down. The nails sat nailed in until just last week when we decided to take another leap: paint. I’ve never had to deal with filling in nail holes before, but thought the job would be easy enough. I bought some joint compound and filled in the holes using a plastic spoon to smooth them over. When the compound dried, I assumed I could sand it down and it would be perfect. Unfortunately, the sanding did not smooth the holes enough to paint. I learned the hard way, but now I know how to do it properly. First, make sure to purchase the correct filler. I used spackling/nail hole filler meant for interior or exterior. It says right on the package if it’s meant to be painted over. Ask a sales associate if you are unsure. Also, make sure you have the necessary tools. These include a utility knife, putty knife and 180-grit sandpaper sponge. Take the utility knife and cut out any excess wallpaper or loose edges on or around the hole. This step is crucial. You don’t need to cut much, just trim any excess. Then, use a putty knife to fill and smooth over the hole with the joint compound. Place the compound on the knife and pull across the hole slowly to fill it. Take the knife at a 90-degree angle against the wall and run it across the area to remove any excess compound. Make sure it is filled completely, and apply a second coat if necessary. Allow it to dry thoroughly. In my case, I knew the compound was dry when it turned from pink to white. Use the sandpaper sponge to sand the area so that it is flush with the wall. If your paint doesn’t have a built-in primer, prime it before painting.

The Gaco Peel and Stick roof fabric is an easy and inexpensive way to do this. Even easier is the Gaco Liquid Roof Tape, a thick, buttery caulking, which is simply applied with a brush. Because you need less material — as little as 2 gallons per 100 square feet if your roof is smooth — the cost is about the same as a quality acrylic roof system, which

needs 4 to 5 gallons per 100 square feet. If you have a rough, dry “cap sheet roof,” you may need to first apply a base coat of either silicone or acrylic to seal off the thirsty roof below. Only apply the silicone when the roof is absolutely dry, including any base coats you installed. Silicone is a vapor barrier, which is great as a protection against ponding water, but may bubble if the roof below is wet. Not to worry, though, because any bubbling can be easily and inexpensively fixed by popping the bubbles and touching up with a dab of coating. A coated silicone roof is slippery when wet.

The moment it even sprinkles you’ll want to get off the roof before it becomes a slippery slide. Leave those mangoes for another day. Always reinforce loose roof seams — and the entire perimeter drip edge — with reinforcing roof tape. All flat roofs have a tendency to unravel over time along the edge and rot the fascia board below. With silicone coatings, you are preparing your roof for 20 to 50 years of service before you have to coat again. With any luck, you will never have to pay to tear off your old asphalt roof again. The cycle of obsolescence will have been broken.That is the beauty of the “Cool Roof ” revolution.

Working to maximize space during vintage home rebuild This is part two of a two-part series he objective was to transform a 70year-old Waikiki single family home into a modern residence that preserved the “old Waikiki” feeling of the property while meeting the needs of the owner. Homeworks architect Mario Tadeo AIA, project manager James Mitchell, and selections specialist Sarah VanDeVanter worked closely with owner Stafford Lau to bring the project to a successful conclusion. The original single wall cottage has become an elegant stucco “Hawaiian/Tuscan revival” two-story home. The 1,100 square foot home with 550 square feet upstairs and downstairs is amazingly roomy and functional. A master suite and luxurious bath occupy the entire second floor, which offers views overlooking the Ala Wai to the mountains. The ground floor “great room” consists of the main living area, kitchen with a dining peninsula and full bath. “The owner was involved in every

We had tiles flown in for the kitchen backsplash and terracotta for the entry. The ticket to your home theater ew things are more disappointing than turning on your new TV for the first time only to discover the picture doesn’t look as good as it did in the store. Or the audio balance is so far off that you feel like you’re listening from inside a tunnel. The home entertainment center concept has evolved dramatically over the past decade. The technology today offers a more immersive experience. And with a proper set up, you can enjoy the full potential of the pride and joy of your living room. Technologist and industry veteran Tom Campbell, who helped first launch high definition (HD) TVs and played a key role in the recent emergence of “Ultra HD,� has some tips for setting up the ideal viewing space for your home theater.

