A LEGACY IN MOTION

Al Adrak Trading and contracting has witnessed the sand of time in Oman’s construction and real estate sector and has stood strong and smartly adapted to the current times. Humbly, started by Dr. Thomas Alexander, 40 years ago, Al Adrak group now is headed by his son Dr. Aadil Alexander, Executive Director of the company. In an exclusive conversation with Swathi Suresh, Dr. Aadil deep dives into Al Adrak’s legacy, their current projects and its future vision.

Tell us about the legacy of the Al Adrak Group in Oman. How has the company achieved the milestone of 40 years of excellence?

It's quite simple. We come from a humble background. We started the business in 1985 and next year we are turning 40. We began as a contracting company. Still, as a group we try to bring in solutions to whichever sector that we are working with. So I think to sum it up, in terms of a legacy we try to keep all our projects in terms of quality deliverables. That's of prime importance. And the second thing is in terms of empowering our group. All our employees are empowered. They are given top tier training to elevate themselves. So even if it's locals or expatriates, whoever comes to our company they should be value driven. So that's the legacy that we want to achieve and that's what we want to look at as well in the next 40 years. And I think these are the two factors that we started off with

and we still have those values very much embedded in the organization.

As the new generation taking over the business, are there any traditional business practices that you continue to follow?

Well it is not exactly traditional per se, as a business family we have to be very much adaptive to how the world or market reacts. Because there are always new methods that's coming in, new strategies, new types of business acquisition or value proposition. So we ask ourselves, are we giving that sort of empowerment to our employees? And this thought begins from the Chairman himself, who is my father. My sister and I both were given that upbringing to always envision the bigger picture. My father always used to say, “never go for short term gains”.Thus, as the current generation in a legacy business, we look at the bigger picture and the value we can add, both to ourselves and the company. And what we can contribute to the community.

What is the 'Aadil touch' that your employees famously refer to?

I don't think there is an 'Aadil touch' as such. It's essentially a team-building strategy we strive to adhere to. They receive training and guidance, among other things. Thus, all our engineers are outspoken and highly efficient in terms of deliverables. In our household, we discuss business so extensively that it becomes a lifestyle.

It’s basically a team building strategy we try to adhere to. We allocate responsibilities to our young workforce and enable them to lead. For example,for a new Engineer graduate, a corporate would give maybe one to two years under a senior engineer. They get the training, they get the guidance etc. At Al Adrak, we give them a seat at the table and the opportunity to say whatever comes to their mind, the insights that they can provide. So all engineers are outspoken and very efficient in terms of deliverables.

One strong business/entrepreneurial advice your father has given and you ardently practise in your day to day work?

The conversation between my father and I over the last couple of years has always

been about work. Hailing from a business family, you can't have a 9 to 5 job. You're thinking about the business 24x7. So in our household, we always converse about business so much that it's a lifestyle. So that's how we were taught and I think that sort of approach will definitely make us different and as an entrepreneur, if you want your company to scale up, this is the approach that needs to be taken.

Tell us more about Al Adrak’s involvement in the Sultan Haitham City project?

Al Adrak contracting has been around for 40 years now. We now have Adrak Developers which is our real estate arm. We want to get ourselves involved in sizable real estate projects.

We want to use our qualitative project management methods, our same approach, our fast and efficient methods to complete projects on time for our real estate vertical. We are transitioning ourselves to being a major developer in the region. So, when the Ministry of Housing announced that they are coming up with the Sultan Haitham City project, we were actually excited to be a part of it. Thus, they aimed to avoid encapsulating a specific area, declaring it freehold, and merely inflating the prices.

The project Yenaier in Sultan Haitham City entirely is conceived by our group, and Adrak Developers will be the focal point in that. It's purely based on a multicultural society. It's a very aesthetically appealing design and urban plan. It has the perfect mix of high end retail spaces with a community value approach, and the residents will get world class amenities as well. Sustainability is a major part of this project. So that's why we look at materials which are environmentally friendly.We did the pre-launch for Yenaier in the Urban October Expo and we are launching it in Q1 of 2025.

This is the primary reason we wanted to participate in the Sultan Haitham City project.

Please highlight the USP of your flagship Hai Al Naseem project in Barka.

Hai Al Naseem is part of Surouh. The Surouh initiative, ideated by the Ministry of Housing and Urban Planning in 2019, enables Omanis

to own a house. Thus, in phase 2, we aim to encourage more locals to purchase these units. We are also looking to expand this project into Phases 4 and 5 soon. The focus is primarily on wellness.

This project is the first of its kind where it brings in a gated community living with 1051 units that comprises villas, detached villas, twin houses and apartments. So it's a diverse community. We started this journey from 2019 onwards and we built the first phase of the project which is around 220 units.

