In a musty mow of my grandfather’s barn I once found a stack of Photoplay magazines. My memory fastened on what must have been a 1939 edition since it featured several lavish spreads of Charles Laughton and Maureen O’Hara in ‘‘Hunchback of Notre Dame,’’ based on one of my favorite Victor Hugo novels. It was a movie that doled out the sentimentality by the cargocontainer load and yet I fell under its spell. Unrequited love stories are known to do that. What intrigued my 8-year-old mind was that everyone in that movie seemed to be in love with the gyspy girl Esmeralda. Some, such as Quasimodo, were inspired to deeds of great heroism. Others, such as Frollo, are driven to murderous jealousy. It fascinated me that the same emotion could drive different people to such dramatically different actions. I must admit I have had a drama problem ever since. In our small foothill village school there were no opportunities to get involved in theater. That was a sad irony because Forestville, N.Y. (pop. 600) was the boyhood home of George Abbott, the great actor, writer and impresario who was working on a reboot of his ‘‘The Pajama Game’’ days before he died at the biblical age of 107. No one I knew growing up had even heard of him. Few locations in Ojai have, and will continue to, drive local drama as the Ojai Unified School District headquarters, those 7 acres of prime real estate in a prime tourist village. The district is bound to maximize this taxpayer asset, which limits the viability of many projects. There are no projects which won’t anger up the blood of some or most residents. And the impracticalities of many ideas are tone deaf to the contingencies under which such a major project must operate. Marc Whitman, the noted architect, brushed off his old plans for a college campus, to teach art and design. That would bring prestige to Ojai and also reduce the traffic impacts if those students were also housed on campus. It will cost a lot of money, and require far-reaching partnerships and investments. But it could also offer an abundant return in capital and social infrastructure. Another of the prior proposals worth another look is developer Ted Moore’s plans for a boutique hotel and auditorium, office park and housing. It would include a new look at the old Chaparral auditorium as well. I remember complaints back in the mid-2000s asserted that it would exacerbate Ojai’s traffic issues. But if this auditorium could bring in mid-week musical acts and events that were already on tour in California and were looking to plug in dates to bring economy to expensive touring operations, then the cultural value would be worth it to endure late-night, mid-week traffic, which would have less impact on locals. Either of these proposals should get a new look, if only because they have been dreamed up by people with long and deep roots in Ojai, people with skin in the game. That either or both of these plans can, will or should include theater space is an important consideration for Ojai, where the difference between our public life and the stage is often indistinguishable. I’m sure the ghost of George Abbott would agree. OM — February 2022

Born at Vandenburg Air Force Base in California, Jeanne Korn is the daughter of two Air Force officers, Major Thomas K. Korn, and Lieutenant Mary O’Brien Korn, also a registered nurse. After 12

Jeanne’s toddler years at Vandenburg, the family moved to the Minot Air Force Base in North Dakota. “Mosquitos in the summer and ice-cold winters,” she recalls.

A couple of years later, her father was transferred to the Port Hueneme Naval Base. “It was 42 degrees below zero the day we left to return to California; Dad, Mum, five kids in a station wagon with my Dad’s 1931 Ford Model A towing behind.” The family settled in nearby Ojai where Jeanne’s Uncle Ralph and Aunt Meme were living with their family and where her Mom would work as a nurse at the Ojai hospital and at Villanova high school. One of Jeanne’s fondest memories was when her Dad would drive her to school in the Model A he had restored. He also had dozens of meticulously restored tools which were displayed in the

windows of the Ojai True Value Hardware store for years, teaching Jeanne that you can bring the shine back to almost anything if you love and care for it. Climbing Ojai’s oak trees, running through fields, shoeless, playing outside after dark, star gazing in her backyard, and helping her Mom in the garden, made growing up in Ojai “magical.” “This kept me grounded in the energy and love for the natural world around me,” she says, but her spirit wanted to expand, explore and soar. While working as a salesgirl at Rains Department Store (her first job), she was discovered by a local photographer who guided her as she won several modeling contests, eventually leading her to OM — February 2022