Control lighting “While darkness is great in a big movie theater, it’s not always practical for your home theater. You’ll need to manage lighting in the room to ensure the best picture quality, whether you’re enjoying a family movie with the kids or watching the big game with friends,� Campbell said. Choose adjustable lighting; place lights on a dimmer so that you can adapt the lighting level depending on what you’re watching. Outfit windows with shades that can easily be closed to further darken the room. For times when the lights will be on, be sure to position lights so that they won’t create glare on the TV screen. And, if pos-

sible, avoid placing your screen in direct light from outside, such as opposite a window. Maximize TV positioning Believe it or not, the TV’s height or the angle at which your eyes meet the screen can actually affect how good the picture looks. If you’re putting the TV on a stand, position the screen so that your eyes are level with the bottom third of the display. Generally, the center of your screen should be no more than 42 to 52 inches above the floor. If you don’t already have your TV, for the widest viewing angles you want a plasma or an LED TV with IPS technology, like LG, which ensures a good picture for offangle viewing (both horizontal and vertical).

An adjustable wall mount can help you adapt the angle of the TV so you still have a straight-on angle and good picture. They can also help with different viewing arrangements or lighting conditions, based on the time of day. Americans still value homeownership BY KAREN T. NAKAMURA n good times or bad, there is one constant: Homeownership remains the American Dream for millions of families. And there are many reasons why, both economic and emotional. Most Americans consider homeownership to be their single best long-term investment and a primary source of their wealth and financial security. Generations of families have counted on and used the equity in their homes for their children’s education, their own retirement and other milestone expenses. Individual household budgets are helped by tax incentives that are designed to make owning a home more affordable. Deductions for mortgage interest and property taxes can result in thousands of dollars of tax savings, especially in the early years of the mortgage when interest makes up most of the

payment. Home owners save nearly $100 billion annually on mortgage interest and property deductions alone. And when homeowners sell their primary residence, they get an enormous tax break. A couple who owns and lives in their home for two years and then decides to sell can keep up to $500,000 of the profit tax-free, and a single owner can keep $250,000. A healthy housing industry means more jobs and a stronger economy. In fact, 15 percent of the U.S. economy relies on housing. Most of the products used in home construction and remodeling are manufactured in the United States. Constructing 100 new homes creates more than 300 full-time jobs, $23.1 million in wage and business income, and $8.9 million in federal, state and local tax revenue. New homeowners spend money on decorations and furnishings, to enhance the landscaping and to become members of

the community by patronizing local businesses and service providers. Yet a home is so much more than an investment. The opportunity to own a home has long been a cherished ideal and a source of pride, accomplishment, social stability and peace of mind. Home building increases the property tax base that supports local schools and communities. When a family owns their home, it is an asset that has a direct impact on their financial security and future. People are more likely to take care of things they own so they remain valuable. And a home’s value is determined by how well it is maintained as well as by the condition of the neighborhood it is located in. So homeowners have incentive to spend their time and resources improving their neighborhood, even if it is just to protect the value of their investment. Homeownership builds stronger communities, provides a solid foundation for family and personal achievement and improves the quality of life for millions of people. The Bipartisan Policy Center’s Housing Commission has said that homeownership can “produce powerful economic, social and civic benefits that serve the individual homeowner, the larger community and the nation.�

walls properly convey what you want to experience. Is it peace? Love? Intimacy? Choose your images mindfully, making certain that they will send the subconscious messages you desire. To understand the effect of pictures on the energy of a room, imagine that you are sitting in a small room with no windows and the only pictures on the walls are of broken dilapidated homes in slum-like unkempt neighborhoods. After a short while, your energy would feel drained and you would likely feel somewhat down. Next, imagine that the only images were those of milliondollar homes, in beautiful neighborhoods with lush plants and trees. The energy of the room would take on an uplifting feeling, improving your mood and perhaps even your outlook on life.

QUESTION OF THE WEEK: I have been with my boyfriend for almost two years, and I am not sure if he is “the one.” We recently moved in together, and I want to make sure nothing impedes us feng shui-wise so that we can explore the relationship without any unseen energetic challenges (there are enough challenges already). What do I need to be aware of? elationships are difficult enough on their own without environmental factors causing additional energetic challenges. Even the best relationships go through an adjustment period when the couple decides to live together. It’s wise to unmask any energetic stressors that could negatively affect the relationship before making such a major decision. This rule applies not only to romantic partners or spouses, but also to the children, parents, siblings and friends with whom you live. These connections sustain us during our challenges, but are sometimes their source. My advice today will address energetic factors to consider for any two or more people living under the same roof. Whenever you experience friction or even if things are not going as smoothly as you would like in a relationship, see if the problem is reflected in your environment.

