Making a fabulous first impression
he countdown is on. My sister is getting married in just two weeks. I can’t believe the time is already here. As I put the finishing touches on my speech and tackle last-minute preparations for the bachelorette party and bridal shower, my family is getting the home ready for out-of-town guests. Although my parents now live in Hawaii, they spend half the year in Cleveland. A big part of holding onto the house has been the notion that it would be needed when my sister’s big day arrived. Guests from Hong Kong, the Philippines and Hawaii will be gracing us with their presence, and we want to make a good first impression — starting with our home’s curb appeal. It’s been a busy year, and there is not a lot of time, but thankfully there are some quick fixes we can implement (for not a lot of money).
numbers have faded and no longer match the hardware on our front door. New ones are easy to find and come in an array of finishes. Match yours to your front-door hardware for a cohesive look.

haven’t exactly been kind to the home’s white exterior, but a good power wash should do the trick. Hitting the driveway while we’re at it won’t hurt, either. • Add potted plants at the entry. Aim for various sizes and don’t be afraid to go bold with the containers. They’ll add a nice punch of color and help to invite guests in. • Create a seating area. There is something about sitting on the porch and watching the world go by that just makes me feel comfortable. Adding some outdoor pillows to the mix gives a touch of softness to that homey feeling. • Light it up. Flank your entry with decorative lighting, and plan path lighting as well. Solar path lights
eliminate the need for headacheinducing electric wiring, and they also come in a variety of designs. • Refresh your address. I think the last time we replaced the numbers on our home was when we moved in more than 20 years ago. The

RevoluSun
Don’t just go solar, RevoluSunize your life
rom a handful of solar companies in 2009 educating Hawaii’s homeowners about the benefits of solar electricity to upwards of 200 companies currently trying to “cash in” on the solar boom, the question for many is not should we go solar, but who should we go solar with? Hawaii’s first choice for solar energy encourages people not to just go solar, but to join the RevoluSun. Let’s take a step back to learn about the beginnings of RevoluSun, which is what sets it apart from competitors. In 2009, four solar and construction exper ts founded RevoluSun. They had worked in various roles in the industry and realized that there were two main problems: a lack of experienced workforce to perform solar PV installations and absence of topnotch customer service. They decided to form a par tnership with a kamaaina electrical and construction company to perform the installation of their systems. “It was a first of its kind for the residential PV market— it’s not a contractor sub-contractor relationship — we both have skin in the game,” said RevoluSun principal Eric Carlson. “Partnering with an established local company to do our installations is not a luxury, but a necessity. Our reputation is on the line and we insist on doing things right to maintain our position as the best solar company in Hawaii.” This relationship has proven to be a huge success, as word of mouth spread about RevoluSun’s attention to detail, excellent customer service, industry-leading installations and world-class equipment. As the only solar company in Hawaii that offers a workmanship warranty up to 15 years, expert installation teams include members with NABCEP cer tification, licensed electricians and specialized project developers who are trained beyond industry standards. RevoluSun’s unique racking methods result in up to 50 percent less holes in the roof, which means less risk for leaks, mold and roof degradation. By offering and investing in the most cutting edge

the PV system), the program includes “RevoluSun Only” special events, discounts from local businesses and family events. “We provide real value long after the installation of your solar system is over,” said Gregg Murphy, director of sales. “The offerings a client will receive with this program are worth tens of thousands and can truly RevoluSunize their future.”
RevoluSunizing Community Project Empower, RevoluSun’s outreach arm that provides resources, support and education to non-profit and community groups, has two upcoming community events: RevoluSun will participate in the Kailua Independence Day Parade on July 4 and the annual Surfrider Beach Cleanup at Sandy Beach on July 13. Project Empower participates in community events, especially environmental and educational movements. Since its inception, RevoluSun has donated more than $100,000 to various non-profits, including annual participation in the Sandy Beach clean up with Surfrider Foundation. Throughout 2012 and 2013, RevoluSun has provided renewable energy education to many local schools and groups and participated in Bishop Museum’s “Science Sunday.” RevoluSun’s free school presentation and solar curriculum can be customized to any grade level and teaches students about the sun, where electricity comes from, renewable and non-renewable forms of energy and how much energy one solar panel can produce. Students can design their own solar system for their home and enjoy outdoor projects that involve light sensitive paper creations and solar grasshoppers in a baking tin. solar panel technology, RevoluSunizing a roof results in more energy generated and system longevity. “Competition likes to play the ‘in-house’ vs. ‘subcontractor’ story, which is not what we offer,” Carlson added, “but if their inhouse crews are performing subpar installations and using inadequate materials, how does that help the homeowner?” While RevoluSun has set the quality bar high, its focus on clientele and community is what makes them stand out. This year RevoluSun has rolled out a new “Customer Love” program. Similar to a Customer Rewards program (but with no additional purchases needed outside of JUNE 30, 2013 • 3

