feel like my schedule is finally winding down. Since January, I’ve taken four trips, wrote and defended my thesis (did I mention I’m a graduate student?), threw my sister a bachelorette party and hosted houseguests, all while keeping up with my writing duties and teaching an undergraduate class for the first time. Needless to say, my home has taken a backseat to other things. Now, I couldn’t be more excited to settle down and start nesting once again. Throughout this whirlwind of a year, I’ve gotten takeout for dinner more than I’d like to admit. It’s a shame because the kitchen is my favorite room in the house. I love to cook, and I can’t wait to get back in there. In the spirit of Earth Month, I’ll be following these tips to go greener.
• Box it out. Have you ever cleaned out your fridge and found food items buried in the back? Designate a box dedicated to quickly perishable or near-expiration-date items. Encourage members of your household to consume those items first. You’ll cut down on waste and save money in the long run.

• Go-go gadget. Toaster ovens, microwaves, rice cookers and crock-pots all use less energy than stoves or conventional ovens. Whenever possible, opt for these countertop devices.
There are plenty of ways to go green in the kitchen. Start by assessing your routine and figuring out small ways to make it a little more eco-friendly. Love grocery shopping? Opt for local brands. Little tweaks can make big differences. meals ahead of time. I go to the store and (mostly) stick to the list. This drastically cuts down on the chances of lastminute runs to the store, which saves on gas, as well as spur-of-the-moment calls for takeout, which saves money and waste. Bonus points for buying in bulk. • Ditch the plastic bags. I’m not talking about the bags you use for groceries, although you should ditch those as well. I’m talking about zip-close bags for storing food. Instead, choose reusable, BPA-free containers. Glass, ceramic and
• Decide on the dishwasher. Hand-washing dishes may seem to save resources, but it actually wastes more water than if you were to run a fully loaded dishwasher. Plus, if you use the energy-saving, no-heat drying option, you may even save electricity, assuming you use hot water to handwash. • Plan ahead. When I’m in my groove, I plan the week’s

Bathtub refinishing vs. replacement Al Fernandez, owner of Al’s Bathtub Refinishing, explained that not every bathtub can be refinished. Some will have to end up in a landfill while others can be resurfaced. Here is why bathtub replacement is expensive and messy:

Don’t miss out on the industry’s tax credits A s the most energy-dependent state in the union, Hawaii imports more than 90 percent of the energy it consumes. But recently, with great strides being made in the Islands’ solar and renewable energy sectors, the state is taking important steps to move away from our reliance on foreign energy. Getting the most out of your PV technology I n recent months, solar technology sales have declined on a global scale. “The worldwide slow down in solar is akin to smoke from a smoldering fire,” said Wendell Choy, president and chief executive officer of Solar Wave. “In Hawaii, the administrative rule change regarding tax credit eligibility threw gasoline on this fire and the result was a severe drop in residential photovoltaic (PV) sales.” Despite the setback, those in the PV field remain optimistic. “It appears the legislature will come to the rescue and restore much of the former tax credit policy,” said Choy. It’s clear that solar electric systems remain effective and efficient. “Five years ago, specialists suggested that 21 cents per kilowatt hour (kWh) was the level for grid parity, meaning that at 21 cents conventional financing without tax incentives would result in savings for any kWh rate above 21 cents,” explained

This loan requires more documentation, though, like copies of the construction contract, specs and bond among others. Construction loans pose a bigger risk to lenders because homeowners are essentially borrowing money for something that does not yet exist. Additionally, lenders want the construction project to be successful. They look at the builder to determine his experience level, if the builder has successfully completed similar projects and if the builder is bondable. QUESTION: My mother-in-law recently passed away after living with us for the past few years, and I wanted your advice on what to do to “clear” the room she was staying in. We miss her dearly, yet know that we have to do something to her room in order to move forward in a positive way. We read your column every week and are interested in your suggestions as to how we can do this.
our situation is common, and I can definitely give you simple instructions on what to do. Clearing the energy of the room your mother-in-law was staying in is easy and can be done in a way that honors her memory and presence in your hearts. It is never too late to clear a room.
Use salt, rice, incense or light • Salt. Salt helps draw out “old” energy. A small mound of salt can be placed in each of the four corners of the room and on the mattress. Leave the salt until you complete the bedroom cleansing, disposing of it outside the home afterward.
• Rice. Rice is thought to draw any old energy from the home’s interior out toward the exterior. A traditional feng shui blessing uses rice. Starting outside your front door, sprinkle rice on the outer perimeter of the home.

