Coastal Realtors Foundation awards grants The Coastal Association of Realtors has announced its award of $5,000 in grants to local charities through the Coastal Realtors Foundation during its latest round of funding. Since 2019, the Coastal Realtors Foundation has given more than $86,000 to charitable organizatons in Wicomico, Worcester, and Somerset counties. The following six organizations received grants in the Coastal Realtors Foundation’s latest round of funding: • Art League of Ocean City Diakonia. • Eastern Shore Alzheimer’s Association. • Habitat for Humanity of Wicomico County. • Smith Island United. • Village of Hope The Coastal Realtors Foundation is a charitable fund held by the Community Foundation of the Eastern Shore. The association raises money for the fund through an annual charity golf tournament as well as other efforts throughout the year. The fund is accessible to members of the Coastal Association of Realtors through an application process administered by the association and reviewed by a committee of members. Grant recipients must be 501(c)3 or-

NAR economist: rates will fall, sales will rise Elevated mortgage rates, high home prices and limited housing inventory are making the dream of homeownership difficult for Americans, according to National Association of Realtors Chief Economist Lawrence Yun. Yun shared his 2024 outlook during the Residential Economic Issues and Trends Forum in Anaheim, California. He said high mortgage rates and low inventory have dominated 2023, saying, “Twenty-year-high mortgage rates have held off home buyers. There’s also a lack of housing inven-
tory to sell, which means fewer opportunities for sales in the marketplace.” Yun said that home sales will likely decline by 18 percent this year, compounding a 17 percent reduction last year. Not helping are 30-year-fixed mortgage rates climbing to as much as 8 percent. He also pointed out that business spending is essentially flat and goods inventory is rising, meaning products are being produced but not getting sold. He also told the audience that the
consumer price index (CPI) is much calmer, indicating that the Federal Reserve should adjust its monetary tightening posture. “I believe we’ve already reached the peak in terms of interest rates,” Yun said. “The question is when are rates going to come down?” He believes rates will drop to between 6-7 percent by the spring buying season and anticipates that more sellers will enter the market. “Builders are back on their feet, up 5 percent in newly constructed home sales year to date,” said Yun. “Builders can simply create inven-
tory. In a housing shortage environment, builders are really benefiting.” He explained NAR’s advocacy efforts are working to help create inventory, but it will take time. “Pent-up sellers cannot wait any longer. People will begin to say, ‘life goes on,’” said Yun. “Listings will steadily show up, and new home sales will continue to do well. Existing home sales will rise by 15 percent next year.” Yun also said that international buyers have declined, but once they return to the market, there will be a boost in buying.