Surf’s up for unique PV provider n a sea of solar companies, Bonterra Solar stands head and shoulders above the competition. But what is it that makes Bonterra so unique? How have they become Hawaii’s most trusted solar installer? For starters, the company is composed of people who are truly passionate about solar power and renewable energy. Whether it’s securing Hawaii’s clean energy future or helping people just like you save money on your electric bill, the Bonterra team arrives to work every day with a smile on their face because they know that they’re making a difference. Take, for example, Bonterra’s Kohl Christensen. In addition to being a worldfamous big-wave surfer, Kohl is also one of Bonterra’s highly trained installation experts. When he’s not chasing mammoth swells across the planet in exotic places like Fiji and Tahiti, Kohl can be found surveying and installing solar panels on rooftops across the state. With a deep-seeded passion for the environment, gravitating towards twin careers in surfing and solar have left Kohl with an eternal grin spread across his tanned face. “I’m definitely doing something I love. I feel so lucky to be able to travel the world surfing and helping people transition to solar power

right here in Hawaii, said Kohl.“Bonterra’s a great company and we’re doing great things. From our financing options to theAmericanmade panels we use, I really believe in this company and what we’re doing. In Hawaii, we grow up spending so much of our time outside in nature, it only makes sence that you would want to preserve that. I have to travel a lot as a professional surfer, so to be
able to offset some of the traveling by installing solar feels really good. True to his words,Kohl currently lives in an off-the-grid farm on Oahu and derives much of the energy needed to power his home through the sun. When it comes to installing solar PV panels on other people’s homes, Kohl has surrounded himself with a trained team of like-minded and passionate individ-
uals. When Kohl and his crew show up on a jobsite, they’re the most knowledgeable, professional and sincere lot of solar craftsmen in the state. When asked what his favorite part about working for Bonterra was, Kohl didn’t cite the ever popular no-money-down leasing option or even the generous 65 percent tax credit discount available for qualified homeowners. For Kohl, it was being able to see a satisfied customer’s face light up when they’re able to watch their electric meter roll back. “One of my favorite things about installing solar is being able actually show the homeowner their meter rolling back, said Kohl with a smile.“It’s so great to see their reaction and watch their face light up. I can’t help but smile when I see them so happy. To connect with the Bonterra team and earn free prizes,“likethem on Facebook and follow them onTwitter.

Greener decorating for your deck, patio O utdoor living spaces cry out for an eco-friendly touch. Whether you’re adding a patio, updating a deck or livening up your landscaping, the last thing you want to do is harm the environment. Greener decorating and building practices can help you protect and pay homage to Mother Nature while creating a space where you’ll enjoy the beauty of the outdoors. If you’re planning some outdoor decorating or renovating this summer, here’s how to make your exterior living spaces green and inviting: Eco-friendly construction materials For many homeowners, decks and patios are key elements of outdoor living spaces. If you plan to add either this summer, be sure
to look for environmentally friendly materials like natural stone or responsibly harvested wood. When choosing wood, look for products certified by the Forest Stewardship Council (FCS) as having been harvested following sustainable principles that minimize the impact on the environment. If you’re building a patio, choose reclaimed brick or stone pavers that have been recycled from other installations. If you can’t find reclaimed pavers, look for natural stone that’s been quarried locally or bricks that have been locally produced to minimize the energy spent on transporting the products. The Sierra Club recommends you seek a deck builder that is LEED (Leadership in Energy and Environmental Design) certified by the U.S. Green Building Council. These builders will have advanced knowledge of ecofriendly practices. The accessories — furniture and decor items — that you add to your outdoor environment should be as green as possible, too. Choose patio and deck furniture made from ecofriendly materials, such as recycled plastic (but avoid anything that contains PVC), reclaimed wood or FCS-certified wood. Rehabilitating older iron or wood furniture is also a great way to achieve a singular look
while keeping those items out of landfills. Opt for decor items that minimize their impact on the environment while providing maximum impact on how great your space looks. For example, a wallpaper mural can create an eye-catching focal point and set the tone for your outdoor room. Yet traditional mural painting can be expensive and traditional wallpaper can involve less-thaneco-friendly paste. A removable wallpaper mural creates a striking visual in outdoor spaces without the need for paste or glue. Murals Your Way offers a high-end product that can be moved and reused hundreds of times without losing adhering qualities. Plus, it clings to virtually any flat surface, including glass. You can choose from a myriad of graphic patterns,
nature scenes and other images, or have the company produce a custom mural from your original photograph or artwork. Learn more at www.muralsyourway.com. Finally, as you’re landscaping, keep sustainability in mind. By choosing plants native to your region, you not only minimize the transportation impact involved in getting the plant from the production point to point-of-sale, you can also ensure they’ll require less watering and work to thrive. Tackling your home to-do list e all have home improvement projects on our to-do lists. However, often the hustle and bustle of life keeps us from getting them done. But what if you devoted a full day — 24 hours — to accomplishing these DIY projects? Imagine how accomplished you’d feel and how great your home would look. Following are a few projects you can quickly tackle — with the help of Krylon ColorMaster spray paint — to help cross off some of your to-do list DIY projects.
W
DIY Mason jar herb garden We all have mismatched jars cluttering our cupboards or attics. Fortunately, Mason jars are the ideal size to create anything from a flower vase, an herb garden or desktop organizer, and the raised outer design adds a touch of whimsy and nostalgia. With just a bit of spray paint, your clutter can be transformed into a clever creation. After thoroughly cleaning the jars, simply
spray several light coats onto the jars using your favorite shades of Krylon ColorMaster spray paint. The unique formula dries in just 10 minutes and is available in nearly 100 brilliant colors and finishes to meet all your color and durability needs. Once dry, you now have a beautiful new vessel to hold anything from plants to pencils.
Terracotta potted plant house numbers Why settle for “ho hum” house numbers? Instead convert ceramic or terra cotta pots into an eyecatching address marker with creative curb appeal. To start, be sure that each pot has a clean and smooth surface. Next, apply primer to the surface and allow to dry, using a white primer for light colors and a gray primer for dark colors. Next, paint each pot in a different color of spray paint and let dry. Finally, place a stencil for each house number on the center of each pot and spray with a light coat of paint. Arrange your pots in the proper order, fill with flowers and voila ... you now have an original and welcoming way to announce your address.

