing so, you will “add” to the energy bank of your vital life force.

on you and your wallet, but if you’re committed to your design dream, it’s likely you’ll find ways to achieve it.
remodeled kitchen is the fondest dream of many homeowners. But if you’re on a budget, there’s a great alternative: spending $100 or so to give your kitchen cabinets a whole new look with paint. Here’s how to do it:
you’re going to re-use the hardware, put these items in a plastic bag for safekeeping.
• Visit the websites of major paint companies, where you’ll find idea centers with paint palettes designed by professional colorists. On many, you’ll find idea centers with paint palettes designed by professional colorists, and “visualizing” tools that allow you to pretest your color choices online.
• Next, apply a top quality latex primer to the cabinets. Use a roller wherever possible, and a small brush where necessary. Let the primer dry overnight.
• Once you’ve settled on a color scheme, it’s time to paint. Remove the cabinet doors, as well as the hinges and knobs. If

y now, everyone has heard the latest buzz word: Repurpose. It’s all about going green, being conscious about our environment, to quit dumping into landfills and to find a way to use what we already have. Look at Reuse Hawaii: People are going in droves to find old pieces of wood to turn into works of art, furniture and “new” flooring. Well, guess what? You can do the same. When I was asked to stage the model apar tment at 680 Ala Moana for Kamehameha Schools/Bishop Estate, I looked for weeks for the perfect sofa — but to no avail. Eventually, however, I found a sofa that was perfect in terms of size and lines, but although the cushions and structure were solid, the upholstery was outdated. So I decided to reupholster it. I found an amazing modern fabric at PHF, very neutral in tone with a cream base and camel-colored print. This allowed me to customize my sofa for the exact effect I wanted.
Repurpose with Purpose Old furniture doesn’t need to be tossed out and replaced with expensive pieces. Breathe new life into your sofas and tables with this sound restyling and reupholstering advice

Reupholstering an entire sofa can run you anywhere from $550 to $800 — not including the fabric. Depending on the size of the sofa, the whole thing, including base, cushions and back, will take anywhere from 9 to 14 yards of fabric. However, if you already have a great piece of furniture, it may be more affordable and stylish to go this route than to buy a completely new sofa that isn’t exactly what you want. It’s much easier to reupholster dining and accent chairs with seat cushions that can be easily popped out. You just need to find upholstery fabric and a staple gun. If you’re not handy with a staple gun or are worried about breaking a nail, go to an upholsterer. Let’s talk now about another creative, inexpensive solution. For the 680 Ala Moana project, I also needed to find the perfect dining table. In my new consignment warehouse, reStyle Hawaii, we had a really cool side table that was essentially a tree trunk. It was the perfect
base for my apartment-size dining table, except for one thing — it was too low! In order to raise the height so that I could put a glass top on it to create a dining table, I had large acrylic dowels cut to 3-inch lengths as columns to elevate the height of the table and create a stand for my glass top. The side table and glass top were at reStyle, and the dowels were purchased and cut at Min Plastics & Supply for $70. Design dilemma solved! A one-of-a-kind dining table was created with the addition of a retro-modern detail that brought the natural-wood base to life. And the dowels created just enough a space between the tree stump and glass top to showcase the beauty of the dark, natural wood. Repurposing doesn’t always mean fixing something. It can mean taking an existing piece and enhancing it to create a whole new piece that’s uniquely yours. I like to call it restyling. That’s the name for our warehouse shop around the corner from 680 Ala Moana in Kakaako. It had its own makeover recently and is now open to the public as an affordable, style-conscious consignment store called reStyle

Hawaii. There, you can also receive assistance in restyling and reupholstering your furniture and cushions, as well as updating your wall finishes. So look at your furniture with an ecoconscious eye. Maybe that older piece doesn’t need to be thrown out after all. Maybe it just needs to be restyled!

