There’s Something in the Air
The optimism that charged this year’s Annual Conference and Awards signals a new day for OHBA.

You can always expect an air of celebration at the Ontario Home Builders’ Association’s Annual Conference and Awards of Distinction. From the residential construction industry’s most veteran movers and shakers to conference newcomers, the mood of attendees is predictably upbeat and energetic. There’s the recognition of the outgoing OHBA Chair’s accomplishments and a gala to welcome the incoming man or woman. There’s the
ritual interchange of ideas, invaluable networking, and two days of expert seminars to share industry updates and explore best practices in everything from construction to business development.
But there was something more this time around. Beginning with the preliminary board meetings at the host Fallsview Casino Resort in Niagara Falls and the spirited atmosphere of the opening reception at Niagara Distillery, right on through the sold-out Awards of
Distinction, there was a palpable sense of excitement and optimism at the 2024 OHBA Conference presented by Enbridge Gas. Board members and past presidents could be overheard talking about the swift and precise nature of new CEO Scott Andison’s implementation of policies and significant staff additions. “I expected to be restrained at some point with all the changes being made,” smiled Andison. “But the board did not do that. They gave me the go-ahead the whole way.”
Apart from his extensive recent hires, Andison’s Fireside Chat with incoming Chair Mike Memme and outgoing Chair Dave Depencier also showcased a new membership video that will help OHBA chapters recruit new members and encourage existing ones to become further involved. Noting the provincial association’s new office and a revamped website coming in 2025, Andison spoke of how, for the first time, housing demand and affordability are atop the agenda
at all three levels of government. That was certainly evidenced by the unprecedented representation from the Ontario government, with Minister of Municipal Affairs and Housing Paul Calandra kicking off the conference, and a keynote address at the Chair’s Gala from Minister of Labour, Immigration, Training and Skills Development David Piccini. An ebullience washed over the event, enveloping senior staff and newbies alike. Elsa Batten was among the first-timers at this year’s conference caught up in the wave. A Project Concierge/Designer and Adaptiv Home and NetZero Specialist with Spotlight Home and Lifestyle in Lakefield, Ontario, she represented her company at the request of Spotlight founder Garnet Northey—and the experience made an impression.
“Being here around this energy and being able to be part of a collaborative group like this is bringing home everything you hear but don’t really get to feel at the local level—especially in a smaller local,” Batten said on the dawn of the final morning, with a day of building science-focused programming still ahead. “I started to chum around with a group of other renovator companies—they’re a
pretty tight-knit group and are all so experienced and have such a wealth of knowledge to bestow upon everybody. They are so free with information sharing —‘What do you wanna know? No question is too small.’
“It has fully energized my motivation to encourage others to be as involved as they can, and it has invigorated me to get involved more deeply at a local level, and maybe at a provincial level one day,” Batten continued. “At the next event, I hope to bring more to the table, having become more deeply involved locally in Peterborough and The Kawarthas.”
OHBA Past President Rick Martins has long sung praise for the value the Annual Conference and other OHBA events can bring. “The membership and experience within OHBA and the willingness to share is incredible,” he says. “My membership fee for the Brantford HBA when I first started was $1,000. But the knowledge and experience, the people I met and the connections I’ve made have probably brought hundreds of thousands of dollars to the business. And that’s not even including the lasting friendships I’ve made.”