Colorful hand-built and stenciled headboard Does your headboard need help? Paint can take any piece of furniture from blah to beautiful. So instead of replacing your hated headboard, rejuvenate it. Start by sanding and cleaning your current headboard to ensure you have a smooth surface. Next apply primer. Once dry, spray the headboard in your favorite color of spray paint. And don’t limit yourself to just one color. You can use painter’s tape to cover different areas to create a multi-color surface — or add embellishments, such as stencils. The opportunities are endless.
With a bit of creativity and a few hours, you can spray your way through your DIY to-do list. For more information visit krylon.com. This article is courtesy of Brandpoint.

10 JUNE 30 • 2013 ISLAND BATH WORKS
Skip the accidents by soaking safely ith the middle-aged and senior population in Hawaii increasing, many are realizing that aging in the comfortable surroundings of their own home isn’t as easy as they once thought. Slips and falls accounts for 79 percent of all senior hospitalizations statewide, making it a serious threat to the safety and quality of life of Hawaii’s aging population. That upstairs bedroom with a deep soaking tub becomes less appealing every day. Bathtubs present slick and uneven surfaces, which create unsafe conditions for those with limited mobility and often results in slips and falls. To prevent such accidents, Island Bath Works offers walkthrough bathtub conversions, an innovative process in which the existing bathtub is modified by cutting out a portion and custom fabricating a seamless entryway, allowing for an easy and safe step into the tub.
W
The need for bathtub conversions With service to all the islands, Island Bath Works’ bathtub conversion is a popular option for those wishing to remain independent. “Many homeowners commit to doing a walk-through bathtub conversion only after having an accident,” said Eric Thompson, CEO of Island Bath Works.
ISLAND BATH WORKS contact // 927-9228 web // www.islandbathworks.com “Our goal is to help people take the necessary preventative measures before it’s too late.” Enormous value and convenience Oftentimes, the high cost of labor and supplies is the reason why many choose to hold off on accessibility modifications. However, with various proprietary techniques, Island Bath Works is able to main-
tain a significantly lower price tag and faster turnaround time than most bathroom renovation companies. “Typically to get a walk-in shower or sitin bathtub, the conversion process can range anywhere from $12,000 to $15,000 on average,” said Thompson. “Our services achieve a seamless, high-quality finish on approximately 80 percent less of what the alternatives would normally cost.”
Save
A walk-in tub modification involves one full day of work, with the tub ready for use the following night. No water shutoffs, demolition or extended downtime involved. Additionally, the conversion process is advantageously versatile as it can be done on any type of bathtub ranging from fiberglass to cast iron and steel materials. “Most homes in Hawaii were built with high-quality cast iron bathtubs, so for those homes, it makes no sense to replace a functioning bathtub which was made to last for generations,” said Thompson. In addition to the bathtub conversion, customers can also choose to refinish their bathtub. Unlike bathtub replacement, which would involve removing and replacing all components as well as redoing the plumbing configuration, bathtub refinishing resurfaces existing surfaces to achieve a nice and clean appearance, while incorporating a non-skid surface that’s built right into the finish. Island Bath Works ensures the durability of walk-in tub conversions by guaranteeing a lifetime warranty on labor and materials as well as a five-year warranty on refinishing. For more information or to arrange an appointment, call Island Bath Works at 9279228 or visit www.IslandBathWorks.com.