Home renovations before the holidays F all is a great time to tackle some of those home improvement projects. Now that summer vacation is over and children are back in school, you’re ready to make your home all comfy and cozy before the holidays arrive. Consider starting with your bathroom first, since this is a room frequently used both by your family and guests. If your bathroom is dated in decor, aged in function and behind the times in energy-efficiency, you’ll be doing your home and your pocketbook a good service by upgrading some features. Here’s how:
Beautiful visuals The bathroom vanity is the first feature in the room people will see. Incorporate a contemporary new look in your bath that will earn admiring glances from your guests with TOTO’s Maris Semi-Recessed Vessel Lavatory. With a sleek design and deep basin, this semi-recessed lavatory has a nanotechnology glaze applied that helps prevent bacteria and soap debris from sticking to its surfaces. Because of this, you’ll use fewer harsh chemicals to keep the sink clean, which saves you money and is better for the environment. Pair the lavatory with the Aquia Single Handle Faucet from TOTO for a seamless and stylish finish. This high-efficiency faucet is made from solid brass and is WaterSense-approved.
Warmer flooring There’s nothing worse than bare feet on a cold floor — especially in the morning. Tile flooring looks beautiful in bathrooms, but can leave feet feeling a bit chilled. Place a soft and
decorative rug in front of the sink, the shower and the toilet to help alleviate cold toes. Look for rugs that match the color and decor of the room. Or use the rugs as an accent color to brighten up the space. Efficient commodes Upgrading your toilet to a high-efficiency unit will make a noticeable difference on your water bill. Consider the Universal Design Maris Dual-Flush Toilet from TOTO, which has clean, contemporary lines, a recessed-curve tank and skirted design that saves on cleaning time. Its state-of-the-art, gravity-fed flushing system puts an end to a common complaint many dual flush toilet owners have — “flush ‘n brush,” the need to brush the bowl to remove streaking after every solid stop. New linens A quick and simple upgrade for your bathroom includes replacing towels and the shower curtain. To introduce a calm and restful spa-like ambiance, find new linens in colors that blend with the colors on the walls. Or go bold with vibrant accents and splashes of color to give your room a sense of energy. Elegant tiling Prefab showers are easy and convenient, but they can look aged and stained after long use. To really spruce up the look of your shower area in the bathroom, consider tiling the surround or installing large glass pieces painted to match the color of the room. You’ll be amazed at how beautiful the shower will appear, and you may decide that you won’t want to hang a cur-
tain to block the view of the beautiful surround, and instead opt for a sliding glass door. Once you see how beautiful your renovated bathroom appears, you’ll probably
want to get started sprucing up the rest of your house. In the meantime, enjoy the bathroom as well as the compliments you’ll receive from your visiting guests. This article is courtesy of ARAcontent.

Unlike the majority of floor coverings, the right wood floor can be something that lasts a lifetime and beyond. The most traditional form of wood flooring is called an unfinished solid. This is a solid piece of wood that’s been milled into flooring that will be sanded and coated in your home after it’s been nailed or glued down. It’s generally considered the most “high-end” of wood floors because of the ability to customize the end product but also because of higher installation costs (man must do what the finishing machine would in a factory). Prefinished solids are a whole piece of flooring, but the sanding and coating is done at the factory using sophisticated methods such as UV curing. The only work done in your home is to nail or glue it down. Your floor is ready to live on almost the minute it goes down.

