Prepping for House Sitters care to stock up on his favorites. • Set out essentials and then kick it up. Fresh towels, toothpaste and a new box of soap take care of the basics, while bottled water (or beer), a box of cookies and fresh flowers add a welcoming luxuriousness to the stay. I like to save hotel niceties to cover the basics, and make sure there is plenty of extra toilet paper in the bathroom, too. ver the next couple of weeks, I’ll be traveling with my sister through Asia. I’ve been preparing for this trip for quite some time. There are several things at home that need attention while I’m gone, so a friend has graciously volunteered to house sit. This won’t be the first time he’s done this for me. Each time in the past, I’ve come home to a spotlessly clean apartment with freshly washed sheets and vacuumed floors. He’s sure done his home-

work on how to be a good houseguest. I want to make sure I return the favor, so I made a list to help:

• Cut down the clutter. Give your guest plenty of space to spread out. Clear the nightstand and coffee table of any unnecessary items.

• Stock the fridge. I’m embarrassed to say that on more than one occasion our houseguest has had to go out and buy milk. This time around, I’ll make sure he has everything he needs and even take special

• Dress up the bed. If your guest bedding hasn’t been used lately, freshen it up. Wash and press the sheets and provide extra blankets and pillows of various sizes and weights.

When I get back from my trips, I always remember to send a thank you card with a small gift. Having friends who house sit is wonderful, and sticking to these guidelines may help secure house sitters for the future.

building a brand new house,” Victor said. “We help our clients through the process by keeping them informed through each step of the way. “No project is going to go perfectly, but we try our best to communicate and keep our customers informed. If somebody promises a 100 perfect project, they’re lying — there’s no way you can do that. Homeownership and politics: What’s at stake BY KAREN NAKAMURA ow that the dust has settled from the elections, Congress will be turning its attention to the debate over housing policy. Thanks to national policy that has acknowledged the impor tance of the home in American family life for almost a century, generations of Americans have counted on their homes for their children’s education, their own retirement and a personal sense of accomplishment. Policymakers are proposing radical changes that threaten the dream of homeownership for millions of current and future Americans. The policies could negatively impact Americans’ ability to buy a first home, keep their current home or enter into the move-up market.

Mortgage interest deduction Eliminating or limiting the mortgage interest deduction would impose a huge tax increase on millions of middle-class

homeowners and discourage prospective buyers. Changing the deduction would cause aftertax housing costs to increase and housing demand to decrease. Reduced demand would depress home prices, producing a sizable loss for existing homeowners. Such a change in home values could weaken economic recovery. Mandating 20 percent downpayments The national Qualified Residential Mortgage standard being proposed would require a minimum 20 percent downpayment and other stricter qualifications, which would keep homeownership out of reach for most first-time homebuyers and middleclass households. According to some research, it could take 12 years for typical families to save enough money for a 20 percent downpayment on a median-priced home. Creditworthy borrowers denied opportunities Even though there is pent up demand for homes in many parts of the country, the construction or sale of which

would create jobs and support local economies, lenders are not making loans to qualified homebuyers. This is because of overly restrictive lending standards, which slow the housing recovery and hurt the economic recovery.

QUESTION OF THE WEEK: I notice that in many feng shui books I read, there are so many rules and restrictions. This causes confusion for me because I can never figure out the “right” thing to do. Can you share simple insight on how to bring a new relationship into my life? I am so ready to jump in and create a home to fully support this! Can feng shui really help?

omething must be “in the air,” as this week I had quite a few questions about how to best bring in a new relationship. Perhaps the advent of spring is stimulating the desire for new relationships! Anyway, all these “relationship” questions reminded me of a feng shui consultation I had a few years ago and why balance is paramount in feng shui, just as it is in all areas of our lives.

