New members get orientation from Coastal (Berlin, Maryland) – The Coastal Association of Realtors welcomed 28 new members during new member orientation on Thursday, May 12. New member orientation is a requirement for all members of Coastal. Attendees are introduced to services provided by the association. The class is held quarterly. “We are very excited to have a full house at our May orientation and welcome 28 new members to the Coastal Association of Realtors. “This class has a mix of both brand new agents as well as experienced agents who have recently relocated to the Eastern Shore and are now calling it home. Questions arise about eonomic outlook in 2022 (NATIONAL HARBOR, Md.)– Two years after enduring the devastating financial impacts of covid-19, the U.S. economy has made an impressive comeback, in large part due to a booming housing market. Inflation, mortgage rates slowing economy Continued from page 5 sector’s direction over the coming months. “Housing kept the economy afloat as home prices rose and buyer demand intensified,” Yun told 9,000 Realtors and industry experts in attendance at the 2022 Realtors Legislative Meetings during the event’s Residential Economic Issues and Trends Forum. “However, this year has already thrown some curveballs, including record-low inventory and unyielding inflation.” While housing supply appears to
be on the upswing as builders increasingly construct new homes, Yun says inflation will persist and in turn cause strain for would-be buyers. Additionally, other external economic factors will negatively impact the market, both indirectly and directly, he said. “The Russia-Ukraine war and escalating fuel prices have contributed to further housing unaffordability for buyers.” Yun explained that a more immediate impact for home seekers has been the rapid increase of mortgage rates, along with other anti-inflation-
ary actions from the Federal Reserve. “Mortgages now compared to just a few months ago are costing more money for home buyers,” he said. “For a median-priced home, the price difference is $300 to $400 more per month, which is a hefty toll for a working family.” NAR calculates purchasing a home is now 55 percent more expensive than a year ago. These rising mortgage rates and prices hurt affordability, and although wages are improving, Yun says they are “wiped away” due to inflation.
“Wages have risen by 6 percent from one year ago and that’s good news,” he continued. “But inflation is at 8. percent.” He estimates inflation will remain elevated for the next several months and that the market will see further monetary policy tightening through a series of rate hikes. Citing a five-month decline in pending home sales, as well as a drop in newly constructed single-family sales, Yun predicts the higher mortgage rates will slow the housing market.

Local market sees historic highs and lows (Lower Eastern Shore, Md.) – Last month, $400,000 was the median sales price for homes in Worcester County and that was a historic high. For the lower three counties combined, the median price was $325,000 which was also a historic high and at the same time our active listings and inventory stay at historic lows. The summer is almost here and buyers looking to move to the shore are going to have a hard time finding their dream home with the lack of homes for sale.
The median home price is 14 percent higher than it was in April 2021 and up 6.6 percent from last month March 2022. There are currently only 382 active listings in the lower three counties as compared to 471 in April 2021 and 1,329 in April 2020 when the pandemic began. In all three counties throughout April, new settlements were down 18.2 percent compared to the same time last year. Individually, new settlements throughout April were up by 17.2 percent in Somerset and 6.6 percent in Wicomico, and down 30.7
percent in Worcester. New listings in April were down 21.7 percent compared to the same time last year in all three counties. Individually, new listings were down by 21.4 percent in Worcester, 23.2 percent in Wicomico, and 17.5 percent in Somerset from April of 2021. Active listings in all three counties were down by 18.9 percent from April of 2021. Individually, there were 195 active listings in Worcester, 130 in Wicomico, and 57 in Somerset. The median days on market for April 2022 was 7 which was the same as
2021. “There are only so many ways to say we don’t have enough homes to sell,” said Coastal Association of Realtors President Grace Masten. “We have been talking about inventory for two years and it’s not getting any better. Prices are continuing to rise and fewer homes are coming to the market. “Summer and early fall is our busiest time, and we are losing people who want to move to the shore to other areas of the country because we Continued on page 12