Look at the heart area of your home. If you were to divide your home into nine equal areas (draw a tic-tac-toe grid over the foundation of your home), the center square would be your home’s heart or most influential area, because without a strong center, your health, wealth and relationships can be affected. If the home’s heart area is cluttered, clear it out, organize it, and create some space and breathing room. The center of a home

is directly connected energetically to each of the other eight life areas in the home. The “negative” energy of clutter in the center area easily seeps into other areas, affecting everyone living in the home, making them feel stifled, restless, dissatisfied and lacking in autonomy, or independence. If the center area of your home is your kitchen (fire), you can tone down the tendency toward heated arguments and disagreements by avoiding fire colors, like red or purple, and instead calming the energy with “cooling colors,” like blues and blacks, or “grounding earth tone colors.” A home whose heart area is the bathroom will drain a lot of the health and relationship energy. To avoid energy loss that manifests as flat relationship dynamics and to bring more energy in, use actual plants or plant motifs, and to balance the energy, use greens or browns. Look at privacy or lack thereof. Make certain that everyone has his or her own inviolate “space.” Shared space is important, but private space is necessary, even if in plain view. space that is off-limits to everyone else, a place where no one says, “Clean this up”? If one person lacks private space, it will show up as either a silent buildup of internal resentment, or complaints and expressions of unfairness. Sometimes what looks like selfishness is really about a lack of private space and independence in the home. I have seen first-hand how adding private space almost instantly “cures” unhappy outbursts. Check your wall images. I talk about wall hangings all the time because they are important. The messages on your walls play a big part in creating the energy that you, your partner and your family experience each day. Make sure that the images on your

Five ‘eco-style’ tips for decorating T he desire to lighten things up in life can certainly be reflected in the way we decorate our homes. Simple eco-friendly changes to home decor can set the tone for a much fresher and brighter outlook. Here are five tips to get you started.

Get a color lift Color has long been credited for its mood-changing qualities. “Color can really change the energy in a space,” said C. Michael Kleeman, program coordinator of design at The Art Institute of Atlanta. Choose the season’s hottest color — orange — or seasonal citrus green, turquoise or sunny yellow, in paint, botanical fabrics and accessories. A new coat of paint, even on one wall, can immediately set an upbeat mood. Use Volatile Organic Compound (VOC) free paints to protect the

environment. “These paints don’t emit toxic fumes and are completely odorless,” said Kleeman. “They make it possible to paint a bedroom today and sleep in it tonight.” Lighten up the mood Give your home an eco-friendly dose of spring with updated lighting, new furniture arrangements and removal of heavy draperies and rugs. Try creating a more flexible floor plan with your furniture. Move a piece or two from one room to another. Angle a sofa or reorient the seating to take advantage of a view or a natural breeze through an open window. Shifting pieces can give a room the appearance of more space, making it feel less cluttered. For instant brightening, remove heavy draperies and roll up the rug. You can place lightweight panels, preferably organic cotton or linen, on the windows, or leave them uncovered if you don’t need draperies for privacy. Leave hardwood floors bare or invest in an inexpensive natural fiber seagrass or jute floor cover for the summer. Delight in de-cluttering Spring brings the inspiration to cleanse and purge items no longer needed. In addition to sorting through closets and cupboards, give your home an airier look. Replace heavy

Kleeman suggested storing a collection of carefully edited accessories to pull from for each season. Reposition artwork and add mirrors on walls, mantels or even bookshelves to open up a room and give the illusion of more space. Shop and swap For an eco-friendly seasonal update, Simmons recommended reusing or repurposing items you already have. A simple piece of furniture like a dresser or chair can be painted in a bright color to liven up a room. Or you might swap items that no longer fit your space with a group of friends or look for bargains in thrift stores or consignment shops. If you do need to purchase new items, look for selections using renewable or organic resources like bamboo, organic cotton or recycled glass. Bring the outside in Bring the natural goodness of the outdoors in by adding potted flowers and plants or window boxes. Simmons recommended visiting the local farmers market to find your favorite plants or flowers and place them in locations where you spend time daily. Plants not only add oxygen, but also brighten the indoor environment.

