Inventory problems in area making for seller’s market Lower Eastern Shore, Md. – Limited inventory is stalling activity in the Lower Eastern Shore’s real estate market, according to the latest numbers from the Coastal Association of Realtors. Active inventory in all three counties was down by 23.4 percent in May, compared to the same time last year. Individually, active listings were down by 23.3 percent in Somerset County, by 24 percent in Wicomico County, and by 23.3 percent in Worcester County. New listings that went on the market in May were up very slightly by 2.7 percent in Somerset, Worcester and Wicomico counties. Individually, new listings were down by 11.9 percent in Somerset and were up by 8.8 percent in Wicomico and by 1.6 percent in Worcester. New residential settlements were down overall by 21 percent in May in Somerset, Wicomico, and Worcester counties. Individually, settlements were up by 4.1 percent in Somerset and were down by 24 percent in Wicomico and by 21.9 percent in Worcester. Year-to-date settlements are also lagging compared to the same time last year. Overall, homes that sold be-
tween January and May of this year are down by 3.8 percent in all three counties, compared to the same time last year. Individually, settlements remained the same in Somerset, were down by 20 percent in Wicomico, and were up by 5.1 percent in Worcester. List prices reached an average of $255,824 in all three counties in May, which is 15.8 percent higher than the same time last year. Individually, the average list price was $175,669 in Somerset, $225,912 in Wicomico, and $365,892 in Worcester. Sale prices reached an average of $224,198 in all three counties in May, which is 12.3 percent higher than the same time last year. Individually, the average sale price was $183,839 in Somerset, $185,587 in Wicomico, and $303,169 in Worcester. Days on market was up 34.8 percent in May in all three counties, showing that homes are selling a bit slower than they were a year ago. “With low inventory and higher prices, it’s really a seller’s market right now, and it’s a great time to list your property,” said Coastal President Bernie Flax. “We still expect a very busy summer thanks to lower See INTEREST Page 16

State’s average home prices experience ‘robust’ increase Residential home prices climbed in May compared to the same period in 2018, according to housing statistics released by Maryland Realtors. Average home prices rose by 4.1 percent while the median price increased by 4.2 percent as compared to the same time in 2018. "The units pending (units under contract) jumped to 10,108 from 8,571 in 2018, while active inventory decreased from 3.5 months in 2018 to at 3.1 months in 2019", continued Tobin. A 6 month to 6.5-month supply is considered to be a balanced market. Of note, units sold experienced a drop of 1.8 percent due in large part to the drop in settled sales in Baltimore City as a result of the widely-reported ransomware attack. "The average and median housing sale prices both climbed at reasonable rates in May", said Maryland Realtors President Merry Tobin. Realtors foundation gives $7,000 in grants Seven organizations aided by awards from charitable fund operated by CAR Lower Eastern Shore, Md. – The Coastal Association of Realtors is pleased to announce that it has awarded $7,000 in grants to local charities through the Coastal Realtors Foundation. The following organizations received grants in the Coastal Realtors Foundation’s very first round of funding:
• Atlantic General Hospital Foundation – Campaign for the Future • Habitat for Humanity of Worcester County • Hope 4 Recovery • Life Crisis Center • Parsonsburg Volunteer Fire Department • The Cricket Center • Worcester Youth & Family Counseling Services The Coastal Realtors Foundation is a charitable fund held by the Community Foundation of the Eastern Shore. The association raises money
for the fund through an annual charity golf tournament as well as other efforts throughout the year. The fund is accessible to members of Coastal through an application process administered by the association and reviewed by a committee of members. Grant recipients must be 501(c)3 organizations and must be located in Somerset, Wicomico, or Worcester counties. “We started this fund last year as a way to support the charitable causes that are important to our members,”
said President Bernie Flax. “Coastal strives to support its members in every capacity, and now that includes assisting in their charitable activities and volunteer work. The members tell the association which local organizations they are supporting, and we help boost their efforts with this fund.” Applications are accepted quarterly, and the next deadline is August 15, 2019.