Homes with ‘green’ features seeing rise in sales activity (WASHINGTON, D.C.) – The number of Realtors involved with buying or selling a property with green features has significantly increased in the past year, according to a recent study from the National Association of Realtors. The 2022 Realtors and Sustainability Report surveyed NAR members nationwide regarding sustainability issues currently facing the real estate industry. Half of agents and brokers surveyed said they helped a client buy or sell a property with green features during the past 12 months, a notable jump compared to 32 percent in 2021. Nearly two out of three respondents – 63 percent – said that energy efficiency promotion in listings was very or somewhat valuable. Over half of agents and brokers – 51 percent – found that their clients were somewhat or very interested in sustainability. And 35 percent reported that their multiple listing service features green data fields. Among those with green data fields in their MLS, the top ways they were used were to promote green features (35 percent), energy information (24 percent) and green certifications (13 percent). “Sustainability continues to play a

Sales of existing homes continue to decline (WASHINGTON) – Existinghome sales recorded a third straight month of declines, slipping slightly in April, according to the National Association of Realtors. Month-overmonth sales were split amongst the four major U.S. regions, with two areas posting gains and the other two experiencing waning in April. Yearover-year sales struggled, as each of the four regions reported dips. Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, slid 2.4 percent from March to a seasonally adjusted annual rate of 5.61 million in April. Year-over-year, sales dropped 5.9 percent (5.96 million in April 2021). “Higher home prices and sharply higher mortgage rates have reduced buyer activity,” said Lawrence Yun, NAR’s chief economist. “It looks like more declines are imminent in the upcoming months, and we’ll likely return to the pre-pandemic home sales activity after the remarkable surge over the past two years.” Total housing inventory at the end of April amounted to 1,030,000 units, up 10.8 percent from March and down 10.4 percent from one year ago (1.15 million). Unsold inventory sits at a 2.2-month supply at the cur-
rent sales pace, up from 1.9 months in March and down from 2.3 months in April 2021. “Housing supply has started to improve, albeit at an extremely sluggish pace,” said Yun. He also noted the rare state of the current marketplace. “The market is quite unusual as sales are coming down, but listed homes are still selling swiftly, and home prices are much higher than a year ago,” said Yun. “Moreover, an increasing number of buyers with short tenure expectations could opt for 5-year adjustablerate mortgages, thereby assuring fixed payments over five years because of the rate reset,” he added. “The cash buyers, not impacted by mortgage rate changes, remain elevated.” The median existing-home price for all housing types in April was $391,200, up 14.8 percent from April 2021 ($340,700), as prices increased in each region. This marks 122 consecutive months of year-overyear increases, the longest-running streak on record. Properties typically remained on the market for 17 days in April, equal to both the number of days in March 2022 and in April 2021. Eighty-eight percent of homes sold in April 2022 were on the market for less than a
month. First-time buyers were responsible for 28 percent of sales in April, down from 30 percent in March and from 31 percent in April 2021. NAR’s 2021 Profile of Home Buyers and Sellers reported that the annual share of first-time buyers was 34 percent. All-cash sales accounted for 26 percent of transactions in April, down from 28 percent in March and up from the 25 percent recorded in April 2021. Individual investors or secondhome buyers, who make up many cash sales, purchased 17 percent of homes in April, down from 18 percent in March and equal to 17 percent in April 2021. Distressed sales – foreclosures and short sales – represented less than 1 percent of sales in April, equal to the percentage seen in March and down from 2 percent in April 2021. According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage was 4.98 percent in April, up from 4.17 percent in March. The average commitment rate across all of 2021 was 2.96 percent. Realtor.com’s Market Trends Report in April shows that the largest year-over-year median list price growth occurred in Miami (+38.3
percent), Las Vegas (+32.6 percent), and Orlando (+30.7 percent). Austin reported the highest growth in the share of homes that had their prices reduced compared to last year (+6.8 percentage points), followed by Las Vegas (+5.3 percentage points) and Sacramento (+4.7 percentage points). Single-family and Condo/Coop Sales Single-family home sales decreased to a seasonally adjusted annual rate of 4.99 million in April, down 2.5 percent from 5.12 million in March and down 4.8 percent from one year ago. The median existing single-family home price was $397,600 in April, up 14.8 percent from April 2021. Existing condominium and co-op sales were recorded at a seasonally adjusted annual rate of 620,000 units in April, down 1.6 percent from March and down 13.9 percent from one year ago. The median price in the Northeast was $412,100, up 8.1 percent from one year ago. Existing-home sales in the Midwest grew 3.1 percent from the prior month to an annual rate of 1,310,000 in April, a 1.5 percent slide from April 2021. The median price in the Midwest was $282,000, an 8.7 percent
increase from one year ago. Existing-home sales in the South fell 4.6 percent in April, posting an annual rate of 2,490,000, which represents a decrease of 5.7 percent from one year ago. The median price in the South was $352,100, a 22.2 percent climb from one year prior. For the eighth consecutive month, the South recorded the highest pace of price appreciation in comparison to the other three regions. Additionally, the South is the only region to report year-overyear double-digit price gains. Existing-home sales in the West dipped 5.8 percent compared to the previous month, registering an annual rate of 1,140,000 in April, down 8.1 percent from one year ago. The median price in the West was $523,000, up 4.3 percent from April 2021.