A clear view into what makes window company successful D iamond Head Windows & Doors was recently voted Hawaii’s best window company in a poll conducted by the Honolulu Star-Advertiser. Part of the reason for the success of the company is its partnerships with manufacturers who supply quality products especially suited for Hawaii’s needs. Western Window Systems has been in business since 1959 and installed its first sliding glass door in Hawaii 26 years ago. Western has been involved in hundreds of projects from high-end homes to ocean front hotel and condo complexes. The Hidden Message Have you ever considered what clutter in our homes symbolizes? A closer look at our messiest spaces might unleash some surprising insight into our lives
with
• Garage. Garages, representing the “space” in your life, are not only where you park your car, but also where you store things or have a workspace to build and repair items. If your garage is cluttered, you may feel constricted in some areas of your life.
Alice Inoue
QUESTION OF THE WEEK: You often talk about clutter and how it symbolically means that we are energetically held back in some way. I was wondering if any symbolism is involved in where the clutter is. In other words, does the location of the clutter accumulation mean anything?
• Hallways. Just as arterial roads connect main thoroughfares to smaller thoroughfares, hallways are the arterial highways of your home, connecting the main area to the different rooms. Clutter in the hallway has the same effect as a traffic jam, making you feel disconnected.
es it does! Looking at where your clutter is concentrated can give insight into what is going on subconsciously, revealing surprising things about you and your life. Below are some generalities about what clutter means in certain areas of your home. See if you can relate, or find a correlation in your life.
Y
• Bedroom. Clutter in the bedroom can reflect on your relationship with your partner or even yourself. If you have a chaotic or disorderly bedroom, you may be trying to avoid intimacy or are gradually losing intimacy in the relationship. Creating a sense of order in this personal space can help to open up the communication with yourself or between you and your partner. If your nightstand is cluttered, you may have an overworked mind. Clear off your nightstand and allow for a more restful sleep.
• Bathroom. The bathroom, the most private space in the home, represents personal intimacy and transformation, a space of renewal, where we go to release the old or “transform” ourselves. If your bathroom is cluttered and messy, you may feel that things in your life are old or stagnant and in need of renewal.
• Kitchen. The kitchen represents the family unit, the place in the home where you nourish yourself and your loved ones. How you care for your kitchen is a clue about whether or not you are nourishing
no time or not enough time to relax and engage in social activities either alone or with family and friends. Decluttering the living room will free up the space to entertain while helping the energy flow.
yourself in other ways. Are you nourishing yourself emotionally and spiritually? A cluttered or chaotic kitchen may be a sign that you have unstable family connections or feel disconnected, fatigued or stressed, not getting what you need on other levels. Clear your kitchen to get the energetic support you need and to strengthen family ties. • Living Room. The living room represents fun and leisure activity. Concentrated clutter here may signify that you are taking
• Basement. A basement represents what’s happening in the foundation of your home life. Chaos or clutter in the basement (or foundation) energetically reflects a vague insecurity, a lack of confidence, not being as supported in life as you could be. Getting your basement in order is a great energetic support when you are going through transitions in life. • Attic. Attics are just the opposite. Being overhead, they are a symbol for the mind. A cluttered attic energetically creates a feeling of being under pressure and symbolizes thwarted optimism, or a lot of stuff “hanging overhead.” If you are feeling a sense of heaviness in your life, clear out the attic.
• Closets. Many of us throw our clutter into the closet rather than clear it up, especially when company comes to visit. Symbolically, closets represent that which is hidden, unknown or suppressed in our lives. When we fill our closets with clutter, we energetically stifle our intuition and likely live some part of our lives inauthentically. Clearing out the closet can be freeing and help us see answers to challenging problems in our lives.
New thoughts on “Clutter Clearing” Many people groan when I talk about clutter clearing, because it is an unsettling task, one most of us would rather avoid. Instead of thinking of clutter clearing as a burdensome “must do” chore, see it as one of the most effective, feel good, self-help tactics available to you. The best part is that you have full control of this project! Every book or item of clothing you donate and every knick-knack that you release to a new owner creates space in your life to experience more energy and move forward in an empowering way!

Home upgrades suited for the whole family T he American family continues to evolve, with multiple generations living under the same roof in more households than any time since the Great Depression. Of America’s 76 million households, 5.6 percent (4.3 million) were multi-
generational as of 2011, according to the U.S. Census Bureau. Homeowners are finding it’s more important than ever to ensure every home improvement project delivers benefits for every member of the family — children, parents and grandparents. Whether your family grows with the birth of a child or because a grandparent has moved in with you, here are some home improvement projects that are multigenerational family-friendly.
Adding/updating a bathroom Few household situations are as stressful as too many people sharing just one or two bathrooms. If your home population is growing, but you’re still making do with too few bathrooms, adding a bath or upgrading an existing one can make life more pleasant for everyone. What’s more, it’s a smart investment of your renovation dollars. If you decide to sell your home down the road, you can expect to recoup about 53 percent of the construction cost for a modest bathroom addition, according to Remodeling Magazine’s Cost vs. Value report. And a modest bathroom remodel
recoups about 64 percent of your investment. Finishing a basement or an attic bonus room If you’re looking for more usable living space, finishing a basement or attic bonus room is almost always easier than adding square footage to your home. A finished existing area can be a versatile investment, affording you the space to add a bedroom, bathroom, recreational room, home office or even a second kitchen a la in-law suite style. Upstairs, finishing an attic bonus room
can provide a well-lit and airy retreat with the inclusion of fresh air skylights. Downstairs, advances in basement finishing technology have compressed the timeframe of this once pricey and drawn-out home improvement. Remodeling Magazine says a basement renovation pays back more than 70 percent of its cost at the time of resale.