Feng shui room clearing If you want to follow feng shui tradition, do nothing to the room until after the memorial or burial ceremony, as that is what officially “closes the life” of the person. If the person was ill prior to death, the belief is that he or she leaves a residue of yin or “negative” energy, considered stagnant, that is best cleared from the room; but even if the death was accidental or sudden, a cleansing is always in order afterward.
Bedroom cleansing On the day of the cleansing, open all the windows in the house, symbolically allowing fresh energy to replace the old. Then you can begin cleansing the rest of the room. Keep in mind that no “rule” says you have to clear out everything, but clearing the home of your loved one’s items will help you and others in the family more easily process the sadness and grief. Never confuse clearing out your loved one’s things with clearing your loved one from your memory. Remind yourself during the clearing process that your loved one’s items are simply “things” and can never take his or her place or the memories
you hold dear. In reality, your loved one’s spirit will live on forever in your heart and memory. The general method Set some ground rules before starting. It might be helpful to work by yourself if you’re feeling solitary and want to focus on what you’re doing. In some circumstances, you may want to include others to help with certain decisions or because you may be feeling emotionally and physically drained. Whether you handle these chores on your own or with help is ultimately your decision. Follow the steps below: In general, when you cannot make a decision about an item, put it aside and decide at another time. • Remove all personal clothing. Most people donate the clothing if it is in good repair, but that decision is personal. Do what is most comfortable and appropriate for you. • Remove or put away personal mementos and keepsakes. Keep those things you feel will honor the person, and put away or donate the rest. • Strip the bedding completely. Many people dispose of the bedding, but do what
feels most comfortable. • Cleanse the room. Use any appropriate cleanser to wipe down the walls and floors, and the inside and outside of the furniture. • Clean the drapes or blinds. Dry-clean the drapes, if you have any, or thoroughly clean the blinds or louvers. • Paint the room. Optional: Sometimes the color of the room is so strongly associated with the unhappiness, or challenge of the final days, that painting the room a different color will dramatically change the energy. What about the bed? The bed holds the energy of the person who sleeps in it, which is why it is inadvisable to buy a used bed, especially one from an unknown person. Sleeping in a bed where a death has occurred will often evoke a subtle and “weird” or uncomfort-
• Incense or Essential Oils. Choose a scent, such as lavender, sage, eucalyptus or mint, that you and your family find comforting and burn or disperse it in the room. Each of these essences lends its special properties to the environment. Eucalyptus is especially excellent relief for healing and for those going through griefrelated challenges.
• Light. Light is a great cleanser. Open the drapes and let the sunshine inside. Place prisms or faceted orbs in the window, allowing rainbows of light to enter the room and brighten the energy.
A shift of energy After you clear the deceased’s energy from the room, it will feel quite different. By clearing and cleansing a room, you enable everyone in the home to more easily move forward in life, carrying the good memories of your loved one in the most positive way.

Home improvements that will lift your soul N o matter how value conscious a homeowner may be, few people ever make a home improvement simply to increase their house’s resale value. People also undertake home improvements to enhance their enjoyment of their home — or to fix a problem, which, in its own way, is good for the soul, too. When it comes to deciding how to spend your renovation dollars, some home improvements can boost both your spirits and your home value. Here are some examples.
Install a skylight The health benefits of natural light are well known. Not only does sunlight stimulate the body’s production of Vitamin D, it also boosts brain levels of serotonin. Lower serotonin levels have been associated with depression, decreased physical energy, increased appetite and elevated desire for sleep. A lack of sunlight has long been associated with Seasonal Affective Disorder — something your dear old grandmother might have simply called “the winter blues.”
And there’s another consideration with today’s tightly built and heavily insulated homes — indoor air quality. According to the GREENGUARD Environmental Institute (www.greenguard.org), most of our exposure to environmental pollution occurs by breathing the air indoors. Adding a traditional or tubular skylight — to virtually any room in the house — brings more mood-boosting natural light into your home. It’s also a smart money decision. Energy-saving, solar-powered fresh-air skylights, like those made by Velux America, can be opened to bring muchneeded outside air into your home, providing passive ventilation to reduce humidity and stale air, and reduce cooling and lighting costs. Add a sunroom While you’re thinking about the benefits of more natural light in your home, consider adding a sunroom. One of these light—filled retreats returns more than 46 percent of the initial cost when it’s time to sell your home, according to Remodeling Magazine’s Cost vs. Value Report. In a 2012 survey by
the National Association of Home Builders, 52 percent of builders rated sunrooms as “desirable” or “essential” — ranking them higher than other specialty rooms like workout rooms, dens or even media rooms. Sunrooms can be a great way to make your small home feel much larger, without the expense of a bigger, costlier addition. They also speak to our natural affinity for the outdoors, allowing you to enjoy nature year-round. Upgrade your bathroom The trend of bathrooms as a restive
oasis doesn’t show any signs of disappearing. If you doubt the popularity of luxury bathroom fittings, just visit the showerhead aisle in any home improvement store. Options include everything from rainfall shower heads to multi-jet contraptions that promise a spa-like experience in your own shower stall. Add in jetted tubs and amenities like under-floor heating, and it’s easy to understand why real estate pros continue to cite a great bathroom as a must-have for many buyers. Clear things up with tips for organizing BY KAREN NAKAMURA pring has finally arrived, and it’s time to start spring-cleaning and evaluate and organize your storage needs. The first thing you should do is to make a list of everything you want to store. This list will both help you determine how much storage space you need and ensure that nothing gets lost once you start putting things away. Shelving creates more storage easily. It can be portable in the form of freestanding units or permanently attached to your walls. Easyto-install, heavy-duty shelving can be purchased at just about any major home supply store. Many of these units are designed so that you can leave as much room between the shelves as you like, making it easy to get larger and smaller items onto the same unit.