PACIFIC IMPORTS INTERNATIONAL contact // 847-7711 address // 926 Kohou St.
Lastly, there is engineered wood flooring such as Kahala Floors, which is made especially for Hawaii’s unique climate. Engineered flooring involves taking a precisely cut slice of the flooring wood and preinstalling it onto plywood. Contrary to popular assumption, this is not done to be stingy on the wood! Rather, it is done to provide a more versatile, stable form of wood flooring. Engineered woods can be installed below grade (whereas solids cannot) and they can also be floated (whereas solid woods must be nailed or glued down). Most engineered flooring is sanded and prefinished in a factory, and with the right brand of engineered, you are looking at a lifetime product that can be refinished several times, just like a solid. Wood flooring can be nailed, glued or
floated and finished off with a variety of moldings including reducers, end caps, tmoldings, base shoe, quarter rounds and base boards. This is just a sampling of what you can learn at Pacific Imports International’s free monthly seminar, “Wood and Stone Flooring 101.” The next session is on Saturday, Oct. 20 at 10 a.m., and will be held at the Kalihi showroom at 926
Kohou St. Enjoy a continental breakfast while you become an expert on what your flooring options are, how they are installed and what might be right for your budget. Best of all, the company offers a private sale only for attendees where you are promised lower-than-contractor’s discounts on high-quality flooring products. Half the battle is getting a good wood install is the floor prep. This refers to getting the subfloor, whether wood or concrete, to be flat enough to nicely support each square foot of installed flooring. Planing, grinding and filling with leveling compound are often needed to achieve this. Learn more at our seminar. Aloha! Please join us for our FREE seminar

AL’S BATHTUB REFINISHING OCTOBER 14 • 2012 21
Revitalizing your bathroom with refinished surfaces I
s your bathtub or shower old and looking neglected? Do you have the original bathroom fittings and countertops from the 70s or 80s in those out-of-date colors? Are you coping with the previous owner’s decorating scheme? Perhaps you have postponed remodeling your bathroom because of the high cost or inconvenience of getting work done? If you answered “yes” to any of these questions, it might be time to call Al’s Bathtub Refinishing to resurface the tub, tile and countertop in your bathroom. Refinishing your tub with Al’s Bathtub Refinishing is a costeffective bathroom makeover alternative. With this option, you can give a damaged and dirty bathtub a brand-new look and color. When refinishing, bathtub chips and cracks are repaired to give a new look and feel to the tub. You can also change the color of the bathtub. Al’s Bathtub Refinishing will allow you to save thousands of dollars and keep you away from days and weeks of wreckage and the mess of a costly replacement. It also can help you save up to 75 percent on replacement costs. Refinishing a bathtub will extend its lifetime 10-15 years, or even more if you follow some basic care and guidelines suggested by the company. There are a number of advantages to refinishing bathtubs. It not only allows you to save your hard-earned money and valuable time, but it also has certain environmental benefits too. Refinishing is not the only method to repair bathtubs — you can repair other worn out and hard-to-clean fixtures like showers, fiberglass, acrylic, cul-
tured marble, tile, claw-foot tubs and countertops. Some say nothing compares to a newly remodeled bathroom. And they are, in part, right. Naturally, an entirely remodeled bathroom has its advantages, but you will be pleased to learn how resurfacing existing fixtures and countertops (and maybe a paint job) can revitalize a bathroom by giving it a completely new look. Call Al’s Bathtub Refinishing for your free estimate at 679-8297, or visit alsbathtubrefinishing.net. You can also email owner Al Fernandez at alsbathubre finishing@gmail.com.

Turn fine art into great home decor F rom the moment the first cave dweller marked the wall of his home with a bit of charcoal, art has been a home decor must that has stood the test of time. Whether it’s the vibrant colors of a van Gogh, the almost-mystical perfection of a da Vinci or the dreamily diffused light of a Monet, great art speaks to the soul. The works of master artists have inspired home decor for centuries, and technological advances have made it easier than ever to incorporate their genius into your own home. It’s no longer necessary to travel to the Museum of Modern Art in New York City to savor van Gogh’s “Starry Night.” You can easily incorporate great artwork into your home decor. Reproductions are the most obvious — and accessible — way to enjoy great masterpieces in your home. Fortunately, you have a variety of options when looking for a quality reproduction. From simple paper prints purchased at your local home decor store to actual paintings digitally reproduced with the aid of a computer program, you can find reproductions for vir tually every price point. You can use your reproduction to enhance your home decor in a num-
ber of ways. A small print tucked into a discrete spot on the wall can add a pleasant, surprising pop of color in a room. Or, a larger reproduction can be a focal point for a room’s decor, and even provide color inspiration for the rest of the room, from walls to upholstery and accessories. Another versatile option that can be bold and striking is a wall mural. When you think of inspiring murals, does Michaelangelo’s famous work from the Sistine Chapel come to mind? With easy-to-install wallpaper murals, you can recreate the world’s most-recognizable ceiling in your own home.