health of its occupants. Aging eyesight often needs better lighting and poor indoor air quality can affect everyone’s health, but especially that of young children with respiratory ailments such as asthma. One improvement that addresses both concerns is a skylight. When opened, an Energy Starqualified fresh-air skylight, like those made by Velux America, can help exhaust stale unhealthy indoor air and bring fresh air into your home. Skylights especially make sense
if you’ll be creating more inexpensive living space by finishing an attic. Add remote controlled solar powered blinds to solar powered fresh air skylights in your home and the products, as well as installation costs, are eligible for a 30 percent federal tax credit. hether the hot water heater shudders when your teenager takes a shower or the air conditioner just can’t work hard enough to keep Grandma cool in summer, upgrading key appliances in your home can significantly improve the comfort of all its occupants. What’s more, replacing older appliances with new ones can help you save money on your utility bills over the life of the product. Replacing an old water heater or air conditioner with an Energy Star-certified product can trim utility bills significantly. For example, according to EnergyStar.gov, replacing a central air conditioning unit that is 12 years old (or older) with an Energy Starqualified one could reduce cooling costs by 30 percent, and switching to a solar water heater could cut your water heating bill in half. Additionally, between now and the end of 2016, certain energy-effi-

Go On, Grab A Chair The search for a stylish, sophisticated chair doesn’t have to be difficult. Here’s a bit of reupholstery advice that will keep you on the edge of your seats
The other day, I talked to my upholsterer and was not surprised by what he told me: They’ve been incredibly busy reupholstering not old furniture, but brand-new pieces. The reason this didn’t surprise me was I’ve been doing just that for a number of my design clients. Sometimes the fastest way to get a project done is to take a piece of furniture that has the right lines, but the wrong upholstery, and swap out the fabric. This is an easy fix that not only saves a lot of time looking for precisely the right furniture, but it can also transform an ordinary new piece into a fantastic one. Chairs are a great example. If a chair is fully upholstered, it’s probably not worth the cost to reupholster the entire thing. But if it’s not, it’s often worthwhile to buy a more affordable chair and spend your money on a better fabric. Here are some tips.
v
Tip 1. Consider the quality Don’t go to the expense of reupholstering if the chair is not solidly built. I like to lift a chair to feel its weight, especially dining chairs. Quality furniture usually feels more substantial. Tip 2. Don’t be afraid to mix it up With exposed-frame pieces, you don’t need to have the same fabric on the top and bottom. One chair I found had exactly the right height and wood tone (see large photo). What it needed was interesting fabric to tie into my scheme — an eclectic beach house. I mixed my choices, putting a gold-tone fabric on top and a blue ikat on the seat bottom, and turned it 20 • JUNE 30, 2013
into a one-of-a-kind statement. Tip 3. Think outside the box Another client needed chairs for a waiting room. This chair (see photo at left) was perfect except for the seat back, which was a little too busy. I simplified the back and upholstered it with a more textural brown fabric to give it a sophisticated look. Tip 4. Choose the right fabric Upholstery fabric needs to be durable,
since it will be exposed to a lot of wear and tear. Look for durable tightly woven fabrics with a high abrasion factor of at least 15,000 double rubs.
So next time you’re looking for the right stylish chair, remember this: Sometimes it pays to look at the bones and see if you can make it more uniquely yours by restyling it.
To prolong the life of your fabric, it’s a good idea to get it treated by the upholsterer if it hasn’t already been treated by the manufacturer. I don’t recommend home treatment. Commercial-grade fabrics these days come in beautiful choices (the fabrics in these two photo examples are commercial grade). You might want to consider this for chairs that kids will use or that you’ll have in indoor-outdoor spaces.

Going the distance for homeowners BY VICTOR YEUNG here are so many things to consider and do before, during and after a renovation. For instance, finding the right contractor to not only control the flow of the project, but to get the fairest pricing for your project is key. That will help make sure the project goes according to plan and finishes within the time promised. CV Construction LLC is

just that type of company. A recent estimate turned project was due to that integrity, and we delivered the finished project ahead of schedule to exceed the clients’ expectations. We were the second company to give an estimate, but we gave the fairest and best price we could to the clients up front. After meeting with the clients for just 30 mins, they were ready to sign and finalize the contract the next day. The clients were in a rush to find someone to renovate the place because they had just purchased the condo and they had to leave to Texas for business. They had informed me that they wouldn’t be here for the renovation, but would be back two more times and hopefully by the time they came back the second time, we would have the project complete. From that point on, we communicated by phone, email, text and also by videos I took and placed online for the client to see the progression of the project. This made the project go very smoothly since they were so far away. From buying the materials locally and online, and the updates via any type of media, the project went smoothly and we had no problems along the way. CV Construction LLC strives to exceed the expectations of the homeowner with each project. We maintain an open line of communication so there are no surprises,