David Horton Award a Shock to DeCator
Fred DeCator went out with a bang— more so than he expected. Slated to retire at the end of October after over 35 years as Executive Officer of the Brantford Home Builders’ Association, DeCator received the prestigious David Horton Leadership Award during the Chair’s Gala at OHBA’s Annual Conference in September in Niagara Falls.
And he didn’t see it coming. The phone call from OHBA’s Chief Operating Officer Sajida Jiwani was to wife Dorothy two months previous. Fred was kept in the dark.
Then things got a little curious after he arrived at the conference at Fallsview Casino Resort. “I was looking over the OHBA Conference app and going down the list of attendees,” DeCator shares. “I saw my daughter Christine Perriman of Pro-Mar Electrical Services of the Brantford Home Builders Association and wondered, ‘What the heck is she doing here?’ My wife said, ‘They’ve invited our kids (including son Michael and his wife Lisa) since this is going to be your last conference,’ and I thought, ‘Well, that’s nice!’
“So when they called my name out for the David Horton award, it was a total surprise,” DeCator says. “To get David’s award is very special. I worked with him for a while, and we knew each other quite well. David was a behind-the-scenes type of guy, but you knew he was in full control of the ‘Good Ship OHBA.’ He was always willing to give advice and words of wisdom if the opportunity arose. Things like ‘Don’t sweat the small stuff,’ and ‘There are no free lunches at OHBA’—words that have stuck with me over the 35 years.
“I’ve been very privileged to be part of the association,” DeCator says. “A lot of credit goes to Union Gas, my employer when I started with the association. I worked in Brantford, and my boss at Union Gas, Joe Holota, was the Brantford
HBA executive officer and had been with the association for 25 years. You could only have one member per company in the local chapter, but my work territory at the time also covered Haldimand-Norfolk.”
DeCator served in multiple capacities as a member of HaldimandNorfolk HBA from 1976 to 1999, serving as president in 1989 and 1999, the latter of which saw him named Member of the Year. The CHBA Executive Officers’ Council awarded him the Dave Stuppart Award of Honour in 2001 as executive officer of the year for a small association.
“Union Gas allowed and encouraged us as builder coordinators to be part of the association—‘If you want to talk to these guys and be involved in their business, this is how you do it,’ they told us. So it was part of our job to be involved in the association’s work. I’d also been attending the Brantford meetings at the same time as a guest, so when Joe retired from Brantford in 1989, the association board said, ‘You’ve been here all the time and doing the work anyway, so we may as well hire you on as our executive officer.’ So from 1989-1999, I was a volunteer EO of the association. In 1999, I retired from Union Gas after they offered us an early retirement package. That’s when Brantford hired me as their EO on a part-time
basis. So at least I was now getting paid a little for it,” DeCator laughs.
DeCator has handed off to Angela DeVries, who will be the CEO of the Brantford and St. Thomas & Elgin HBAs.
“I extend appreciation to OHBA for awarding me with this honour, and a special thank-you to Sajida Jiwani for all the planning she did to make it a surprise to me—first in having my family there to celebrate my last conference and to keep the secret of the award until it was presented,” notes DeCator, who will stay on in a part-time capacity as Brantford HBA’s treasurer. Advocacy Oracle Dufresne
Member of the Year
When it comes to supporting the home building industry and helping educate those in power on its behalf, Pierre Dufresne has few equals. Harnessing his efforts and expertise to help grow one of OHBA’s small chapters south of
Ottawa helped earn the Senior V.P. of Cavanagh Communities honours as OHBA’s 2024 Member of the Year.
An active member of the HBA network, Dufresne has a long history of service in his eastern Ontario region and across the province. OHBA chair in 20172018, Past President of the Greater Ottawa Home Builders’ Association and current president of the Lanark-Leeds HBA, Dufresne has also served on the OHBA board of directors in several positions, most recently as the Eastern Ontario Regional Committee co-chair.
“To be recognized by industry colleagues and peers at that level—it’s a true honour,” says Dufresne, who is gaining a new perspective on housing industry challenges in Lanark-Leeds. “I went from president of a
400-person local to over 4,000 in Ontario. Then I joined the LanarkLeeds association a year and a half ago. We had 29 members at the time but are now up to 66. A lot of that is Ottawa builders and trades who have joined the association looking for business opportunities in Lanark-Leeds.”
Dufresne helped ignite that fire prior to his presidency, organizing a housing summit in Perth and luring Ottawa colleagues with land holdings and development opportunities in his region.
“We recruited about 15 members that night alone, and it grew from there,” says Dufresne, who also helped establish a builder-developer council to reach out to municipalities to create exposure of work being done by the local association.
While his local municipalities
may be small, that doesn’t mean their problems are, Dufresne notes. “Even though they’re rural, these small towns like Carlton Place, Arnprior, Almonte and Kemptville are all having to accommodate accelerated growth levels, with the same infrastructure and urban density issues as Ottawa or any other metropolitan area as homebuyers look for more affordable communities. There’s just a whole different rural perspective on how to address these challenges.” OHB
Niagara takes Association Honour

