Know basic real estate? A majority don’t Survey finds people have better info on Kardashians than how to buy a home Americans are as mystified by how real estate works as they are about cryptocurrency. A new Zillow survey finds most Americans know more about celebrity love lives, the Kardashians and the NFL than they know about the basics of buying a home. In the nationwide survey, the typical adult failed Zillow's basic real estate knowledge quiz, answering only two of five questions correctly. Financing is a crucial first step in the home-buying process, but it's also one of the most confusing. Two-thirds of survey respondents don't understand the benefits of getting pre-approved for a mortgage. Advantages of having pre-approval can include closing on a home faster, getting clear budget constraints and making an offer that's more attractive to a seller. A lower interest rate is not a benefit of pre-approval, as the majority of respondents believed.
When it comes to celebrity love lives, the Kardashians and the NFL, Americans are more in the know, even though their lives and finances aren't directly impacted. Determining a down payment amount and when private mortgage insurance (PMI) is required is an important financial decision to make when purchasing a home, as it can have a big impact on the monthly payment. Many survey respondents assumed PMI is required no matter what, but the only instance when it's not required is on a conventional loan with a down payment of 20 percent or more. Most U.S. adults correctly answered that a person's payment history affects their credit score, and that the purpose of an appraisal is to determine if the home is worth its purchase price. But when it comes to celebrity love lives, the Kardashians and the NFL, Americans are more in the know, even though their lives and finances aren't directly impacted. The typical survey respondent answered three of five questions correctly in each of these categories. Nearly 85 percent of respondents knew that Kim Kardashian has four children with Kanye West, and 70 percent correctly answered whom
Jennifer Lopez is now engaged to after first breaking up in 2004 (answer: Ben Affleck). And on the topic of football, the typical American knows a lot about Tom Brady; 71 percent of respondents knew that the popular quarterback left the New England Patriots to play for the Tampa Bay Buccaneers. The typical American is as baffled by real estate as they are by the complex world of cryptocurrency, answering just two of five questions correctly. "The real estate process can be complicated and confusing, but it doesn't have to be," said Amanda Pendleton, Zillow home trends expert. "By educating themselves on basic real estate fundamentals and hiring experts to help guide them through
the process, buyers can avoid costly pitfalls and put themselves in a stronger competitive position. “When it comes to picking the right home, real estate technology like interactive floor plans puts information closer to the average buyer's fingertips than ever before, helping them move quickly and with confidence." Here are five tips to help buyers through their home-shopping journey: • Understand what you can afford. Buyers should start with a mortgage calculator and online affordability tools to understand what goes into a mortgage payment and what they can realistically afford on a monthly basis. • See if you qualify for down payment assistance. Coming up
with enough money for a down payment is a common barrier to homeownership. • Get pre-approved for a mortgage — not just prequalified. It's a more extensive financial check, but pre-approval will give the buyer — and the seller — more confidence in the buyer's ability to finance the home. A new Zillow survey finds 86 percent of sellers prefer a buyer who has been pre-approved, as opposed to pre-qualified, for a mortgage. Buyers can start the pre-approval process online. • Shop around for a lender. Zillow research indicates some home buyers can save tens of thousands of dollars over the length of their loan by shopping around for the best mortgage rate.

Existing-home sales decline for fourth month WASHINGTON – Existing-home sales retreated for the fourth consecutive month in May, according to the National Association of Realtors. Month-over-month sales declined in three out of four major U.S. regions, while year-over-year sales slipped in all four regions. Total existing-home sales, completed transactions that include single-family homes, townhomes, condominiums and co-ops, fell 3.4 percent from April to a seasonally adjusted annual rate of 5.41 million in May.
Year-over-year, sales receded 8.6 percent (5.92 million in May 2021). "Home sales have essentially returned to the levels seen in 2019 – prior to the pandemic – after two years of gangbuster performance," said NAR Chief Economist Lawrence Yun. "Also, the market movements of single-family and condominium sales are nearly equal, possibly implying that the preference towards suburban living over city life that had been present over the past two years is fading with a return to pre-pandemic conditions."
Total housing inventory registered at the end of May was 1,160,000 units, an increase of 12.6 percent from April and a 4.1 percent decline from the previous year (1.21 million). Unsold inventory sits at a 2.6month supply at the current sales pace, up from 2.2 months in April and 2.5 months in May 2021. "Further sales declines should be expected in the upcoming months given housing affordability challenges from the sharp rise in mortgage rates this year," Yun added. "Nonetheless, homes priced appro-
priately are selling quickly and inventory levels still need to rise substantially – almost doubling – to cool home price appreciation and provide more options for home buyers." The median existing-home price for all housing types in May was $407,600, up 14.8 percent from May 2021 ($355,000), as prices increased in all regions. This marks 123 consecutive months of year-over-year increases, the longest-running streak on record. Properties typically remained on the market for 16 days in May, down