It’s not too early to prepare for the next rainy season N ot only do heavy rains often result in flooding, but they can cause other serious, long-term problems as well. Inadequate drainage can allow water to sit on the ground for days, which can create sanitation and health hazards, while water flowing too rapidly can cause a loss of ground cover and deep erosion. Many people in Hawaii have houses on slopes, and if water flowing downward through your yard isn’t properly routed, it can wash right under your beautiful home, eventually weakening its foundation. The key to a good drainage system is to have it move water quickly. Especially during heavy rains, you will want to move the water away from your home, whether you are on a slope or on flat ground. At LanaiScapes, experts are up to the task of installing drainage systems. They determine the best method for properly draining your property. This is important to help relieve the pressure from either heavy downpours or rain that continues for days, which can have the same effect as a single deluge if the ground can’t absorb or drain it fast enough. LanaiScapes uses a LEED drain system, which is considered the most environmentally friendly and sustainable of all drainage systems. It consists of a light PVC pipe — approximately 3 to 4 inches in diameter — that runs through a trench that is 12 to 18 inches deep. Having the ditch properly located is an important consideration to assure that water will flow into it.

After the ditch has been dug, the professionals lay in a filter fabric. A gravel base of about 3/4 inches is put on the filter, then the pipe. Gravel is put over the pipe, then another filter fabric. The trench is covered with dirt that contains organic matter. Since most soils in Hawaii have a clay base and are very heavy, the company puts a swell on top of the dirt and plants grass on top of the swell. The drain will catch a lot of the water from a rainstorm and the additional gravel will provide extra drainage. This will help alleviate the pressure of a heavy flow of water on your yard, whether it’s directly from a heavy downpour or water flowing downhill onto your yard. The drain has a port system, which serves to pull water into it when it is functioning properly and releases water out at the bottom end through a special pop-up system. LanaiScapes prides itself on being knowledgeable about the different environments in Hawaii and can custom
design any system, whether it is for drainage, landscaping or any other aspect of outdoor living. The company can help you make the best decisions by showing you the practicality as well as the cost of each of the options. Its goal is to create an outdoor space that will not only work best for your particular environment, but will bring you the most personal satisfaction. The team of dedicated professionals is committed to excellent customer service and looks forward to serving you.

While embracing life today, they fully recognize that in the future, their homes may need upgrades to help them live well and stay safe. The bathroom naturally gets the most attention and for good reason — it’s one of the most frequently used rooms in a home and also one with many hazards. Baby boomers are turning towards safer bathing options to support their changing lifestyle including walk-in baths, handicap accessible showers and other supportive furnishings. “Baby boomers value being able to live out their golden years to the fullest, and aging in place is a key component of that,” said Jim Quinn, installation manager for Premier Care in Bathing. “They are being proactive about making bathroom upgrades now so they can enjoy the benefits for many years to come.”
Quinn has helped countless people update their bathrooms to add modern style and comfort so they can age in their current home safely. Here are his top recommendations when upgrading your bathroom while keeping health, comfort and safety in mind. Safe flooring Cold, slick bathroom floors can be a major slipping hazard. When renovating a bathroom space, it’s wise to evaluate the flooring and, if necessary, replace it with an option that is both comfortable and safe. Some people choose to carpet the bathroom because it is warmer and eliminates the slip hazards of traditional hardwood or ceramic flooring, as well as the tripping hazards of rugs. Another option is slip-resistant, textured vinyl. Keep feet comfortable and add an upscale element to your bathroom
by incorporating radiant heat underneath. Walk-in bath Water and heat therapy can be ideal for arthritis and other aches associated with aging, making a bathtub an asset in a home. But as people age, it can be physically difficult to use a traditional bathtub. That’s why a walk-in tub is a wise investment. HUA XIA CONSTRUCTION JUNE 30 • 2013 25
Successfully finishing a job earns customers’approval BY KYLE GALDEIRA hether it’s building a brand-new home or implementing an addition to an existing structure, Hua Xia Construction is poised to handle the job. The family business is equipped to assist customers with everything from additions of full rooms or levels to kitchen and bath renovations, which represent some of the popular requests in recent months. Hua Xia also takes pride in its smooth finishing techniques, especially on various flooring applications, where experience and professional quality are vital. Xiang Feng Cao got his start in the construction industry while working as a carpenter in China. He eventually opened his own business and workshop there before deciding to move to Hawaii in 2000. The skillful craftsman worked for various local companies until deciding to build his own construction team. Cao, with the help of his son, Andy, formed Hua Xia Construction in August 2008.The company draws inspiration from historic construction projects in China and Japan that have withstood the tests of time, and remain solid structures today. Hua Xia aims to help its customers build or remodel their homes in similar fashion, and brings a desirable combination of style and durability to each job. As Andy explained, Hua Xia’s team of experienced workers receives a great deal of business via positive referrals and