We launched the 2nd phase of Hai Al Naseem during the Urban October Expo. We are indeed very proud to say that Phase 1 of this project has been sold out completely.

So phase 2 is where we want to encourage more locals to buy these units. And we are in discussion with the Ministry of Housing to bring in a freehold investment factor to the project as well where it's very much appealing for expatriates also to buy properties. We are also looking to expand to Phase 4 and Phase 5 soon in this project.

You have recently partnered with Zen Developers, another long standing Developer for a residential project in Muscat Bay. What are the key highlights of this project?

As an organization, we are transitioning into a developer. So we want to associate ourselves with very boutique developers or niche developers who actually value sustainability in their projects. So Zen Residences at Muscat Bay is a collaboration project between us and Zen Developers. They are currently doing the first phase which consists of 4 towers which is 30 minutes from the city with a breathtaking view.

The highlight of these residences is the ecofriendly approach to build the community.All the materials that are involved in this project will be sustainable. It is more about wellness. It takes care of mental and physical well being. And they have a lot of plans to make this project into a 360 degree community for the investors and buyers to purchase. When you are investing in Zen, You invest not only in the house but also for the holistic experience. The project is due to complete in 2026.

As a veteran in the Construction and Real Estate industry, how do

you enable and practise sustainable initiatives in your projects?

I think the construction industry is one of those industries that is environmentally polluting. It has that embedded in several parts of that industry. It is a challenge given the nature and vastness of this sector. But as a contractor, we always feel that in terms of any sort of civil, mechanical, electrical material that we choose, we want to make it more environmentally friendly.

So green projects are what the Ministry of Housing and Urban Planning is also emphasizing largely in the country. So they are making sure that all the new tender also have green initiatives in place. So we

as a group understood this maybe around 15 years ago and we thought of enriching our employees or our departments of this sustainable practice. In 2023, we declared a no paper policy at our office. So we took a giant leap making sure all the departments across all our branches are following this practice. It is a simple initiative and all our employees are very much supportive in this regard. So many small practices like this, we try to keep all our initiatives and systems in check.

The Ministry of Housing and Urban Planning has a major vision to develop infrastructure, real estate, community living in Oman and bring in the best, world's best standards

with sustainability of construction. So, can you just take us through that vision and how is Al adrak contributing to the bigger national vision?

Our relationship with the Ministry of Housing, Hai Al Naseem and when they announced Sultan Haitham City when they gave a small sneak peek in 2023. We got involved with the spatial strategy that they adopted in basically planning smart cities. Spatial planning is a very integral part to bring in sustainable real estate growth. So, they didn't want to basically encapsule one particular area, make it freehold and just hype the prices.

So during this, the ministry identified 6 different smart city areas as, Oman is blessed with a lot of visual appeal and brilliant topography. This process involves a lot of data crunching and analysis and NASDAHER provided these data from various countries and regions.

NASDAHER views Oman as a fantastic and lucrative tourist destination or investment location. So, they took in feedback of the Sultanate as a region and with AI modelling and other technological surveys,they have provided us a whole spectrum of spatial strategy to launch different sustainable projects. This is a long term 15 year plan beginning from 2024. You will not be witnessing an upswing and a downswing like our nearby regions. Oman wants to slowly build and it is slow burn process.

This is the sole reason why we wanted to be a part of Sultan Haitham City. We also have subsequent discussions with the Ministry of Housing and Urban Planning for other locations as well.

What is the future vision for Al Adrak from hereon ?

Well, on a positive note, we are growing within the region. So right now we have a presence in the UAE market and a presence in Saudi Arabia as well and that is our prime focus.. And as I mentioned before, Al Adrak has diversified not only from contracting, we want to have a presence in healthcare, hospitality, and of course, a little bit of technology driven investments also. We are getting into venture capitalism as well. So these are the few sectors that we want to focus on in the next upcoming 5-10 years.

BUILDING THE NATION

Al Adrak reveals the future of Oman with the launch of its latest project, ‘Yenaier Residences’ With 4 decades of value added to the Sultanate, Al Adrak Trading and Contracting’s latest collaboration with the Sultan Haitham City project introduces the prestigious and luxurious Yenaier Residences. Yenaier is 125,000 sqm of innovation and more, which Executive Director Dr. Aadil Thomas Alexander unveiled at the Urban October Conference and Home & Building Expo.

For the Community

Project “Surouh” was conceived as part of the Government's vision to provide quality homes to the citizens of Oman.

Surouh would offer a feasible alternative by providing quality housing for the citizens, eligible for the housing land. These projects will be integrated communities with infrastructure and community service facilities including mosques, commercial complexes, health centres, public parks, outdoor sports facilities etc.