A mural can fit into the decor in virtually every room of your home. Imagine the whimsical delight of Katsushika Hokusai’s “The Great Wave of Kanagawa” as an accent in your master bath. Or, van Gogh’s “Cafe Terrace at Night” can impart a distinctive Old World flavor to the decor in your breakfast nook. You can even incorporate a masterpiece mural in your outdoor design. The website MuralsYourWay.com offers wallpaper murals in SmartStick, a peel-and-stick material that can be used indoors or out, and adheres to most smooth wall surfaces (including glass) and is easily removable and repositionable. No paste is needed and you can use the mural over and over again. Great art speaks to the soul, and whatever genre you prefer — impressionist, Renaissance, modern or abstract — you can find a place for it in your home.

COOL ROOF STORE OCTOBER 14 • 2012 23
Restore your existing roof while staying cool indoors T
he cool roof movement in Hawaii has spread like a brush fire in August. Everywhere you look, elegant white roofs are cooling down their residents all over Honolulu. Air conditioning bills are often reduced by 25 percent or more. Roofs that used to be torn off and replaced are now being protected from destructive UV and infrared rays for the lifetime of the structure. But what happens if your homeowners association won’t allow a white roof? Perhaps you have a million-dollar ocean view that is obscured by the glare from the first-story roof below you. Or maybe you just want to fit into a neighborhood that has mostly dark-colored roofs. Does that mean you have to suffer through yet another hot summer? Now you don’t have to. NXT Cool Zone® has developed a tough, fade-resistant roof paint that keeps your roof cool even when using dark colors like charcoal gray or brick red. How does the company do this? By using modern nanotechnology, it developed an infrared heat shield that keeps heat from penetrating the roof. The proprietary formula keeps the company’s paint from fading in the sun. As a world leader in roof paint for 42 years, it has restored more than 750,000 roofs worldwide and offers a 12-year warranty. The company started off in Australia, where metal and concrete tiles are the most popular form of roofing. Later, it expanded to Southern California, where it has experienced rapid growth because its products comply with tough cool-roof standards of California Code of Regulations’ Title 24. Now, the Cool Roof Store has brought this product to Hawaii.
Monier Tile roofs This is the most popular roof being restored worldwide because it is so expensive to replace when its protective glaze has burnt off. With NXT Cool Zone®, you can choose from three different primers that can be used to seal up the weathered tile, depending on how bad the surface is. If it is down to bare concrete, the company recommends its Master Primer to start with. Then apply two finish coats and you’re done.
Metal roofs Whether they are corrugated panels or shingles, these types of roofing are perfect candidates for a renovation. All panel laps are covered with a special butyl rubber tape to prevent leaks. Then a metal primer is sprayed or rolled on to stop the rust. Finally, two coats of NXT Cool Zone® are applied to create a hard, shiny infared heat shield that resists dirt pickup, mold and mildew. NXT Cool Zone® is enhanced with surface cleaning nanotechnology for improved dirt resistance and water beading. The result is a next-generation, high-performance roof coating with superior durability that is heat-reflective, 100 percent waterproof and has a guaranteed long-lasting beautiful appearance. Asphalt roofs Whether you have asphalt/composition shingles or any sort of flat roof, you can waterproof it with an elastomeric coating such as Hawaiian SunGuard Ceramic or Apoc StaKOOL. The advantage of these coatings is that you can tint them to a large variety of custom colors ranging from light pastels to medium hues. Unlike NXT Cool Zone®, though, you can’t use truly dark colors because there may be too much heat buildup in the home — or premature fading. However, if you simply want your sloped roof to blend into the neighborhood, a beautiful medium tone will work nicely. Until recently, silicone coatings such as GacoRoof have only come in white, tan or gray. However, Gaco has come out with a number of beautiful colors that will help beautify your roof and come with its famous 50-year material warranty. To see all these exciting new technologies in action, come to the Cool Roof Store at 575 Cooke St. in Kakaako. Talk to the paint-splattered experts who help customers save money by selecting the right coating for their roofs. One size does not fit all. If you need a licensed contractor to install it for you-with a long warranty, they can help with that too. Call them at 591-1900 for a free quote.

