Check your fall fix-up agenda Homeowners know that maintaining a home can be a year-round job. No home is immune to wear and tear, and homeowners who want to protect their real estate investments should try to stay two steps ahead to ensure their homes do not succumb to the elements or become outdated and unappealing to prospective buyers. Fall has become a season that’s synonymous with home improvement, but homeowners need not wait until the leaves begin changing colors to start planning their next projects before the weather turns cold. The following are a few items homeowners can add to their fall home improvement to-do lists.

Roof inspection

Less precipitation tends to fall during the warmer months than during the late fall and winter. As a result, homeowners may not be aware of leaky roofs until autumn has come and gone. But waiting until winter to inspect the roof can prove disastrous, as weather conditions will not be conducive to inspection and increased precipitation may result in potentially costly damage. Leaky roofs can be easily identified by looking for water stains on interior ceilings Once you see a stain, you can climb onto the roof to identify the location of the leak and fix it before winter rains and snowfall turn the problem into something much larger and much more expensive Inspect your ceilings for signs of leaking after a strong rainfall, and then address any leaks immediately.

Gutter cleaning

While some homeowners prefer to delay their gutter cleaning projects until late fall, those whose homes are surrounded by trees may need to schedule two such projects. Gutters clogged with leaves and other debris can cause serious roof damage, and that damage can extend all the way inside a home. In addition, clogged gutters make great nesting areas for insects or critters Always stand on a ladder when cleaning gutters, wearing gloves to remove items by hand and dropping leaves and debris into a trash can below. Standing on the roof and leaning over gutters greatly increases your risk of injury. If the gutters are clear when you first examine them in early fall, you can wait until later in the season to give them a complete and thorough cleaning. Once you have finished clearing the gutters, you can use a hose to run water through them and the downspouts to confirm everything is functioning properly.

Window and doorway inspection

Before temperatures start dropping once again, homeowners will want to inspect their windows and doorways for leaks. Over time, cracks can develop around windows and doorways, and while such cracks are rarely noticeable when the weather outside is warm, they can be quite obvious and very costly if they remain unsealed come the start of winter. Cold air can enter a home through cracks around windows and doorways, and many homeowners who don’t suspect leaks may respond by turning up the thermostats in their homes. That can prove quite expensive over a full winter.

Realtor Safety Month leads to advice on caution Survey shows 33 percent of Realtors across country have experienced fear In observance of National Realtor Safety Month in September, the Coastal Association of Realtors has been distributing safety information to its members and encouraging them exercise caution to reduce their risk of being targeted by predators. Throughout the month, the association has been sharing safety tips with its members via social media and weekly newsletters on topics such as open house safety, garage safety, cyber security and home security. more. The tips were compiled by the National Association of Realtors. “Realtors don’t always know the people they meet for showings, so it’s very important that they take precautions to protect themselves,” said Coastal President Bernie Flax. “It’s also important that our members share safety protocols with home buyers so they know what they may encounter when working with a Realtor. “There are good reasons that an agent may ask for your driver’s license or tell you they’d prefer not to

carpool to a listing. All these measures are put in place to protect the Realtor and the client.” The Realtor safety issue was pushed into the national spotlight in 2014 after Arkansas Realtor Beverly Carter was kidnapped and murdered while showing a home to a person whom she thought was a prospective client. Last month, a man was arrested in Colorado after he posed as an interested buyer at an open house and, once he and the Realtor were upstairs in the master bedroom, he threatened her with a knife, rope, and bear spray.The Realtor was able to escape. According to NAR’s 2018 member safety report, 33 percent of respondents experienced a situation that made them fear for their personal safety or the safety of their personal information. Many of the respondents reported that they carry a self-defense weapon, with the most common being pepper spray, followed closely by a personal firearm About 71 percent of the participants said their brokerage has standard procedures in place for agent safety. It always pays, however, to be careful.

Inventory continues to drop, while settlements increase Lower Eastern Shore, Md. – Despite a continued decline in available housing inventory, the Lower Eastern Shore saw an increase in home sales in August, according to the latest numbers from the Coastal Association of Realtors. In all three counties throughout August, new settlements were up 5.3 percent compared to the same time last year, and year-to-date settlements were up 0.7 percent. Individually, new settlements throughout August were up by 10.4 percent in Worcester and by 12.5 percent in Somerset. New settlements were down by five percent in Wicomico. YTD settlements were up by five percent in Worcester and by two percent in Somerset, but were down by 7.4 percent in Wicomico. Inventory remained down in August, as the tri-county area as a whole saw a 27.1 percent decrease in active listings and no change in new listings compared to the same time last year. Individually, active listings were down by 22.7 percent in Worcester, by 36.6 percent in Wicomico, and by 27 percent in Somerset. New listings were down by 9.4 percent in Wicomico and were up by 4.3 percent and by 12 percent in Worcester and Somerset, respectively.

The average list price for the lower shore was $229,066, which is 5.5 percent higher than this time last year. The average sale price was $210,377, which is five percent lower than this time last year. The average cumulative days on market for August was 118, or 1.6 percent lower than the same time last year. Individually, days on the market increased by 55.2 percent in Worcester and by 24.3 percent in Wicomico, and decreased by 40 percent in Somerset. “Historically low interest rates are really pulling buyers into the market, as we can see from August’s increase in sales,” said association President Bernie Flax. “We will continue to struggle with inventory as this demand gets stronger and stronger.” The association’s monthly local housing statistics are pulled from the Bright Multiple Listing Service, which represents the activity of over 1,000 local Realtors in Somerset, Wicomico, and Worcester counties, as well as 85,000 real estate professionals across the Mid-Atlantic. The Bright MLS service area includes Maryland, Delaware, New Jersey, Pennsylvania, Virginia, Washington, D.C., and West Virginia.

Realtors issue Salisbury election endorsements The Coastal Association of Realtors has announced its endorsements in the Nov. 5 Salisbury City elections. For mayor, Coastal endorses incumbent Jacob Day for reelection. In Day’s first term as mayor, he and the City Council worked together to improve Salisbury’s economy and housing market exponentially. Since Day was elected, the city has seen its first single-family housing starts in a decade, with more than 100 new homes built and many more permitted for construction. The city has experienced four years of steadily climbing property values,

and no increases in city property taxes over the last three budgets. The city has enacted a moratorium on all fees for construction of singlefamily homes, which means more than $15,000 in savings per home. For the last four years, the city has waived its Equivalent Dwelling Unit fees for connecting water and sewer lines to new construction, which applies not only to single-family homes, but to all new construction. Thanks to the city’s efforts, Salisbury has seen over $190 million in new construction, both residential and commercial.
