Occupancy permit on file is for a two-story single-family home with the use of a 12 x 20 ft. deck. (April 2014) BBI sent notice. (May 2014) Landlord responded quickly to show only three people on the lease. (June 2014) Legal filed, coordinating with city solicitor while waiting to be scheduled in court. (August 2014) Scheduled for Tuesday, August 26th at 10am before Magistrate Ricciardi (1700 E Carson Street). OPDC will attend and the community is welcomed.

(Jan 2014) Movement at a halt because owner filed for bankruptcy. OPDC is on record as party of interest with attorneys. Councilman Gilman recommends speaking with state representatives about policy/process around cases like this. (Feb 2014) BBI is re-citing and taking back to court. (Mar 2014) BBI has re-cited and Inspector McPherson is processing.

PARTY: Five arrests made by University of Pittsburgh Police due in Municipal Court found guilty and made to pay a $100 fine, and three continued to June 24th. Property flagged under the Disruptive Properties Ordinance and owner is appealing (after Municipal Court hearing). (June 200-300 person party resulting in six 2014) Three cases continued to September 22nd. OVER-OCCUPANCY: Zoning: R1AH. Fu Chang arrests on 3/22/14 and revealing Occupancy permit on file is for a two-story single-family dwelling with two rear parking stalls Tsui over-occupancy attached. (April 2014) BBI sent notice. (May 2014) Since cited under Disruptive Properties, lease containing six people was submitted to Maria Bethel, who shared with BBI. (June 2014) Oakwatch coordinating with the city solicitor for yet-to-be scheduled Housing Court case. (August 2014) ZBA denied owner's variance request.

Graffiti increase
McKee Place resident has video footage of tagger. OPDC working with him to get property owner to file a police report. Officer Leshen reported at Oakwatch meeting she will take a look at footage, has since (MAR 2014) met with resident to file reports. (April 2014) Mayor Peduto is reviving the Police's Graffiti Task Force to work in conjunction with DPW's Graffiti Busters. OPDC volunteers have been documenting/submitting graffiti to 311. (May 2014) OPDC looking to implement South Side's Graffiti Watch model through a Love Your Block grant application (applied for July 18th).

Inside- occupied with Electric and Gas service shut off. Major water damage on top floor. Outside- Porch walls falling down, cars parked in backyard. Sidewalk littered with large chunks of cement, retaining wall falling down, front steps crumbling, and hole in roof in the rear of the house.
(May 2014) Commonwealth Court threw out most recent appeal. (June 2014) Owner applied for a permit through BBI to repair the slate roof. Working with ACHD to explore options of utilizing Mental Health Court.

Illegal dumping
White pickup truck "backfilling" the hillside with chunks of cement. (April 2014) Allegheny Cleanways to help clean this up. (May 2014) Dumping is on private property, so it is the responsibility of the landowner to clean it up. Inspector McPherson has site visit with owner planned. (June 2014) Neighbor snapped photo of white pickup truck with A.V.A. logo and shared with OPDC. BBI, DPW, and Police on the case. (July 2014) Zone 4's Officer Leshen and BBI Inspector McPherson met with property manager Craig Falk to outline specifically what needs cleaned. Some debris has been removed from the hillside but not all. "No Dumping" signs posted by property manager.