LA in 1980 to pursue a modeling/acting career, a career she felt would lead her down a “path towards freedom, adventure, personal development and a boatload of cool experiences,” she remembers. “It was scary, fun and creatively, fabulously challenging. I loved it!” Jeanne was in her 20s when she was rejuvenated by her first massage and realized the power of therapeutic touch. She began learning more at The Holistic Institute of Massage in Berkeley, California, where she got her California Massage Certification. “I realized a connection between bodywork, movement and creative expression. As the body is cared for, the creative expression has a strong, clear vessel for which to express itself.” A bit part in “All’s Well That Ends Well” at the Beverly Hills Playhouse became a creative turning point. She felt passionate on stage and was so inspired by the experience she decided to pursue this new creative path in New York. Although she worked steadily in such TV shows as “Facts of Life,” and “Rizzoli & Isles,” and in commercials and print ads for Dove Soap, Nabisco, McDonald’s, Chevy, Dodge and Plymouth trucks, and a truckload more, Jeanne decided to “do it now” when, in 1986, she was accepted to Manhattan’s famed Circle in the Square Theater, a summer program that was the start of an eighteen-year stay, twelve sublets, and finally a lease of her own. Her first New York boyfriend’s advice on how to survive winter: “layers.” So, she would wear eight T-shirts, two sweaters, a big leather jacket with two pairs of jeans, and a pair of combat boots. In 1987, Jeanne, and several dedicated theater folk who

had studied with Sanford Meisner, Lee Strasburg and Stella Adler founded a new theater company, The Actors Theatre Workshop where she worked and performed for 15 years in original plays as well as the classics. Although Jeanne preferred acting in classics from Shakespeare to Tennessee 14

Williams, she also wrote original pieces, including “The Bus” where she performed all eight characters. During her years with the company, she taught free acting and writing classes for inner-city youth, and hosted community events and free creative programs for children living in shelters. Jeanne, whose brother Tommy is deaf, had learned America Sign Language and took on the challenge of interpreting an original play, “The Love Letter” in ASL.

In 2000, as Jeanne worked in theater at night, she acted in commercials, learned Ashtanga Yoga by day, and went back to school to study anatomy, physiology, and neurology at the Swedish Institute of Massage. Then, 9/11 changed everything. In class that morning in lower Manhattan, she and others ran onto the street and witnessed firsthand the trauma, smoke, screams and fear. For the next two weeks, along with other bodyworkers, she commuted to the triage center next to Ground Zero to give bodywork sessions to first responders. “I’ll never forget one fireman begging me to help him bring feeling back to his hands as he had ‘cut-off feeling’ because he’d witnessed so much pain.” This experience deeply impressed upon her the strength in the collective spirit of community.

By 2004, Jeanne furthered her training at YogaWorks, and began to teach, putting words to movement and adding touch therapy. That same year she met Hal Waite at an animation film conference where she was helping a friend find work. Hal approached her at an empty buffet table and asked, “Didn’t you leave anything for the rest of us?” His next line, “Is there a Mr. Jeanne in your life, I’d like to apply for that position.” Her reply, “No, and I am all out of applications.” He promptly answered, “I’ll be happy to have one printed out.” A “meet cute” if there ever was one. Hal was born and raised (with 5 siblings) in Elmira, New York, the son of Hal Waite, Sr. a high school phys-ed teacher and Ernestine Pettinato Waite, a grade school reading teacher. With a BS from Villanova University, an MBA from Pepperdine and an MA in Clinical Psychology from Antioch, Hal was working for an LA production company when he flew to New York City to attend the conference. When he first saw Jeanne, it was love at first sight. Undaunted by her aloofness, he asked her to dinner, but she had other plans. The next evening fate interceded when he saw her in a hotel cocktail lounge. They spent the evening talking and when Hal returned to LA, they began a long-distance romance. A month later, he flew back to New York with an engagement ring burning a hole in his pocket. They were married seven months later in the beautiful Loretto Chapel in Santa Fé where they started married life off the beaten path. Literally.

They moved into a mountain house down a dirt road, under the stars. Jeanne didn’t want to return to LA, so Hal began a career as a psychotherapist. Jeanne corralled the neighbors over for yoga and coffee twice a week, then began teaching yoga and bodywork at the Body of Santa Fe, downtown. Two years later, Hal landed a new opportunity in LA and Jeanne agreed to move. Armed with hours of training and certifications, restorative and therapeutic, Jeanne taught yoga at the Hollywood YMCA and at the Liberation Yoga studio.

In 2014, she needed “green, seasons, New York,” so after seven years in Los Angeles, Hal and Jeanne moved to Troy, New York where she taught at Heartspace Yoga. They hiked the mountains, attended bluegrass concerts where Hal (also a musician/song writer) played in a bluegrass/ country band, and went to Manhattan for work and to see friends. But after four fulfilling years, they moved back to Ojai, Jeanne’s hometown, to help take care of her mom (her father had died a few years earlier). After driving cross-country, they arrived in the midst of the Thomas fire. “Spending time with my Mum during her final years,” Jeanne says, “falling in love with my home again, seeing it with fresh eyes and an open heart and teaching at the

beautiful Ojai Yoga Shala with Alana Mitnick and friends, I know I was truly and fully blessed.”