How to complete any DIY project
he down economy has inspired many Americans to skip the pros and complete home improvement projects themselves. We are in the midst of a do-it-yourself revolution, with more homeowners pulling out the tool belt and getting their hands dirty. If you’d like to hop on the DIY bandwagon and enjoy the money savings and pride that come with completing a project yourself, it’s important to keep some tips in mind so your grand ideas don’t become grand disasters:
T
1. Choose your project wisely Depending on your level of skill and ambition, you may be able to complete a number of different projects around your home, adding value, comfort and style to your real estate investment. But choosing a project and researching it thoroughly prior to starting is important. While you may want to completely remodel your bathroom, do you have the skills necessary to do all the plumbing? Would it be better to give the room a facelift with some new hardware, linens and a fresh coat of paint? Make sure you understand the entire scope of the project before you take it on with full force.
2. Get the right tools While professionals have all the tools they need on hand, DIY homeowners will likely need to purchase some equipment to complete the job. While you’re likely to have the basics — hammer, screwdriver, nails, etc. — most projects require specific
types of tools to get the job done correctly. For example, if you plan to upgrade your flooring, you can get all the tools you need
while you pick up your supplies from Lumber Liquidators. From installation starter kits to mechanic gloves and floor nailers, you’ll find high-quality, professionalgrade tools at a low cost. 3. Make a budget and timeline Two of the most common roadblocks that overly ambitious DIYers face are projects taking longer than expected and costing more than originally intended. When you start a project, it’s important to set a realistic budget and stick to it. Too often homeowners begin to upgrade materials and make costly mistakes that add up quickly. Having a timeline is important also so your weekend project doesn’t turn into a month-long endeavor. While you need to be flexible (there are frequently unexpected delays when doing something on your own), it’s important to have a timeframe for project completion. When a home project is finished

on time and on budget, everyone is happy.
4. Educate yourself on project steps No matter what project you are considering, there is likely a multitude of free online videos available to help you learn more about the proper measures you need to take to get it done the right way. Visit YouTube.com or simply perform a Google search. When you buy your supplies, talk with the associates at the store and get advice for your particular home. Educated employees, such as the ones who work at Lumber Liquidators, can help answer your questions and concerns, and guide you toward methods that will save time and headaches. Finally, you can always visit your local library to find books and magazines that cover your topic of interest. This article is courtesy of ARAcontent.

Go with the Flow Sliding doors add flexibility to your home and open up each room
alk to any contemporary architect, remodeler, interior designer or homeowner, and you’ll find one of the hot buttons these days is “flow.” Gone are the days of floor plans burdened by a warren of closed-off rooms, each designed around specific functions. “Today’s new homes and home remodeling projects embrace far more open designs, allowing for unprecedented levels of flexibility. These floor plans permit gatherings to spill out of the dining room, family room or living room into adjoining spaces with no loss of sociability, or take on a welcome aura of privacy when needed,” said Michael Myers, marketing director for Johnson Hardware, manufacturers of pocket, sliding and bifold door hardware. They also enable interior spaces to serve new purposes with each new day. The result is a new kind of American home, one where rooms assume different personalities as occasions and spatial requirements change. Sliding doors are the smart designer’s answer in creating openness within spaces that can’t accommodate hinged, swinging interior doors. But in today’s homes, which call for the ability to say of walls, “now you see them, now you don’t,” sliding doors have been given a literally and figuratively larger role in room decorating. They can glide into place to create walls between rooms, or easily glide back out if wide open spaces absent of walls are desired. “Consider, for instance, the value of sliding doors during the holiday entertaining season. Large family gatherings may require adding a leaf or two to the dining room table, making that dining area a trifle too confining. A wall of sliding doors can expand the dining room into the family room or living room, permitting the party to accommodate the arrival of unexpected guests,” said Myers. The same functionality ensures the kitchen, increasingly

