Anacapa Homes is approaching our 12th year in business in Ventura County. We service Ventura, Santa Barbara and Los Angeles counties. Our staff offers CAD design service, permit service and project coordination from start to finish we are on the job. We have great relationships with local Engineers and Contractors who provide their required expertise to get the job done. During your preliminary visit you’ll be given a virtual tour of homes we’ve done and discuss the new home process for homes on private property or in a Mobile Home Community. The Homes we offer are Title 24-Factory Built Homes- aka ‘Modular” or “PreFab” homes. The Factory Built Home (California Building Code) meets all local site requirements (ARB and CC&R’s) of the location they are being placed. The plans are California State approved. There is minimal plan check at the county /city level which reduces the cost of permits to the homeowner. These homes are delivered via truck transport and lifted by a crane onto the foundation. If you are considering an ADU, Factory Built is the way to go, “banks frown on mixed use manufactured and site built on the same property”. We also offer Quality Custom Manufactured Homes Title 25- normally installed in mobile home communities. Manufactured homes are built to the Federal HUD standards and are also state approved; they can be placed on private property. Fannie Mae has just introduced a new loan program called MH Advantage, with this new loan program manufactured homes will be the most affordable alternative to site-built homes expanding access to homeownership to “First Time Buyers” and those with a limited income! Attention to those who have lost their homes to the recent Thomas Fire and Woolsey Fire. The cost quoted by local contractors is as high as $400 to $500 a square foot to replace homes lost in the recent fire. Anacapa Homes is averaging $250 to $275 a square foot for completed modular home projects, (soils conditions at certain sites in the hills of Ventura may require caissons which will increase cost).