With OHBA’s Annual Conference and Awards being hosted at Fallsview Casino Resort, Niagara HBA’s CEO, executive officer and president were all a short drive from home when their group was announced as Chapter of the Year.
The award is presented annually to the local HBA that has made particularly significant contributions to the residential construction industry and raised awareness of the association within their community.
David Piccini, Ontario Minister of Labour, Immigration, Training & Skills Development, presented the honour, highlighting NHBA’s community commitment and progressive involvement in the Skills Development Fund. A partnership between the Niagara HBA, Niagara College and the Government of Ontario, the program provides much-needed skilled workers for the industry and training opportunities for individuals at no cost to the participant.
“This award is a testament to our continued commitment and growth as an association,” noted Savoia, whose local chapter turns 70 next year. OHB

This net-zero home’s interior emphasizes functionality, luxury and adaptability. The kitchen is equipped with pro-grade appliances, including a pot filler, two wall ovens and a warming and microwave drawer. The basement—replete with a theatre and bar—features a secondary dwelling unit with a separate entrance, offering flexibility for extended family, guests or rental income. Beneath the garage, a multifunctional gym/workshop awaits. Architectural innovation is also exemplified through the curving staircase and the orientation of the garage doors away from the street, thereby boosting curb appeal.

Multi-generational living was a key requirement of this client’s program. Thus arose the vision of a bridge connecting the primary building with the detached garage, with the living space above it serving as a reinterpreted cottage bunkie. Given the steep, sloping nature of the property, this connection required each component of the home to be as shallow as possible as it seamlessly integrates into the slope. The design theme was a luxurious fishing lodge, merging rustic charm with a modern cottage’s convenience and high-end elements. And as the client spends a lot of time abroad, controlling the home remotely was crucial. Combined with backup generators, that helps ensure security and avoid any dangers cold weather could bring in their absence, such as freezing pipes.

Taking on the organic, sculptural shape of the lily flower, the CORE Architects design stands in contrast to the block forms of Crosstown’s neighbouring Towers 1, 2 and 3. Being just steps away from Science Centre Station and the nearly complete Eglinton Light Rail Transit line, with a dedicated pedestrian and cyclist bridge to be constructed directly to the west of Lily, facilitates access over the CN rail line and connects residents to over 30 km of scenic trails. Sugar Wharf, located in Toronto’s Central Waterfront area, will help transform a historic, underutilized industrial precinct with its wide variety of retail, amenities and services. It comprises two residential towers—66 and 71 storeys— with 1,465 condominium units, 205 affordable housing units, 75,000 square feet of retail space and expansive amenities including a top-shelf fitness club. The design features a sprawling terrace and continuous balconies made of perforated metal railings that create a canvas for the buildings’ unique patterns. Its unique spaces include children’s rooms, a hammock lounge, music room, three separate theatre rooms and two luxurious hotel-styled guest suites. Located on an 11.5-acre parcel of land that included the former LCBO flagship retail store, Sugar Wharf required significant remediation, with all preexisting soil excavated and disposed of.

The lobby, adjacent Tech Lounge and Zen Garden all receive natural light from entrances and transom windows on the tray ceiling above. The overall design creates a feeling of hygge, a Danish term describing the quality of coziness, inviting people to relax, regenerate and feel connected to nature.

As walls were taken down to prepare for this Ottawa reno, it was discovered that all the ceiling heights were slightly off, requiring the entire ceiling to be redone. The good news was that this allowed Amsted to improve insulation throughout the space and ensure a uniform appearance. With that done, the main floor was completely opened up, transforming a previously enclosed galley and dining area into a spacious modern kitchen with added seating and a wood slat detail. Each area now feels purposeful and distinct while creating a flow for entertaining. To produce unobstructed views of the mature backyard and ravine, windows were replaced in the new gourmet kitchen, which was relocated and significantly enlarged. And a handsome ravine-facing wet bar with elegant detailing now welcomes visitors into the home.