According to homeowner Mike Matsukawa, “We recently found ourselves in need of a building contractor to remodel our bathroom shower. Not having any contractor in mind, I called Hua-Xia Construction LLC along with several other companies to inquire about this type of work. Save water, cut costs with efficient bathroom products T he market is flooded with toilets claiming “high efficiency” and “water savings,” but to truly see dollar savings, the fixture must work effectively. If you have to flush a toilet twice to get it to work, then you will obviously not save money or water in the long run. TOTO is the pioneer for U.S. water conservation and knows these facts very well. TOTO’s rigorous flushing performance testing methods have proven to be more extensive than current industry standards, helping to ensure one-flush performance and true water savings. The Grand Hyatt Atlanta found this out first-hand when it changed 460 toilets from its current 3.5 gpf (gallons per flush) models to the 1.28 gpf Eco Ultramax HET. This change alone resulted in a 3,253, 000 gallon per year savings. In recent decades, the Islands have seen water shortage warnings all too often. The clean pockets of water stored in Hawaii are related to rainfall, and these pockets can run low or even dry.The cost of drilling new sites, cleaning and chlorinating the
water from new reservoirs, and even desalination will all be costly issues that we have to deal with now and increasingly in the future. The majority of condo owners believe that water usage is of little importance, but the fact is that they pay the water bill via their maintenance fee. As potable water and sewer rates increase, our only defense is to reduce water consumption on an individual level. Toilets in an average home contribute to 33 percent of that home’s water usage with almost another 33 percent going to showers and baths. If changing from a 3 gpf or higher toilet, the water savings alone can actually pay for the cost of the toilet in less than two years whether to a homeowner or an association. This simple change can often take 8 to 12 percent off of the homeowner’s total water bill. Changing to low flow showerheads or faucets can reduce water
consumption even more and put additional money back into the homeowner’s pocket. A reduction in water usage can only happen with a higher quality, better performing fixture, and TOTO products definitely deliver on both. The Bathroom Store’s platinum showroom has the full line of TOTO toilets, high efficiency showers and faucets. Come by the store today and let the friendly staff help you stop flushing your money down the drain.

How to set the stage for a quick home sell A ppearances count, especially when you’re trying to sell a home. Even though the housing industry experts predict this spring will be a seller’s market, it’s important to grab every advantage when you’re trying to sell your home. Staging — decorating a house to appeal to the broadest possible range of buyers — can make the difference between a quick sale or a long, painful linger on the market. Fortunately, many of the most effective staging trips are also inexpensive, from a thorough cleaning to decorator details. Here are staging tricks that don’t cost a bundle:
Cleanliness counts Nothing turns off buyers faster than a dirty house. Before you list your house, give it a thorough top-to-bottom cleaning — something that costs nothing but the price of supplies if you do it yourself and a couple hundred bucks, tops, if you hire pros to do it for you. Don’t overlook little details like baseboards, ceiling fans, blinds and shower doors. Include decluttering in your cleanup efforts, and remove excess items from your home, even if you have to rent a storage unit to do it. Work those walls Painting is one of the cheapest, easiest
ways to help your home look fresh and great. Choose neutral colors that will appeal to the broadest range of buyers. Don’t forget that neutral doesn’t have to mean bland, either. Consider dressing up an accent wall, easily and cost-effectively with repositionable wallpaper or a removable wallpaper mural. Websites like MuralsYourWay.com offer a wide variety of repositionable wall coverings, called SmartStick, in a variety of designs. A patented adhesive makes it easy to install the mural — creating an eye-catching focal point for any room — and remove it later if buyers decide they don’t want it. It’s a great way to get a designer look at a fraction of the cost.

Spruce up your outdoor living space If you have a deck or patio, do whatever it takes to spruce it up, from power-washing pavers and deck boards to staining tiredlooking wooden decks. If you don’t have a patio or deck, and don’t want to spend a lot of money adding one, you can still create an appealing outdoor seating area. Mark off an area using stones or plastic edgers near the house or in a shady spot in the yard. Fill in with pea gravel or wood chips, then add an attractive bistro set — with umbrella — to create a pleasant seating spot. Brighten the bath Bathrooms and kitchens sell houses, yet many sellers are reluctant to sink any additional money into staging a bathroom. You
don’t have to spend a bundle to make your bathroom more appealing. After a deep cleaning, invest in some designer towels that only come out for showings. Put up a fresh shower curtain and get rid of those nasty area rugs that will make buyers think “germs.” Add a small vase of fresh flowers on the vanity. Bring in more natural light by removing blinds and ensuring privacy with removable film that makes windows look frosted. Have a bathroom that doesn’t have windows? You can really brighten it by placing a removable wallpaper mural on the ceiling.
Staging a home will make it more appealing to potential buyers and ensure you sell it faster. This article is courtesy of Brandpoint.