erty value, compared to 30 percent that said they had no effect. The report also noted rising anxiety among Realtors about the effect of climate change and extreme weather events on their businesses. More than one out of three respondents – 34 percent – said they were very or some-
what concerned about the impact of extreme weather events on the housing market. Jessica Lautz, NAR vice president of demographics and behavioral insights, said that the increased focus on sustainability in recent years is a win-win for all homeowners.
“More sustainable homes bring benefits to homeowners like cost savings from energy efficiency, health benefits from improved indoor air quality, and increased comfort and durability from material use and construction, and may also increase resale value,” Lautz said.

Safety upgrades for seniors’ homes don’t cost fortune Many seniors want to spend as long as possible residing in the comforts of their own homes. According to AARP’s 2021 “Home and Community Preferences Survey,” more than three-quarters of U.S. adults age 50 and older prefer living at home. But getting older often comes with certain deficits that may not make current living situations the safest for seniors. Retirement Living reports that an older person is treated in an emergency room for a fall-related injury nearly once every 10 seconds. Falls cause millions of injuries and 32,000 deaths a year, according to the U.S. Centers for Disease Control and Prevention. Seniors may be affected by low vision, mobility limitations, cognitive decline, balance issues, and loss of muscle strength. Certain adaptations may be necessary if seniors want to stay in their homes, particularly in older homes that have not recently been renovated. • Change knobs to levers — This is an easy modification. Levers are much easier for individuals with arthritis or persons who lack dexterity in their hands. Everything from doorknobs to faucet knobs can be replaced with levers. • Create zero-threshold entryways — Zero-threshold entryways, also known
as flush entries, do not require crossing a lip or any raised barrier. They can appear on doorways and showers and make it easy for people who have mobility issues, as well as those using scooters, walkers and wheelchairs, to move about unencumbered. • Clear clutter/move obstructions — One inexpensive modification is to remove extraneous furniture and accessories. Such a change widens walking spaces in a room and accommodates walkers and wheelchairs. In addition, furniture can be pushed to the room’s perimeter to make moving around easier. It’s also important to remove area rugs, as they’re often tripping hazards. • Install grab rails and supports — Minimizing falls could come down to providing support in key rooms of a home. Adding grab rails in the bathroom near the toilet and in the shower can help a person use those facilities without assistance. Install a grab rail close to seating in the kitchen to add support. • Consider smart lighting — Motionactivated or darkness-activated lighting switches and fixtures can automatically turn on lights, thereby improving visibility. Economists note that this shift to remote working could be among the more lasting trends to emerge from the pandemic. Before investing in real estate, prospective investors should examine local trends to see if more and more locals are working remotely, and whether or not that’s affecting the market for rentals. • To flip or not to flip — Flipping properties gained popularity in the second decade of this century, but figures from the property database curator ATTOM Data Solutions indicates that returns on investments in flipped properties declined for the third straight year in 2020. Though flipping can still yield a strong return, investors may not realize the returns on flipped properties that they might have realized as recently as five years ago. Potential investors should conduct some research regarding real estate market trends, including flipping data where available, to make the most informed decision possible. • Condition of the property — Product shortages were another trend to emerge during the pandemic, and disruptions to the supply chain will not necessarily go away anytime soon. In
addition, the cost of various products associated with home improvements, including lumber, skyrocketed during the pandemic. The National Association of Home Builders noted that while lumber prices declined in 2021, the price of lumber packages quoted to builders remained high. That means real estate investors who invest in properties that will need work could be forced to pay a lot to fix these properties. And ongoing supply chain issues could extend the time it takes to renovate a property. Investors must be able to bear these costs and lag times to make the most off their real estate investments.