With a growing family of four needing more space, an addition was required. Although a rear addition is more common, Menatwork took advantage of a setback from one of the neighbouring properties to get an 8’ front addition approved. It allowed for a reinvention of the street face of the house from a dormer style to a modern two-storey flat front. The previous floor plan—broken up with wasted space—was overhauled, removing dividing walls to create a united open-concept layout conducive to multitasking with two children running around. Custom millwork includes dedicated shoe storage, kids’ items and a built-in breakfast nook. The tired old staircase was revamped into a focal point with an open wood mono-beam design. There’s also a wow factor in the kitchen, with its incredible sightlines into the living space and backyard.

A couple with young children wanted a brighter, more open kitchen with a Scandinavian feel and plenty of storage. The original layout was dark, tight and closed off from the living and dining room. Lagois removed a kitchen wall to flood the space with natural light. With a severe food allergy in the family, meals must be created from scratch, so the increase in storage now provides the extra space needed to store ingredients. The new kitchen has a peninsula, great prep space and bar stools for children to do homework and crafts. Dealing with two load-bearing walls full of mechanical required a fullspan steel beam to be carried around the back of the house and installed in one piece, with some heating and plumbing relocated. A bonus was that the reno provided an opportunity to replace defective plumbing supply lines throughout the home.

With the other main upstairs bathroom already possessing a tub, the clients took the opportunity to replace their main ensuite tub with a spa-like shower, including a bench, ledge and ceiling-mounted rain shower. The original placement of the toilet made it the first thing seen when entering the bathroom, so relocating it was also a high priority. To find it a discreet new placement, West of Main extended a wall from where the peaked ceiling ended. This both enclosed the shower area and provided privacy for the toilet. Mid-century elements are incorporated throughout to complement the style of the other newly renovated areas in the home. This included installing a long wall of custom walnut cabinetry. A tray ceiling conceals any necessary structural elements (such as plumbing). The space now feels cohesive and purposeful, with a balanced layout that eliminates clutter.

The built-in coffee bar, which can be tucked away, is convenient yet unobtrusive, while the four-seasons room opens up to the kitchen to create more space. Minimal cabinets, meanwhile, allow much of the focus to be on the home’s rustic barn feel the client desired, including reclaimed brick, hand-scraped wood flooring, black windows, white beams, dark wood ceilings and the three rustic lights hanging above the island.

The room’s connection to the Haliburton Highlands is complemented by material selections that include wood, marble and fresh white linen tones. Paying homage to the art deco heritage of Toronto’s fashion district, it fuses classical charm and modern design. “The top of the building features a large arcade, a design choice that mirrors the building’s base, creating a seamless relationship between the building’s upper reaches and the street level,” Audax describes. “On the pedestrian scale, the vaulted arcade serves as an intermediary between the private domain of the interior spaces and the public bustle of the streets and park, thus inviting pedestrian interaction and engagement by providing a semi-enclosed space. “It’s not just about the award itself; it’s about what it represents,” says Amsted President Steve Barkhouse. “After 35 years in this business, I can tell you that success doesn’t come from standing still. This past year has had its challenges, with high interest rates and cost of living. People are being cautious, and we’ve had to stay nimble. But that’s where our strength lies—coming together as a team and finding creative ways to keep delivering value to our clients, while staying true to our values through it all.”
A 10-time Greater Ottawa HBA Renovator of the Year, 2023 CHBA Canadian Renovations’ Council Award winner and 2023 Ottawa Board of Trade Best Ottawa Business recipient, Amsted achieved $25 million in revenue in 2023—up a remarkable $4 million from the previous year despite Ottawa reno permits dropping 57% over the past two years.

With marketing that transcended conventional boundaries while staying true to their hometown of Dresden, Depencier Builders harnessed both traditional and social media platforms in earning 2024 Small Volume Builder of the Year honours. As host and contractor of Cottage Life Network’s Reno My Reno series as well as serving as the building contractor on a six-episode series on Discovery+, company owner and president Dave Depencier elevated his firm’s brand while highlighting its expertise to secure new projects. Depencier’s four-year term as president of Chatham-Kent HBA and his duties with the provincial association allowed him to advocate for industry standards and resources for his community. That local commitment included more than $100,000 being raised for local hospital diagnostic equipment, underscoring the company’s dedication to Chatham-Kent.