seen as the “heart of the home,” can serve as a cozy and intimate space for family dinners and neighborly coffee clutches, then morph into an expansive setting that permits easy mobility of place settings, food, beverages, hosts and guests between the food preparation areas, butler’s pantry and dining room. Upstairs, the advent of the second-floor laundry room has proven a blessing for time-stressed homemakers who want clothes and bedding to be washed and dried where they’re commonly needed. Here, too, sliding doors are an ideal solution. They enable the laundry room to be sequestered behind decorative doors when not in use, but left open to permit easy movement of soiled clothes and sheets to the washer, and clean clothes and linens back to the closets. Multi-purpose areas, whether lower-level rec rooms or upstairs master suites, live up to their billing when sliding doors are used to divide or expand spaces as needs demand. Making all this possible are advancements in hardware that eliminate issues of sticking and derailment. Johnson Hardware’s 200MD Multi-Pass Heavy-Duty Door Hardware makes customization easy. It allows for threedoor applications on three tracks, and accommodates doors weighing up to 300 lbs each. The Multi-Pass Hardware features heavy-duty extruded aluminum I-beam tracks, durable four-wheel adjustable hangers, 1-inch diameter machine-turned ball bearing wheels and 11-to-13gauge zinc dichromate plated steel components. To learn more about the Series 200 MD, visit www.johnsonhardware.com.

Affordable ways to spruce up your space W hen seasons change, it’s also a good time to change out and update your home decor. Time and budget don’t always allow for a complete overhaul, so here are some easy and affordable ways to rejuvenate your home.
Reuse, repaint, reupholster When you think creatively, it’s easy to give old belongings new life. Paint wooden frames or potted plant holders with new, bold colors to quickly add a hint of color to any area. Reupholster pillows with patterned fabric to liven up any room. Many craft stores sell scrap fabric for a fraction of the price. Or, spend even less when you repurpose gently used clothes by turning them into custom pillowcases. Simple swaps and switches Try a new take on a traditional favorite. Candles are an easy way to add instant ambiance to any room. New Energizer
Flameless Wax Candles are a long-lasting alternative that gives the same beautiful look and feel of traditional candles. Made with real wax, these candles create the same warm glow and realistic flicker of a flame with LEDs that never need replacing. The convenient four-, six- or eight-hour timer means you never have to worry about blowing them out. One of the reasons decor can feel worn and dated is simply because it’s familiar to you. And, wall decor is one area that can be particularly pricey to update. An easy way to renew interest in existing mirrors and art is by switching their location in the home. Once it has been relocated to another room, you’ll find a new appreciation for something that’s been overlooked for years. Create focal points Affordable accessories are a simple way to update your space and help create focal points and pops of color throughout each room. Consider hanging different-sized picture frames together in clusters above a large piece of furniture, like a table, sofa or bed. Display groups of colored vases or candles on tables, bookshelves or windowsills to draw eyes to one or two focal points. Flameless wax candles come in different colors, sizes, heights, scents and textures to fit any decor. Don’t be afraid to mix it up: pair candles in glass jars with pillars, use different heights and colors, awaken the senses with scented candles and create beautiful candlescapes anywhere for the perfect atmosphere. G&S SHUTTER DESIGNS OCTOBER 14 • 2012 27
Modernize the look of your home with plantation shutters BY BRANDON BOSWORTH or those looking to beautify their home without investing in a full-scale remodeling project, plantation shutters offer a lot of “wow!” for the money. “When it comes to window coverings, nothing beats plantation shutters,” said Gavin Shibuya, owner of G&S Shutter Designs. “Plantation shutters are luxurious and elegant. Many homeowners love the modern look from both the inside and outside of their home.” Plantation shutters are also some of the most versatile window coverings on the market today. Functional and durable, there are many different design options. One example is the shutter with a divider rail. This option allows you to separate the top set of louvers from the bottom, making it possible to keep the bottom louvers closed while leaving the top louvers open. This provides a home with both light and air flow while maintaining privacy. When considering materials, polycore shutters are the most structurally sound shutters on the market today. They are
F
G&S SHUTTER DESIGNS contact // 383-1407 web // www.gsshutterdesigns.com especially durable and can withstand all the elements that Hawaii’s tropical climate has to offer. G&S Shutter Designs offers some of the best pricing on the Island for high-quality polycore shutters. “As owners of the company, we provide our clients with excellent customer service during every step of the process, including the installation,” said
Shibuya. “We take pride in our work because it is our company and we would not be here if it were not for all our wonderful customers.” While plantation shutters are one of the most expensive window covering options to choose from, G&S Shutter Designs strives to give clients the best price without skimping on the quality. “We will beat any
written estimate for the same-quality product from any other company on the Island,” said Shibuya. “We just want to offer all our customers the best price and best quality shutter.” For more information about polycore plantation shutters and other window coverings, visit the G&S Shutter Designs website at www.gsshutterdesigns.com.