Hal quickly jumped into Ojai life. He joined the California Fiddler’s group and has been a semi-regular performer at the Oak View Community Center. In addition, he performs at Poppies, the Ojai Lavender Festival and the Beatrice Wood Center. He’s also the Treasurer of SummerOaks HOA, and volunteers at the Ojai Art Center and Ojai’s Annual Film Festival. A Somatic Experiencing Practitioner, he opened a practice in Ojai as a therapist, dealing with trauma healing and emotional growth. Jeanne also works with Patrick Sperry, a certified Iyengar Yoga instructor and founder of Flourish, a global well-being collective. In addition, she teaches yoga at Help of Ojai, volunteers for the Ojai Music Festival, Ojai Film Festival, hikes the hills, and plays guitar with Hal while their dog Jasper listens nearby. After “doing it now” by following her bliss from place to place, they have settled into life in the Ojai Valley doing what they love, supporting each other and those around them. Spring is coming, which means it is time to prepare our gardens for this season’s planting. As we flip through seed catalogs, order potting soil for curbside pickup, and put together our garden plan, it can be easy to forget that our gardening tools could use a little prep as well. Since we can grow food and flowers throughout the year here, you probably have been using your garden tools all winter, so they might be dirty, dull, and bit worse for wear. Garden tools that are kept in good repair are safer to use, last longer, and function better, which is better for the environment, your plants, and your wallet. Here are some simple ways you can make sure you get the most out of your gardening tools.

1. Keep Your Tools Clean: Keeping your tools free of dirt and debris can help prevent rust and helps to ensure that they are ready to go next time you need them. Store Tools Properly: Store your tools in the above-mentioned bucket of sand and oil, hanging on a wall, or handle down in a yard tool organizer. Avoid storing tools with the metal end touching the ground, since that can dull the blades and encourage rust.

Sherman Day Thacher. After coming West to farm and care for an ailing brother, the Yale-educated Thacher realized that he was going to need another source of income. So he founded The Thacher School in 1887. Now one of the most prestigious preparatory academies in the country, its founding creed was “teach a boy to ride, shoot and tell the truth.” Also, in 1896, his brother William founded “The Ojai,” the country’s oldest amateur tennis tournament. Among Thacher’s more illustrious students were industrialist, aviator and film producer Howard Hughes and three-time Pulitzer Prize-winning playwright and novelist Thornton Wilder, who wrote his first play while a Thacher student.

Beatrice Wood. The famed ceramicist’s (“The Mama of Dada”) greatest work of art may well have been her life. The irreverent, avant-garde Wood lived and worked in Ojai for decades until her death in 1998 at age 105. She inspired two classic movies, Francois Truffaut’s “Jules et Jim,” and James Cameron’s “Titanic.” She attributed her longevity to “chocolate and young men.” Her autobiography was appropriately titled, “I Shock Myself.” Many of her distinctive, whimsical, luminous luster-glazed pieces are on display at her former home, now the Beatrice Wood Center, in upper Ojai.

The name “Ojai” is believed to be derived from the Ventureño Chumash word ‘awhaý, meaning “moon.” In 1837, Fernando Tico received a land grant and established a cattle ranch. Thomas A. Scott, who had financial success with oil and railroads, bought the Ojai Valley in 1864 for oil exploration. By 1868, Scott, through his agent Thomas Bard, began selling properties to homesteaders. By 1874, R.G. Surdam plotted out the town he would call Nordhoff, renamed Ojai in 1917. Ojai is about 90 miles northwest of Los Angeles and 30 miles east of Santa Barbara. The valley is about 10 miles long by 3 miles wide, surrounded by hills and mountains; the rare east-west orientation with a slight southward tilt gives the valley an extraordinary sun exposure; Ojai’s citrus and avocado crops are highly prized. This orientation also gives rise to Ojai as a spiritual destination. It was due to the resources and organizing energy of Ohio glass manufacturer Edward Drummond Libbey that Nordhoff was rebuilt and renamed Ojai, inspired by the City Beautiful Movement. By 1917, with the construction of the Arcade and Post Office Tower, the town took its present shape. The city’s self-styled nickname is “Shangri-La,” based on the story that Ojai was the backdrop (later left on the editing room floor) from the 1937 movie as the mystical sanctuary of James Hilton’s novel “Lost Horizon.” OM — February 2022