Chef-inspired tips for your kitchen f cleanliness is next to godliness — as the old adage goes — than a clean kitchen is simply a divine place to be. It’s the room in your home that gets the most intense use, so keeping your kitchen clean can be a challenge. You can make kitchen cleanup a bit easier if you take your cleanliness cues from professional chefs. In a professional kitchen, cleanliness is not only a vital health issue, it directly impacts the efficient operation of the kitchen and everyone who works in it. Here are four tricks professional chefs use to maximize cleanliness and efficiency in their kitchens:
etables, consider the value of task-specific countertop surfaces. Avid bakers, for example, can benefit from marble countertops because the material helps keep the dough cool. If such an installation falls outside your budget, consider a marble pastry board instead. Place it on the kitchen table to transform your eating area into an impromptu bake station. Bonus: rolling dough on a surface slightly shorter than standard 36-inch countertops provides a more comfortable, ergonomic experience.
Don’t touch From the culinary student who chops the onions for the French onion soup, to the chef that cooks the food and puts it on the plate, every team member in a professional kitchen knows that touch spreads germs. Home chefs can reduce the spread of germs in their own kitchens by minimizing the need to touch key tools, like the faucet. Touch-free faucets, like Kohler’s Sensate Touchless Kitchen Faucet, allow you to control the flow of water in your kitchen sink without ever having to touch a potentially germy surface. A state-of-the-art sensor allows the faucet to respond in 20 milliseconds, and eliminates the need for bare-skin taps or awkward waving to activate the sensor. To learn more about the latest in kitchen faucet design and technology, visit www.Kohler.com.
Work the triangle You may be familiar with the concept of the work triangle: arranging the refrigerator (food storage), sink (food prep area) and range (cooking space) in a triangle configuration makes the kitchen more efficient. But improving efficiency in your kitchen encompasses more than just the arrangement of these three key areas. Expand the concept to include other items that fall into each of these categories. For example, positioning the pantry beside the refrigerator ensures food is stored in the same general location — and increases the efficiency of your triangle flow. In short, the fewer steps taken to navigate the triangle, the more efficient it is.
I
Always be prepared In professional kitchens, staff use separate cutting boards
— and often utensils — for preparing meats, vegetables and fruits. Storing utensils, pots and pans according to their tasks facilitates quick and easy access when preparing food. Mis-en-place (pronounced meez-ahn-place), a French adage and popular chef ’s practice, involves gathering all ingredients and implements needed before cooking begins. With everything in its place, you’ll be able to move smoothly and efficiently through a recipe without halting food prep to dig through the refrigerator or pantry.

Avoid common mistakes when choosing a contractor C onsumer complaints and lawsuits regarding home improvements are on the rise according to Ripoff Reports; a homeowner that does not do their homework before embarking on a project could find themselves with poor workmanship, inferior products, health and safety issues or even legal problems. So what’s a homeowner in need of a fix up to do? Review these common mistakes people make when embarking on a home improvement project:
Mistake No. 1: Buying only on price Your home is probably one of the most expensive items you own, so making improvements is not the place to budget shop. “Make sure you are getting quality products professionally installed. A properly done home improvement should only have to be done once,” added Dave Harrison, chief marketing officer of Champion Windows, Sunrooms, Roofing and Home Exteriors. “And remember the old adage ‘you get what you pay for.’ ” Mistake No. 2: Not looking at long term investment benefits When your home project is done, you should be getting more than an upgrade to your home; you should also see an increase in your home’s value. When you do it right you can reduce energy and maintenance costs and increase comfort and pride in your home, and never have to worry about it again. or Seniount Disc

Mistake No. 3: Not knowing how to screen a contractor “I’ve seen many independently owned contractors close their businesses after a short year or two,” said Harrison. “When selecting a contractor to work with it is important to get a sense of who they are, what products they use and how long they have been in business.” According to Harrison, there are four essential questions to ask during this screening process: Who designs it? Who builds it? Who installs it? And who guarantees it? With these tips, finding the right contractor is much simpler. This article is courtesy of Brandpoint.

Geobunga welcomes the public to learn more about the GEO TO GO service on Saturday, July 6, at a free public seminar. Although seminars are free, space is limited and reservations are recommended at www.geobunga.com. Seminars are held at 9 a.m. at Geobunga Honolulu, 4299 Lawehana St., in Salt Lake and 2 p.m. at Geobunga Windward, 41-829 Kakaina St., in Waimanalo. “After each workshop, we noticed a growing number of attendees lining up to ask for advice on their specific gardening or design issues. Many would invite us out to their homes seeking design advice. Some didn’t have the time or physical capability to do the labor themselves, so GEO TO GO was born,” said Andrew Dedrick, Geobunga executive director. “We’re excited to offer a more personal service for our clients and very fortunate to have the design expertise of our resident workshop instructor Keola Kalama.” 32 • JUNE 30, 2013
Meet GEO TO GO’s designer Kalama is the lead creative force behind GEO TO GO. He has a background in floral and interior design and takes a holistic approach when designing each residential or commercial space — incorporating client personalities and considering one’s lifestyle when selecting each design element. “Think of GEO TO GO as the trimmings on a holiday tree or icing on the cake,” said Kalama, who serves as Geobunga’s lead visual merchandiser and creative consultant. “Clients come to us for a professional eye. We’re surrounded by these gorgeous flowers and plants every day and can offer useful tips on not only which plants will look great in your space and creative ways to arrange them, but (which ones) will work for your lifestyle.” GEO TO GO applications This service can help with the following: • Existing problems.