Going with the best solar option for your home H ow do you choose the right photovoltaic system and contactor for you? What are the differences between different roof racking system components, roof flashings and inver ters? If every company says that their modules are the best, how does one know what to look for in quality and long-term energy production? What do the manufacturers’ warranties really provide as protection for future problems? These questions, as well as others, are common, and Pacific Islands Construction believes that with information, the decision-making process will be a better one. Pacific Islands Construction is more than just a solar contractor. As a roofing contractor and general contractor, it also knows how your roof is constructed. The company understands how to properly seal the roof penetration made in your roof, protect your home from leaks and keep your roof warranty in place. PV installations require many penetrations through your roof, so caution needs to 28 • OCTOBER 14, 2012
be taken in this area. The company guarantees your roof will not leak from its installation for a period of seven years, the longest period the state allows a contractor to promise. Every component of the PV system should be examined, and this also applies to the racking system that secures the solar modules on your roof. It should be heavy-duty and tested to meet high winds. If it is a single fastener that is spaced too far apart, the rail will bow and probably not stay in place during high winds. It is important to see samples of the attachment mechanism to ensure your investment is protected from future problems. Not all solar modules are equal — in fact, many are experiencing a problem called snail trails. The phenomenon is called that because of its appearance, and it has been reported that modules are under performing. More than 25 manufacturers have had this problem so far. The cause of the problem is not fully understood, but likely factors include
micro cracks in cells, cheaper components, weak frames and poor construction. Unfor tunately, the manufacturers have not honored the warranties on these products, blaming the damage on shipping and installers, which are not covered in warranties. Warranties exclude a lot of things, so take the time to read them before you trust them. Many warranties do not cover removal of defective modules or shipping. In the fine print, energy depreciation can also be more than the 20 percent that most manufacturers allude to. Some manufacturers allow up to 3 percent energy lost in the first year. Just remember that the manufacturers are writing these documents to protect themselves. It is impor tant that you, the consumer, know that most solar manufacturers are losing money and are not profitable. If the production cost to the manufacturers is $1 per watt and they are selling it at 80 cents per watt, they are probably not going to be in business very long.
The description just given is the state of the industry today, and it explains why weekly repor ts of companies leaving the industry are common. The largest solar manufacturer in the world by volume, Suntech, has just been told by the New York Stock Exchange that it is going to be delisted since the stock price has fallen below $1. Sharp has announced that it is closing the American production facility and is rumored to be closing or selling its solar division at home to satisfy a $16 billion debt. Unfor tunately, it is inevitable that over the next two years, most recently purchased systems will have no one to honor their warranty as the industry is left with only a few manufacturers. Pacific Islands Construction is a company that tries to protect its customers from the issues faced by using only the best equipment and installation practices. It is offering specials this month on selective systems and can be contacted by calling 841-7756 or visiting pacificis landsconstruction.net.