As our inn was within walking distance to State Street, we walked a few miles on that street to view what we were not able to visit since early 2020. Most of State Street was blocked off entirely for pedestrians, with nice outdoor patios created for each restaurant and bar. Cars were allowed to cross State Street, but however were not allowed to go up or down the street, as per pre-2020. Interesting, pedestrians were now the actual main attraction. That is the good part of the story. Unfortunately, many of the shops were vacant, with “for lease or for sale” signs in the windows. It seems, with the pandemic, the shop owners must have retired, moved out of Santa Barbara, couldn’t wait out the financial downturn, or found other ways to make a living. This was an eye opener for us, as Santa Barbara was always bustling with people and great shops to visit. We made our way downtown, stopping for lunch or a beverage here and there to support the ones who are still in business. Everywhere we stopped, we were asked where we were from. Most were familiar with Ojai, and all were happy to see us. My husband and I reflected on how Ojai has been affected by the pandemic; most of our shops and restaurants are open for business, with no vacancies on Ojai Avenue. That made us very grateful to live and work in Ojai, during a pandemic and all other times, as well. It was good to get away for a weekend, and good to come home to Ojai. See you about town. Spring carrot tart My mom’s mom, Gran, was born and raised on a homested in a one-room cabin in Beresford, South Dakota, in the late 1800s. Winter was a time of ice and snow. In the month of January, the temperature would often drop below zero. During the winter, Gran and family relied on root cellar vegetables such as rutabagas, parsnips, and carrots for sustenance. Gran often made a carrot casserole that her mom made for her. She gave the recipe to me shortly before her passing in 1982. It wasn’t a fancy dish, but it was tasty and Gran made it with love.

INGREDIENTS 1¾ cups all-purpose flour ½ cup butter (cut into pieces) ½ teaspoon salt 2 large egg yolks 3 tablespoons ice water

FILLING INGREDIENTS 16 ounces baby carrots (trimmed, peeled, and halved lengthwise) 1 tablespoon extra-virgin olive oil ½ teaspoon salt 2/3 cup mascarpone (softened) Fresh whole thyme leaves (for garnish) Honey

Chef Randy has written and published a series of seven cookbooks with original recipes developed over the period 1975 through 2020. He writes for the Ojai Quarterly, the Ojai Monthly, and the California 101 Travelers Guide. His vegetarian recipes are published in newspapers throughout Central California under the header, Chef Randy. He and his wife, Robin, live in Ojai, California, with their dog Cooper. Robin and Cooper are not vegetarians.

CRUST DIRECTIONS: Preheat oven to 450 degrees. Using a food processor, pulse flour, butter, and salt for 10 to 20 (max) seconds or until mixture looks like fine crumbs. In a small bowl, whisk together yolks and water. With processor running, add yolk mixture. Stop as soon as dough starts to form (about 5 seconds). Crumble and distribute evenly in a springform pan; press into pan. Using a fork, prick dough all over. Bake for 15 minutes and remove from oven. Set aside. FILLING DIRECTIONS & ASSEMBLY Place carrots, olive oil, and salt in a large plastic bag. Shake until carrots are evenly coated. Turn carrots out onto a rimmed baking sheet and roast in the oven for 15 minutes or until tender. Remove from oven. Set aside.

Calling All Entrepreneurs! Tips On Mortage Loans For The Self Employed By Therese A. Hartmann

A strong majority of my clients are either self-employed or are salaried employees with side hustles. Mortgages for the self-employed can certainly be more challenging than a W-2 employee but knowing the ropes makes the process far more streamlined. Below are some tips for a smooth mortgage approval experience. Sometimes borrowers are led to believe that underwriters just want to trip them up. In reality, they are just looking to meet federal guidelines which, I admit, can feel a bit stringent. Underwriters are looking for business stability and really just want to confirm the financial strength of your business for at least the next 36 months. They will look at the last two year’s tax returns and if you use a Schedule C to report income, they will use that to determine usable income. Fortunately, we can add many of the deductions back in to bump the income up. These include depreciation, depletion, business use of a home office, etc. So here are some of the tips to follow if you are self-employed and looking to qualify for a loan. Lower your DTI: Calculating your debt-to-income is done by dividing your monthly recurring debt by your monthly income before taxes. The standard allowable DTI is 43 percent so, if your DTI is more than 50 percent, you should consider reducing debt before applying.

Increase your FICO: The higher your credit score is, the better your chances are of getting mortgage approval as it shows your ability to repay debt. Higher scores might also help you qualify for lower interest rates. Paying debt down on credit cards to no more than 40 percent of your credit limit helps but be sure NOT to pay off old debts as it will draw your score down.