‘Homes priced appropriately selling quickly’ from 17 days in April and 17 days in May 2021. Eighty-eight percent of homes sold in May 2022 were on the market for less than a month. First-time buyers were responsible for 27 percent of sales in May, down from 28 percent in April and down from 31 percent in May 2021. NAR's 2021 Profile of Home Buyers and Sellers – released in late 2021 – reported that the annual share of firsttime buyers was 34 percent. All-cash sales accounted for 25 percent of transactions in May, down from 26 percent in April and up from
23 percent recorded in May 2021. Individual investors or secondhome buyers, who make up many cash sales, purchased 16 percent of homes in May, down from 17 percent in April and 17 percent in May 2021. Distressed sales – foreclosures and short sales – represented less than 1 percent of sales in May, essentially unchanged from April 2022 and May 2021. According to Freddie Mac, the average commitment rate for a 30-year, conventional, fixed-rate mortgage was 5.23 percent in May, up from
4.98 percent in April. The average commitment rate across all of 2021 was 2.96 percent. Realtor.com's “Market Trends Report” in May shows that the largest year-over-year median list price growth occurred in Miami (+45.9 percent), Nashville (+32.5 percent), and Orlando (+32.4 percent). Austin reported the highest growth in the share of homes that had their prices reduced compared to last year (+14.7 percentage points), followed by Las Vegas (+12.3 percentage points) and Phoenix (+11.6 percentage points).
Single-family and Condo/Coop Sales Single-family home sales declined to a seasonally adjusted annual rate of 4.80 million in May, down 3.6 percent from 4.98 million in April and down 7.7 percent from one year ago. The median existing single-family home price was $414,200 in May, up 14.6 percent from May 2021. Existing condominium and co-op sales were recorded at a seasonally adjusted annual rate of 610,000 units in May, down 1.6 percent from April and down 15.3 percent one year ago.

Tourney to benefit Realtors Foundation CAR Foundation has given more than $25K to charity since its 2019 inception
The Coastal Association of Realtors has announced that Engel and Völker of Ocean City is the presenting sponsor for the 2022 Coastal Association of Realtors Golf Tournament to benefit the Coastal Realtors Foundation. The event will be held on Oct. 13 at the Ocean City Golf Club Seaside Course at South Point. Shotgun start is at 1 p.m., and the
tournament is a four-person scramble with players of all skill levels welcome. The cost to participate is $400 per team. Players without a team are welcome to register for $100 and will be assigned. Teams who also wish to sponsor a tee sign will receive a discount. Prizes will be awarded for the best and worst scores as well as a variety of other achievements. Included in the cost of registration are green fees, golf cart rental, a swag bag, drink tickets, snacks, and a full dinner.

The Coastal Realtors Foundation is a charitable fund held by the Community Foundation of the Eastern Shore. The fund aims to help local real estate professionals support the causes most important to them. has given more than $25,000 to local charities in Wicomico, Worcester, and Somerset counties. “We are very excited to be hosting this wonderful event again,” said Coastal President Grace Masten. “This is our major event for our foundation and the support of this event means we can support the non-profits in our community that are doing such important work in all aspects of life. “The non-profits are chosen and championed by our members and we are so grateful to be a part of the work they are doing,” Masten said.