ust last week, I gave a talk to the Professional Women’s Network about how your space can enhance your business. One of the things I talked about is the importance of texture, and how understanding and utilizing it in your design can truly enhance your environment. Interestingly, most people don’t think about texture. They’re focusing more on color. So here I’ll use the Waialua beach house that I redesigned to show you how texture can not only add personality to a space, but also help your rooms transition seamlessly from one to the next. Exactly what is texture? It’s not simply rough or smooth. It’s anything that your eyes or your hands can rest on. It could be a pattern on a pillow, exposed beams in the ceilings, a sisal rug or shiny glass surfaces. Think of a room where you might only see glass. Even if you see different colors, there’s still not much to focus on to break the monotony. Using different textures in a space will give it contrast and interest. Repeating them will pull a space together. Here in the beach house, the bathroom is very near the master bedroom, so I’ve layered and repeated the same textures in both places to tie them together. This is not the main residence for the owners, but a family retreat to share with their children and grandchildren. In other words, we needed lots of breathing space and décor that would be peaceful and relaxing for the grandparents and at the same time fresh and modern for the kids. I started with a light green on all four walls of the bedroom and an accent wall in

the bathroom, highlighted by white window trim to keep things light and airy. The bathroom picks up the white wood trim in the cabinetry. The wood is already an introduced texture. I brought in more with dark walnut frames and nightstands adding an earthi-

ness to the bedroom that is repeated in the leaning shelf and drawer pulls, faucet and showerhead in the bathroom. To give it an island feel, I placed baskets on the nightstand and on the leaning shelf. The basket weave in the bedroom stool also picks up this texture. Finally, I brought in a fresh, contrasting texture with the mercury glass table lamp, and repeated it in some of the bathroom accessories. So don’t focus just on color. Tying in textures as well from one room to the next will give your spaces a sense of harmony. How can you do this in your own setting? When you have a master suite, or even as in this house, where the bathroom

is very nearby, decide on your palettes of color and texture. It doesn’t mean that you need the same cabinetry. But look for elements that can tie in. White cabinets in the bathroom? White trim in the bedroom. Dark drawer pulls? Dark frames. Get the picture? It’s not that hard once you start understanding. I hate to keep repeating myself because if you’ve been reading for a while, you know I’ve talked about this before, but I’ll say it again: Layer and repeat. (Whoops! I think I just repeated myself!)

How to evaluate solar systems T

o make an informed decision about which photovoltaic (PV) system provides the best value for your home, it’s important to understand the concepts of cost per watt ($/w) and cost per kilowatt hour ($/kwh). Cost per watt is a measure of the cost of the PV system compared to the amount of power (watts) its solar modules can generate on a perfectly sunny day. A 5kW (5,000 watt) photovoltaic system that costs $25,000 has a cost per watt of $5 ($25,000 divided by 5,000). Cost per kilowatt hour is a measure of the cost of a photovoltaic system compared to the amount of energy (kWh) it

will produce over the course of a year. A kilowatt hour, or kWh, is the measurement HECO uses to calculate electric bills. For example, a PV system that generates 8,000 kWh annually and costs $24,000 has a cost per watt of $3 ($24,000 divided by 8,000). In general, cost per watt and cost per kilowatt hour are good ways to compare proposals from solar companies. Cost per watt is a representation of the cost of the photovoltaic system compared to the system size. Cost per kilowatt hour is a representation of the cost of the photovoltaic system compared to the annual savings in energy cost.

Efficiency versus cost per kilowatt hour Some solar panels produce more power than other solar panels, even though they are nearly the same size. Solar panels that produce more power are described as being more efficient or having a higher energy density. This simply means that the solar panels produce more power per square foot or area. It is important to note that higher solar panel output (or efficiency) does not mean the solar panel is higher quality. Beware of companies that try to sell higher output PV panels as better quality. There is no correlation between the quality of a solar panel and its power output. Higher power output merely means the solar panel generates more watts (electricity) per square foot. More efficient solar panels generate more electricity in a smaller amount of space but this increased efficiency comes at a much higher price. For example, Island Pacific Energy offers a custom 5kW photovoltaic system with solar panels rated at 250 watts for about $23,000. Other solar companies sell 5kW solar systems using high efficiency solar panels rated for 324 watts for $30,000.

Both systems produce the same amount of power (5,000 watts) and both system produce the same amount of energy (7,930 kWh). However, the cost per watt for the Island Pacific Energy system is only $4.59/w as compared to $6/w for the other companies’ system. Additionally, the cost per kilowatt hour of the Island Pacific Energy system is only $2.89/kWh as compared to $3.78/kWh for the other company’s system. As you can see, even though the other solar companies’ solar panel is more efficient, the Island Pacific Energy system is a better value since the cost per watt and cost per kilowatt hour is far lower.