The intense longing for a relationship Anna (not her real name) decided she was ready for a serious long-term partner and called me to help her create an environment specifically designed to support this goal. She was 38 years old, had never been married and had not been in a serious relationship for years. Her goal was to get a boyfriend and be married by age 40. She was attractive and successful at her job, yet just could not land a guy. When I arrived at her apartment, I immediately saw that she had no energetic room for anyone else. I explained the basics about “relationship” feng shui and specifically what she needed to create in her bedroom to make it more “twosome” friendly. She couldn’t wait to get right to work.

A phone call from Anna About four months later, Anna called and said that right after I saw her, an opportunity came up for her to purchase a home,

which she did. She was very excited because she was able to incorporate what I had taught her about relationship feng shui, and the house was now “fully relationship ready,” as she put it, and she wanted me to bless it. OMG! To the extreme! When I arrived, she couldn’t wait to show me all the feng shui things she had done to create space for this future relationship. She bought his and her coffee cups and lounge chairs, had placed inspiring couple-images throughout the house, and left her closet half full, leaving “space” for her future man’s things, even purchasing a man’s robe and slippers (in the size of the man she was envisioning) and hanging them in the closet. It felt overboard to me at the time, but I was new at energy work and consulting, and she certainly had followed the rules. After the blessing, I just wished her the best.

The second phone call About six months later Anna called saying that she needed my help again. When I spoke to her she told me that soon after I did the blessing for her home, she had met someone, who seemed perfect at the time and things had progressed quickly. Within a few months his lease was up, and she had suggested that he move in and pay half the living expenses. After he moved in, they lived blissfully for a short period, but then everything went downhill. He lost his job and could not contribute to the monthly expenses, and then he started demanding money from her, drinking during the day when she was at work and getting angry and controlling when she was home. He had decided that he did not need a job and that she could support him. Anna asked me if there was anything she could do via feng shui to get him out. I suggested that she forget the feng shui, end the relationship, and kick him out. I found out later that it took her a year before she was able to get him out. The lesson The lesson here was not just for Anna, but for me too: No matter what you do, it never serves you to go overboard. I knew

Relationship feng shui Do you want to make room for a relationship? If so, start with your bedroom and do just a little something to shift the energy. Here are some simple suggestions.

• Use pairs in your décor. • Use “love” colors such as pinks, reds, corals or purples in your bedding. • Use images and symbols of romance on the wall. • Place candles in pairs in the room.

Before you make your entire home a place for the two of you, wait until the relationship reaches the point where you trust that you are ready to move to the next level. By the way, Anna finally met someone and got married — at 42. Her new home is balanced and matches her husband’s and her energy perfectly. Whew!

Popular colors trend toward the outdoors I f you’re into what’s “in” when it comes to interior paint colors, just look outside in 2013. The greens and blues that characterize the world outdoors are the same hues that will be popular when beautifying our living spaces this year, according to Debbie Zimmer, paint and color expert for the Paint Quality Institute. “It’s fitting that green is expected to be one of the top paint colors used to refresh and renew the interiors of homes and buildings,” said Zimmer. “Green has always been symbolic of new life. Only now, it will be giving new life to tired interiors.” That’s not to say, however, that the “pure” green we see on the color wheel will be the people’s (or designer’s) choice. With the growing complexity and sophistication of the palette offered by most paint companies, “green” today refers to an extremely wide spectrum of hues. To visualize the options, think of the many colors that appear in a garden or grove of trees: apple, asparagus, celery, fern, honeydew, lime, mint, olive, and willow may come to mind. Wherever you buy your paint, you’ll likely find some tints and shades

of green named after such familiar flora. “Then there are the greens that gravitate toward blue, which just happens to be projected as the other popular paint color this year,” said Zimmer. “Bluish-greens like teal,

turquoise, aquamarine and cyan are expected to be hot designer choices. By selecting one of these hybrid colors, you can in a sense co-opt both of the trendy color choices.” That’s not to say we won’t see a lot of true blues this year — we will. And many will be drawn right from mother nature: lighter tints such as sky blue and robin’s egg

to darker shades like slate, navy and midnight blue and everything in between. Because various greens and blues work so well together, virtually any combination from these extended color families can be used to create a visually pleasant interior.To that end, Zimmer suggests that do-it-yourselfers, and even professional painters and designers, mix it up when working with