One place for storing items you don’t use much is under the bed. Under-the-bed storage containers come in a variety of sizes and styles, including ones with wheels for easy access and to protect hardwood floors from scratches.You can also buy risers that elevate your bed off the floor a few additional inches to create more space. Garage storage has become more efficient. You can purchase built-in storage cabinets with doors so the space looks clean and orderly. There are also modular systems that enable you to choose what features are best for your needs, for example, hanging racks for sports equipment and hooks for tools. Send A Clear Message In any workspace, creating an inspirational environment that delivers the right message to you and your clients may be the key to success
great space can improve your physical, emotional and yes, even your financial health. For almost a year now, I’ve been sharing tips on beautifying and simplifying your space to impact the first two. Today I want to focus on the third. In today’s competitive economic climate, setting yourself and your space apart is very important. Whether you are a smallbusiness owner, a large corporation or an employee with your own cubicle, creating an environment that inspires you and your clients is going to help your future success. I have two quick tips that are easy to implement, no matter how big or small your space is. By pure coincidence, both are drawn from commercial projects involving hallways. Hallways can lead you places!

Tip 1: Inspiring statements make a statement. I’ve done several columns recently on the company-wide refresh of Y. Hata & Co.’s spaces. You saw the employee lounge, two lunchrooms and the receiving areas. In this photo, you see the impact that PHOTOS BY JUSTIN DOTSON

a simple hallway can have. Here we put on a fresh coat of paint, edited and decluttered furniture and other things, and added a takeoff on Gandhi’s famous statement. “Be the change YOU want to see” runs down the hallway in big, bold die-cut letters, with the “O” in YOU a mirror hung at eye level to send a message to employees at all levels: Look toward yourself to make a difference here.
What can you do? There are many stores around town where you can find inspirational messages to place in a lunchroom, hallway, bathroom or at the reception desk. Or find a message you like on the Internet, blow it up and put it in a picture frame. Let your employees and customers know that improvement is a way of company life. model unit, I first thought of whom I was designing for — younger, urban, Starbucks coffee in hand — and then aimed the décor at them. When they walked through the front door, instead of vanilla white on the walls, they saw in the hallway a cool gray wall and accessories that would speak to them: a bench with a cute recycled newspaper dog, a driftwood wall plaque and a coat rack where I hung a man’s hat and a woman’s scarf. If the space spoke to them, chances were higher that they would want to live there.

Spring into action for a solution to termites A change of seasons brings many things in Hawaii, but the least favorite event that occurs during spring is the beginning of swarm season for drywood and subterranean termites. When termite colonies reach a certain size, swarmers are released to build new colonies.The only positive part of this is that very few swarmers actually live long enough to make it into a crack or hole in a piece of wood to shed their wings, pair up to mate and begin a new colony of termites. Once drywood termites get into a piece of wood, it takes about three years to produce enough offspring and eat enough wood to excrete an amount of fecal pellets that will end up being exposed and showing that a colony exists. How to pace your window projects ith spring here, we start thinking about fun projects as well as necessary upkeep, like protecting against heavy wind and rains that cause peeling paint, broken windows and more. But where do we begin?