Hai Al Naseem, the first Surouh Project will be developed in an area of 355,000 sq.m in Barka near the Wali Office. The project will house 1051 residential units designed in an ecosystem that balances nature and tradition with modern living standards.

Hai Al Naseem boasts of a quality which is not achievable with conventional individual house construction that is carried out by end users. The superior quality in design, development & construction has been made possible because of the unique business model. Hai Al Naseem is unique & attractive and totally beneficial to the end user mainly because the quality and lifestyle is comparable to premium developments and the costs are much lower. The prices are in the affordable segment because

of the scale of the project and also the subsidy amount Government has offered to the end users who are in the waiting list for the government land.

Sotheby’s to move to new headquarters in the heart of Paris’s art fashion and luxury district.

Sotheby’s today announces its forthcoming move to “83 Rue du Faubourg SaintHonoré” in the heart of Paris’s art, fashion and luxury district. The relocation of its Parisian headquarters, which will take place in mid-October, marks a milestone in the positioning of Sotheby’s in France, and highlights the auction house’s commitment to Paris.*

Spread across 3,300 square meters on five floors, the new flagship Paris building is an ever more effective tool at the service of the artworks and the display of prestigious collections. Sotheby’s new Parisian home will be open and convivial, offering an

enhanced experience to clients. A new must-see Parisian address, Sotheby’s will also be offering master classes, events, as well as elegant and welcoming relaxation and dining areas.

The opening of this new location is aligned with the company’s global strategy. It coincides with the imminent opening of Sotheby’s Hong Kong in July 2024 and precedes the 2025 move of Sotheby’s New York to the Breuer building, once home to the Whitney Museum of American Art. By choosing a landmark location in the beating heart of every city, Sotheby’s reinforces its role as a global player in the worlds of art

Located on the corner of Avenue Matignon, the buildings that once housed the Bernheim-Jeune gallery in 1925 have now been transformed into a 21stcentury urban cultural site dedicated to art and luxury with Sotheby’s pioneering character and dynamism resonating with the avant-gardism of Bernheim-Jeune. The faithful

restoration of existing buildings, the conservation of pre-existing Art Deco elements (wrought-iron and curved glass external doors, railings, brass handrails, mirrors, mosaics, wood cladding and parquet flooring), and the commissioning of new monumental chandeliers of rare elegance with subtle lighting effects, lend these spaces a patrimonial yet also innovative dimension. The architectural works have brought together a variety of artistic professions – from journeymen stonemasons to metalworkers, light designers and landscape architects – under the leadership of Architecturestudio, accustomed to this type of demanding renovation; and of Degaine, which took part in the restoration of the Hôtel de la Marine in Paris.

The architectural illumination of the building’s facades will enhance the presence and visibility of Sotheby’s in its environment in the heart of Paris.

With its welcoming transparent windows on Avenue Matignon and the Rue du Faubourg Saint-Honoré, the new Sotheby’s headquarters is open to the outside world. On the ground floor, the auction room and exhibition galleries are connected to the public space via the street windows. They invite amateurs to enter the building and take part in the auction experience – a clear departure from the customary image of “behind closed doors sales.” Access to the exhibition of works for auction are free and open to all. These spaces benefit from natural lighting provided by the atrium’s faceted glass roof, which extends over three levels.

This auction room, which seats 200 (240 m2), designed in collaboration with Architecturestudio and the team gathered around Mario Tavella, is characterized by its 1925 “Parisian chic” ambiance –accentuated by the choice of materials sourced from local distribution channels, such as Burgundy stone, eucalyptus wood and solid brass. The atrium’s suspended galleries, which open directly onto the auction hall in the style of “loges” [opera boxes], allow direct views from the various floors, including the café, making it unique, exceptional and immersive.

The exhibition rooms, spread across the ground floor and on three levels, cover a total surface area of 1,275 square meters. All feature natural lighting, with artificial light added to evenly illuminate the works.

The quality of these spaces and their equipment make them adaptable and transformable.

On the upper floors is the Salon – a “luxury showroom” offering unique and exceptional objects for sale at fixed prices – another major Sotheby’s innovation in this luxury district. Warm, intimate spaces are also dedicated to private sales, which have been expanding rapidly for several years.

Clients can spend time in the wine cellar, with its tasting area, and in the first-floor café, where they will also be able to taste the rare wines.

Accessible, welcoming and adaptable spaces will enable the organization of concerts, parties, conferences, cocktail parties, fashion shows and dinners. Stateof-the-art scenographic and technical equipment will enable Sotheby’s to showcase a wide range of works and objects.

In addition, the open-space offices of Sotheby's teams, who will be brought together, will optimize exchanges during auctions, exhibitions or scheduled events. The grouping of all staff under the same roof and in the same “house” will allow a smooth, speedy, and wellrun operation, benefitting the clients. The sales and exhibition areas, private lounges and café are all accessible to people with reduced mobility.