A Sparkling Personality Whether you’re remodeling an entire room or making a few small changes to a space, the right design elements can give any environment its own distinct style

n the last couple of weeks you’ve seen how I’ve transformed some spaces at Y. Hata & Co., a 100-year-old food services company on Sand Island. In this last column of the series, I’ll break down the updates of two kitchens so you can get some tips for yours. Of Y. Hata’s kitchens, where employees heat up food and have lunch, one was to be a complete renovation and the other a light refresh. Y. Hata calls them the mauka and makai kitchens. My team lovingly referred to them as the Marsha and Jan kitchens. Do you remember Brady Bunch, the sitcom from the ’70s? Marsha got all the attention, while Jan was always in the background. Here, Marsha was getting the complete makeover, of course, while Jan would keep her original cabinets, refrigerator, appliances and flooring. Not wanting those using the Jan kitchen to feel like they got

the raw end of the deal, we had to make sure Jan looked as good as possible while giving each their own distinct personality. For Marsha, we started by knocking down a wall to open up the kitchen and add space. We also ripped out the flooring and cabinets and replaced them with affordable but stylish and modern cabinetry and a stainless steel refrigerator. I wanted a clean, modern feel. Sticking

with the Y. Hata color scheme of red, white, black and gray, we laid a simple gray-black tile on the floor. For the accent wall we chose a deep crimson which would allow the oversized company statement boards that we designed in grays to pop off. In the center was a simple, contemporary bamboo table surrounded by white chairs. We weren’t going for just a kitchen, but more of a lounge kitchen with a sort of

Starbucks feel — a cool, hip vibe where people can eat lunch and relax. So besides the dining table, we gave them additional seating with a sectional sofa. In a pinch, stools can be pulled up for even more seating. The Marsha kitchen looks fresh, modern and strong. The keys to this? Sticking with clean lines, from the dining table to the cabinetry and even the angular statement boards, and a bold color scheme with bright, dramatic pops. With the Jan kitchen, our challenge was to make it look clean and fresh despite its outdated oak cabinets and black refrigerator. I knew immediately that Y. Hata’s color palette would not work here. This space needed a completely different personality, and red and gray tones would make the cabinets feel older. Instead I selected a color that on its own would instantly scream fresh and modern: apple green. My starting point was this set of affordable green chairs. I tied in that color with the same company statement boards, which we lit up in apple green instead of gray. This made the room come alive and drew your eye to its vibrant colors instead of to the outdated finishes. With the Jan kitchen, the goal was to create a bright, modern feel against an older backdrop. The lines of the table and chairs are clean and contemporary here as well, but it was the big, bold use of a striking color that really did the trick. When creating your kitchen, don’t be afraid of color. You can use it as an accent or in big splashes to give your room a whole new personality — just like Jan’s!

How to minimize allergies and breathe easier at home W ith spring on the horizon, airborne allergens and pollutants can cause much grief to homeowners who suffer from breathing problems such as asthma and seasonal allergies. With the potential for increased irritation, allergy sufferers typically seek long-term, consistent relief any way they can. All about engineered wood floors lmost everyone knows what wood flooring is, but do you know what engineered wood flooring is? You may have seen it at the home improvement store or in a magazine. It consists of a layer of the actual wood species of your choice on the top face, and plywood layers below that. The top layer can vary from the thickness of cardstock to half the thickness of the floor. And the ply layers can also range from as few as two or three plies to as many as nine. You wouldn’t be alone if your reaction to this “different� wood floor might be that it is “the cheap stuff � or “skimping� on the wood. Depending on how much wood is on the top layer, this may be true or false. Negative reactions to engineered wood flooring are the very reason Shirley Pai Hilton of Kahala Pacific Floors decided to start her Wood and Stone Flooring 101 seminars a few years ago. “Wood flooring and the other products related to this category of floor covering can be very complicated,� said Hilton. “We do a lot of educating when the customer walks through that door, so I thought it would be a great idea to organize that education and deliver an organized, consistent message.�

Hilton explained that “engineered� wood flooring gets its name from the fact that the wood is arranged or manipulated to form a product that will overcome the natural tendency of wood floors to warp, twist or move. “It’s not about skimping, but rather about creating a piece of flooring with more dimensional stability,� she said. With a solid piece of wood, the cellular structure of that piece is all running in one

direction, so the entire piece wants to move in unison. With an engineered floor, every other layer of ply is crisscrossed so that while it still wants to move, every other layer keeps the next one in check. This is known as cross tension. The result is that engineered flooring does not have to be secured down with glue or nails — like solid pieces do — and can save homeowners a lot of money through “floating� installations. This is when the

boards are glued to one another — but not to the subfloor — sitting on your slab like an area rug and moving as one big piece. Knowing when it’s time to replace products at home O wning a home means giving constant attention to the building products that go into protecting the structure of your house. While we’d like to believe items like our roof, siding and windows will last forever, that’s not the case. Mark Clement, co-host of the national home improvement radio show MyFixitUpLife, offers a variety of tips for knowing when it’s time to replace products on your home. “The first thing any homeowner needs to understand is that every element of your home’s exterior, from the top of the roof down to the front entry door, will eventually need to be replaced,” said Clement, a professional contractor. “The key is to know when the time is right to invest in new products for your home. This means an ongoing evaluation of your home’s current products, researching new product options and contacting professionals for support.” Clement pointed out that replacing older products with newer, more energy-efficient and longer-lasting products is a sound investment for homeowners. “We have a 100-yearold home and just replaced the original decaying wood door with a Therma-Tru fiberglass door and trimmed it out with long-lasting PVC millwork from Fypon,” said Clement. “We also replaced older windows with ENERGY STAR qualified vinyl windows from Simonton Windows and added a new polymer slate roof from DaVinci Roofscapes. These are all man-made products that add more life to our house. Plus, we’re saving more on our daily energy bills

because of the incredible features of these products.” Tips for evaluating your roof: • Using either a ladder or binoculars from across the street, look for problem areas, such as missing or broken shingles, along with roofing tiles that may be “flapping” in the wind. These are indications that a new roof may be in your future. • Check the sides of your roof. The southern exposure weathers significantly faster than the other sides of the roof, so make sure to carefully examine this area. Also, shallower pitches weather faster than steeper pitches. So again, if your roof has a shallow pitch — like a shed dormer — make certain you can clearly see it to get a true indication of the condition of your roof.

• Look at the frames of your windows. If they’re made of a product that needs constant maintenance like wood, you’re probably spending a good deal of time scraping paint and repainting every year or so. An investment in vinyl-framed windows that are low-maintenance frames would be smart. Tips for knowing when to replace a front door: • If you can see light around your main entry door from the inside, the door is hard to close or lock or the door itself is warped, it’s time to consider a new door.

• Even if you can’t see light, air may be moving through gaps in the weather stripping at a surprising rate. On a very cold or hot day, hold the back of your hand an inch or so away from the bottom and perimeter of your door. If you can feel air moving or a significant cold spot, that’s a signal your existing door could benefit from better sealing. Tips for evaluating trim features of the home: • Take a top-down look at your home. Most houses have louvers placed high above the attic or garage space to allow ventilation in those areas. And, most houses have wooden louvers that can rot with time. Replacing louvers with insect-resistant and rot-resistant synthetic louvers can improve the home’s appearance and functionality. • Wrap it up. Clement recommends that if you have unsightly porch posts you can easily transform them into showpiece parts of your home by using Column Wrap Kits.