The IMF forecasts an even higher GDP growth of 2.7 per cent by year-end, indicating a recovery from previous slowdowns.

The total value of real estate transactions in Oman reached RO 1.41 billion during the first half of 2024, a marginal increase of 0.5% compared to RO 1.4 billion in the same period in 2023. This small growth reflects a steady market, despite fluctuations in specific areas.

According to data released by the National Centre for Statistics and Information, the fees collected for real estate transactions amounted to RO 32.3 million, down 3.5% from RO 33.4 million collected during the same period last year. The value of sale

contracts traded stood at RO 545.6 million for 32,596 contracts, showing a slight decrease of 0.9% compared to last year.

Mortgage contracts saw a 0.5% increase in value, reaching RO 856.7million for 10,028 contracts, compared to RO 852.1million during the first half of 2023. The number of swap contracts rose significantly – 52% – for 671 contracts valued at RO 7.3 million from RO 4.8 million in 2023. The number of properties registered dropped 7% from 117,870 in the first half of 2023 to 109,666 in the first half of 2024. In contrast, the number of properties registered to Gulf

URBAN DEVELOPMENT

In a move to boost the sultanate’s economy and stimulate its sectoral development, the Ministry of Housing and Urban Planning (MHUP) has sanctioned 151 new projects to be implemented by companies to be chosen through auctions.

This move – announced on the Tatweer platform – aims to foster commercial and agricultural advancements and improve land-use efficiency across various regions, the ministry stated.

In collaboration with the Ministry of Agriculture, Fisheries, and Water Resources, MHUP has introduced 89 new investment opportunities focused on agriculture.

The projects will cover over 9mn sqm of land across various governorates. Seventy agricultural ventures, ten livestock projects,

seven water sector initiatives, and two fisheries projects will be implemented under this head, ministry informed, adding that its goal is to enhance Oman’s food, water, and livestock security through the adoption of modern and innovative scientific methods, aligning with the national development strategy for the governorates.

Additionally, MHUP has launched 62 development projects via bidding on the Tatweer platform. These developments include two commercial projects, three commercial-cum-residential areas, and 57

industrial zones, collectively totalling more than 100,000sqm.

To participate in the auctions, applicants must be Omani nationals aged over 23 years, or companies with at least 30% Omani or GCC citizen ownership.

Applications must be submitted electronically with personal identification or commercial registration numbers, and a refundable deposit of RO500 for each.

The total traded value of properties in the Sultanate of Oman recorded a rise by 5.4 per cent by the end of August 2024 to reach OMR1,933,200,000 compared to OMR 1,834,800 over the corresponding period in 2023, according to the data released by the National Centre for Statistics and Information (NCSI).

Fees collected for legal transactions amounted to OMR 43.7 million till the end of August 2024, comprising an increase of 0.2 per cent compared to the corresponding period of 2023.

BUYING REAL ESTATE IN OMAN

Oman’s real estate market has witnessed steady growth. In particular, the government actively encourages foreign investment in free zones and industrial areas by offering zero property taxes.

Foreigners can buy property freehold in Oman in specially designated Integrated Tourism Complexes (ITCs) and certain commercial buildings that have been authorized by the Ministry of Housing.

Several of the most notable ITC developments include Muscat Hills, Saraya Bandar Jissah, and Shangri-La’s Barr Al Jissah Resort.

In short, buying land in Oman as a foreigner is possible, but you can’t sit on the plot for an extended period of time and “landbank”.

Foreigners can’t indefinitely hold undeveloped land in Oman though, and are generally given four years to start construction.

The Ministry of Housing and Urban Planning may extend this period if needed. However, they’ve been known to put the land up for auction if a foreign buyer doesn’t use it within the allotted four years.

Foreign nationals also aren’t allowed to purchase property in certain restricted locations in Oman either. This includes areas near military bases and historic buildings.

Currently, some of the most popular locations to invest in Oman’s real estate

market include Muscat, Salalah, and Sohar.

The cost per square meter in these wealthy neighborhoods range from OMR 300 on the cheapest end to OMR 1000 at the most expensive.

And of course, since it’s Oman’s capital and largest city, buying property in Muscat is far pricier than anywhere else in the country.

The Diplomatic Area is especially prime. In fact, it’s the most expensive place to buy real estate in Oman. Homes for sale near the Muscat Grand Mall is also in very high demand.

PRIVATE EQUITY AND SME IN OMAN

Oman’s venture capital industry is on the ascent, targeting key sectors such as tech and healthcare.

While private equity in Oman isn’t a huge sector, there’s plenty of support from business and government alike here.

The resort is also accessible from Dubai with a scenic 6-hour drive or a short domestic flight to Muscat followed by a picturesque drive to the mountains.
